Except or some extended travels in his early 20’s, Steve has lived in Hillsboro since 1955, not willing toleave the Maritime Pacifc Northwest he so loves. He and his wie, Janey Salveson have 3 daughters. Jose-
phine, the youngest, graduated rom High School as a Junior and is pursuing a Nursing Degree. Austyn
the middle daughter is attending Oregon State University and plans to continue on to the OSU School o
Veterinary Medicine. Averina, the oldest daughter, a Graduate o University o Oregon with 3 majors and
3 minors and plans to continue on to law school and ultimately practice international law.
Captain o several fshing teams Steve has won the prestigious Willamette Salmon Quest as well as win-
ning and setting a new tournament Record in a long running private Salmon tournament in Tillamook
Bay. Retired rom tournament fshing, Steve’s avorite fshery is bobber fshing or all Chinook salmon
in the tidewater portion o many o our coastal rivers, catching Large Fall Chinook up to 40 - 50 pounds
each year. Crabbing the coastal bays, clamming the north coast beaches and hunting all mushrooms in
the coastal hills flls out the balance o his outdoor activities.
A man o his word, Steve prides himsel in still making transactions based on a handshake and strongly
believes that your word is your bond and that a reputation o being an honest stand up person is one o
the most important things in the world.
Buying his frst home at 22 and his frst rental
at 24, Steve spent many years as a Realtor and
landlord, owning a single amily home as well
as two & three unit rental properties and acondo at the beach. Except or their current
home, Steve & Janey’s only other current Real
Estate holding is a 1/3 interest in a beach house
in Netarts and they like it that way.
An avid angler, Steve spends most o his spare
time fshing. Everything rom Salmon on the
Willamette and Columbia Rivers, to Halibut
and Bottom fsh in the Pacifc Ocean. His frst
Tuna trip in 2005 made such an impact; he nowmakes several trips each year oten traveling 40
miles oshore to catch Albacore Tuna.

Janey Salveson,Wife, Mother and The Real Boss
Janey uses her 10 years o mortgage experience to write loans, attend to the details o all their loans, andis active in the day to day operations o their branch ofce. A native o Oregon she was born and raised
in the Portland metro area. Janey decided to get into the mortgage business because she wanted to help
people make inormed decisions with one o the largest investments they will make in their lietimes. She
is very passionate about making sure people understand their options in the mortgage process. And works
very hard to ensure loan process goes smoothly or all involved.
Janey enjoys cooking, gardening and is learning to sew, crochet, and knit. Most recently she has spent
time learning to harvest chanterelle mushrooms in the Coast Range and has been working on perecting
her and Steve’s recipe or smoked Oysters.
Someone once said “Behind every successul man is a good woman” No one will be aster to agree than
Steve that having Janey by his side has been paramount in the success o their mortgage business.
Janey & Steve have been together or 10 years during
that time she has come to love the outdoors as much
as he does. Janey oten accompanies Steve to fsh, clam
and crab the bays and rivers o Oregon as well as tripsout into the ocean or salmon, halibut and tuna. They
enjoy being together, be it fshing or salmon or brain-

PRE-APPROVAL VS. PRE-QUALIFICATION
A Pre-Approval presents a powerul tool or you toward the purchase o your new home with minimal
surprises and disappointments. It presents you as a “cash” buyer to the seller.
Anyone who wants to buy a home today should go to their lender frst. The understanding o how much
can be borrowed presently reduces the possibility o disappointment later. The lender can provide guid-
ance as to how to prepare and position you on a home that is currently out o your reach.
A realistic understanding o how much loan you can reasonably expect to qualiy or is a good step
toward the goal o homeownership and a letter o pre approval can be the mechanism that makes that
happen. There is a distinct dierence between a letter o pre-qualifcation and letter o pre-approval and it
is important that you’re aware o this distinction.
Pre-Qualifcation means there has been loan calculations made that show how much you “may” be able
to borrow. While pre-qualifcation can reduce the processing time or home loans, indicate how much
house you can aord and provide certain leverage in bargaining power, it doesn’t necessarily guarantee
that such a loan will, in act, be made by the lender.
Pre-Approval means you have a loan waiting, subject only to fnding the home and the home appraising
at the sales price. The “pre-approval” letter represents an actual commitment on the part o the lender. In
order to secure such a letter it is necessary to complete a ormal loan application and pay the associatedees. Credit, salary and bank unds will be checked and i the loan is a good investment, the lender will is-
sue a pre-approval letter, which provides a commitment or a limited period o time, subject to a satisac-
tory property appraisal and title search.

I you are sel-employed: Copies o signed past 2 years tax returns including all schedules,
and a signed proft and loss statement o the current year.
I you are retired: Tax returns (past 2 years).
I you have rental property income: Copies o all lease agreements.
Assets:Copies o all bank statements rom checking /savings accounts or the past 2 months.
Copies o all stock/bond certifcates and/or past statements/retirement accounts.
Face amount, monthly premiums, and cash values o all lie insurance policies
Creditors:Credit cards (account numbers, current balances, and monthly payments),
Installment loans (car, student, etc) Same details as or credit cards.
Mortgage loans (property address, lender with address, account numbers, monthly payment and
balance owed on all properties presently owned or sold within last 2 yrs).Bring proo o sale o properties sold.
Childcare expense/support (name, address, phone number).
Other:Bankruptcy - bring discharge and schedule o creditors.
Adverse credit - bring letters o explanation.
Divorce - bring your Divorce Decrees, property settlements, quitclaim deeds, modifcations, etc.
VA only - bring Form DD214 and Certifcate o Eligibility.
Retirees - bring retirement and/or Social Security Award Letter.

PROCESS OF APPLYING FOR A LOAN
Pre-Qualification and Pre-ApprovalMany buyers apply or a loan and obtain approval beore they fnd the home they want to buy. Why?
Pre-qualiying will help you in the ollowing ways:
1. Generally, interest rates are locked in or a set period o time. You will know in advance exactly whatyour payments will be on oers you choose to make.
2. You won’t waste time considering homes you cannot aord.
Pre-approval will help you in the following ways:1. A seller may choose to make concessions i they know that your fnancing is secured. You are like a cash
buyer, and this may make your oer more competitive.
2. You can select the best loan package without being under pressure.
How Much Can You Afford?There are three key actors to consider:
1. The down payment
2. Your ability to qualiy or a mortgage
3. The closing costs associated with your transaction
Down Payment RequirementsMost loans today require a down payment o between 3.5% and 5% depending on the type and terms o the loan.
I you are able to come up with a 20-25% down payment, you may be eligible to take advantage o special ast-
track programs and possibly eliminate mortgage insurance.
Closing CostsYou will be required to pay ees or loans processing and other closing costs. These ees must be paid in ull at
the fnal settlement, unless you are able to include them in your fnancing. Typically, total closing costs will range
between 2-5% o your mortgage loan.
Qualifying for the MortgageMost lenders require that your monthly payment range between 25-28% o your gross monthly income. Your
mortgage payment to the lender includes the ollowing items:
Principal on the loan (P)
The interest on the loan (I)Property taxes (T)
The homeowner’s insurance (I)
Your total monthly PITI and all debts (rom installments to revolving charge accounts) should range between
33- 45% of your gross monthly income. Tese key factors determine your ability to secure a home loan: CreditReport, Assets, Income, and Property Value.
