DESCRIPTION Chenhalls is a delightful former farmhouse with two holiday letting barns all with beautifully presented and adaptable accommodation which would appeal to a very broad range of buyers. The very special mellow stone farmhouse, whilst beautiful in its original form, has recently been extended in an interesting, striking and architectural manner which has increased the property’s accommodation both on the ground floor and the first floor, providing a beautiful and spacious family orientated home. The gorgeous house is situated towards the end of a gravelled driveway and is, as you would expect, thoroughly charming in every respect. As previously stated the farmhouse has been sensitively restored and recently extended to provide comfortable, well presented accommodation with a well stocked garden and superb views towards Falmouth Bay from both the ground and first floors. The parking is immediately beside the farmhouse with a timber pedestrian gate leading to an area of enclosed garden with access to the entrance porch which in turn leads into the hallway. Towards the rear of the property a broad sun terrace provides access to the impressive family kitchen/dining room which, to a certain extent, provides the very heartbeat of the house. In addition, on the ground floor there is a superb character filled sitting room (23’4” x 13’1”) with a huge granite fireplace and cast iron woodburning stove. The ground floor accommodation doesn’t stop there however, with a snug (13’ x 11’6”) accessed from the entrance hall and a large utility room/back kitchen (17’3” x 10’4”) along with a shower room accessed from the kitchen/dining room. Completing the ground floor accommodation is a very useful office/workshop (18’10” x 6’2”) which is being used currently as a jewellery workshop.

The first floor comprises four bedrooms with the master bedroom en-suite, a large shower room and a library/day room (22’ x 17’3”) with French doors opening onto the broad paved first floor sun terrace which benefits from views towards and over Falmouth Bay. Chenhalls cottages are located just across the driveway and accessed via a gated entrance which opens onto a wide expansive gravelled parking area serving both properties with established mature planted boundaries to the rear providing privacy as well as a fantastic spot from which to appreciate the views. Keynvor is very well presented and comprises an open-plan kitchen/dining and sitting room along with a bedroom and a separate shower room. Keynvor has been successfully let and produces excellent levels of occupancy. Bian Mor is also used currently for holiday lettings and comprises open plan ‘studio’ accommodation. Both barns are exceedingly well presented and offer delightful accommodation in a beautiful and highly regarded area. OUTSIDE

Chenhalls is approached from Maenporth Road via a five bar timber gate which provides access onto a driveway which dissects two areas of lawn to either side both of which have mature hedged boundaries. From here the driveway leads to a gravelled parking area which then leads in turn to a separate timber gate set between two granite gate posts providing access to further gravelled parking for numerous vehicles serving the two holiday letting cottages. The two holiday letting cottages have use of an enclosed area of lawn with a low grass topped stone wall to the rear and mature hedging plants to the front over which there are fantastic views across Falmouth Bay. In addition, there is a good sized garage/workshop attached to the side of one of the holiday letting cottages (Keynvor) measuring 21’ x 13’ having water, electricity and drainage connected. Immediately to the front of Chenhalls is a broad paved terrace with low stone walling topped with mature shrubs benefitting from views out towards Falmouth Bay. This terrace leads around to the side of the property where one will find an area of enclosed lawn again benefitting from views out over Falmouth Bay and, additionally, the rolling countryside beyond. From this area of lawn there is a gravelled path set between two mature agapanthus plants which leads to a number of raised beds containing various mature flowering trees, shrubs and plants.

To the rear of the property is a recessed hot and cold outside shower and granite steps up to a further area of garden with a timber storage shed, greenhouse and additional timber workshop/storage shed with twin opening doors to one end. This area of garden then leads through a Cornish hedge to the front and ultimately the access drive. Immediately to the front of Chenhalls there is an additional area of enclosed garden which is mainly laid to lawn and accessed via two pedestrian gates. Finally, an accessed either from the first floor library/day room or, additionally, an externally accessed spiral staircase, is a broad paved sun terrace with glass balustrade providing a fantastic position from which to enjoy the beautiful views out over Falmouth Bay.
