MORE than 1500 people turned out toview the latest designs on offer at thenew display village at Lakelands PrivateEstate.

“The strong market between 2004-07attracted many first-time investors whoenjoyed high growth in values, but noviceinvestors should not take the investmentfor granted by neglecting regularmaintenance to save money.

“Naturally there is a tendency tominimise ongoing expenditure and tomaximise returns, but experiencedinvestors know that spending money tokeep a property in good condition resultsin better performance, including moreconscientious tenants, above-averagerents and fewer vacancies.

“Ultimately, a well-maintained propertyis likely to attract a better resale price.”

Mr Murphy said unless home ownershad plenty of spare time, it paid to ensuretheir investment was looked after properlyby appointing a licensed property manager.

“Professionally managed properties aremore likely to require less long termmaintenance than those handled privately,simply because property managersconduct regular inspections,” he said.

He said that if a rental property was intop condition when leased, it was muchmore likely that a tenant would keep it thatway. ■
