INTRODUCTION SIMPLY CUSTOM is a small company with a wealth of professional experience ranging from private

development of commercial projects, residential developments, mixed use developments and public facilities projects. We offer a complete turnkey service handling your project from concept to

completion; from site development to closing. We set down with our clients to assess the program requirements and provide for the design and construction management services. Currently our in-house staff consists of the following: Kevin Brown, Partner, overseeing every aspect of every project. I am the founder of the company with

over 19 years of experience in real estate development (commercial and residential).

Kelly Brown, Partner, Office Manager overseeing the books as well as providing interior design services. Kelly has 19 years of experience in private development and custom home building.

Jeannette Sneed, Partner. Jeannette has 35 years of experience in managing commercial design and

construction projects. Miguel Casanova, Project Manager. Miguel has 30 years of experience in managing commercial design and construction projects. James McDonald, field superintendent with 17 years of experience in private development and custom home building.

Guy Fernandez, field superintendent, with 30 years of experience in private development and custom home building. Guy also provides drywall and painting services.

Tyson Johnson, field superintendent, with 5 years of experience in private development and custom home building. Design Team: In-house and Multiple Architectural/Engineering Associates

KEY PERSONNEL BIOS

Jeannette Brown-Sneed, Partner

Ms. Brown-Sneed has over 35 years of project/construction management experience for architecture/engineering projects. Her design and construction related background includes site assessment for acquisition, environmental assessments, feasibility studies, master planning, budgeting , scheduling, and short- and long-range strategic planning. Prior to joining Simply Custom, Ms. Brown-Sneed had an extensive career with the City of Dallas as a project manager, facility manager and facilitator of commercial (municipal) design and construction projects. As head of Library, Facilities and Capital Projects she managed a $55.5 million budget and aided in the development of a 144,000,000 million dollar budget prior to retiring from the City, to

assure that library facilities would be replaced and/or renovated for years to come. This budget included the $46,200,973 that was approved in the last City Bond Election for library facilities. During

her 27 years tenure with the City, she worked in Water Engineering; Public Works Engineering (civil); Public Works Facilities, Planning and Construction Division; Equipment and Building Services Design

and Construction Division; and, Library Facilities and Capital Projects Division.

Before joining the City of Dallas, Ms. Brown-Sneed was an architectural drafter with The Oglesby Group architectural firm (now Oglesby-Greene, Inc.) under the leadership of the late Bud Oglesby.

Ms. Brown-Sneed, an architect by trade, attended Cooke County Jr. College and the University of Texas at Arlington, School of Architecture and Environmental Design, with a major in Architecture and minor

in Civil Engineering.

Ms. Brown-Sneed’s Major Achievements and Accomplishments include: Special recognition from former Mayor Laura Miller for an outstanding career and major

accomplishments and awards, including being named as the First African American Female Architectural Project Manager for the City of Dallas.

Commitment to Excellence award from Councilmember Maxine Thornton-Reese.

Excellence in Service award from Councilmember Leo Chaney. Commitment to Excellence award from the Department of Public Works.

Dallas Public Library’s most prestigious award… Employee of the Year. Facilitating the development of the first Dallas Public Library/DSID co-locations (Arcadia Park

and Hampton Illinois).

Facilitating the first black box theaters in a public library (Hampton-Illinois Branch and the new

Pleasant Grove Branch).

Kevin Brown, Partner

Mr. Brown, a native of Dallas, has over 19 years of building and construction management experience. His firm, Simply Custom, builds commercial and residential projects for individuals, groups and real

estate investors. He develops/builds an average of $10,000,000 per year. He provides a one stop full service that includes assisting clients with finding the financing via his banker relations; property search, assessment, and acquisition; sub-division or individual site development; assists clients in

developing the design concept(s) and coordinating with the architects and engineers to develop the plans; develop specifications in-house; provide quality control measures by reviewing plans and specs

for code compliance, specifying durable product and observing construction means and methods; oversees the competitive bid processes for sub-contractor participation; provides daily oversight for

site development and construction; review invoices, maintain records and process payments to subs and suppliers; coordinate/complete punch-list; assist client with closing; and, coordinate warranty

items.

Mr. Brown recently formed a non-profit organization named Simply Housing Seniors to help empower senior citizens who are living in unfit conditions by replacing or repairing their homes at no cost to

them. Prior to starting Simply Custom, Mr. Brown was a part owner and Vice President of Simpson Homes,

where he was responsible for design-build projects. During the first ten months with Simpson Homes, Mr. Brown was responsible for marketing, sales, and construction management. He also aided in the

development of Valley Vista Estates and sold 35 homes.

Mr. Brown attended El Centro College where he majored in architecture with a minor in construction management.

CONSTRUCTION DIRECT PROGRAM

Simply Custom is promoting its Construction Direct Program to families, churches and businesses exploring a real opportunity to save big on upcoming design and/or construction projects. Our

construction direct program was designed to empower our clients, putting them in full control of their dollars. This is done by providing project and/or construction managers instead of a general contractor (GC), with the full service that a GC typically offers. How and why is this done? A GC is contracted to

coordinate and oversee the construction of a new development or renovation projects. GC’s offer limited in-house services and sub-contract services to trades such as structural, mechanical, electrical,

plumbing, etc. The contract is between the owner (individuals or organization) and the GC. We often hear in the news how owners are over charged and/or hit with property liens due to padded fees and

GC’s non-payments to sub-contractors. Our unique business model eliminates construction over-run and liens while assuring a successful project from A to Z/start to finish. As stated in the cover letter, all

trades and suppliers are paid directly. Therefore, there is no hidden cost. We negotiate and prepare all necessary contracts; we prepare and/or coordinate necessary documents.

Not only do we offer full design/build services, we can assist you with finding the perfect site for your

project, as well as conduct a construction feasibility study to enable our clients to make an informed decision with respect to the viability of their project including but not limited to its budget, schedule and location.

PROJECTS COMPLETED Commercial (Public/Mixed Use): Arcadia Park Branch Library and Arcadia Park Elementary School (a 18,000 s.f. public library connected to a 90,500 s.f. elementary school by a breezeway). Project completed in 2005. The library’s portion was approximately $4.8 million. The school cost $11.2 million.

Budget: $125,000 This was a design/build project which consisted of gutting out office space and

constructing walls for reception, office, conference, class rooms, kitchen and bathrooms.

St. Luke United Methodist Church (The Village)

1915 N. Hampton Rd. Desoto, TX Completed: 2010

Budget $75,000 This was a design/build

project consisting of gutting office spaces and constructing

a sanctuary, kitchen and bathrooms. This project was

such a success, they have just hired us to complete a master

plan for new 11 acre site development
