The property was designed by locally based architect Robert Rowett (www.robrowettarchitecturalservices.co.uk) who has managed to create an extremely large and very striking property that nonetheless still provides privacy to its neighbours even though it has numerous roof terraces over its three levels allowing panoramic views over the town to countryside as well as to the sea in the distance and with glimpses of the boating activity on the River Fowey. Constructed of insulated steel frame with block and beam floors throughout, extensive high end glazing much including integrated blinds and including systems such as underfloor heating, heat recovery ventilation and integrated fire retardant sprinklers, the house is in many ways very much complete but there are other aspects which require finalising by a purchaser after completion of the sale. The upper two of the three floors appear to mostly require cosmetic finishing touches whilst the ground floor has certain rooms in a much more basic state including an indoor swimming pool with pump room and changing room, an annexe with wiring for it to alternatively be used as a cinema, with its own shower room and the exterior landscaping and driveways. Polruan can be accessed either by car via the Bodinnick Ferry or across the passenger ferry and has a well regarded inn as well as dramatic coastal walks through National Trust land. In recent years Fowey has attracted a number of upmarket retailers which mix with local boutique shops, bakers, sailing shops and the many restaurants and pubs that Fowey is famous for. The town can also boast its own hospital, primary and secondary schools and a sports centre along with both the Royal Fowey Yacht Club and the Fowey Gallants Sailing Club. The two sailing clubs organise the yearly Fowey Regatta week with yachts and dinghies racing both in the harbour and in St Austell Bay, culminating with the spectacle of the Falmouth Working Boat Harbour Race, the Red Arrows and an excellent fireworks display. During the week there are also many land based activities for children and adults. Fowey also hosts the Daphne du Maurier Festival and the nearby Boconnoc Estate is the setting for a grand flower show. Other draws to the area are the Lost Gardens of Heligan and the world famous Eden Project.
