Slow markets is the best time to reach to more peo- ple by doing all cost effective activities and expand of circle of influence. I would like to congratulate to MsManisha and MsShreya for getting recognized at young achiev- ers award as ‘Most innovative Broker Office” it’s is a proud moment for whole RE/MAX. Con- gratulations to all the top performers in terms of transactions. It is also proud moment for RE/MAX in the whole world for getting our founder and CEO’s name in most influential people in the world in real estate by Inman. We are getting more response in our online training and also getting response from people get- ting result by implementing that training. This makes us focus more on such initiative and we request all the affiliates to take full advantage of such training. We are also focusing on magazine which is launched under the name Real Estate Maximum which covers updates from RE/MAX and city specific real estate news and updates. In this magazine there is a specific area for promoting resale listing under which all Broker Associates can list their properties and reach to the elite subscription base of 10000. Hike in ready reckoner rates may spike cost: Maharashtra realtors

Developers say that the prices of property will not go down, instead they will further rise in the wake of fresh hike in ready reckoner (RR) rates announced by the Maharashtra government on Tuesday. RR rates are used to calculate the minimum registration and stamp duty charges paid at the time of registering the property.

It is also the rate fixed by the government below which sale of property cannot happen in the given area. The RR rates have gone up by up to 20% in Mumbai, which means outgo of higher stamp duty for home buyers. In Pune, the rates have touched a maximum of 20%.

According to developers, all the government-related charges like stamp duty, registration, taxes, etc, that used to account for 12-15% of the cost of an apartment, will now rise to 15-18%. Worse, the Reserve Bank of India (RBI) does not acknowledge these costs in the home loans disbursed to customers, which means an added burden on home buyers.

Real estate NPAs worth Rs 7,000 cr up for sale: Report

An estimated R7,700-crore worth of residential and commercial properties as non-performing assets (NPAs) with banks and fi-nancial institutions are up for sale. Maharashtra — largely due to Mumbai — tops the list on both commercial and residential properties’ NPAs, according to data compiled by NPAsource.com. The online portal has total NPA properties worth around R27,500crore registered from 27,626 units, of which, 2,200 are in the commercial category and nearly 11,000 in the residential segment, it said.

The biggest chunk of NPA properties fall under the indus-trial land & building category, with a 65% plus share in value terms. State-wise, Maharashtra tops the list of most num-ber of NPAs, with 563 units worth R842 crore in commer-cial properties and 2,492 units worth R838 crore in residen-tial properties, NPAsource.com said. Delhi comes next with R686-crore worth of NPA commercial and NPA residential properties worth R500 crore.

Mumbai office realty: Western sub-urbs new growth centre

Looking back on 2013, the prevailing attitude among businesses toward the economy was “wait and see. The decision to take up more real estate office space was mostly put on hold; or companies aggressively looked to bring down their costs. Corporates put their investment decisions on hold, waiting to see how the economic sce-nario unfolds especially in light of the forth-coming national elec-tions.

With this backdrop of uncertainty, commercial real estate in Mum-bai produced mixed results. Office take-up in Mumbai in 2013 was recorded at 4.76 million sq. ft., which was 21 per cent lower as compared to the previous year. The first half of 2013 was notably stronger than the second half, but the whole year was marked by a lack of large leasing transactions.

Real estate sector looking up in gu-jarat

After a lull, Gujarat’s real estate sector has started looking up and is reflected in the government’s income from the stamp duty and registration fee going up this year. The collections had been in the negative last year largely due to discounts and hopes that the market will revive in coming months.

As compared to last year’s average monthly collection of Rs 209 crore from April to October, the government collected Rs 396 crore per month in the same period this year.

“Investors and buyers have started investing again as they feel that the market rate will increase soon after LokSabha elections,” says YogeshBhavsar the president of Gujarat Institute of Housing and Es-tate Developers (GIHED).

Jaxay Shah, vice-president of the Confederation of Real Estate De-veloper’s Associations of India (CREDAI), says, “The good monsoon has revived the industry.”

Ahmedabad real estate market looks promising

Realty market is very sensitive in today’s scenario and any increase in borrowing cost will lead to consumer disappointment. However, we also understand that strict measures are required to curb the burning inflation and Rupee fall, but it is also equally important to keep other aspects of economy while taking strategic decisions. Al-though, looking at the strong fundamentals of the Indian economy and its robust growth, all these seem to be temporary.

With the continuous increase in the buying power of Indians, resi-dential property demand is going to be significantly high for the next 25 years. Also, one always has to keep in mind that Indian real estate market is very dynamic and different places have their own trends. Like in some mega cities, there is a clear problem of excess inventories which cannot be backed up by demand. But, cities like Ahmedabad, which have seen significant growth, will continue to be a fruitful territory for the coming decades. To be honest, commer-cials are a little weak, as it is more driven by economical and market sentiment, but it will be back to its full swing soon.
