1. Purpose of the Document

This document provides the procedure for implementation of the Memorandum of the Sobha Amethyst and Sobha Adamus and the Rules & Regulations registered with the Sub-Registrar, Bidarahalli Bangalore and the registered Deed of Declaration (document no. 3069/2010-11, Book 1 dated 27/08/2010 and as per the provisions of the Karnataka Apartment Ownership Act, 1972. This document also provides the rules and guidelines for use of various facilities in Sobha Amethyst and Sobha Adamus and provides important informations, references and procedures for the day-to-day use of the facilities in Sobha Amethyst and Adamus.

2. About Sobha Amethyst and Sobha Adamus

The Sobha Amethyst and Sobha Adamus comprises of 368 apartments and 34 row houses respectively and is a premium residential complex with serene landscaping and ultra modern facilities. The apartment complex is located on approximately 8.5 acres of land near Kannamangala Village, Bidarahalli Hobli, Bangalore.

The complex boasts of a world-class Clubhouse with a Swimming Pool, Gym, Sauna/Jacuzzi, Table Tennis, Billiards, Card/Carom/Chess room, Reading Room/Library and 1 Party Hall/Area. Also there is a children’s play area with many play equipments. The complex has ample open area with jogging trails and is beautifully landscaped with many flowering plants and lawns.

The complex is equipped with backup power supplied by a 8 Diesel based genset units with a combined power generation capacity of 2000 KVA. The complex has eco-friendly features like in-house sewerage treatment plant (STP) to recycle water for the toilet flush and landscaping, water treatment plant, organic waste recycling plant and rainwater harvesting system.

Sobha Amethyst and Sobha Adamus has a vibrant community, which actively celebrates many cultural activities round the year. Special cultural programs and competitions are also arranged on Republic Day, Independence Day, Diwali, Ganesh Chathurthi, Onam & Christmas etc.

The Sobha Amethyst and Sobha Adamus Apartment Owner’s Association (hereinafter referred to as the “Association”) administers and maintains the apartment complex including the buildings and common areas. The affairs of the Association are governed by its Board of Managers, which is formed by members elected from the community of

owners. The Board of Managers comprises of its President, Vice President, and Treasurer, Joint Treasurer, Secretary, Joint Secretary and other members. Various subcommittees direct the functions of facility management, Security, Clubhouse, etc.

A facilities management team supervised by the Estate Officer looks after the day-to-day management of the facilities. The Association office is located in the Clubhouse and is open on all days from 9am to 6pm.

The Sobha Amethyst and Sobha Adamus is registered under the Karnataka Apartment Ownership Act, 1972 (Karnataka Act No. 17 of 1973) as provided in section 2 of the act via document no. BDH-1-03069-2010-11 dated 27/08/2010.

The rules & regulations written in this book have been evolved with an intent to implement the byelaws of the Sobha Amethyst and Sobha Adamus as referred above and to secure harmonious and better community living among the residents of Sobha Amethyst and Adamus. The said rules & regulations are binding on the residents and are subject to amendments at the discretion of the Association. It is the binding duty of all residents (including tenants) of Sobha Amethyst and Sobha Adamus to be aware of and to follow the byelaws specified in the registered document specified above.

3. Common Area Definition

“COMMON AREAS AND FACILITIES” unless otherwise provided in the Deed of Declaration or lawful amendments thereto means to:

1. The land on which the building is located/build. 2. The foundations, columns, beams, girders, supports, main walls, roofs, halls,

corridors, lobbies, stairs, fire escapes, water supply outlets, main electric wiring, entrances and exits of the building.

3. Clubhouses, Lawn Tennis court (planned), Visitor parking areas, Terrace areas, Children’s play area, compound walls, common areas.

4. All landscaping including grass lawns, roads,walkways, driveways and courtyards.

5. The premises used as offices, storerooms, network room, cable room, generator room, electric control and meter rooms, rooms provided for security personnel, servant toilets, cleaning rooms for persons employed for the management of the property.

6. Corridors, lobby areas, staircases and lifts. 7. Windows in corridors and any structural items installed in the common areas. 8. Installations for the central services such as power, light, fire alarm systems and

equipments.

9. Tanks, pumps, motors, fans, lights, compressors, ducts, generators, rainwater harvesting pits and filters and, in general, all apparatus and installations existing for common use.

10.All other parts of the property necessary or convenient to its existence, maintenance and safety or which are normally in common use.

11. In case of dispute regarding “what is common use or area”, the decision of the Board of Managers shall be final and applicable. If the dispute still exists, then it can be discussed in the general body meeting.

4. General Rules

1. No owner/resident/tenant shall object to any work that are being undertaken by the Association, which shall be in the common interest of all owners, even if such work may cause temporary inconvenience to him/her/them.

2. No owner/resident/tenant or their guests shall under any circumstances threaten, abuse, reprimand, assault, or in any other way offend the staff employed by the Association or employed by any Agency engaged by the Association. Any misbehavior or neglect of duty by the staff should be reported to the Estate Officer or to the Associations Board of Managers. The Association shall take the required action and shall keep the reporting resident informed.

3. No owner/resident/tenant should engage the maintenance or security staff for their personal work during the working hours.

4. Common property is meant for all, and everyone is a shareholder in that area. Therefore, it must be kept clean and no damage can be caused to any part in any form. Plucking of flowers and damaging plants in the common areas are strictly forbidden.

5. Any damage made by accident or intentionally made to any common usage property or to the building premises shall be charged on actual basis from the owner/resident/tenant within a stipulated timeframe after issuing a notice is to him/her.

6. Any member or his/her tenant violating any of the rules & regulations or byelaws of the Association shall invite disciplinary action against him/her by the Board of Managers, which may include either a fine or depriving him/her from any of the Association services.

7. No owner/resident/tenant of Sobha Amethyst and Sobha Adamus shall carry or permit carrying on any activity, which is prejudicial to the well being of the fellow residents.

5. Common Area Usage

1. Common areas/pools/gardens are not to be utilized for any large gathering or functions without obtaining the prior approval of the Association.

2. Terrace area is a part of the undivided portion of the common area and as such should not be utilized for any purpose at all.

3. Any owner/resident/tenant shall not place or cause to place any furniture, packages or object of any kind in the vestibules, stairways, car parking slots, and other areas of Sobha Amethyst and Sobha Adamus and facilities of a similar nature, both common and restricted. Such areas shall be for no purpose other than for normal transit through them, or as intended.

4. Common areas like lobby and passageways must always be kept free of any personal artifacts such as flower plants, shoe racks & storage racks etc.

5. Storing/parking of personal belongings like children’s cycles, prams, etc. are not permitted in the common areas like corridors. Children cycles can be parked in the parking areas in the basements.

6. Plants should not be kept in the common areas as they obstruct cleaning by the maintenance staff. Concerned resident is liable to pay charges due to damages (like stains or breakage etc) caused by placing of such plants/pots in the common areas.

7. It is important to keep the pathways always free so that in case of emergency they can be utilized without any hindrance.

8. Smoking, spitting in any form (pan or chewing gum) or drinking alcohol is strictly prohibited in all common areas including the Clubhouse, lifts, lobbies, pathways, gardens and the basements.

9. For safety reasons, children are not permitted to cycle/play/skate in the corridors, passages and in the basement parking areas.

10.Owner/resident/tenant of an apartment shall not store or cause to be stored any hazardous or objectionable material which would disturb the peace and tranquility in the vicinity or affect the structure or construction of the building.

11. It is prohibited to burst firecrackers within the premises of Sobha Amethyst and Adamus, except at the place and time designated by the Association.

12.Please check with SAAOA office about the safety procedures laid by the Association for festival like Diwali, Holi etc. to ensure safety for all.

6. Noise Level

1. Residents shall exercise extreme care about making noises caused by any carpentry, repair works or the use of musical instruments, radios, television and amplifiers that may disturb any other occupants. Residents should be sensitive to the inconvenience of neighbors and must respect any objections raised by neighbors.

2. Reverse gear car horns should be switched off during late nights. 3. Loud personal conversations on the phone from the balcony is to be minimized. 4. Putting noisy equipments in the complex or inside an apartment is not allowed. 5. Noise pollution (this includes late night parties and honking) must be avoided.

Residents must be cautious that their enjoyment does not become a nuisance to other occupants.

6. The Association has set 10:00 pm to 6:30 am, as No Noise Time Zone and each resident must abide by this rule. The rule is relaxed only under special occasions and only with prior approval of the Association

7. Modifications to Apartments

1. All carpentry or civil work must be carried out only between 9 am to 6 pm only on Mondays to Saturdays excluding Public Holidays. Absolutely no work is to be allowed on Sundays and Public Holidays.

2. Owner/resident/tenant must obtain written permission from the SAAOA Office (via email : [email protected] & [email protected]) before starting the work and also require security clearance for the workers from the SAAOA Office.

3. Be sensitive to neighbors’ convenience. It is a good gesture to inform your neighbors’ prior to starting any work, which may cause them inconvenience.

4. Construction of new structure and/or modification on the exterior faces of the apartment (exposed to the outside) shall only be undertaken with the prior permission of the Association. The Association will do the technical evaluation for the modification before providing the approval.

5. Any owner/resident who wishes to do civil, electrical or plumbing modifications inside an apartment or installations located therein must inform the SAAOA Office (via email : [email protected] & [email protected]) about the modifications in advance and provide a letter from Sobha Developers Limited stating that the intended modifications do not damage or weaken the structure of the building and are not in violation of the sale deed and construction

agreements. Failing this, no civil work will be allowed in the apartment. The owner/resident/tenant will be legally liable for any damages to the building and its structural integrity that may result from any unauthorized internal modifications.

6. No owner, resident or tenant shall install wiring for electrical or telephone and cable installation, television antennae, machines or air conditioning units, clothes hangers, flower pot holders, dish racks, etc. on the exterior of the building or that which protrude through the walls, balconies or roof of the building, except as authorized by the Association. The Owner, resident or tenant is completely responsible for ensuring that any kind of wiring installation are done using proper ducting mechanism and the wires should not be visible outside in open and be lying loose on the terrace or hanging from the walls towards the exterior of the apartment.

7. No owner, resident or tenant must change/extend their balconies, utility areas, or ground floor garden spaces. It is strictly prohibited to encroach on common areas by means of any installation (such as clothes hangers, utensil holders, flower pot holders, TV dishes/antenna, etc.), or any enclosures (such as gates/partitions, temporary walls, picket fences, etc.). Strict legal action will be taken for all such encroachments.

8. No terrace or open area (including the private garden area of ground floor apartments) shall be covered with any temporary or permanent structures and all such areas shall remain open and unhindered.

9. For DTH/dish TV, owners should use the common dish options provided by the association No owner, resident or tenant shall install any TV antennae or dish on the terrace unless a common dish option from that vendor is not provided.

10.No owner is allowed to modify the exterior color of the building.

8. Pet Animals

1. Residents must not keep a pet animal without prior consent from the Sobha Amethyst & Adamus Owners Association. Pet owner must register their pet with SAAOA office by signing a pet agreement form.

2.[1.] Residents keeping any domestic animals shall abide by the Municipal Sanitary Byelaws

3.[2.] The pet owners must take care of periodic veterinary checks and the timely vaccination which are mandatory. The details of vaccination given shall have to be entered in the pets register maintained in the SAAOA office (Clubhouse).

4.[3.] Pets are banned from loitering around in the lobbies and are strictly not allowed near or the following areas:

5. Pets should be strictly on leash and always under the control of the pet owners/caretaker at all times when they are outside of the apartment or row house.

6.[4.] To keep hygiene of the complex, the pets must not urinate/defecate in the common area. In the event of an accident, the pet owner must clean up the place immediately. Then Owners of pet animals are expected to carry poop bags and other required instruments for this purpose. In case of non- compliance, a charge of Rs 1000 /- will be levied on the offending pet owner by Assocation.

7.[5.] The Association will seriously deal with any attacks by pets on people or any other pets. The Owner must pay adequate compensation to the affected party and get rid off the pet immediately.

8.[6.] All pet owners will be responsible for the welfare of their pets and the residential community at large, especially, not let them make any crying or howling noises from balconies.

9.[7.] Do not leave the pets in balconies especially when you are not at home and do not tie the pets outside of your apartment/row house if you are living at ground floor level, this may scare the residents/children walking near by.

10.[8.] Children must not be allowed to handle the pets outside of your Apartment or row house.

11.[9.] Pets are allowed in lifts only when the lifts are empty/no passengers or please make sure that the other lift users are comfortable while getting your pet in the Lift. Strictly “NO” if the Kids are inside the Lift.

12.[10.] Pets must not cause any damage to the common property and in case of such incidents pet owner may be charged for the damage caused. Value of damage will be decided by the Association.

9. Violation of Common Area Rules

The first violation of common area rules will be dealt with by issuing a written notice to the owner/resident/tenant, with the stipulated fine (as per Appendix A) that will be charged for the reported violation. If repeat of violation is observed, then the legal action shall be initiated against such violators.

10. Community Living

1. Show compassion towards all co-residents. An ambience of mutual understanding and reciprocal accommodation will greatly help in building a combined harmonious Sobha Amethyst and Sobha Adamus community.

2. Show sensitivity towards all senior citizens and children of the community. 3. Refrain from communicating in provocative and abusive statements in through

emails, social networking channels like facebook or twitter or in any other public Sobha Amethyst and Sobha Adamus community forums.

4. It is prohibited to deface or write on any common/public place/property within the complex, e.g. lifts, walls, common toilets, etc.

5. It is prohibited to hang clothes, rugs, etc. from the windows, balconies or from any of the facades of the building.

6. It is prohibited to clean rugs/mats by beating on the exterior parts of the building, or to dust rugs/mats from the windows, balconies or common area, including lobbies and landings.

7. Put garbage or trash only in the disposal bins/cans provided for such purposes in the service areas and basement. It is prohibited to throw garbage or trash anywhere outside of these. Follow garbage segregation and recycling policy as outlined in section 28.

8. Do not litter or throw leftovers (empty cans, wrappers, etc.) in the common areas. 9. Plants/pots or any heavy objects must not be placed on the parapet walls of

balconies as they can fall down and cause serious/fatal accidents. 10. It is prohibited to throw any item (however light or small) from windows or

balconies in the interest of safety of residents on the ground floor. Residents should look into option of installing deck guards to stop accidental dropping of items by children.

11.All balconies should be cleaned in such a way that water doesn’t spill outside the balconies. This will cause discomfort to flat owners at lower levels.

12.Not to dispose Sanitary napkins/Diapers etc into the Garbage Bins in open form or through the Toilet shafts.

11. Resident’s Responsibilities

1. Security is everybody’s concern. All residents are requested to stay vigilant in their surroundings.

2. Residents should acquaint themselves with each other; exchanging pleasantary greetings which could be a good start.

3. Suspicious movement of any persons or strangers in the locality should immediately be reported to the security desk. Please report any unsolicited visitors (e.g. people seeking donations, etc.) to the security desk immediately.

4. Residents should check the bonafides of drivers/domestic helps before engaging them. The Association maintains a record of blacklisted maids and drivers based upon their past records, which the residents may refer prior to engaging such staff.

5. Any residents shall grant the entry of any security personnel, or other persons authorized by the Association in case of an emergency resulting in threat to life whether the occupant is physically present or not.

6. Residents or their guests should not argue with the security staff. The security staffs are just doing their duties and are enforcing rules laid out to them by the Association. Such residents not agreeing with any rules or procedures should send their comments/suggestions to the Association.

7. Any lapse on the part of security should be reported to the Association. 8. Security and clubhouse staff are appointed for specific duties and are not to be

used as “errand boys”. 9. Residents will advise security desk while leaving town for an extended/long

period. 10.Residents will inform their milk vendor, newspaper, housemaid and other utility

staff in case of leaving premises for an extended/long period. 11.Residents must familiarize themselves and follow all the rules and guidelines laid

out in this handbook and to ensure that children in the household are aware and abiding the Do’s and Don’ts as well.

12.Residents are responsible and liable for any damages caused to the estate and the properties thereof due to their own or ward’s non-compliance (see Section 4).

12. Notice Board Policy

1. No resident of the Sobha Amethyst and Sobha Adamus complex shall paste any advertisement or posters of any kind in the premises, except with the prior approval of the Association.

2. Advertisements must only be put in the designated notice boards. No advertisement shall be pasted, pinned, taped or glued to walls or to ther external facades of the complex.

3. All advertisements/posters of commercial nature, including those posted/advertised by residents, will incur a charge for posting in the notice boards.

4. Advertisements/posters with the following objectives or purposes will be considered as non-commercial in nature and would not be charged. This list is indicative only and not the complete list. In case of any confusion, the Association will look and evaluate the purpose and its decision will be final for classification:

a. Organizing cultural programs or some other gathering notification with no commercial motive involved.

b. Coaching classes (for swimming, tennis, yoga, etc.) organized by the Association approved coaches. The fees charged to the instructors for such coaching classes already includes advertising through notice boards.

c. Notices from Sobha Developers/Service Providers related to any resident issues.

d. General awareness raising issues (such as from NGOs, eye camp, blood donation, election logistics related, etc.).

5. The charge for the notices shall be based on the size and the number of days the advertisement needs to be displayed. The rate chart is as mentioned in Appendix A.

6. Advertisements/posters that have the resident’s name, phone number and flat number mentioned in the advertisement/poster as contact info will be considered in the resident category. All other advertisements will be treated as non-resident category and shall be charged accordingly.

7. Advertisement/poster must be submitted at least 3 days in advance after effecting due payments by cheque to the Estate Officer who will make the arrangements to post it on the notice boards. At least 12 copies of the advertisement/poster need to be provided by the submitter for display in all notice boards.

8. The Association shall take due care to ensure that the notices are displayed properly on all notice boards for the specified duration. However, the Association or its Board of Managers cannot be held responsible for any missing or torn notices.

9. Residents may insert notices or leaflets in the resident mailboxes at their own cost and effort.

13. Driving in the Complex

1. Traffic inside the complex shall move only in One-Way format for vehicular safety. Please follow One-Way rules and directions at all times. The entry gates for Apartments and Row houses are separate though the exit remains common.

2. Driving speed limit for motor vehicles within the complex on the surface is is 15 km/hr and in the basements it is 10 km/hr.

3. Speed limit applies to all vehicles - cars, bikes, or auto rickshaws. Residents need to ensure vehicles they are boarding are adhering to the shown speed limit.

4. Always keep left and follow installed traffic signs. 5. Pedestrians and cyclists have their right of way. 6. Overtaking and honking is strictly forbidden within the premises. 7. School buses and vans are not permitted inside the complex. All children must

be picked up and dropped off only at the main gate. 8. All cars and motorbikes/scooters must have a parking sticker to enter the

complex. Residents can contact the Estate Officer for further details in case they do not have a parking sticker. The vehicles not having parking stickers will not be allowed to park in the basement or in the allotted car park area.

9. In case of the loss of the parking sticker, resident must inform the Association office as well as the security officer. A duplicate parking sticker may be issued at an additional cost as per Appendix A.

10.As a general rule, outside vehicles (office pickup cabs or autos) are not permitted inside the main gate. These vehicles must wait outside the main gate. Drop-off or pick-up inside may be allowed as exceptions only for elderly people, any medical emergencies, passengers with luggage.

11.Taxis /autos or any commercial vehicles are not allowed to enter basement parking area under any circumstance unless permission is sought from the association for unavoidable reasons.

12.For the sake of overall safety, all vehicles and individuals may be subjected to checking or frisking by the security both at the time of entry as well as exit, as and when necessary. This process sometimes takes from 1 minute to 5 minutes, residents are requested to co-operate as this is for our own security as such.

14. Parking Rules

1. All residents are required to register their vehicles with the Association office and will promptly inform of any changes thereof as well.

2. All residents will display the parking stickers (preferably on the left hand side) on their vehicles (cars as well as motorbikes/scooters).

3. All residents shall only park in their designated allotted parking area and within the Yellow marked lines of each parking slot. Parking is not permitted in the driveways, walkways, common basement areas, or areas not marked for parking or unmarked basement parking slots. Vehicles should not block any parked vehicles or parking spaces belonging to other owners. Security guards and Association members have the right to do random checking to verify whether vehicles are being parked in the designated parking areas or not and question any such resident for the same.

4. For one Parking Slot it is recommended that residents park only 1 Car and 2 Bikes to the maximum. Also please ensure that the vehicles are parked within the designated yellow marked line.

5. Visitor parking is solely for visitors and must not be used by residents/owners/tenants.

6. Make sure your visitor parks their car in the visitor car parking slots only. 7. Visitors must inform the Association office or the Security officer if they need to park

their vehicle in the visitor parking for more than 12 hours. 8. Any vehicle parked for an extended period of time without security / association

approval in the visitor parking slots, unmarked basement parking slots or on any common areas shall be removed or towed at the discretion of the Association.

9. Any vehicle wheel-locked will be unlocked only on payment of the appropriate fine (see Appendix A). Please contact the SAAOA Office to unlock the vehicle.

10.Parking of any heavy duty or light carriage vehicles is prohibited in any parking areas anywhere inside the complex.

11.Drivers of residents are not allowed to loiter in the premises. The drivers should sit inside their cars or restrict themselves to be around their respective cars when they are inside the premises.

12.All Residents are responsible for the discipline of the household staff (including drivers) engaged by them and must apprise their staff of the Association rules and regulations.

13.All Residents should ensure that no valuables are left in their cars. Security will not be responsible for loss of personal belongings from the cars.

14.Cycling, roller-skating or playing in basement parking area can be potentially dangerous for children. Chances of incident increase at the entry and exit gates. Parents are requested to take extra care for the sake of safety.

15.Washing of cars should be restricted to the parking area allotted to the resident. Cars should be washed through a bucket, not a hose. Conserve water.

16.Residents MUST ensure that they do not leave any waste / litter from their vehicle in either their parking area or in anyone else’s parking area. The waste / litter from the vehicle can be dropped at any of the waste bins provided all over the campus/basements.

17.Association has full rights to levy fines / penalty as deemed fit in case any of the above parking rules are flouted.

15. Guest Policy

1. Each visitor or guest (a person not ordinarily residing at Sobha Amethyst and Sobha Adamus as per the Association register of residents) must register at the main gate security to gain entrance into the complex.

2. Guests of residents are permitted into the complex after due verification. The resident or host that the guest would like to visit will be contacted by the main entrance security for verification. After getting the permission of the host, the guest will be allowed inside after making the necessary entries in the register. Guests should park their vehicle in the allotted visitor parking lot only

3. In case the person to whom the visitor has come to meet is not present or cannot be contacted, the visitor will not be allowed to enter the premises.

4. All visitors must follow the rules and procedures of the main gate security. 5. Driver of guest’s vehicles must stay within the vehicle and will not be allowed to

stray into the basement or other areas of the complex. Guest’s driver will also be required to make an entry in the security register.

6. Without a valid parking sticker, a resident will be treated as a guest and will not be allowed to drive their vehicles beyond the visitor parking area.

7. In case the guests enter the premises without contacting security; they will be treated as trespassers. Strict disciplinary action will be taken which may involve police report and/or legal action.

8. Guests are not allowed to use any of the Clubhouse facilities without a valid guest pass. Any malpractice will result in the imposition of a penalty as deemed fit by the Association.

16. Clubhouse

16.1 Club House Membership

1. The Owners of flats by virtue of having paid the initial clubhouse membership fee at the time of purchase of the flats are Members of the Clubhouse.

2. In case of a resale, new owner becomes the Member of the Clubhouse when he/she pays the Transfer Fee (see Appendix A) to the Association.

3. Membership in the Sobha Amethyst and Sobha Adamus Clubhouse entitles the Member and his/her family to the use of all facilities of the Clubhouse.

4. The Association will issue membership cards (at a nominal fee, see Appendix A) to each Member of the Clubhouse and his/her immediate family members residing in the Sobha Amethyst and Sobha Adamus premises. Members must provide passport size photos of all persons for whom a membership card is required.

5. Members and their families should carry their membership cards with them at all times while on the Clubhouse premises, and present the card if so requested by any executive or security staff of the Association.

6. In the case of tenants, the owner of the flat will have to transfer his/her membership to the tenants. The tenant will be issued membership cards for use by himself/herself and his/her family. Tenants will be issued ID cards on the production of a copy of the rental agreement and NOC from the owner.

7. The owner cannot use the Clubhouse when he/she has rented out the flat to a tenant.

8. Membership cards are not transferable and may only be used by the person whose name, photo and signature appear on the card.

9. Members must notify the Association office in writing of the loss of any membership card promptly and apply for the issue of a replacement card for which a nominal fee (see Appendix A) would be charged.

10.Members must notify the Association office in writing about any changes in the family and obtain/return/update membership cards as the case may require.

11.Members can obtain up to two free guest passes (upon request in writing) for their guests for a stipulated duration to use any of the Clubhouse facilities. Members must fill an application at the Association office each time they need a guest pass.

12.Residents are advised to contact the Clubhouse Committee for any further clarifications on the above.

16.2 General Club House rules

1. Membership in the Sobha Amethyst and Sobha Adamus Clubhouse entitles the Member and his/her family to the use of all facilities of the Clubhouse. Please carry your membership card with you and be prepared to produce it on demand when using the Clubhouse.

2. Everyone shall make an entry in the register located at each facility before using that facility.

3. A resident member must accompany guests at all times. Guests must have a guest pass to use a facility and must sign in the register located at the facility before use.

4. All residents and guests should maintain decency and decorum within the Sobha Amethyst and Sobha Adamus complex and the Clubhouse.

5. Children below 12 years should be accompanied by an adult. 6. Pets, roller blades, or cycles are strictly not permitted in the Clubhouse premises

or in any of the facilities. 7. Holi celebrations are not allowed inside the Clubhouse. 8. No food or beverages are allowed inside the Clubhouse and all encompassing

facilities except designated areas like the party halls. Plastic water bottles are permitted.

9. Smoking and drinking alcohol is prohibited within the Clubhouse and all encompassing facilities.

10.Kindly ensure that all lights and fans are turned off when leaving the respective areas.

11.All users should respect the privacy of others and keep noise to a minimum. Do not use radio or phones, which causes disturbance to others.

12.All people using the Clubhouse facilities do so at their own risk, the Association is not responsible for any injury or accidents.

13.Any of the Residents and their guests cannot use the Clubhouse for lodging purpose.

14.All trash and refuse should be deposited in the designated bins provided. 15.Usage of the court/facility (Table Tennis/Badmintion/Tennis) are strictly on a first-

come-first-use basis. No advance reservations process is implemented as of now.

16.When others are waiting and there is no room for playing, please be considerate and conscientious and allow everyone a fair chance to play. As a rule, when people are waiting, a group is allowed to play a maximum 3 games or 1 hour, whichever is shorter.

17.A court/facility may be reserved for specific purposes like coaching classes, for ladies only, or for smaller children during the day. Such reservations will be posted at the court/facility. All Residents must abide and give up the court/facility for the designated purpose at the reserved times.

18.Please follow the posted guidelines, rules and instructions at each court/facility or equipment. Users must read, understand and follow the instructions carefully at each court/facility or equipment. Proper use will help prevent serious harm/injury to the people as well as damage to the expensive equipment and amenities.

19.All residents must cooperate with the supervisors, supporting staff and security guards to help maintain and run the Clubhouse smoothly.

20.The Clubhouse and all encompassing facilities are not available to any owner or his/her guests if the maintenance and other sums due to the Association by the owner are not current.

21.The Association can levy penalty for any damage or misuse of the property and the decision of the Association in this matter will be final and binding on all residents.

22.The Association reserves the right to debar any person from entering the Clubhouse and using its facilities in cases of non-compliance of rules.

23.The Association or its Board of Managers will not be responsible for the loss of any personal belongings left behind by the users in any of the Clubhouse facilities.

24. In case of any issues, please enter your suggestion or complaint in the register book at the Association office.

16.3 Coaching Rules

1. The Association Clubhouse Committee must approve all coaching classes and the coach has to pay the requisite charges (see Appendix A) to the Association.

2. Approved coaches are entitled to the following: 3. Use of a Sobha Amethyst and Sobha Adamus facility for coaching.

a) Fixed, reserved time slot during 10am to 6pm on a daily basis. b) Promote and advertise the coaching class for free using the notice boards. c) Coaching classes conducted using Sobha Amethyst and Sobha Adamus

facilities are strictly for residents only. No outsiders are permitted to attend such classes. Coaches will have to declare that he/she will not bring students from outside.

d) Coaching classes are allowed only between 10am to 6pm (on all days including weekends and holidays).

e) Individual, private coaching is allowed, but court/facility time cannot be reserved for such classes unless the coaching fees are paid. Private coach must have a valid guest pass as well.

f) As a general rule, group-coaching classes are encouraged. The Clubhouse Committee will limit the hours per day reserved for coaching to provide maximum time for the residents and will approve all coaching classes at its sole discretion.

16.4 Party Hall

1. There is 1 Party Hall / Common area in the Sobha Amethyst and Sobha Adamus complex (First floor hall in Clubhouse 1 and the external party area in common area behind 1st block).

2. The timelines for the parties must be strictly adhered to. In case the party hall is used beyond the allocated time, the Association can take appropriate action (including switching off lights as well as imposing a fine/penalty) as deemed fit.

3. Party Halls are for the personal use of the residents of Sobha Amethyst and Adamus. It must not be used or sub-let out for the use of any person not residing at Sobha Amethyst and Adamus.

4. Only residents (owners/tenants) can book the Party Hall. The apartment owner or tenant must be present at all times at the function for which the Party Hall is rented and must be the primary host of the event. Owners or tenants may not reserve the Party Hall on behalf of a third party.

5. Party Hall booking will be purely on a first-come-first-serve basis against advance payment.

6. Residents must fill in the Application Form for Booking the Party Hall available at the Clubhouse Office to reserve a Party Hall, pay the requisite rental fees (see Appendix A) and receive appropriate receipt for the same.

7. There is no charge for booking the Party Hall for the first time, allowed once per apartment.

8. The Party Hall will not be available for rent to any owner or tenant if the maintenance or other sums due to the Association by the owner have not been paid.

9. Cooking of any nature (including installation of stoves, tandoors, etc.) must be limited to the designated area specified by the Estate Manager.

10.Eating should be limited to the Party Halls only. No eating permitted in the lawns, swimming pool area or any other areas outside the Party Halls.

11.Smoking & Alcohol consumption is strictly prohibited.

12.Users should refrain from using loud music or making excessive noise during the party so as not to disturb or inconvenience other residents or users of the Clubhouse.

13.Decorations should be done in such a manner that no marks or damages should result to the walls or fixtures either during their installation or removal.

14.No residents/guests shall install any machinery or equipment like generators, decorative lights, or speakers that make noise, emit smoke, or cause disturbance to other residents in any way. No stage or heavy furniture can be setup in the Party Hall.

15.No residents/guests shall put any hoarding/advertisement or poster of any kind in the Clubhouse except as authorized by the Association.

16.Guests attending the parties are not allowed to use any of the Clubhouse facilities (like the Gym, sauna, swimming pool, tennis court, badminton court, TT tables, etc.).

17.A Party Hall may be booked by a resident for public demos, promotions, or exhibitions when they are exclusively for Sobha Amethyst and Sobha Adamus residents. The charge for such events will depend upon whether they are for commercial or non-commercial purpose. The Association will determine the classification based upon the description of the event and the charges will be applicable accordingly (as described in Appendix A). The Party Hall must be reserved at least a week in advance for such an event.

18.The Party Hall should be handed over to the Estate Manager after the party with due cleaning and removal of any decorations and additions done for the party.

19.The owner/tenant renting the Party Hall is responsible for the repair or replacement of any damage done to the Party Hall (including the ceiling, floor, walls), its furniture, equipment, or window coverings. Association reserves the right to impose such penalty to recover the cost of the damages from the renting owner/tenant.

20.The Party Hall renter will assume full responsibility for any and all accidents and claims that may arise as a result of any accident or for any other reason in connection with the renting of the Party Hall by the renter.

21.The Party Hall users will be solely responsible for their belongings; the Association or the Clubhouse management/staff will not be responsible for the upkeep or security of any equipment or belongings used for the party.

22.Please be courteous to Clubhouse personnel. They have been asked to enforce the Clubhouse/Party Hall rules by the Association and they are doing their designated job.

23.Bookings can be cancelled subject to a cancellation fee (see Appendix A). 24.External organizations (such as companies, NGOs, etc.) may be allowed to book

a party hall for demos, promotions, sales or exhibitions when they are exclusively targeted for Sobha Amethyst and Adamus residents. Such events will be

permitted at the sole discretion of the Association and organizations should contact the Estate Manager in advance. The Association will determine the charges to be paid depending upon the nature of the event.

25.No booking can be made for more than 2 days at a stretch by a single resident.26.Violation of these rules will be determined by the Association at their sole

discretion. Violations will subject the owner/tenant to any corrective or enforcement action authorized by the Association and penalties may include, without limitation, the loss of using rights for the Clubhouse for one year.

16.5 Swimming Pool

1. Instructions have been placed near the swimming pool and everyone is required to follow these rules strictly. Failure to comply with the same will result in denial of entry and/or use of swimming pool.

2. Pool timings are as follows. 3. Tuesday to Sunday : 6:00 AM to 10:00 PM4. Monday : Closed for maintenance5. Proper swimming attire (swimsuits/trunks and swimming cap) must be worn

before entering the pool. Residents and their guests are not allowed to enter the swimming pool in regular clothes.

6. It is mandatory for everyone to wear a swimming cap. The reasons behind compulsory swimming caps are as follows:

a) Hair falling problems b) Oily hair c) Dandruff in the hair d) All of which are unhygienic and are thus applicable to both people with

long as well as short hair. All users must take a shower before entering the pool.

7. It is not allowed to sit by the swimming pool in normal clothes with legs in water. 8. Persons using the swimming pool will use the changing room for changing

clothes - they are not allowed to change next to the pool. 9. Shower rooms should be left in proper conditions for the person using it next. 10.Children under 3 years will not be allowed to use the pool without swimming

diapers. 11.The swimming pool has no lifeguards. Assure all children below 12 years must

be accompanied by an adult. 12.Absolutely no diving is permitted in the pool (it is a shallow pool and diving can

be dangerous).

13.Avoid using the pool if you have any infectious disease.

16.6 Steam/Sauna/Jacuzzi

1. Children below 16 years are not allowed to use these facilities unless accompanied by an adult.

2. Users must familiarize themselves and follow posted instructions carefully or seek the help of the Clubhouse official.

3. Maximum allowed usage time is 30 minutes per use per person or group.4. Changing of clothes to be only in the changing rooms

a) The Association reserves the right to deny use of these facilities to anyone at any point of time if rules are not complied with.

16.7 Gym

1. Children under 16 years are not allowed to use any facilities inside the gym. A fine of Rs. 1000/- will be imposed on violators.

2. Wear appropriate attire, i.e. clean non-marking athletic shoes and gym clothes. 3. No bare feet, sandals, dirty/soiled shoes, street clothes or wet clothes allowed. 4. No food or drinks (except bottled water) are allowed inside the gym.5. It is advised to switch off the treadmill after use to avoid overheating. Individuals

may use to a maximum of 45 minutes on treadmills. 6. Wipe clean machines, benches and cardio equipment after use. Please carry

your own clean towel/wipe for this purpose. 7. Refrain from dropping weights or keeping them in any other equipments other

than the racks kept for it. Replace the weights on the rack after use. 8. All the equipment of the gym has to be kept at its original place neatly after use. 9. The Association or its Board of Managers will not be held responsible for any

injury or accidents to resident. 10. It is assumed that all residents have complete knowledge of the usage of the

various equipments provided. 11.All residents who have a medical history need to consult their physician before

using any of the equipment in the Gym.

16.8 Table Tennis

1. It is recommended to wear clean sports shoes while playing. 2. Use proper Table Tennis balls and rackets only. 3. No sitting or climbing on the tables is allowed at any time. 4. Avoid any action that can result in damage to the table or the net. No objects

other than the TT bat or ball should be placed on the table at any time. 5. Turn off lights if you are the last person leaving the room. 6. Be courteous and conscientious and allow everyone a fair chance to play.

16.9 Carrom/Chess/Billiards Room

1. This room is primarily for playing Carom and board games. However, the room can also be used for small meetings, gatherings or talks.

2. Please maintain cleanliness of the room and avoid littering. 3. Avoid wearing Heels, spiked/studded shoes or hard footwear that can damage

the floor. 4. Do not drag the Carrom tables around as that can damage the floor. 5. Do not throw Carom powder on the floor. After playing, make sure that all coins

and strikers are in order and none is missing. 6. Turn off lights and fans if you are the last person leaving the room.

16.10 Children’s Play Area

1. Please note that some of the following rules are applicable to the children. The Association expects that parents educate and advise their children about the rules and advocate their children to follow them.

2. The Children’s play area equipments and fixtures are expensive. Please do not allow your children to misuse them.

3. The Children’s play area items are meant for the children alone. Adult residents and/or maids accompanying the children are strictly prohibited from using any of these items.

4. The seesaw should be used by a maximum of 2 children at a time. 5. Do not stand on the swings. 6. No food or drinks are allowed in the play area as they attract insects/ants/rats. 7. No nature’s call in and around the play area. 8. Residents are responsible to clean the place in case their child throws up or

dirties the place. Please do not cover up the dirt under the sand; it is unhygienic for other kids. Use the dustbins or trash cans around the play area and Clubhouse.

9. Be courteous and conscientious and allow everyone a fair chance to play. 10. All children using the play area do so at their own risk. The Association is not

responsible for any injury or accidents. The parents or other accompanying adults/maids are advised to look after the children at all times. Children must play only in the designated play areas. No playing is allowed on the podiums, driveways or lawns except as approved by the Association. Cycling/skating is strictly prohibited in the basement parking areas, lawns, jogging track, or the central podium. Bicycle racing is not permitted anywhere inside the complex.

16.11 Reading Room/Library

1. The library is primarily for reading only and may be used for games like chess. It can also be used for small meetings with advance notice.

2. All are requested to maintain silence and decorum in the Reading Room. 3. Food and drinks are strictly prohibited inside the Reading Room. 4. Books, newspapers or magazines are for in-house reading only and cannot be

taken out of the library for reading. 5. Books bought through the Book Lovers Club (BLC) funds are issued only to the

members of the BLC. Please check with volunteer in reading room for membership details.

6. Please handle the books and magazines with care and put them back in the proper shelves after reading. Please encourage children to do the same.

17 Household Staff Rules

1. Any part-time or full-time staff employed (maid/cook/caretaker/driver) by residents are defined as Household staff. They need to provide necessary identification proof (Voter ID (Karnataka State) - Mandatory & Address Proof ) and 2 photographs to the security desk (One for photo identity card & one for Office records) to gain entrance to this complex.

2. The identity card should be displayed visibly as long as they are in the complex. In case of lost ID, please report immediately to the security else they will be considered to be trespassing.

3. Record entry needs to be made while entering or exiting the estate. 4. Household help/drivers are not allowed to conglomerate in the estate. They will

need to go straight to the apartment they are working for and not hang around with other maids or loaf around.

5. Waste thrown around by maid or driver will be considered as thrown by the apartment owner only

6. Bad etiquettes by domestic help will be veiwed seriously. Resident employing them needs to educate their domestic help about the rules laid by the Association.

7. Drivers will be allowed to stay in the car designated for them and will not be allowed to loiter in the common area.

8. Security has a right to search domestic help and items they are carrying in case of suspicion.

9. Household help (maid/cook/caretaker/driver) are not allowed to use Clubhouse facilities. They can attend party held in party hall when invited.

10. If caught smoking or spitting they will be debarred to enter the premises with possibility of fines.

11.The residents must inform the security about a change in maid or household staff (both when the staff joins or quits).

12.The Association is not responsible for addressing disputes between owners and maids or other household staff.

13.Avoid engaging household staff without references and do not employ children (below 18 years).

18 Moving In / Moving Out

1. As and when a owner/tenant decides to move-in to or move-out of an apartment, he/she shall communicate the same to the Association in writing a minimum 5 days in advance indicating the date/time of movement and pay the requisite fees (see Appendix A) to the Association as processing fee. The Association office will issue a receipt, which must be shown at the main gate security to facilitate this activity. In the absence of the receipt, entrance of any moving truck/van into the complex and usage of the service lift will not be allowed. Movement within Sobha Amethyst and Adamus from one apartment to another will be treated as a move and charged accordingly.

2. The Owners moving in for the first time are exempt from the move-in charges. This exemption is not applicable for tenants. They have to pay move-in and move out charges as applicable.

3. All move-ins and move-outs are allowed only during 8 am to 8 pm so that it does not disturb other residents staying in the complex. Owner/tenant should ensure peaceful movement of their goods within the complex.

4. The Owner/tenant has to bear the responsibility for damages due to the negligence of their vendors/workers. The damages and the cost to fix the same will be assessed by the Association or any approved third party vendor by the Association.

5. The move-in/move-out charges shall be revised as required from time to time through a resolution passed by the Board of Managers of the Association.

6. All Clubhouse membership cards issued to the owner/tenant must be returned at the time of move-out.

19 Tenant Policy

1. It is the duty of the owner of an apartment to inform the Association in writing of their intention to rent their apartment or of a change in tenant if already rented. They must also furnish all details of the tenant in a specified format.

2. The Association has a standard application form which every owner must submit indicating their intention to let out the apartment or to inform of change in tenants. This application form is available in the Association office. Please ensure to submit the form at least 5 days prior to tenant move-in or move-out.

3. Every new tenant has to sign a “Tenant Occupancy Agreement” with the Association indicating to abide with all the byelaws and other associated rules of the complex. This can be done at the Association office.

4. It is the owner’s responsibility to ensure that appropriate communication from the Association or Sobha Developers are passed on to the tenant.

20 Ownership Transfer Process

1. An apartment owner shall notify the Association in writing of his/her intention to transfer his ownership in the apartment before he/she conducts a sale in respect to his/her apartment. He/she must pay and clear all the unpaid assessment to the Association including interest, if any, on such outstanding balance. The Association will issue a No Objection Certificate (NOC) to this effect. In case of any default, all such outstanding amounts will automatically devolve upon the buyer.

2. The Owner desiring to transfer his/her ownership rights must submit an application to the Association. This application is available in the Association office. The Association will issue the NOC after ascertaining no dues associated with the apartment on submission of the application.

3. The new owner/buyer has to become a member of the Association and pay a Transfer Fee (see Appendix A) to the Association. The responsibility to ensure effective payment of such Transfer Fee to the Association shall be that of the Purchaser/Transferee owner. Transfer of ownership by inheritance or on account of gift to spouse/children during the lifetime of the owner is exempt from the above-mentioned Transfer Fee.

4. The new owner/buyer has to sign a “New Member Occupancy Agreement” with the Association indicating to abide with all the byelaws and other associated rules of the complex. This can be done at the Association office.

5. These charges shall be revised as required from time to time through a resolution passed by the Board of Managers of the Association.

21 Lift Usage

1. Use the Up/Down button depending upon the direction you want to move. 2. Always keep your lift free of trash and graffiti. 3. Please switch off the fans in the elevators when you get out last.4. Avoid spilling water and liquid in the lifts. Do not carry food or drinks in open

packets in the lift. 5. Familiarize yourself with the rescue procedures in case of power failures in lift.

Lifts have a phone & emergency alarm button in case of emergency.6. Diligently follow fire safety rules and load limits prescribed for the lift. 7. Please don’t carry heavy items in passengers lift, for that please use service lift.8. Please don’t try to open the lifts manually at any point of time. The doors are

programmed to open automatically when the lift stops. 9. Avoid taking Pets in the lift when other passengers are in lifts.

22 Mailbox, Email, Notice Board Checking

1. Please check your mailbox, your registered personal emails (In ApartmentAdda & CommonFloor) and the notice boards regularly.

2. Postal mail, electricity/phone bills and letters from the Association are dropped into your mailboxes.

3. Registered mail/Couriers/letters/parcels will be delivered directly to the apartments (eg: Credit Cards/Debit Cards) or will be delivered at the security gate. The Security team will later drop them in your respective Mailboxes.

4. In case no one is there in the apartment to receive the couriers or registered mail, the letters will be returned as undelivered, unless you have made arrangements (through an authorization letter) for someone else in Sobha Amethyst and Sobha Adamus to receive them and instructed security accordingly.

23 Vendor Services

Only vendors approved by the Association can work inside the Sobha Amethyst and Sobha Adamus premises. The Association acts as a controller for them and makes necessary arrangements with them. Residents are requested not to encourage other vendors to come into the premises. The Association also negotiates service rates with the vendors. In case of any confusion or clarification with regard to the service rates set by the Association, please contact the Association office.

All the current the Association approved vendors are listed in Appendix B along with their negotiated rates. For your information, we currently have milk, newspaper, drinking water supplier, Cable/DTH service, car washing and ironing vendors.

24 Commercial Activities

The Association explicitly disallows residents from organizing or conducting within Sobha Amethyst and Sobha Adamus any commercial activity that involves one or more of the following:

1. Involving non-residents as organizers or participants

2. Involving usage of common facilities

3. Creating inconvenience to other residents

4. Affecting safety and security of residents

A commercial activity is one that is defined as an activity that involves payment of cash for kind for services rendered. Any commercial activity violating the conditions above will be allowed only after written permission from the Association and will have to be organized in the Clubhouse or any other location deemed appropriate by the Association.

However some activities can be allowed inside your apartments provided it is only for the residents of the complex and

Once you have got the NOC’s please submit the same to the Association for final approval. Association can approve/deny the activity. Please also be informed Association can revoke the approval at any point of time.

25 Service Apartments

1. All apartment units shall be utilized for private residential purpose only. Either using or letting out any apartment for any non-residential, public or commercial purpose including purposes such as hotel, lodge or guesthouse is prohibited.

2. No apartment owner shall lease, mortgage or give possession of the duly owned car parking area appurtenant to his/her unit to a person who is not a resident of Sobha Amethyst and Adamus.

3. No owner can lend his/her flat for service apartment purpose.

26 Fire Safety

1. Use only the staircase during fire (unless otherwise instructed). Do not use lifts during fire.

2. Raise alarm immediately, call out loud for help. 3. If enclosed area is too smoky, stoop down and crawl towards the exit. 4. Don’t run, be calm, and walk at a pace so that you don’t have to take a deep

breath. 5. Keeping yourself prepared will help in real emergency situations. Please do the

following. 6. Read the fire safety instructions which is placed near lift lobby. 7. Volunteers need to get trained in operating the fire safety equipment. 8. Please collect fire extinguisher for each flat from the Association office. 9. Participate in the fire / emergency drill conducted by the Association. Drill should

help you to locate the nearest escape route. 10.Be aware of all the escape routes leading to ground level or escape through

terrace. 11.Don’t panic and don’t spread panic. 12.Keep children aware of these guidelines. 13.Please report loose electrical / telephone cables immediately. Please don’t

tamper with these lines, as these are potential cause of fire and damage to building.

14.During an emergency, residents should assemble at the Main Gate or near the STP and wait for further instructions.

27 Preserve Water & Electricity

1. Water is precious so please use your judgment while using water. Keep an eye for water leakage from water fittings/plumbing to conserve water.

2. Keep a tab on water usage/wastage by kids and domestic helps. 3. Please use bucket and sponge swabs for cleaning car. Using hosepipe for car

washing is prohibited. 4. Report water leakages immediately to the plumbers/raise incident in Apartment

Adda. (See Appendix 29)

28 Garbage Collection, Segregation & Recycling

Association is planning to work on a process which recycles household organic waste

and provides manures

To save the solid waste disposal cost.

To save the cost of purchase of manure in order to maintain the landscape.

To earn money by selling the surplus manure.

To comply with Karnataka State Pollution Control Board requirement

To achieve the above YOU can help us by doing the following:-

1. Keep the organic waste and inorganic waste in TWO SEPARATE bags (Black &

White) for everyday clearance.

b) Vegetable, fruits peelings and other biodegradable waste, etc.

Inorganic waste (Black handbag):-

b) Plastic bottles /plastic bags

1. Garbage is collected by the housekeeping staff 2 times a day (Monday-Saturday) and 1 time a day (On Sunday’s)

First Shift : Between 10:45 am – 11:30 am & Second Shift : Between 4:30 pm – 5:15 pm) Sunday’s : Between 10:45 am – 11:30 am.

2. Garbage should be neatly packed on a garbage bag/plastic bag. Do not dump packaging material of toys, pizza boxes openly in the common area.

3. All Residents are requested to keep their trash neatly beside their apartment doors (not near the lift lobbies/corridors/beside stairs/any other common areas). In case of inability/failure to keep the trash out before the above specified time, residents are requested to deposit the trash directly in the main dump in Ground Floor (Near to STP/Near to 4th Block). Please make sure your house maid’s follow this process diligently.

4. Please do not keep trash outside your house between 5 pm and 7 am as it always invites rodents to our campus.

5. Please don’t dump household garbage to the trash cans which are kept in common areas (eg : Landscaped Garden Areas, Podium, Children’s play area)

6. Please don’t throw any garbage thru Toilet window ducts/Kitchen utility/Master Bedroom or Drawing room Balconies

32 Appendix C: Maintenance Charge Payment Process

The maintenance charges must be paid in advance every three months at the stipulated rate. The current rate is Rs. 2500/- per month, paid quarterly. No notices will be sent to the individual apartment. Notice will be sent only via Apartmentadda and published in the notice boards. Audited accounts will be available only at the Annual General Body Meeting. It is the responsibility of owners to check their apartment ledger on APARTMENTADDA or with the Association office whichever is convenient.

Once on-line transfer is made, you can click on “I have Paid “button available on your Account statement screen on APARTMENT ADDA (Steps: Resident dashboard -> My Flat –> Dues) to communicate the details of the transaction to the Association.

Treasurer will eventually Accept/Reject the “ I have paid” intimations after cross checking with the account statement.

Maintenance must be paid quarterly in the months of January, April, July and October. The last date for payment is the 10th of the payment month (e.g. for January quarter, payment must be made on or before January 10).

Delayed payments will attract a penalty interest of 24% per annum.

Bounced checks will incur a penalty of Rs. 200/- in addition to interest.

In case of non-payment of dues for more than 3 months, a notice for payment due will be sent to the apartment. If the payment is not made immediately, the following actions will be initiated:

ADisconnection of Association provided utilities – Water, Generator Backup (charge for reconnection of utilities will be Rs. 2000/-)

BDenial of access to Clubhouse and common facilities

In case of perpetual defaulters, the Association may decide to initiate legal action to recover the dues.
