IMMEDIATE TRADE AREA

The subject property is located off of Interstate 35 (33,600 Cars / Day) near the

intersection of 12th Avenue and Holiday Drive. Interstate 35 is a major north-

south freeway that spans the continental US from Mexico to Canada. The

length, central location, and traffic volumes on Interstate 35 have caused the

road to earn the nickname “Main Street of America.”

This visibility has brought extensive retail and business development to the

immediate trade area. The subject property is across 12th Avenue from a

Students) and Ardmore Middle School (618 Students) are located to the

northeast of the subject property.

ARDMORE, OK / CARTER COUNTY

Ardmore is a business, cultural and tourism city in south central Oklahoma.

The city is the county seat of Carter County and has a population of 24,283.

Ardmore is located 90 miles equidistant from Oklahoma City and Dallas / Fort

Worth Metroplex at the junction of Interstate 35 and U.S. Highway 70, and is

generally considered the hub of the ten-county region in South Central

Oklahoma.

As a result of this hub status, Ardmore has a retail pull factor between 1.7 and

1.9. In addition to Best Buy, Dollar Tree and Dollar General also have

distribution centers located in Carter County. A Valero Refinery in northeast

Ardmore employs approximately 250 area residents. Ardmore is also home to

the Samuel Roberts Noble Foundation, which is among the nation's 50 largest

private foundations, and is primarily engaged in agricultural bioresearch

activities. Located just to the south of the Ardmore city limits on the Oklahoma-

Texas state line is the WinStar World Casino, which is owned by the

Chickasaw Nation. In 2001, East Jordan Iron Works opened a foundry located

at the Ardmore Industrial Airpark.

As a result of Ardmore’s location along Interstate 35 and proximity to the Dallas

/ Fort Worth Metroplex and Oklahoma City, the city benefits greatly from close

economic integration with these urban areas.

The 2010 U.S. Census has the Dallas-Fort Worth Metroplex at a population

6,371,773. During the 12-month period from July 2008 to July 2009, the Dallas-

Fort Worth-Arlington metropolitan area gained 146,530 new residents, more

than any other metropolitan area in the United States. The area's population

has grown by about one million since the last census was administered in

2000. The Dallas–Fort Worth–Arlington MSA is, by population, the largest

metropolitan area in Texas, the largest in the South, the fourth-largest in the

United States, and the tenth largest in the Americas. The metropolitan area

has the sixth largest gross metropolitan product (GMP) in the United States,

and approximately tenth largest by GMP in the world. Dallas and its suburbs

The Oklahoma City Metropolitan Statistical Area (MSA) is a large urban region

located in the central part of the State of Oklahoma and currently has a

population of 1,322,429. It is often known as Oklahoma City Metro and

contains the state capital and principal city, Oklahoma City which has a

population of 591,967. The diversified economy of Oklahoma City includes

information technology, general services, health services, and administration

sectors in addition to the energy and government sector mainstays. The city

has two Fortune 500 companies: Devon Energy Corporation and Chesapeake

Energy Corporation, several others that are in the Fortune 1000, and a number

of large privately owned companies. Oklahoma City is also home to the

corporate headquarters of Sonic Drive-In, whose office building and corporate

restaurant is located in Bricktown, an intown neighborhood that has undergone

a renaissance in the last decade. Devon Energy began construction in 2009 on

a new 844-foot tall, 1,800,000 SF headquarters building in downtown

Oklahoma City.

According to the Oklahoma City Chamber of Commerce, the metropolitan

area's economic output grew by 33 percent between 2001 and 2005 due chiefly

to economic diversification. Its gross metropolitan product was $43.1 billion in

2005 and grew to $61.1 billion in 2009. In 2008, Forbes magazine named

Oklahoma City the most "recession proof city in America".
