Mahaffey Pickens Tucker, LLP submits this Letter of Intent and attached Rezoning
Application for the purpose of requesting the rezoning of an approximately 2.32 acre tract
located along Sugarloaf Parkway just south of Old Norcross Road (the "Property"). The Property
is located within the Existing/Emerging Suburban Character Area and is currently zoned 0-I.
The Applicant is requesting to rezone the Property to the C-2 zoning classification 1n
order to construct approxirnately 27,530 square feet of locally-focused , neighborhood serv1ng
com1nerciallretail space in addition to potential office uses for which the Property is currently
zoned. The Gwinnett County 2030 Unified Develop1nent Plan specifically encourages
"neighborhood-serving retail" for the "Existing/En1erging Suburban" character area in which the
Property is located. The proposed buildings would include attractive architectural elements such
as glass store fronts, projected and recessed facades, and articulated parapets. The building
facades would include attractive building materials such as brick and/or stone in addition to EIFS
accents.
The Property is adjacent to property currently zoned C-2 to the north which contains a
convenience store with fuel pmnps and associated commercial/retail uses. Additional land zoned
C-2 is located across Sugarloaf Parkway and at the intersection of Sugarloaf Parkway and Old
Norcross Road. Therefore, the Applicant respectfully submits that the requested rezoning would
permit a use that is compatible with surrounding uses. The proposed development would also
include a restaurant with patio space which would be accessible by existing sidewalks along the

include a restaurant with patio space which would be accessible by existing sidewalks along the
roadway thereby enhancing the walkability of Sugarloaf Parkway. The Applicant is also
requesting a buffer reduction in order to provide a 25-foot landscaped buffer at the rear of the
site. The Applicant is also requesting to provide a 1 0-foot landscaped buffer along the Property's
southerly boundary line where adjacent to Parcel 7005 026. Proposed buffers would remain
undisturbed except where grading is required and any disturbed areas would be replanted to a
buffer standard. Undisturbed areas that are sparsely vegetated will be supplemented with
additional plantings.
