Beautiful inside, with lots of views out

M any things capture the eye when gazing at the two-bed-room, two-bathroom co-op at 640 W. 231st St.

The renovated kitchen is cozy and in-viting and has an aura of nostalgia, with its long, light blue countertops, ceiling fan, laminated birch floors, rounded white shelving and tall cabinets. Its two windows — including one above the oversized sink — invite the imagination to wonder.

The eat-in kitchen is also fully stocked with a stove and microwave, dishwasher, self-cleaning refrigerator and a separate broom closet.

The expansive living room is illuminated

with three large windows. The foyer space, also adorned with a ceil-

ing fan, can be used as a dining room, an office space or a library.

The master bedroom is the definition of luxury, with three windows and three clos-ets. Its bathroom is decorated with pink and black tiles.

The other bathroom has textured Italian tiles on the wall and ceramic floor tiles on the ceiling.

The building has a live-in super and a new laundry room with air conditioning and a flat screen TV. Outdoor parking is available.

Tehri Edwards has listed the property for $275,000.

New Year’s resolutions are filled with the promise of a better tomorrow. Diet and ex-ercise, romance, relationships and personal finance are all the megastars, reaching the top of people’s resolution lists each year.

That’s why this January What’s Cooking? will feature my easy, healthy, budget friend-ly recipes and simple tips to in-corporate into your lives. Old habits are easy to lapse into, so try setting a few simple goals for yourself and build them in a few at a time. The overall goal is to feel good inside and out and prevent disease through healthy eating and fitness.

Drink 6-8 glasses of water every day.

Drink a large glass before your morning coffee and before bedtime

Eat 4 to 6 servings of fruits and vegetables per day. When possible, buy organic. The high toxicity in pesticides used on regular fruits and vegetables is damaging to your health.

Eat 3 well-balanced meals each day along

with two snacks. For meals, eat mostly veg-

etables and salads and a small serving of a whole grain and lean protein. If you suffer from obesity or have any relatives with diabetes or other serious health problems, see a doctor or professional nutritionist to help set you on the proper path to healthier eating.

For snacks, try fresh fruit, raw, unsalted nuts or hummus and raw veggies.

Eat a healthy, filling breakfast.

Try protein shakes, hard-boiled eggs with toasted sprout-ed grain bread, and low sugar granola with yogurt and ber-ries.

Replace bacon and sausage with turkey bacon and chopped veggies

High levels of toxicity exist in large game fish like tuna and swordfish.

Instead, integrate small oily fish like sardines, mackerel, and anchovies into your diet to boost your omega-3 intake. This essential fatty acid is key to brain health.

If you eat meat and poultry, reduce your intake

of red meat.Replace with grass-fed and

organic buffalo, lamb and elk.At your local supermarket

or farmer’s market, look for hu-manely raised, organic chicken and eggs that are hormone free and cage free.

Think fresh. Reduce your intake of processed foods and sugars.

Try eating a diet mostly comprised of fresh foods that come from the earth.

Eat slowly and mindfully when possible. Chewing your food for at least 20 seconds helps break down particles, release key digestive enzymes and most importantly allows you to enjoy the flavor and taste of your food. You’ll also be full-er faster.

Move.Of course, it’s best to start

slowly if your body is not used to working out, but find some way to move your body more. Walk, dance, swim, run, join a gym, buy a bike, or get a trainer if you can afford it.

Join a recreational team or join a specialized gym to take advantage of a sport or activity you love or have always wanted to try.

Keep a food journal. For two weeks, note what

you eat every day and how your body feels over the course of that day.

This information will help you and your doctor or nutri-tionist decipher whether your body might be sensitive to gluten or dairy and if you may need to supplement your diet with specific essential vitamins and minerals.
