DESCRIPTION Situated in a quiet rural hamlet a beautifully presented and extremely attractive non-Listed three double bedroomed manor house with an attached two double bedroomed barn, both surrounded by beautifully stocked formal gardens and a walled vegetable garden/orchard together with a young plantation of some 2,000 native trees and a variety of outbuildings. Originally part of the Clowance St Aubyns Estate sold in 1921. The current owners have considerably improved the property during their 20 years of ownership making it a very manageable small estate. The enhancements have been in keeping with the structure of the original building with wooden framed sash windows having been put in throughout the Georgian section with double glazed window units so that the windows look exactly as they would have done from an aesthetic point of view but they have the advantage of the double glazed window. Mains gas central heating boilers for both the barn and the house have been installed and the main house has underfloor heating throughout, both ground and first floors. Original features such as cornicing, fireplaces, skirting boards, tessellated tiled flooring throughout the entrance hall and the elegant sweeping staircase to the galleried landing are all perfectly preserved and yet with the two arrays of photovoltaic panels on the land, producing an income of circa £4,000 per year, this is a very manageable and economically efficient property to own.

The property is initially approached over a jointly used, shared ownership driveway, shared between Hallegan Manor and Hallegan Barn. This arrangement works well with little impact to either. An asphalted entrance from a quiet country lane opens on to twin electric gates which open on to the driveway and just through the gates is a large gravelled parking area for several vehicles serving Hallegan Manor, adjacent to which is a granite built barn with

two open fronted vehicular bays and room for further storage. A wrought iron gate opens onto the formal gardens surrounding the house with brick pavioured and cobbled pathways accessing all areas of the garden. Around the house and its immediate gardens are tarmaced pathways topped with fine grit allowing for wheelchair access with no steps to negotiate. The main house has a lovely balance between sleeping and living accommodation with three double bedrooms (one en-suite) and a beautifully appointed family bathroom. On the ground floor in the high ceilinged Georgian section is a wonderful sitting room and separate dining room with an interconnecting door down to the utility room. Doors and steps from the main hall drop down into the large kitchen/breakfast room, the garden room, rear hall, boiler room and cloakroom. The kitchen is fitted with bespoke ash units and beautifully coloured honed granite worktops and the garden room has a high vaulted ceiling with skylight windows, slate tiled floor and a wall of glass facing an opening onto the gardens. Attached to the back of the manor is a two bedroom stone barn that is beautifully appointed. This could provide separate accommodation to extended families or could produce a useful permanent letting or holiday letting scenario. The gardens are glorious with large areas of lawn beautifully stocked and maintained flower and shrub bed borders with beautiful rose beds in front of the house and a tarmaced/fine gritted turning circle which can be separately accessed from large twin opening white arch topped gates back to the lane.

There is a walled vegetable garden/orchard at the back of the manor house and adjacent to the barn and beyond that vegetable garden areas with greenhouse, polytunnel, summerhouse, soft fruit cage and further orchard areas and a young plantation of circa 2,000 trees which have been planted in 2005 under a grant which provide a wonderful nature

reserve/parkland environment for the entire property. There is a large pond in the front garden and a further wildlife pond between the woodland and the house. In all the grounds extend to approximately 6½ acres, both the house and the barn enjoy separate parking areas and to the far end of the land is a large modern barn which provides plenty of storage and a large chicken house. LOCATION Hallegan is a picturesque rural hamlet surrounded by open farmland and woodland providing a beautiful, peaceful environment enjoyed by the manor house. The property lies some 3 miles from Camborne and is approached through, what is still currently privately owned Estate woodland and farmland. The nearest village is Praze-an-Beeble providing adequate facilities for day to day requirements. The village has a doctor’s surgery and dispensary, Crowan primary school which has recently been rated as ‘good’ by Ofsted, a village shop and post office, bakery, hairdressers, local inn the St Aubyn Arms, a cricket field which is home to Praze Cricket Club and children’s play area. There is a village Institute which regularly hosts events such as Easter, Summer and Christmas Fayres as well as cake and coffee mornings etc. Clowance Estate is under a mile away from the village and includes 97 acres of landscaped parklands and woodlands, complete with an 18th Century manor house, a 4 acre lake, a private golf course, tennis court, pool and bar lounge. There are a number of annual events that take place in the village including the Praze Fair in July which involves a parade of local residents, teachers and pupils from Crowan village school as well as the local marching band.
