WITH the slowing Perth property marketmany property owners are choosing tostay and upgrade their properties ratherthan sell.

According to Jones Ballard PropertyGroup director Adrian Ballard, the latestABS figures for building approvals showthat during the first eight months of thisfinancial year, residential building approvalsin the City of South Perth jumped to nearly$100 million, compared to about $65million the year before.

“This trend was also evidenced in otherpremium property markets, with the ABSfigures showing that during the sameperiod residential building approvals in thecentral Perth area, which includes thewestern suburbs, jumped by over $65million to $378.5 million,’’ he said.

“These property owners are looking tothe future because they understand the

premium property market is now at rockbottom and they can achieve significantcapital gains over the medium termthrough upgrading their homes.

“Typically, original character homes inthe older suburbs of Perth such as SouthPerth, Como, Kensington, North Perthand the western suburbs are high in landvalue and are currently ripe for upgradingif the property owner is looking to sell inthe medium term.

“Many properties in these older areas ofPerth have under-performed in terms oftheir long-term average capital growth.Over the past year, for example, themedian price of a home in Como hasincreased by just 3.5 per cent; however,over the past decade, the median price ofa home in this suburb has risen each yearon average by 11.7 per cent.”

Mr Ballard said he expected the trend of

upgrading older homes in prime areas ofPerth to increase over the coming year asconfidence returned to the propertymarket and owners took advantage ofrelatively competitive building costs.

“While now is a prime time to purchasean older home for upgrading purposes,buyers have to ensure they undertake thenecessary research before making a finaldecision to buy,’’ he said.

“They should have a realistic budget andget an appraisal from a qualified builderregarding improvement costs as opposedto constructing a new home on the block.”

Mr Ballard said renovations which wereundertaken to a high standard in keepingwith the original character of the home,generally sold for a higher selling price,compared to homes which had beenupgraded to suit an owner’s personaltastes. ■

Caporn Young director Steven Curriesaid property investors had been largelyabsent from the top end of the propertymarket during the past three years and ageneral lack of confidence due to the globalfinancial crisis deterred many investors from

buying into the top end real estate market inPerth.

“At the same time, rental returns wererelatively low which made it difficult forinvestors to service home loans,’’ he said.

“However, over recent months ourcompany has sold higher priced propertiesthat are now achieving annual rental returnsin excess of 5 per cent.

“Investors realise that property values inthese area are now at the bottom of theproperty cycle and now is the time to buy aproperty in the area and lock in long-termcapital growth.”

Mr Currie said over recent months

weekly rents had begun to rise strongly inmany locations around the river and innercity.

“Steady property prices and rising rentshave been the perfect combination forinvestors to re-emerge into the real estatemarket, and Caporn Young expects thistrend to accelerate during 2011,’’ he said.

“In particular, property investors aretargeting the top end of the real estatemarket because of the exceptional value itnow offers.

“Investors are becoming more active inthe local real estate market because theyunderstand that the market has bottomed

and prices are likely to rise in the nearfuture.”

Mr Currie said as a result, the inquiry ratefrom investors interested in buying fromCaporn Young had jumped by around 40per cent over the past three months.

“Recent changes to superannuationwhich limit contributions for olderAustralians are also encouraging morepeople to consider buying top endproperties as a form of wealth creation fortheir retirement,’’ he said. “Our company isfinding that investors are particularlyinterested in older style properties whichhave a high level of land content.” ■
