THE latest ABS figures on buildingapprovals show that last financial year(2008-2009) property owners in WAspent more than $500 million on homerenovations.

Caporn Young principal RichardYoung said the figures revealed thatthe total value of building approvals forhome renovations during the 12-month period ending June 2009 in WAwas $542 million, or more than $10million each week.

“Despite the slowdown in theoverall property market during the lastfinancial year, spending on homerenovations still remained strong,especially in the western suburbs ofPerth,’’ he said.

“The ABS figures show buildingapprovals for home renovations forthe Perth central area, which coversmost of the western suburbs, totalled$94 million during 2008-2009

compared to $86 million for theprevious financial year.

“Home renovation activity wasparticularly strong in the City ofNedlands where the value of buildingapprovals for home renovations was$20.1 million last financial year – anincrease of nearly $5 million comparedto the 2007-2008 financial year.’’

Mr Young anticipated thisrenovation trend to increase duringthis financial year due to growingconfidence in the property market.

“Over recent months, for example,our company has found rising demandfor older character homes that lendthemselves to renovation,’’ he said.

“Property buyers understand thatvalues in many areas of the westernsuburbs have now reached the bottomof the current property cycle.

“Older style homes are nowgrowing in demand because of theirvery high land content, and astuteproperty buyers understand that thevalue of these older style characterproperties can be significantlyenhanced through tastefulrenovations, especially when the localreal estate market gains furthermomentum.”
