EUROPE may seem far way, but theeffect of its property market is being feltright here along our coast.

According to Propell National Valuersvaluations manager Travis Coleman, inEuropean countries like Ireland, houseprices had fallen by more than 30 per centin recent years and as a result the interestin Perth’s coastal suburbs among thesebuyers had slowly declined.

“Overseas migrants coming to Perthare therefore conditioned to a moresubdued international property marketand are not in the same financial positionas they were several years ago,’’ he said.

“As a result of this trend, cashed-upoverseas migrants are becoming scarce inthe Perth property market, especially forhomes priced above $1million.

“Propell National Valuers is finding thatproperties priced above $1million whichare correctly priced will sell, butproperties which are overpriced by even 1 per cent in this segment of the marketare not finding a willing buyer.”

The latest ABS population figures forthe March 2010 quarter revealed that,overall, WA’s population grew by 2.3 percent, which was well above the nationalgrowth rate of 1.8 per cent; however, thenumber of migrants coming into the Statehad dropped.

“Some 7662 overseas migrants moved

to WA, which was a drop of nearly halfcompared to the March quarter 2009when 13,448 overseas migrants came tothe State,’’ Mr Coleman said.

“The surge in overseas migration overrecent years has had a very positive impacton WA property values by boostingdemand for homes.

“It is also important to note that a largeproportion of these overseas migrantswere coming from countries such as theUnited Kingdom and Ireland whereproperty prices had risen very stronglyover the past decade.

“These migrants were selling theirhomes at a large profit and then takingadvantage of a favourable exchange rate tobuy competitively-priced properties inPerth.”

Mr Coleman said it was expectedoverseas migration to WA would increasedue to the booming resources sector;however, in the interim, home sellersneeded to take a very pragmatic approachto pricing their property. ■

Auctions have their placeALTHOUGH WA’s auction culture isnot as strong as on the east coast, REIWAAuctioneering Network chairman andProperty People principal Barry Littensaid auctions were more common in thewestern suburbs than elsewhere.

“Auctions account for around 5 percent of all sales in WA,” he said. “On theeast coast it’s closer to 40 per cent.”

Mr Litten said this was because WAbuyers were familiar and comfortable withprivate treaty methods that worked sowell in this State.

“There are a range of reasons a vendorwould choose the auction option, butmost commonly it is to achieve the bestpossible price in an uncertain market, orthe property is unique in some way andtherefore difficult to price,” Mr Littensaid.

He said in a booming market, auctionscould achieve better prices for the vendorif the competition was strong.

On the other side of the coin, buyersmay find a home more cheaply at anauction as it prevented them from makingan offer by private treaty that might in factexceed the owner’s expectation.

For vendors looking for a quick sale,most auction campaigns maximise buyerinterest in the four-week period leadingup to the auction.

“Of all the selling methods, auctionsaverage the shortest time from listing tosale,” Mr Litten said.

By going to the market without adeclared price, agents sold buyers thehouse rather than the price tag. ■

Market activity‘reassuring’: CEOTHE latest REIWA figures suggest thatthere is a good level of activity in thePerth property market, despite severalrecent media reports, says HarcourtsWestern Australia chief executiveAndrew Moore.

There were 67 more property sales inPerth in the week ending November 10than four weeks prior, in the weekending October 13.

Mr Moore said that according toREIWA data, Canning Vale recorded themost property sales south of the river,closely followed by Byford, Como,Baldivis and Thornlie.

Those suburbs selling strongly northof the river included Clarkson,Doubleview, Beechboro, Butler andWanneroo.

The average number of days on themarket from listing to contract was 64days.

Mr Moore said he believed theserecent results were encouraging.

“The results produced are reassuring,particularly in terms of sales volumes,”he said.

“There is a lot of negative news outthere, but these figures show that thereis a steady level of activity in the marketat the moment.

“The gradual increase in propertysales in Perth is encouraging and Ibelieve that these numbers will continueto increase as more mining anddevelopment projects get the go-aheadin Western Australia.” ■
