Single-family home sales numbers were up, 67 vs. 53 in August of 2012, and the average price was just over $326,000, down slightly from the year before. The number of condo and patio home sales were also up, but townhouses and lots saw a decline in the number of sales. When looking at aver-age sale price, you have to consider that changes to lending laws have reduced buying power significantly over the last year. I would call the 1% decline in average sell price pretty good.

I work with 40 REALTORS® and keep tabs on what they are doing; they all say there are lots of buyers out there looking, and that the market is very active. I think the fall market is going to be a good one this year and that it is a good time to be buying or selling.

My rationale is: if you are selling, there are lots of buyers; the weather is still good and with increases in interest rates, buyers are under a time crunch to purchase or risk losing buying power as rates climb. If you are a buyer, rates are still historically low but are going up, and there is a good amount of inventory and lots of quality properties to choose from.

Single-family home sales numbers were up, 67 vs. 53 in August of 2012, and the average price was just over $326,000, down slightly from the year before. The number of condo and patio home sales were also up, but townhouses and lots saw a decline in the number of sales. When looking at aver-age sale price, you have to consider that changes to lending laws have reduced buying power significantly over the last year. I would call the 1% decline in average sell price pretty good.

I work with 40 REALTORS® and keep tabs on what they are doing; they all say there are lots of buyers out there looking, and that the market is very active. I think the fall market is going to be a good one this year and that it is a good time to be buying or selling.

My rationale is: if you are selling, there are lots of buyers; the weather is still good and with increases in interest rates, buyers are under a time crunch to purchase or risk losing buying power as rates climb. If you are a buyer, rates are still historically low but are going up, and there is a good amount of inventory and lots of quality properties to choose from.
