DESCRIPTION AND SITUATION The site is located in the attractive village of Nesscliffe. Nesscliffe is a rural village with excellent access on to the A5 trunk road. The village has the benefit of primary education, public houses, a village hall and local bus services. Sec-ondary education is available locally in Baschurch and private schools are located in Shrewsbury and Oswestry.

Both Shrewsbury and Oswestry provide excellent amenity, leisure and sporting facilities.

THE SITE The site extends to 0.75 acres (0.30 hectares) and is a gently sloping field currently used for agriculture. The planning consent gives the provision for access directly on to the public highway. The planning consent gives permission for 10 dwellings.

DIRECTIONS From Shrewsbury take the A5 trunk road westbound for approximately 4 miles. At the Felton Butler roundabout take the third exit sign posted Great Ness, Little Ness and Wilcot. Continue along this road for approximately 1 mile. When you enter the village of Nesscliffe, the development site is located on the left hand side, opposite the Nesscliffe Hotel, denot-ed by a Berrys For Sale board.

PLANNING CONSENT The site has two planning permissions, the most southerly site has outline planning consent (Ref:12/00821/OUT) for residential use with the formation of vehicular access. A subsequent reserved matters application (Ref:13/02901/REM) has been approved for 10 dwellings on the site. The most northerly site has a resolution for approval for the erection of 6 No Dwellings (to include access) (Ref:14/03797/OUT).

ACCESS Access to the site is directly off the adjoining public highway. The Purchaser will be responsible for the creation of the service road.

SERVICES Mains water, electricity and drainage are available within Nesscliffe village.

COVENANTS The development shall be limited to a maximum of sixteen dwellings.

The purchaser shall be responsible for the connection to any service apparatus.

The purchaser will be responsible for satisfying and discharging all planning conditions contained within the planning permission reference number 12/00821/OUT,13/02901/REM and 14/03797/OUT unless already discharged by the ven-dor. The Purchaser will be responsible for making the Community Infrastructure Levy and Satisfying Affordable Hous-ing requirements to Shropshire Council.

The purchaser will be responsible for the erection of all external boundaries where applicable.
