Di Cintio’s talk will reveal the trauma—both physical and psychological—that these structures impose on those who live in their shadows. (Not necessarily the Rosedale Wall ! - Ed.) This book won the Shaughnessy Cohen Prize for Political Writing and the W.O. Mitchell City of Calgary Book Prize. Mr. Di Cintio lives in Calgary with his wife and young son. Treks and Travels ·Wednesday, June 17, 7:30 – 9:00 pm·  Hanami in Japan - Since retirement Ken Mhyre, ancient Dinos Basketball star, has traveled much of the world, and,in 2010 he spent two months on bicycle, following the cherry blossoms north through the four major Japanese islands. His talk and pictures will chronicle that trip.

16th Ave. - Unfinished Business - The City of Calgary

An Open House to discuss the 16th Avenue North Urban Corridor Area Redevelopment Plan Review will be held June 9, 6:00-8:00 pm, at the  Scandinavian Centre, 739 - 20 Ave NW.

The scope of the review has now been expanded to consider what further changes to the Area Redevelopment Plan may be needed. The intent will be to determine why there has been a lack of redevelopment activity, and what specific areas of the policy have proven to be difficult in implementing. More information will be available as we near the Open House event date.

1601 - 6A St. has seen a few changes - Anette and Franz Dinnendahl

The trees we planted on our lot 40 years ago have grown tall, covering the view of our home. Our three boys have grown into men and moved away.They have married and built their own 'nest' in far away cities: Vancouver, Toronto and Melbourne, Australia. We are proud grandparents of five little boys. As they grow older, we are realizing how we do as well.

The neighborhood has changed a lot since we moved in 42 years ago. The homes all around us have either been renovated or torn down to be replaced by huge mansions.Then we were the young ones, renovating our home and starting a family. Now we are the old ones, retired, with extra time on our hands.

Still, Rosedale remains a friendly and vibrant community; we feel comfortable and thankful to have lived here, and made memories for all these years.

Rosedale Community News Briefs - Wayne Thomas

• In response to Rosedale Community Board queries about the former Esso gas station property at 10th St. and 16th Ave ... Councillor Druh Farrell is seeking information from City Corporate Properties , and she says if a resolution is not imminent, she will bring forward a notice of motion before the summer seeking possible solutions. Farrell’s notice would give clear direction to City Administration to take specific steps to resolve the issue within six months.

• A group of Rosedale residents are unhappy with the 30 km/hr zone which was recently established along Crescent Road near Crescent Park and the busy 2nd St. stairway and promenade. There is a suggestion to bring the matter back before the RCA Board at the AGM on June 9, but also a caution from proponents of the change that we might want to give it a longer period to properly assess the effect. After some discussion

back and forth, a petition has been initiated to ask the City to remove the special speed zone. You may contact Jackie Nodwell at 282-4812 to get further information about that petition.

• Message from Constable Pederson, our Police Liaison officer, re:  car break ins ... There has been a trend of culprits targeting vehicles with unlocked doors.  It attracts less attention and can still be lucrative.  Please encourage your friends and neighbors to call CPS if they notice ‘shady characters’ walking the street trying door handles. • Also, in related news ... The Calgary Police Service Bike Unit is now out and on patrol on McHugh Bluff (weather dependent).

• Further to the speed zone discussion - Re: 40 km/hr in Rosedale. Mac Logan, City Transport Director tells us that this is a Provincial matter, and, if we wanted to have residential areas in Calgary at 40, then we would have to put up signs on every street (since 50 km is the default). Really ? What about the vaunted Civic Charter ? More power to the cities? Can it be that hard to make 40 km/hr the default? We’ve agreed it’s a safer, and more reasonable speed. The additional signs are unnecessary ... this isn’t rocket science, people! As new RCA Board member, Matthew Armstrong, suggests, “... let us pool resources with other organizations that share the same vision. This would also let us focus on why a reduction could be in everyone's best interest, and not just Rosedale.”

• Congratulations to the grade 12 Class of 2015 at Crescent Heights High School, the 100th graduating class for CHHS ! Also, graduation congratulations to our grade 9s at Rosedale School, most of whom will go on to our historic Crescent Heights H.S.; and to students from our community who are 2015 St. Joseph’s Jr. HS grads and those grade 12s of St. Francis HS.

What is happening in Real Estate today? In Calgary, In Rosedale and the Inner City? Calgary has seen some interesting changes over the last six months within the Real Estate market, especially with the Oil & Gas market taking a downturn. I'm no economist, but I can comment on the direct correlation between Oil prices, looming lay-offs, share prices, option values, Demand and Prices to the Real Estate market and how buyers and sellers approach the housing market in these times. Supply may be the marker for how the market will behave for the remainder of the year. So far, prices have only taken a modest 5% hit to the AVG home price, and 'educated' sellers know that as they list their home, they take into account these changes and realize they may make up the difference on the purchase of another home in the same market, making this still a good time to buy & sell…. 2014 saw the highest valued market to date for single family homes, slightly eclipsing 2006/2007.

Pricing it Right! Strategy for a Successful listing. We all want the most amount of money we can. It’s our largest, highest returning asset and no one wants to leave money on the table… A For Sale sign is easy to stick on the lawn, ---It’s the 95% preparation that gets you results. When selecting your realtor ask for a strategy plan, marketing plan, listing scenario with specific times and dates, in-depth financial numbers, a preparation plan specific for your listing, and an execution plan to deliver strategy that will make this transaction as seamless and stress free as possible. This is a team effort and your Realtor Pro should be there to guide you and keep you fully informed.

What are most people looking for in Rosedale- Buyers and Sellers?Many are looking to stay in our community, however, downsize so the maintenance and efforts to keep a home is lessened to a degree. Some are looking for Condo living and some just for less square feet. Many folks are looking to upsize their sq. footage and build as their families grow and require the space for the next stage in life. Everyone's motivation is different, but the consensus is that Rosedale is such a desired area, that many will move around the neighbourhood, just to stay and enjoy the lifestyle. Let's not forget the many that would like to sell, take their hard earned money, after raising the kids and head for warmer climates to enjoy life !  Many wanting to move to Rosedale are small families and professional couples that enjoy the R1 Zoning of our area... as well as being a walk-to-downtown community with great schools and family focused values. In my eye's, we are a 'hidden-gem' in an undervalued, professional, family neighbourhood where people like to have fun! What the future market may look like?We are tied to the Oil market and with a new Government in place, we may be in for a leveling of the Real Estate market if inventory levels rise… With lower interest rates, we are seeing more activity in the market over May, however 2015 has seen 40% less sales than 2014 contributing to a more neutral market between buyers & sellers. We have over 5500 listings on market with less than 2000 selling in Apr, creating 2.85 months of excess inventory. The bottom line is that prices are not likely to rise any time this year. BUT, it’s still a good time to buy & sell as our market is relative.  As for buyers, it’s a great market to take advantage of choices and choices mean good prices. As for Sellers, when you are in the right location--There is always a demand for your home (at the right price). Looking to build? Not a bad time to take advantage of a cooler market with less strain on costs of Trades.

Grade 9 Sailing Trip- A Great Success !

At the beginning of April the Grade 9 sailors of 2015 cast off from Sidney B.C., and spent 5 fabulous days exploring the beauty of the West Coast.

The adventures were many - kayaking with seals, witnessing Orcas at play; sea life and bird life abounded, and friendships were strengthened.

We would like to send a huge thank you to the Rosedale community for supporting our fundraising, and for helping to make this an unforgettable journey.

Development Permits Committee – Bob Moir, Laura Snowball and James Reid

Bylaw governing secondary suites - Rosedale community submitted a letter to the mayor and councillors re: the proposed changes, and, since the community survey expressed clear opposition to the particular scheme proposed, we stated that opposition. The community does not oppose secondary suite safety, or affordable housing, or accessible housing, but we do not believe that these bylaw changes will achieve any of those goals in our community, or in the rest of the inner city. We do not agree with a blanket set of changes to land - use zoning for only the 4 wards. We encourage all residents of Rosedale to become familiar with the current Land- Use Zoning Bylaw and also with the proposal for changes. What is proposed goes far beyond allowing homeowners to apply for basement suite permits. ( Update - Calgary city council has given first reading to the bylaw ... May 12. The bylaw comes back to council for second and third reading on June 29.)

New Applications and Permits - Residents wishing to view drawing sets for any proposed developments are welcome to contact one of our Committee members. Residents may wish to advise us of what may be ‘dormant work sites’, and we also watch for any “dormancy”, understanding that the rule is that “something” must be done at least once every 6 months.

With any plans that are deemed to be contextual by the City, approval is given without any prior discussion or consultation with the immediate neighbours. The development permit committee will not receive drawings or be asked to comment on any contextual development. We will receive drawings and a comment sheet for discretionary developments .

530 Crescent Road – New home planned , the blue city notice has been posted. 1616 – 7th Street – (DP2015-1557 – We are reviewing the plans for this contextual development, which the City has approved, and they do not expect comments from us .

Recently Reported Developments - 1427 – 6A Street – (DP 2015 – 0280) – We received the drawings for a single family residence and detached garage for this address. These plans replace the previous proposal for the property that we saw and evaluated in March 2014. 510 Crescent Road – (DP 2014 – 1224) – Demolition has taken place on the site and construction will commence shortly. 540 Crescent Road – (DP2014-6020) – Demolition has taken place on the site and we assume construction will commence soon. 628 Crescent Road – (DP2015-0381) – A single family home with attached garage via a breezeway. A development permit has been approved. 1308 – 6th Street – (DP2015-0449) – We reviewed the drawings for this single family home with detached garage. A meeting for the immediate neighbours to view the drawings was held on March 16th. Neighbour comments and those from the DP Committee have been submitted. 1622 – 6A Street – (DP2014-5776) – We received the drawings for this single family home and detached garage. The project is Contextual and has been approved by the City. We have submitted comments to the City regarding some matters that we feel should be looked at.

We encourage anyone wishing to renovate or build new in Rosedale to contact our Committee prior to their application for a Development Permit; we hope to make any application a more expedited process. If the Committee sees proposals after the Development Permits have been applied for, it may be a potentially more lengthy process of approval. Run Like the Wind ! Rosedale School’s track team joined several other small junior high schools at a cool, but sunny Track and Field Day at Glenmore Athletic Park on May 9.

The Thunderbirds’ runners, jumpers, and throwers were a dominant force in the meet, with their full team of well-coached and eager athletes. Well-done Team !

Walkers and Bicyclists a Big Part of Transportation Plan - City Councillor, Druh Farrell

As our city grows, the way we get around is evolving to meet the changing needs and expectations of all Calgarians. The Calgary Transportation Plan, the Route Ahead transit strategy, and the Cycling Strategy will help guide investment in transportation for decades to come. Missing from that list is a plan to manage the form of transportation used by most Calgarians every day: walking.

Walking is the most common and affordable method of human transportation, but it is also one that is neglected when planning and building our city. Missing or poorly maintained sidewalks, badly designed and poorly lit intersections, and infrastructure that doesn’t meet the needs of seniors and those with disabilities, are commonplace in Calgary. This fall, Council will follow the lead of many North American cities when we vote on the creation of the Step Forward pedestrian strategy.Step Forward will outline what the City will do to create a safe, comfortable, and accessible pedestrian realm, all year long and for people of all ages and abilities. You can help shape Step Forward’s priorities by sharing the challenges and opportunities you see when you are out for a walk. As part of the City’s commitment to improving the safety and accessibility of all modes of transportation, the Centre City Cycle Track Network will open this summer. Cycle tracks are bicycle lanes with a physical barrier. Cycle tracks will open, on a trial basis, on 5 St SW, 8 Av SW, 12 Av S, and on a small section of 9 Av SE, in addition to the permanent cycle track currently in place on 7 St SW. The new cycle tracks will increase the number of people cycling to work, leisure, and shopping destinations within the Centre City. Along with the Cycle Track Network, Stephen Avenue Walk will allow cycling in both directions on a trial basis. There will be no physical barriers on Stephen Ave, and the street will operate much in the same way as other “shared space” projects from around the world. The City will also launch a Bicycle Ambassador program to promote Stephen Avenue as a slow-speed space where those walking and cycling can travel safely to the Avenue’s many great destinations. A big congratulations and thank - you to the key players in the organization of Crescent Heights High School’s 100th Anniversary !

Despite the cold, damp, Victoria Day weekend weather, the festivities went off without any major glitches.

Present CHHS students, staff and alumni / parent committee volunteers combined to host a memorable reunion. The alumni and staff mainly ranged from the 1930s, ‘40s, ‘50s, 60s, ‘70s - Proud ‘Cowboys and Cowgirls’ all !
