It’s really getting hot and we all are praying that it rains soon, this will not only help the weather to cool down but also keep the fruits and vegetables prices on check which will also keep inflation in check and it won’t affect the life of poor people.

We at RE/MAX Metro had a good month with deals of rental and sale done by our business associate in reputed schemes in Ahmedabad, we also visited few new upcoming projects. Elections are over; Prime minister has been elected by us now we have to wait for him to make a move which will help improve our economy in long term. We need to give time to understand his decisions as it takes some time for anyone to make changes after taking the job which has been done by someone else for long period.

The lungs are one of the hardest-working organs in the body. Every single minute they are contracted and expand an average of 20 times to supply your entire body with the oxygen it needs. East Ahmedabad To Get Commercial Makeover

Roopalee, spread over 4,500 sq yard, the 1,090 sq yard Relief cinema has been bought by four partners who plan to create a commercial building with retail and wholesale brands.

The eastern part of the city is also seeing several deals of old mills. Bharat Bobbins, a 72-year-old mill based on 40,000 sq yard of land, is in the process of being sold for Rs 120 crore. Sources said that the Dhiren Vora-led Safal group plans to come up with a commercial scheme on the land. Also known as Bobbins mill, it was the largest manufacturer and exporter of weaver beams in India since it was founded in 1942. The mill is located opposite the landmark Ajit Mills in Rakhial.

Recently, Bombay Oxygen Corporation ( BOC) in Rakhial was sold to the same group at Rs 68 crore, sources said. The investors plan to build a commercial property in the space.

The latest to join the property brigade in the old city is the Manek Hari Mills spread over 40,000 sq yards. The sellers are said to be quoting Rs 80-100 crore for the property, which is likely to be redeveloped into commercial space.

"The markets in east Ahmedabad are unorganized and parking is a major concern. So the new generation of wholesale sellers in this part of the city wants to expand and needs better facilities. Redevelopment will ensure modern infrastruc-ture," said Monil Parikh, a property consultant.

Sources said that realtors are also eyeing other mills like Girdhar Mills, Continental Textile Mills and Jahangir Mill for a makeover.

Vice-president of National Association of Realtors, a national-level body of realty consultants, Pravin Bavadiya, attributes the demand for commercial space in east Ahmedabad to easy loans. "It is easier to get finance for commercial property. Besides, there are a lot of sellers in old city who do not want to leave their vicinity, but want better facilities," Bavadiya explained.

AHMEDABAD : East Ahmed-abad has turned into a hotbed of activities for commercial property with several land-marks - old mills and movie theatres - being replaced with commercial schemes.

PSUs have only 3 years to make 25% of their shares public: SEBI

The market regulator opined relaxing the restrictions imposed on sale of bonus shares held by promoters or other inves-tors during IPO.

As per SEBI chief UK Sinha, minimum dilution to public in IPO is to be 25% or Rs 400 crore.

Previously, if a company had more than Rs 4000 crore, it was permitted to issue only 10% which is equivalent to Rs 400 crore worth of shares. On the other hand for others if they had even Re 1 less than that then they could issue 25% which is around Rs 1000 crore.

But now this numerical incongruity has been removed and it will be 25% percent or Rs 400 crore whichever is lower. Earlier there used to be a tendency on the part of the corporates to bring their valuation to Rs 4000 crore whether they were actually worth Rs 4000 crore or not. Now that tendency is likely to moderate and they will be motivated to have real valuation. And those who are coming through with this 10% they will be given 3 years time to come to 25%.

Thus, the uneven requirement of minimum public shareholding of 25% for private promoters and only 10% for govern-ment as a promoter will be removed and it will now be made uniform. To bring this reform securities contract regulation rules will be amended in order to provide for minimum public shareholding of 25% to all the public sector companies. A 3-year time has been given to the companies to make adjustments to comply with the new requirements.

With a view to boost primary markets, stock markets watchdog Securities and Exchange Board of India (SEBI) announced a number of reforms pertaining to IPO and Offer-for-Sale. SEBI proposed that all listed PSUs (Public Sector Undertakings) must have at least 25% public shareholding in 3 years.

At present, there are over 36 PSUs where the gov-ernment controls around 75%. Some of these com-panies include Coal India, NHPC and NTPC.
