Introduction Purpose

The purpose of this document is to communicate enhancements, modifications, known issues and suggested workarounds associated with these known issues for the release of ARGUS Enterprise 11.0.5.

In Place Updates

For AE 11.0 and subsequent versions you can install major or minor releases over previous installs without first checking in the key and uninstalling. For example, you can install 11.0.6 without first uninstalling or checking in the key for 11.0.5, 11.0.4, 11.0.3, 11.0.2, 11.0.1 or 11.0.0. However, you cannot use In Place Updates for upgrading to 11.0.6 from major or minor releases prior to 11.0.0 such as 10.x.x.

Database Upgrades in AE 10.5 and Later Versions

The upgrade of a database to AE version 10.5 and subsequent versions from a pre-10.5 database will require a significantly longer time to accomplish than previous versions due to some underlying technical changes. Please expect upgrade times that may last up to several hours for very large databases. Ensure that you have a current backup before proceeding with an upgrade. Please refer to the appropriate Installation Guide for information about upgrading the database.

Minimum System Requirements

The following represents the minimal supported system requirements for the use of ARGUS Enterprise 11.0.6:

AE Workstation & Client

Component Required Computer and Processor 2 gigahertz (GHz) processor or higher. Memory 4 gigabyte (GB) RAM or higher.

Hard Disk 2 GB; a portion of this disk space may be freed up post-installation by removing the original download package.

Display 1024x768 or higher resolution.

Operating System Microsoft Windows 7 (32-bit or 64-bit), Microsoft Windows 8 (32bit or 64bit); Microsoft Windows 10 (32bit or 64bit).

Other Installation of the .NET framework 4.0 is a pre-requisite for use with the Enterprise platform. These minimum guidelines are subject to modification based on unique system specifications.

Additional

Export to PDF requires an accompanying reader such as Adobe Acrobat Reader. Some functions, such as Export to Excel, require Microsoft Excel 2010 or 2013. ARGUS Add-In for Excel requires Excel 2010 or higher. Files exported to the .sf format require ARGUS Valuation ValDCF to open/modify. AE does not support the web version (Office 365) for Excel4ADW.

Enterprise Scale Requirements

The system requirements vary depending on the size of deployment. A set of Planning and Implementation documents has been prepared to outline requirements for a range of different sized organizations. Please review these documents on the ARGUS Enterprise Support Download site or contact ARGUS Customer Support for assistance. An overview of these appears below.

Small Deployment The small-scale design is a good selection for production environments with less than 10 users or when creating pilot or test environments for medium scale implementations. It is a sensible solution for small work groups that need the security and integration capabilities of the full enterprise solution, as opposed to the smaller workstation solutions, but without the complexity and setup times of the medium scale design.

Medium Deployment The medium-scale design is a good selection for production environments with fewer than thirty users or when creating pilot or test environments for larger scale implementations. A nice compromise to the lower performance of a small-scale design and the higher cost of a large-scale deployment, the medium-scale design offers a reasonably fast startup time with options to provide some basic benefits in fault tolerance and capacity management. Consider the large-scale implementation if you anticipate more than 500 property models to be contained within any one portfolio.

Large Deployment The large-scale design is a good selection to establish a production environment in an organization with large user counts and/or more than ten portfolios comprising more than 500 properties. Unless service uptime is a critical priority, the large-scale design is usually excessive for a pilot or test environment.

Workstation Deployment The workstation application is a standalone installation of ARGUS Enterprise that does not require any server components to operate. All processing is performed on the PC, and the workstation application can connect directly to a local SQL Express database or a shared, centralized database.

AE Compatibility with Prior Releases

Compatibility Description

Forwards from Prior Versions

You can import models into AE that were created in prior major or minor releases. For example, you can import 10.0, 10.1, 10.5 and 10.6 models into AE 11.0 systems.

Among Service Packs

Models created within a particular release of AE are freely interchangeable among the service packs produced for that release. For example, you can import 11.0.6 models into 11.0.1 systems. However, this is not possible for releases prior to AE 11.0. For example, you cannot export models from AE 11.0.6 to AE 10.6 systems.

Export to Valuation DCF

AE 11.0.6 can also export property models to ARGUS Valuation DCF 15. There is a popup during export advising you that there can be significant differences in the models after export.

Enhancements

Administrator Service Pack Installations - In Place Updates: AE administrators now can:

• Install the 11.0.2 service pack update without first uninstalling 11.0.0 or 11.0.1 or checking in the AE license key.

• Create batch update scripts to remotely deploy and update the AE client for multiple users without first uninstalling 11.0.0 or 11.0.1.

Note: This feature cannot be used to upgrade to 11.0.2 from major or minor releases prior to 11.0.0, including 10.6. Going forward, our goal is to support In Place Updates.

11.0.0 Valuation Cash Flow Batch Synchronize Global Categories: ValCash users now can update a range of global categories for a collection of properties rather than having to edit the properties individually. Only authorized users can use this function.

11.0.0 Valuation Cash Flow Browser Access: System Administrators now can disable or limit browser access to their secure systems:

• Switch off url/attachment functionality as the default. • Approve/restrict URLs via the Web Form Integration

tab.

11.0.0 Valuation Cash Flow CPI on Current Rent: ValCash users now can calculate twelve months of CPI using the rent in the period of the CPI increase. This includes any base rent changes and step rent. Full Year CPI for Partial Year Lease: ValCash users now can calculate a full year of CPI for partial year leases when the CPI timing is Calendar Year. CPI Index Value Override – Months Offset: ValCash users now can offset the CPI inflation index used at the point of increase by specifying a number of months. This allows the user to tie a lease’s CPI increase to a previously published index rather than to the index at the lease start date. CPI Increase by Specific Number of Base Points or Percentage: ValCash users now can specify a percentage or number of points to trigger the first increase and have that increase be that exact percentage or point number regardless of the actual index value. When this option is selected, the same applies to Further Increases.

11.0.0 Valuation Cash Flow DCF Resale Method – Leasehold Interests: ValCash users now can apply a property resale method which takes into account the remaining term of the leasehold interest to determine the true value of the asset.

11.0.0 Valuation Cash Flow Debt Financing: ValCash users now can model amortized loans using the following methods:

• Amortize a loan with an interest only period. • Select Percentage Drawn and/or Percentage

Outstanding options. • Set the number of periods for the loan payment

schedule and pay loans less frequently than monthly. • Calculate interest on a semi-annual basis. • Model multiple loan fees.

11.0.0 Valuation Cash Flow

Enhanced Traditional Valuation Reports: ValCash users now can:

• View Traditional Valuation property reports with better performance and in the same format as the other property reports.

• Copy/Paste from DevExpress reports instead of SSRS reports.

11.0.0 Valuation Cash Flow Input Assumptions Report: ValCash users now can: • Access the Input Assumptions Report under the Audit

Report tab. • Include the report in report packages.

11.0.0 Valuation Cash Flow Memo Tenants: ValCash users now can select certain tenants as Memo items to be ignored in calculations. This feature allows users to quickly evaluate alternative leasing scenarios for vacant space or prospective leases.

11.0.0 Valuation Cash Flow

Multiple Core Calculations: Workstation users now can decide how many background processes to run simultaneously in the queue.

• Set up a queue maintenance schedule. • Manage how often stale job requests are removed

from the queue. • Experience improved calculation performance when

running AE in a desktop environment with multiple cores.

11.0.0 Valuation Cash Flow

Option CPI Rents: ValCash users now can model a lease option, contract renewal, or holdover such that the base lease CPI is the starting value for the CPI in the new lease.

11.0.0 Valuation Cash Flow Option to Not Reduce General Vacancy by Absorption and Turnover: ValCash users now can elect not to reduce general vacancy by absorption and turnover. Users can choose to report traditional valuation results for some but not all of the properties in a scenario.

Property - Percentage Owned: ValCash users now can: • Specify the percentage ownership of a property. • View the percentage owned in the Property Cash Flow

and KPIs. • View the percentage owned in Valuation and Audit

Rent Review Fees: ValCash users now can model fees to occur whenever specified leases undergo a rent review.

Resale Deductions: ValCash users now can select particular Cash Flow items to be deducted from the capitalized resale value and specify the time period for which to capture these line items:

• Absorption and Turnover Vacancy • Free Rent • Tenant Improvements • Leasing Commissions • Capital Expenses

11.0.0 Valuation Cash Flow Stabilized Income Definition: ValCash users now can determine resale value by dividing a stabilized income value by a user defined static/variable exit cap rate.

11.0.0 Valuation Cash Flow Tenant Templates: ValCash users now can: • Set up tenant templates with standard details for

office, retail, etc. for each property template. • Select which tenant templates are automatically set up

when creating a property from a property template. • Select from additional tenant templates for the

property as required.

• Select a subset of properties that contain traditional valuation data within a scenario.

• Run a traditional valuation calculation on that subset. • View related portfolio reports.

11.0.0 Valuation Cash Flow Traditional Valuation Report Option – Report Type: ValCash users now can:

• Select Day 1 Valuations and Resale Valuations in the Global settings.

• View these valuations in Traditional Valuation reports.

11.0.0 Valuation Cash Flow Traditional Valuation Resale Audit Report: ValCash users now can view traditional valuation calculations at the default resale date to the same level of detail as at the valuation date, so that users can audit the results.

11.0.0 Valuation Cash Flow Traditional Valuation Scenarios: ValCash users now can perform a traditional valuation on a scenario when properties in that scenario are checked out and being edited.

11.0.0 Sensitivity Analysis Add Equivalent Yield option to Sensitivity: Sensitivity users now can adjust the equivalent yield in an assumption set or the Sensitivity Matrix.

11.0.0 Sensitivity Analysis Add Traditional Valuation KPIs: Sensitivity users can now calculate the following traditional valuation KPIs as well as present value KPIs for display on the Detailed Results and Matrix screens:

11.0.0 Sensitivity Analysis Adjusted/Original base for Matrix Results: Sensitivity users now can use either the original or the adjusted scenario as the base when applying an assumption set to the Sensitivity Matrix.

• Export these records to Excel4ADW. • Export these records as AEEX files.

Add to an Existing Portfolio Entity: Investment Structures users now can add a portfolio model to an existing investment portfolio or scenario directly from the property portfolio grid based on a selection of properties.

Cash Flow Report: Investment Structures users now can outline projected asset cash flows as well as portfolio-level debt and expenses. Users can also drill down to asset-level detail for specific reporting lines.

Create Investment Structure: Investment Structures users now can create a new Investment Structure and portfolio model directly from a property portfolio grid based on a selection of properties.

Portfolio Debt – Sale with % of Proceeds Applied to Debt: Investment Structures users now can apply net sale proceeds on a property to portfolio level debt:

• Create amortized debt, where the resale of a component property results in a certain percentage of the net proceeds being applied to repay portfolio debt.

• Repay the property level debt first and apply remaining proceeds against portfolio level debt.

Portfolio Debt: Investment Structures users now can set up portfolio level debt using the following methods:

• % Purchase • % Investment • LTV Loan • % of Adopted Valuation • DSCR Loan • Takeout Loan

Loan Costs: Investment Structures users now can:

• Add loan costs associated with debt, including commitment fees.

• Include loan costs as part of the loan. • Manage timing options of loan costs.

Portfolio Debt – Interest Only: Investment Structures users now can model interest only debt to evaluate the consolidated portfolio with different debt assumptions. Portfolio Debt – Multiple Loan Costs: Investment Structures users now can add multiple loan costs associated with debt and include loan costs in the total debt for amortizing debt and interest only loans. Enhanced Debt: Investment Structures users now can amortize a loan at a percentage that changes over the loan period.

Portfolio Debt Summary Report: Investment Structures users now can view a report that displays a summary of all property and portfolio-level debt in an entity.

11.0.0 Excel4ADW Enhanced Debt: Excel4ADW users now can: • Export maximum loan amounts to Excel4ADW. • Export amortization percentages to Excel4ADW. • Export multiple loan fees to Excel4ADW.

11.0.0 Excel4ADW Export Occupancy Results: Excel4ADW users now can: • Export property-level occupancy results. • Export lease-level occupancy results.

11.0.0 Excel4ADW Occupancy Report: Excel4ADW users now can construct asset and tenant summary reports with available data in Excel4ADW:

• Extract tenant by tenant area occupancy results from the AE database.

• Calculate occupancies by period, using tenant area occupancy results and building area inputs.

• Use a unique tenant/property ID with these new results to link them to the related tenant inputs.

11.0.0 Administrator File Upload Options: System Administrators now can approve/restrict URLs via the URL White List window.

11.0.0 Administrator Online/Offline Usage: System Administrators now can assign individual users who can temporarily run ARGUS Enterprise remotely when not connected to a server installation of the program. Offline usage does not work for Citrix deployments of the application because it requires an online connection to the Citrix environment.

Export Recovery Structures to Valuation DCF: ARGUS ValDCF requires a reimbursable expense in order to calculate and report reimbursements, even when the reimbursement is a fixed amount per year or rate per area. ARGUS Enterprise does not require this input. This can result in a reporting discrepancy when exporting to ARGUS ValDCF.

Create recovery structures that are based on Reference Only expenses.
