Where did they come from? The developers of Glenbrook Valley
established the deed restrictions for
each section as the section was com-
pleted and registered. Each of the thir-
teen sections has its own set of restric-
tions. All are basically the same; how-
ever there are slight variances. The
restrictions go with the land title, in
other words, the restrictions are bind-
ing to present and future owners.
Why were they made? Deed Restrictions were established to
ensure the integrity of the neighbor-
hood. They guarantee that the
neighborhood will remain a single
family residential community.
Who enforces them? The Officers and Directors of the
Glenbrook Valley Civic Club are
charged with the enforcement of the
neighborhood’s deed restrictions.
They are assisted by the City of
Houston’s Legal Department and the
Club’s attorney.

7700 Bellfort
Have you traveled Bellfort from
Broadway to Dover recently? You may
have wondered what is going on with 2
of the 3 houses in the 7700 block.
These 3 homes are in Section 8 and
must adhere to the deed restrictions of
that section. They are single family
residences, not commercial property.
7750 Bellfort (next to Burger King)
recently sold. The new owners pur-
chased a permit from the City of Hous-
ton for residential remodeling. When
the front yard was concreted and win-
dows boarded up, it became evident
that the owner did not intend residen-
tial use of the property. The issue was
referred to the Club’s attorney for reso-
lution. Documentation of the plumbing
truck, trailer, supplies, employees, and
employee vehicles on the property has
been forwarded to the attorney. A law
suit has been filed on behalf of Glen-
brook Valley to restore the property to
residential use.
7738 Bellfort’s owners purchased the
property with a commercial intent for
it. The City of Houston’s Planning and
Development’s permitting section is-
sued a permit to convert the residence
to a bakery. Glenbrook Valley’s deed
restrictions are on file with the City.

Insurance tip: When is the last time you checked to
see where your house was designated
in the flood plain? The declarations of
“flood plain” have altered in recent
years. You may be paying too much
for flood insurance. Even if you are not
declared to be in the flood plain, it is
wise to make the investment and carry
flood insurance. Get at least 2 quotes
before you make your purchase.

Historical Petitions
Each week moves us closer to the
number of signed petitions necessary
to achieve the resident participation
area of the Historic Designation Ap-
plication. At this point in time we
have close to 400 petitions signed.
That’s about 60% of the amount
needed.
Many of you signed and returned the
petition that was in the newsletter
recently; THANK YOU for your
time and commitment to Glenbrook
Valley. If you haven’t gotten “round
to it” yet, or have misplaced the peti-
t i o n , h e r e ’ s y o u r s e c o n d
chance….there’s another petition in
this newsletter! There is also a map
of Glenbrook Valley with the “have”
and “have not” signed residences. If
your home is a “have signed,” en-
courage your neighbors to sign. If
your home is a “have not signed,”
please sign and return the petition to
Glenbrook Valley at P.O. Box
262164, Houston, TX 77207-2164,
then encourage your neighbors to
sign and return their petition.
National Night Out is on October 6th
(see page 5) When planning your
block party, don’t forget the need to
have our historic petitions signed.

NATIONAL NIGHT OUT

Hi Neighbors!
It’s time to turn on your front porch lights for National Night Out on October 6, 2009, from 6pm ‘til 9pm.
With our weather cooling off just a bit, it is a great opportunity to come outside and meet your neighbors. We
don’t have a place for a “big neighborhood” party this year, but nothing can stop us from celebrating National
Night Out. Plan a block party!! Get together with neighbors, set up a table on your front lawn or driveway
and share refreshments. The point is to meet your neighbors, relax and have a good time.
Now is the time to start planning with your neighbors for a good time. The more we get to know our
neighbors, the easier it is to recognize the strangers that don’t belong in the neighborhood. Citizens on Patrol
will be out stopping to say Hi! Please join in the celebration for NATIONAL NIGHT OUT on October 6th.
We look forward to meeting new friends and seeing our old friends.
National Night Out is designed to: (1) Heighten crime and drug prevention awareness; (2) Generate support
for, and participation in, local anti-crime efforts; (3) Strengthen neighborhood spirit and police-community
partnerships; and (4) Send a message to criminals letting them know neighborhoods are organized and fighting
back.
Our next meeting of Glenbrook Valley Citizen’s on Patrol is Monday, September 21, 2009, 7 p.m. at the Park
Place Library. We hope you will come and join us!

¡Hola, Vecinos!
Es la hora de encender las luces en el porche de enfrente para La noche afuera nacional el 6 de octubre, 2009,
de las 6 p.m. hasta las 9 p.m. Con el tiempo un poquito más fresco, es una oportunidad fantástica para venir
afuera y conocer a sus vecinos. No tenemos un sitio para una fiesta de “la vecindad grande” este año, pero na-
da nos puede detener de celebrar La noche afuera nacional. ¡Haga planes para una fiesta de la cuadra! Re-
únase con sus vecinos, ponga una mesa en su jardín de enfrente o en el camino de entrada y comparta refres-
cos. La idea es conocer a sus vecinos, relajarse y divertirse.
Ahora es la hora para comenzar a planear con sus vecinos para un tiempo divertido. Lo más que conocemos a
nuestros vecinos, lo más fácil es reconocer a los desconocidos que no pertenecen en la vecindad. ¡Los Ciuda-
danos en patrulla van a ir haciendo paradas para saludarnos! Por favor reúnase con la celebración para La no-
che afuera nacional el 6 de octubre. Anticipamos conocer a amigos nuevos y ver a nuestros amigos ya cono-
cidos.
La noche afuera nacional se diseña para: (1) Aumentar la conciencia de la prevención del crimen y drogas;
(2) Generar apoyo para, y participación en, los esfuerzos locales en contra del crimen; (3) Enviar un mensaje a
los criminales dejándoles saber que las vecindades están organizadas y se defenderán.
Nuestra próxima reunión de los Ciudadanos en patrulla de Glenbrook Valley es lunes, el 21 de septiembre,
