REZONING APPLICANT'S LETTER OF INTENT
The Applicant, Parkland Communities Inc., requests a rezoning from RSR to
TND for the purpose of developing a residential project. The subject property is located
on Simonton Road just outside the City of Lawrenceville. The property is a total of 38.36
acres and it was originally planned as an age restricted +55 senior community.
However, since the downturn in the economy there has been no interest from any
builder group to develop the property per its current zoning. Parkland has proposed a a
creative TND plan for this property that corresponds with the existing area and the
trends of today for a nice home on a low maintenance lot.
The proposed development features 20°/o of the property or 7.65 acres to be
used for common open space. There is also proposed to be an active recreation area
with a cabana and a pool within the community. Access to the property will be by a
single entrance onto Simonton Road. Sidewalks are planned along both sides of the
street in the entire community. A 25-foot landscape strip is proposed adjacent to the
other single-family property abutting the proposed development as shown on the site
plan.
This proposed residential project features 131 detached homes with a site
density of 3.42 homes per acre. The front facades of the homes will be a mixture of
brick or stone accents and cementitious siding. The sides and rear facades of the
homes will be the same or all cementitious lap siding. The homes will feature ranch style
and two stories with varying home sizes from 2,000 to 2,400 square feet of heated
space and a maximum height of thirty-five feet with the price points as follows:
1. The 14 Large Lot types will be a minimum of 2,400 square feet and start in
the $250's.
2. The 58 Medium Lot types will be a minimum of 2,400 square feet and start in
the $240's.
3. The 59 Small Lot types will be a minimum of 2,000 square feet and start in
the $21 D's. These will be a mix of front and rear entry homes.
The applicant is also requesting a variance for lots 1 through 38 to be front entry lots so
that the proposed 25-foot landscape buffer can be provided along the property line.
