AREYOU STILL ON THE FENCE?
The following are facts (not presented to sell you, rather to educate you):
1. MOST of North Atlanta is seeing a shift in the numbers…for the positive. Unit salesfor the year are up, and in most cases, in double digits as a %. The significant point isthat it is not a one month spin…it is over a 10 month tracking period, and there havebeen zero stimulus put in place to encourage purchasing.
2. New Homes are beginning to sprout up in specific locations in North Atlanta; andmany are priced at foreclosed pricing. This offers the buyer an opportunity to buildtheir dream home with the new efficiencies to save on utility costs. The inventory ofnew construction is at historic lows, and North Atlanta is beating trends across thecountry for new home sales.
3. Interest rates are phenomenally low. This is the biggest consideration for thosetrying to “time the bottom”…even if pricing went down a few more percentage points,your payment could go up due to the probability of interest rates climbing. Because oflow pricing, combined with low interest rates, this area of time may be the bestopportunistic time to buy a home.
4. Short Sales processes are being improved. If you need to be in a home in the next 30days, I would avoid a short sale. But, if you have time to wait on answers, and thelisting agent is knowledgeable, and working with the right people, these could offer atremendous opportunity…but they are not easy, and there is no guarantee you will getthe home at the price of the contract.
5. Bank REO’s. They may need some work, but they can offer significant opportunity forthe person willing to put cash into improvements after the closing. These are typicallysold “As Is”, and some risk is inherent, but could offer a tremendous deal.
Yes, we have a way to go as an economy, but parts of North Atlanta would suggest that alittle calculated risk could yield the opportunity many have waited for.
