Property Brokers

The rural property market appears to be in a state of flux. The continual change is influenced by economic themes, supply and demand and the quality of the property offered for sale. A dominating influence in the market has been demand for a particular property from neighbours, or others nearby, who see the property as strategic to their business interests.

Other significant influences revolve around the weak global economic environment, deflation fears, banking sector unrest and our elevated currency. All this impacts upon current returns for our farm products, which is illustrated by the outlook for the milk price and the softening sheep meat returns.

The market has been balanced by good beef returns, interest rates at lifetime lows and a New Zealand economy still showing some momentum. People are now looking harder at the economic fundamentals of investing in a farm.

This has given rise to a divergence of vendor and buyer expectations, exacerbated by the supply of properties to the market, particularly in some regions.

Spring and early summer of 2015 saw an uplift in properties being marketed followed by some strong sales activity, greater than for the corresponding period in 2014. Very good prices were achieved for good properties that managed to attract interest. This is evidenced by the results of Property Brokers sales for the period, and they alone would indicate that with dairy farms, little or no correction had occurred at that stage, and hill country was in strong demand.

The quality of many properties on the market throughout the year helped to underpin results, with buyers still willing to pay well for that good quality farm, particularly if it was a property neighbouring, or nearby their current operation. These results were perhaps also influenced by economists earlier

suggestions that a dairy recovery was likely to occur in the near future. However, there is another side to the story where some properties struggled to meet expectations or failed to sell.Our observation of last year’s dairy market is that, while it pretty much held its position on previous years, with sales evidence showing good prices despite the very public commentary on the outlook for dairying, a correction did start to occur in the market.

As we have moved into 2016 many economists are now suggesting milk price recovery is going to take longer. With the currency yet to give significant relief, the poor returns are definitely impacting on farm balance sheets, with people looking at the longer term impact upon their business. There is also pressure on sheep meat returns, along with the other clouds on the economic horizon.

Buyers have accordingly become much more discerning, looking hard at the economic returns available.

Environmental factors, such as nutrient allocation limits, are top of mind, as is the reliability of irrigation in certain districts. When looking at sheep and cattle or dairy support country, the balance of contour and how much of the property can be cultivated or worked with a wheeled tractor has significant bearing upon value.

It would be wrong to suggest market prices achieved last year would still be achievable in the coming season. However, at the end of the day the rural property market environment will reflect supply and demand. As this sales cycle continues we see individual properties coming to the market being assessed on components such as locality, productivity, alternative uses and infrastructure, with value significantly influenced by any strategic interest from neighbours or others farming in the locality.

WaikatoThe Waikato, against most predicted odds, has enjoyed good climatic conditions over the summer months which has been a welcome confidence booster for our dairy farmers.

The dairy farm market appears to be running into some head winds with a number of properties on the market and buyers having less urgency to complete purchases. Although this situation hasn’t caused any structural shift in pricing, the supply and demand ratio has. As we have seen in past cycles well located properties with alternative land uses are still keenly sought after by a range of buyers.

Grazing and finishing properties are still well sought after with supply still being in limited numbers, which is holding values.

King CountryTo date settlement prices have been consistent with pre-Christmas values which have been very good. It now appears that vendor expectation is becoming harder to achieve, and some market adjustment is looking more likely than not.

Climatically the King Country has had a marvellous season, which has helped market optimism. Beef cows are realising prices well in excess of dairy cows.

Rangitikei, Wanganui & ManawatuThe Autumn selling season has commenced with a reasonable number of new properties listed for sale. New listings are predominately across the dairy, cropping/finishing and dairy support sectors. There remains a notable lack of traditional sheep and beef breeding finishing properties for sale.

The latest sales evidence in the greater Manawatu area is in line with where the market has been in recent years, with good quality dairy farms making around $45,000 per hectare and cropping/finishing/dairy support land making around $32,000 per hectare.

Whilst the Manawatu summer has been very dry, the recent Autumn rains have provided the kick start to pasture growth many farmers have been waiting for. We are looking forward to some excellent Autumn marketing campaigns for the properties we are privileged to be marketing.

The Wanganui/Rangitikei region experienced a number of good sales prior to Christmas that reflected the quality of the farms being offered for sale. Prices were strong, with most of the sold properties not having a reliance on the dairy industry.

The start of 2016 has seen the region hit hard with a prolonged dry spell. There have been a number of good quality medium sized dry stock properties come on to the market that should generate a lot of interest. To date there has been no evidence of dairy farms coming to the market, as it’s been good to see the banks in our region rallying around to support them. The dry season will not be adding to their cause unfortunately.

Hawkes BayThere has been a quiet start to the Autumn selling season, although this follows a very busy Spring market with a great lift in numbers of farms sold. Beef farmers, both locally and from outside the region, competed for farms that came on to the market. This generated a lift in values over the past year averages, although we saw most interest in fattening type properties.

The season post Christmas has turned into a classic Hawkes Bay summer. Even though this was well telegraphed by weather forecasters, it seems to have introduced an element of caution among some of our out of town buyers. Tararua As the dairy pay-out starts to pinch, the dairy real estate market seems to be polarizing. Well-located properties with neighbouring interest continue to hold up to last season’s levels, alternatively, properties with other than flat contour, and that are some distance from the main centres, are generating less interest than previous seasons. Evidence suggests that beef finishers are taking the opportunity and securing some of these properties at values below $20,000/ha (depending on contour and improvements).

The steady amount of enquiry for sheep and beef properties is exceeding supply, with only a small number on the market.

Farms with a finishing component are attracting more interest than breeding only operations. Two recent sales of sheep and beef properties within 2 km of Pahiatua have achieved $575 to $650/stock unit, indicating that this sector is achieving price levels similar to the past several years.

WairarapaThe rural market activity has slowed significantly in the past two months. This is a combination of poor produce prices, a period of extremely hot, dry weather and a lack of genuine listings. In January a marginal sized sheep farm sold from the lessor to the lessee of 10 years.

There are no recorded sales in February, although a very well located sheep and cattle farm sold at auction in March for $6.4 million. There do not appear to be many farms coming onto the market in Autumn, although there could be pressure on dairy farmers in particular. It is a period of readjustment.
