ONE of the most significant trends in thewestern suburbs real estate market overrecent years has been the growing demandfor apartment living.

According to Richard Young, principal ofCaporn Young, this trend is set to increasebecause of the ‘population clock’, which isresulting in more baby boomers reachingretirement age.

“Retiring baby boomers favour apartmentliving because it offers a low-maintenancelifestyle,’ he said.

“The number of retiring baby boomers inWA is set to accelerate rapidly over thecoming decade.

“For example, almost one quarter (23 percent) of West Australians will be aged 60years and over by the year 2021, comparedwith just 15 per cent in 2001.”

Mr Young saidapartmentdevelopments hadtraditionally beenconcentrated in theinner-city area.

However, in recentyears there had been agrowth in the numberof apartmentdevelopments in themore affluent suburbssuch as Nedlands,Fremantle, NorthFremantle, EastFremantle, MosmanPark and Claremont.

“Caporn Young isfinding that retiring baby boomers in thewestern suburbs want to buy an apartmentclose to the area where they currently livebecause they are familiar with the area andhave a network of friends and family nearby,’’he said.

“The desire by baby boomers to retireclose to their current owner-occupier homewill drive the demand for apartment living inthe western suburbs over the coming years.

“Financially it is also an attractive option

for baby boomers to move into a newapartment as they do not have themaintenance costs associated with an olderproperty.

“They can generally sell their existinghome and retain a significant profit afterbuying a new apartment.”

Mr Young urges anyone who is buying anapartment for lifestyle reasons to considertheir choices carefully. As always, locationshould be a key consideration when buyingany property, including apartments. ■

Retirees, baby boomers fuel growing trend for low-maintenance, high-rise living

NEW data from the RealEstate Institute of WesternAustralia is showing acontinued swing away fromfirst homebuyer activitytowards a stronger trade-upmarket.

REIWA deputy presidentDavid Airey said that despitethe first-home owners’ boostfrom the Commonwealthbeing halved late last year,sales among these buyersremained strong in theDecember quarter.

“Notwithstanding the first-home buyers purchasinghomes at the cheaper end ofthe market, Perth’s median

house price has held up and isincreasing due to renewedactivity with trade-up buyers,”he said.

“REIWA data show that forthe last six months it was salesof homes valued at between$500,000 and $600,000 whichdominated the market.

“However, for theDecember quarter alone wesaw sales in the $600,000 to$750,000 range jumpsignificantly from around 10per cent in September to justover 14 per cent inDecember.’’

Mr Airey said that therenewed confidence among

upgrade buyers had beenbrought about by an end tofalling house prices, aresurgent local economy anddespite interest-rateincreases.

As Perth’s property marketstabilises and returns to amore normal pattern, theaverage number of selling dayshas fallen to 54 days, down by10 days on the Septemberquarter.

Mr Airey predicted that theshift in buyer activity wouldsoon see Perth’s medianhouse price break though thepeak of $475,000 reached inDecember 2007. ■

WHILE the Perth propertymarket slowly returns to normal,REIWA deputy president DavidAirey said recent figures fromreal estate expert RPdata, whichclaim that Perth is the best placeto sell in the country, are farfrom the truth.

“There really is no such thingas the place to buy or the placeto sell,” Mr Airey said.

“It’s really a question of thetime in which to do it no matterwhere you are.

“It’s also about supply anddemand.”

Mr Airey said the Perthmarket had bottomed out afterthe 12 per cent fall in medianprice through 2008, and has nowrecovered all of that loss withgrowth in 2009.

“Our market has returned to amore normal 15-year average inactivity and is experiencing goodgrowth,’’ he said.

“This return of confidencemeans that many people thinkingof selling should find the marketin 2010 is a good opportunity forthat, but as always it comes downto getting the price right.”

Mr Airey said homes wereselling faster in Perth due to areturn in buyer confidence, stableinterest rates and improvedhouse prices.

“Buyers are now moreconfident about stepping into themarket, no longer concernedabout making a wrong decision,’’he said.

“But it’s also about stock levelsbeing below average and moresellers getting the price right. It’svery important that sellers listento their agent about pricing in thechanged market. Boom prices aresimply unrealistic.”

To help sell your home faster,Mr Airey recommends maximumexposure through advertising,and presenting it as best you can.

“Discuss these strategies withyour agent when you sign up thelisting, but most importantly – getthe price right,’’ he said ■

The quirky boutique furniture andhomewares business is the brainchild ofAnnie, her partner Adam Thew, his sisterCaroline Thew and her partner KevinSanderson.

They opened Store in Fremantle in 1999,inspired by a desire to create a minidepartment store, where people searching

for something individual could always find theideal gift.

“We were all living in the UK for variousperiods in the years prior to (having our)children and saw a real gap in the availabilityof unique gifts and homewares in Perth,” MsTaylor said.

Shortly after opening Store in Mt Lawley in2008, Corner Store in Claremont wasopened on the corner of Loch Street andStirling Highway, as a showroom for French-inspired furniture, in addition to gifts andhomewares.

The owners live near the stores, inFremantle and Cottesloe, and they bring awealth of experience to the business thatincludes retail, law, construction and aknowledge of landscaping and manufacturing.

Ms Taylor and Ms Thew are the buyers forthe business and are inspired by colour,individuality, fun and design, buying locally andalso from the UK, Spain and France.

“Some of our favourite things in store right

now are the Nathalie Lete rugs, ceramics,bags, posters and postcards (from France),and the new range of Cath Kidston thatrecently arrived,” Ms Taylor said.

The couples havefive children betweenthem, who naturallyinfluence what’savailable in store.

Annie and Adamhave Gideon (11),Jacob (8) and Eva, (5),while Caroline andKevin have Arabellaand Luella, (almost11) and (nearly 8)respectively.

“I have to pressCaroline to order a few more boys’ products,but there is so much more available for thegirls that the orders weigh heavily in theirfavour,” Ms Taylor said.

Ten years on from opening Corner Store,

Ms Taylor said the main difference betweenCorner Store and the current Stores (inFremantle and Mt Lawley) are space.

The larger Claremont showroom is idealfor displaying the LaMaison furniture.

Ms Taylor said thepartners would like tocontinue working with LaMaison in Sydney tofurther develop thefurniture range, anddevelop their own ranges.

In the meantimehowever, she said theyhoped to continueproviding customers withfun and inspiring mer-

chandise that is different and makes peoplesmile.
