snippetsObviously the big topic still top of mind is the purchase of the church, after the meeting I was thinking besides the obvious different views, I was quite taken back by the feeling that management was trying to do us in or do something only to their benefit ? not once did that even cross my mind, all I saw was that which was in front of me, an opportunity to own the one thing that could potentially in the long run bring down the value of my home. All I wanted was to be sure that it was well and truly ours and we were able to decide as owners and management together how to turn that area in to something that adds to the value of my home... wow eye opener .. maybe it is because we as a business deal with eight different estates in KZN and we deal with all the management all the time, and because of that I can see our management work the same way all the others do, they have our best interests at heart while in the same breathe trying to keep a standard for our what 600+ homes where everyone has a different value system, different preferences and ways of thinking .. that is one tough job, besides all the verbal and written abuse they must have to handle on a daily basis, I do take my hat off to you all and applaud your professionalism, a few of us residents could do well learning from that too I guess.

On another note it seems we are all needing a good rest, and we are off to a far away new adventure for 2 whole weeks, the Scott household is a frenzy of excitement, I will be sure to share our experience with you I’m sure in one of our Fab mags!! We will be thinking of you as we laze on a beach in Phuket, well not really in all honestly, but I can guarantee I will be missing home and our very own piece of paradise, don’t forget that, sometimes we forget, and life clouds what is GREAT about where we stay!

Till November (say what!!)

Keep well and God bless

defamatory, where this occurs and the Association as a whole could be adversely affected it is my fiduciary duty to act upon them in the best interests of the Association – but my involvement stops there.

Watch out script writers for SABC soapies, another positive slant that has come out of the communications is the imaginative “conspiracy theories” they knock the hell out of the unimaginative TV script writers attempts.

There has been a stony silence on another monetary issue which has emerged, the increase in water and sewer tariffs by SIZA. Basic charges have risen by 10% while ALL other services, including water and sewer consumption charges have rocketed by 28%. For a normal family household that uses in the region of 20kl per month, the increase is R106.34 per month. There was also something strange about the advertising of the increase, it became effective on the 1st July, 2014, the first tariff letter I saw was copied to me by one of my friendly managers on another estate and that was in mid- August - heaven forbid I smell a “conspiracy” here. We have arranged through a regular meeting with the Municipal Speaker for the municipality, to set up a meeting

It is sometimes extremely difficult trying to remain impartial – you are basically piggy in the middle and get nailed by both sides, regardless I try to put a positive slant on whatever!

I have been watching from the side lines the “Purchase of the Destiny Life Property” saga. The one very positive aspect which has come out of this is that at last our community are actually communicating with each other, which is the very aim of the resolution for a community centre, regardless of how it goes it may have started something good. The down side is when some folk get over exuberant when they hit the keyboard not everybody likes to deal with floods of e mails saying the same thing in different ways.

As a representative of the Association as a whole, I am totally impartial and have desperately tried to avoided becoming embroiled in the affray, both factions have pros and cons. What is disturbing is the fact that disinformation on both sides has been rife in attempting to reinforce voting rationale, if you are sure that what you are saying is fact contact us we give free advice. Some of the reams of to and fro mails which suddenly appeared in my in box, could be classified as scurrilous and even

between interested estates, SIZA and Illembe District Municipality who are responsible for water. The agenda for the meeting is not only the excessive increase but also the basic charges we pay but get no service for.

Owners should have received the new budget by now, as promised by the Association, the budget increase would be in line with the CPI. The annual levy for the new budget 1st October, 2015 to 30th September, 2015, is R12,358.00 per annum or R1030.00 per month an increase of 6.74% year on year, this includes a provision for holding costs should the DLC purchase become a reality.

We have recently been in discussion with the hospital management who have indicated that it appears Netcare is gearing up to raise the hospital complex by two storeys before developing the proposed Drs Suites behind the hospital, this makes me nervous as we could lose part of the M4 access gate before we had planned to, we will be keeping a close eye on this.

Have a great spring – why not plant a tree for fun – please not a fever tree they must be the most loved and hated tree around!

Please note when opening the visitors system establish

that you do in fact know who is at the gate before you

press the 9 ? As many residents still do not even talk

but ‘JuST” open. This not only compromises’ “YOuR”

security but that of “ALL” the other residents as well.

SafETy Tip

Motorcyclists while it’s nice for

you to nip around our Estate

please note that the same

“road rules” that apply outside

also apply on the roads within

Seaward Estates. That is you

and your vehicle both need to

be licenced.

*REmindER

One of the nice things about “Sales” and “New Rentals” within Seaward Estates is that we get new neighbours within our gated community. However one of the challenges of this is that our new neighbours are not too sure as to what is required of them regarding our Protocols.

So if you have just got new neighbours whom have recently moved in around you, when you go over to introduce yourself and make them feel welcome you could also inform them that we do have Protocols that make Seaward Estates what it is.

And should they require assistance that they can also phone the Office where they will be assisted and advised on how to get the required result with the minimum of stress.

Please note that as an owner you are responsible for your visitor’s behaviour whether it is your tenant or even a visitor.

I wish to bring to your attention that Seaward Estates have protocols, which layout and define what is expected of residents living within our gated community. Please bear in mind that we do not make the rules for the Association, we have however been appointed and empowered to enforce them.

By virtue of the fact that you have land registered in the Estate you are in terms of you Title Deed automatically a member of the association. As a member the restrictive clause in your Title Deed is applicable.

(c) General Right of Access

The owner of the lot, any further subdivision, or any unit

thereon shall have a general right of access over Erf 1823 Ballitoville subject to whatever rules, conditions and restrictions as are laid down from time to time by the “Seaward Master Home Owners Association” for the purpose of ensuring proper control and administration of the use and enjoyment thereof.”

The following clause of the constitution clearly spells out the responsibilities referred to in the title deed.

5.7 All the rights and obligations of a member shall not be transferable and every member shall:

5.7.1 Further to the best of his ability the objects and interests of the association;

5.7.2 Observe all rules made by the association or the trustees; We always appreciate every resident’s co-operation in this regard.

Remember always be proactive and 1 step ahead,

From the administration

managers desk

hello Everyone,

i am back and feeling refreshed from our much needed family holiday, and keen to complete the rest of the year with a bang.

You will notice little things happening within our Estate; signs being repaired, painting of house numbers on the road, painting of valves and fire hydrants, checking who has wheelie bins etc. these are little things that we are doing, as we believe that the little things also matter. If you notice something within the Estate that needs some rectifying, please contact us so that we can add it to the list.

ESTaTE upkEEpunfortunately, we cannot be everywhere all of the time, therefore i am asking you to be our eyes and report these things to us. We are after all, working together to keep our Estate looking beautiful. Please note that with this statement, i am not speaking about your neighbours pot, that you don’t like.

in this issue i would like to ask everyone to take some pride in your surroundings. take a look at your home and your garden. Be proud of what you own, or what you are renting. Show it. Let it represent who you are as a person. if something needs to be repaired,

repair it; if it needs to be painted, paint it; remove that rubble from the side of the house, or the extra table that is no longer needed. there are many people that will gladly take this off your hands.I know it is sometimes a daunting task, but do something small every weekend, otherwise these things mount up to a whole lot of repairing, and this becomes a costly affair.

Until next month, let’s take the bull by the horns!

regards

Nat
