Help Wanted with Sea Pines News
The Sea Pines newsletter staff is seeking a volunteer part-time Desktop Publishing (DTP) professional to share duties with the incumbent.
Candidates must be proficient with a desktop pub-lishing application such as Microsoft Office Publisher, Adobe PageMaker, QuarkXpress, or other leading DTP software. MS-Word is a minimally satisfactory alternative, but may be used. A template for MS-Publisher will be provided and should be adhered to.
It is believed that this candidate could share newslet-ter layout and publishing duties on an every-other-month schedule. The candidate will be responsible for complete monthly layouts as the Sea Pines News is too small a newsletter to share layout duties within a single month.
Basic startup training will be provided, but the candi-date must have a thorough background knowledge of the principles of DTP and familiarity with the Associ-ated Press Style Guide (AP Stylebook) and GPO (Government Printing Office) Style Guide.

Sea Pines Civic Association November Minutes
After the pledge to our flag, President Jack Farrell calls the meeting to order at 7:02 PM.
Nancy Milwid was introduced as our new secretary. Roll was taken, all were present.
Pat read the treasurers report and it was filed for audit.
Volunteers are needed to fortify the security patrol. The truck is available after 1PM to make the rounds.
$14,975, was taken in due to mowing lots this year. Liens will be put on properties that need to be mowed. More money is brought in by mowing than by dues.
Kitty is still thinking of moving and may quit editing the newsletter. She has been using Microsoft Publisher as her current format, so this might be helpful for the next editor to know.
The parks are mowed and fences have been put up.
Six volunteers plus the boy scouts attend Adopt-a-road. We filled the dumpster. Bill was not in attendance to speak on the subject.
Dennis has done an excellent job on the Sea Pines website. Deed restriction and other important information are avail-able. The website will be posted on the civic building, road signs and the truck doors.
Boat ramp system been working well, although problem ex-ists with keeping the gate locked.

Under old business, Residents with mooring lots cannot be sold without house included. Three residents received letters regarding this.
Thanksgiving Dinner, Nov. 19th. Only 3 people volunteered to help so far. We are hoping the snowbirds will be back soon and will pitch in. See newsletter for more info.

A motion was made to have our dues raised $5.00. From
$15.00 to $20.00 for a single person, and from $30.00 to $35.00 for a family. Mark Nuzzo made the motion, and Maureen Leibach second. A vote was taken and the ‘yes’ vote took it.
It was also mention that at future date we will be raising the mowing fee.
Letters are being sent to residents about drainage prob-lems in the woodland sections. It talks about ditches being cleared etc. Some properties can’t be mowed because there is so much run off from other properties after a rain the mower just sinks into the ground.
Large sign on the Birdcage will be addressed soon by Jack.
A discussion was had on how to get people interested in Sea Pines activities. In years pass we used to have loads of fun and lots of people coming to our picnics, parties, din-ners etc. If anyone has any ideas, we would love to hear them.

Marinated mushrooms
Take fresh mushrooms… any kind, or a variety of types. Clean the mushrooms and put in a bowl. Add just enough Italian salad dressing to cover them. Let them stand in the frig an hour or longer. Serve. A lovely crystal bowl is the perfect way to serve these little gems!
Pizza
Use pizza crust. To it add shredded mozzarella and some Italian seasoning. Bake per instructions on crust. Cut into small wedges. Serve warm & melted. Sprinkle the plate with Italian seasoning… this will “pretty” it up! You might even add wedges of pep-peroni, or maybe some olives, or marinated arti-chokes.
Sweet Treat
Use a can of B&M Brown Bread with raisins. Slice first, then cut slices into wedges. Top (or pipe) with softened cream cheese. Serve on a plate with a bowl of nuts in the center!
Barbeque Meatballs
Buy frozen meatballs. In a slow cooker add 1 bottle of honey barbeque sauce, and 1 jar of grape jelly. Cook until heated! Serve them in a lovely bowl.
Easier
Buy a bag of those lovely chicken wings that are al-ready cooked. You just heat them up. Serve them with a small bowl of ranch dressing, and you might lay the wings on a bed of spinach.
The easiest
Use celery. Cut into pick-up size pieces. Fill with cream cheese, or maybe peanut butter! You could sprinkle the cheese with some paprika or you might top the peanut butter with finely chopped praline nuts!

Always remember that presentation is everything! Make the plate pretty with some lovely fresh parsley, or some curly lettuce. Even just using a crystal bowl or plate will make your food look so appetizing! Use your imagination and you will be able to impress without doing lots of cooking, or work. Wow! We are fast approaching the holiday and clos-ing in on another year! I hope everyone has a won-derful and safe Thanksgiving holiday with family and friends in this tough times and economy!!
Just wanted to talk a little bit about the appraisal process and how it is affecting our real estate trans-action today. The tough situation now is, what do you do when an appraiser wrecks your sale, pur-chase or refinancing with a lowball evaluation?
Mixed real estate values are nothing new, but agents, builders, and sellers say current market conditions—plus recent changes in federal rules that effectively encourage banks to use in-house or affiliated appraisal management companies---are magnifying the problem.
So what do you do to lessen the chance that a botched appraisal will torpedo your transaction?
Be proactive. Federal rules allow you to provide the appraiser your own comps—recently sold properties of a similar size, condition and amenity levels in your immediate market area. Your realty agent can help you pull the comps together before the ap-praiser arrives. Or for a fee, you can hire an experi-enced local appraiser to assist you.
If you are aware of any situations of comparable sales in the neighborhood, where the price was af-fected by divorce, financial distress or heavy seller concessions to the buyer, “make sure you call the appraiser’s attention to these factors. Please give the appraiser a list of all the value-enhancing up-grades and improvements you’ve made, including dates and costs.
Accompany the appraiser during the inspection. Ask questions crucial to competency: Where are you based? How long have you been in the business? What type of certifications and professionals desig-nations do you hold? Are you a member of the local MLS—a treasure trove of data for any accurate ap-praisal? Know your local agents or brokers who can supply pending sales information and guide you on neighborhood price trends?
If the appraiser doesn’t have good answers, you’re more likely to end up with a poor appraisal. Alert the lender to your concerns as early as possible.
Always ask for a copy of the appraisal report—it’s your right under federal law. If the value comes in low, check everything from the selection of comps to the accuracy of property measurements. If you find serious mistakes and the appraiser refuses to make corrections, appeal to the lender. There are laws for “reconsideration of value”. Ask for a second valua-tion by a local competent appraiser, even if the costs you more money.

Providing Passage to the New World
Holland America Line was founded in 1873 as the Netherlands-America Steamship Company (NASM), a shipping and passenger line. Because it was headquartered in Rotterdam and provided service to the Americas, it became known as Holland America Line. The company's first ocean liner was the Rotterdam, which sailed its maiden voyage from the Netherlands to New York City on Oct. 15, 1872. The one-way voyage took 15 days. The Pasco Sheriff’s Office is again gathering food and monetary donations to provide a number of needy families a holiday meal in December. We have met with great success every year in this endeavor thanks to the generosity of agency members, community groups, area businesses, and Pasco citizens. An example of this support includes the thousands of cans of food collected and donated by Pasco school students and employees for last year’s drive. The number of families who need our support grows every year. Our goal for 2011 is to provide 1,300 families with a Christmas basket containing a gift card for a turkey or ham and all the “trimmings.” We are pleased to also provide special food items for families who have children 18 months old or younger (as long as the donations last). There will be donation boxes placed in
the lobbies of Pasco Sheriff’s Office buildings. All donations must be re-ceived by Friday, December 16. We are looking for non-perishable boxed or canned food items, such as instant pota-toes and canned vegetables. We are also asking for monetary donations, since we also include a turkey or ham gift card in the holiday meal for the families, and the cost adds up fast! If you would like to drop off a toy for the U.S. Marine Corps Toys for Tots drive, please ensure that it is a new, unwrapped toy and we will turn it over to them for presentation to a needy child. If you can assist us during our holiday food drive, it would be greatly appreci-ated. By making a small cash donation or buying an extra item or two each time you visit a grocery store, your generosity will help to make this holiday season a memorable one for many Pasco families. Adopt-a-Road News
Our next adopt-a-road will be on Saturday, December 10th at 8:00 AM. This will be a good opportunity to clean up Old Dixie Hwy before the holidays! Please meet at the clubhouse by 8:00 AM and we will have coffee and donuts. The more volunteers we have the better and the job gets done faster!
