Mag’s international breakthroughIT’S official – ResidentialNorth has now brokenthrough to internationalwaters.
Less than two monthsafter its launch, the glossymagazine has received muchpositive feedback fromclients and readers alike –including one very pleasedadvertiser from M&H Sut-ton Realty in North Beach.
Sales and marketing rep-resentative CherylMcGlashan said she was ecstatic about theresponse she received for her Lower Chit-tering listing (published in late November).
Her reaction soon turned to intriguewhen she realised the prospective buyers
were from Singapore – almost4000km away from ResidentialNorth’s home base in Perth.
“We were very pleased andexcited to have the telephone callwithin an hour of the distributionon the stands,” she said. “I waspleasantly surprised.
“A lady living in Ocean Reef –who had just picked up ResidentialNorth – read our editorial on thisproperty, which took her interest
as her son works for a consortium inSingapore (and was) looking for a
similar property.”Mrs McGlashan said the upmarket maga-
zine had the potential to crack the interna-tional property industry – and this was a per-fect example.
“It is presented so well that readers willsend articles to interested friends and familymembers overseas.
“Residential North has lots of potential andit’s nice to see the magazine on receptiontables for clients to read during the waitingtime for appointments.
“Plus, readers visiting Perth take it backwith them overseas – I am sure other agentsare hearing this too.”
Mrs McGlashan said it was only a matter oftime before a professional, glossy propertymagazine targeting Perth’s northern corridor came along.
“It’s creating awareness of our wonderfulnorthern suburbs and what we have to offer.”
All advertising enquiries can be directed toResidential North’s group real estate managerGreg Peach on 9237 1510. ■

Tips to help ease pressure of mortgage stress
THE decision by The Reserve Bank toincrease interest rates last month, cou-pled with some banks’ decision toincrease interest rates even higher, willput added financial pressure on manyPerth property owners.
Mortgage Solutions Australia directorLisa Corlett said that with the rises camemortgage stress, particularly for ownerson a tight budget and those who boughtin 2009 when interest rates were low.
Ms Corlett said many of these buyersmay have purchased a property with ahome loan that offered a very low, introductory one-year fixed rateonly to find now that their monthly mortgage repayments were muchhigher once they had reverted back to the standard variable rate.
If you are now experiencing mortgage stress, here are Ms Corlett’stop tips you should consider to help address your financial situation.1. SPEAK OUT
If you believe that you may have problems servicing your home loanthen speak to your financial institution before falling behind in yourrepayments. You may find that the lender will be sympathetic to your
situation and help you to deal with increased interest rate payments.2. EXTEND THE LIFE OF THE LOAN
One simple solution would be to extend the life of the loan bymaking smaller repayments.By working with the financial institution indeveloping a workable way to service the home loan, you will avoidunnecessary stress caused by concerns over rising interest rates.3. RE-FINANCE
Re-finance your personal loans as part of your home mortgage. This strategy will increase your cash flow and mean that you are in
a better position to service the most important loan, which is themortgage on your property, which has the capacity to increase invalue over the long term.4. DO YOUR RESEARCH
If you are taking out a home loan for the first time then study yourchoices. There are literally hundreds of home loan options, and secur-ing an interest rate reduction of just 0.25 per cent on an averagehome loan can result in thousands of dollars in savings over the life ofthe loan. Decide which home loan best suits your financial situation. For example, if you are running on a tight home budget, considerchoosing a ‘no frills’ or budget style home loan.5. CONSOLIDATE LOANS
If you have a number of home loans with different financial institu-tions then consider packaging the loans with one lender.
A growing number of financial institutions now offer significant sav-ings on interest rates depending on the size of the loans which a cus-tomer has with them. ■
Practical ideas to help keep the mortgage
monkey off your back. By CARMELLE WILKINSON

Investors return tocoastal suburbs
ACCORDING to tax depreciation compa-ny DEPPRO, investors are snapping up prop-erties along Perth’s coast.
DEPPRO marketing manager KarennaTucker said the company had recorded astrong jump in the number of depreciationreports for investors buying properties inmore affordable coastal suburbs such as Bel-don, Clarkson, Craigie, Heathridge,Warnbro,Rockingham and Waikiki.
“More competitive house prices have beena major factor in this trend. Sellers have hadto adjust their prices because of the largenumber of properties for sale in these areas, and these more competitive house prices arenow attracting investors back into the mar-ket,’’ she said.
“The latest REIWA figures show that inthe northern coastal areas, up to nearly 70per cent of sellers are now discounting theirprices, while in Rockingham/Kwinana the fig-ure is more than 80 per cent.
“More investors are buying properties inthese more affordable coastal suburbsbecause properties’ rental returns are nowincreasing.”
Ms Tucker said that weekly rents in thesecoastal suburbs were showing signs of rising, with the Perth rental vacancy rate falling to3.4 per cent during the September quarter.
“REIWA figures for this period show thatthe weekly rents in northern coastal suburbssuch as Padbury rose by 5.6 per cent and fur-ther south in Warnbro, weekly rents jumpedby more than 6 per cent over the same peri-od,’’ she said.
“In addition, property investors areattracted to these more affordable coastalsuburbs because over the longer term theycan deliver high rates of capital growth.
“The suburb of Beldon, with a medianhouse price of just $440,000, has achieved anannual increase in the value of properties ofnearly 13 per cent over the last decade.”

Completing the middle level are twominor bedrooms, each with their ownensuite.

Big space to treasureTHE extensive block size of thisestablished Kingsley residencewould arguably have to be itshighlight.
It sprawls over 2406sqm andselling agent Rob Nicholls says thehome is in one of the closest sub-urbs to the city that also offers aretreat lifestyle close to LakeGoollelal.
“It’s unique in terms of its loca-tion to the city and the beach,” MrNicholls said. “The house has onlyhad two owners and is a real hid-den treasure.”
In the Kings Lake Estate, theproperty is in a cul-de-sac andsafety is enhanced with secureelectrical gates at the front.
A half-wall separates theentrance hallway from the loungeroom. The formal dining area addsentertaining options within thehome.
Inclusions like an integrateddishwasher, stainless steel appli-ances, granite bench tops and awater purifier are notable in thecentralised kitchen.
With a gas fireplace, the family
room has open brick facework andexposed pine ceilings, improvingthe overall character and charm ofthe house.
All bedrooms are locatedtowards one wing of the home, including the master room. Slidingmirrored doors conceal the walk-in wardrobe and the ensuite hasdual vanities, a large showerrecess, heating lights and enclosed‘his’ and ‘hers’ toilets.
Vaulted ceilings in the patio pro-vide an architectural element tothe back yard. It has open access tothe carport, which has automatedroller doors to the front.
Spanning the length of the two-car carport is a secure storeroom -great for tradesmen and those look-ing for extra storage requirements.
The bore-reticulated gardenshave a tropical ambience and over-look a fenced pool. The tranquilsetting makes you feel from far thecity, and there is a built-in swing setand cubby house.

Living the West Coast dreamSELLING opulent homes alongWest Coast Drive in North Beachhas helped earn Davey Real Estateproperty consultant Phil Pope thecompany’s prestigious “Number One”agent title for the past four years.
The sales representative has grownup along Perth’s coastline and saidselling properties on such arenowned, affluent strip boosted hisprofile since his inception at theNorth Beach franchise.
“Without doubt, one of WestCoast Drive’s drawcards is the prox-imity residents can get to the water. Some properties are so close that ifthey were any closer, they would be init,” Mr Pope said.
“There’s nowhere else along thecoast where one can live so close –not Cottesloe, Swanbourne or evenOcean Reef.”
Mr Pope said his two most recentsales were along West Coast Drive, with each fetching a price tag of morethan one million. He currently has sixproperties on the front row listed onthe market.
“The panoramic views that resultfrom being so close to the ocean arewhy people buy here. Even if they donot intend to go for a swim or a walk, some find it pleasantly intoxicating sit-ting and watching others do it.
“One of the street’s unique charac-teristics is the diversity of buildingsthat exist along the short stretch ofroad. The multi-million dollar jaw----dropping mansions are scatteredalong the scenic drive, but so are acouple of fibro fishing beach shacks.
“People are genuinely
shocked when we tell them the pricesof some of the shacks we have soldalong the coast – the land is so highlyregarded and fetches premiumprices.”
West Coast Drive is predominant-ly filled with locals who have grownup along the coast inNorth
Beach, utilisingthe two-kilometre strip for
its sun, surf and cafés.“Interestingly, our own building is a
landmark.The old limestone building
at 26,North Beach Road is thought tobe one of the first ever built at theturn of the century, where it began asa homestead and a butcher shop forlocals,” Mr Pope said.
“The Watermans Tower is anotherlandmark – it is the highest point inthe area and is now converted to amuseum.”
A vision of relaxed, yet elegantbeachside dining was what Soda Cafeco-owners Ben Andrijasevich andBridget LeGrove envisioned whenthey restyled the restaurant in 2005.
Undoubtedly one of West CoastDrive’s premier eateries, the North Beach cafe is currently under-going renovations to enhance streetappeal and menu changes to takeadvantage of fresh local produce.
“Soda Cafe serves great food, wineand coffee by a team that cares aboutits customers,” Ms LeGrove said.
“We boast great support fromlocal residents and visitors alike.
“The cafe appeals to people whohave an appreciation for homemadecakes and good coffee, and for qualityfood whether it’s breakfast, lunch ordinner.”
In fact, the pair love West CoastDrive so much that they have openeda second venue one kilometre downthe road.
“Soda Sunlounge was opened justover 12 months ago, and both venuesare very popular.
“They offer a different style ofmenu with our stunning coastline as abackdrop,” Ms Le Grove said. ■

More borrowers go for fixed loansTHE popularity of fixed-rate home loans rose inevery State during Novem-ber 2010 to hit 10.9 per centof approvals nationally, according to MortgageChoice spokeswoman KristySheppard.
This 29-month high was aconsiderable increase on the7.7 per cent reached inOctober.
Meanwhile, standard vari-
able home loan productsrose to 49.3 per cent ofapprovals and basic variabledropped to 36.1per cent, which is the lowest level intwo years.
“Australia’s hunger forfixed interest rates is welland truly becoming a louderrumble, with demand liftingfrom a trough of 0.88 percent of home loan approvalsin January 2010 to 10.9 per
cent in November,” Ms Shep-pard said.
“The popularity of theseless flexible products offeringa set term of steady mini-mum repayments increased3.2 percentage points lastmonth, indicating rising bor-rower caution and conser-vatism in the face of higherinterest rates and living costs.
“The elevated pricing ofmost fixed rates compared to
variable rates has notdeterred one in nine newAustralian borrowers fromfixing the rate on part or allof their home loan.”
She said the value of peaceof mind over repayment levelshould not be underestimat-ed. However, choice of homeloan type must always comedown to individual financialcircumstances, needs andlifestyle. ■
Higher price no deterrent as borrowers opt for security over flexibility
