It’s amazing at how quickly time flies when you’re having fun. I can’t believe that I’m more thanhalfway through my term as yourHouston BOMA President. I feellike so far we have been doing agreat job of keeping BOMA fun and relevant. Speaking of fun, I am very excited about a new eventthat we’ve introduced this year –BOMA at the Ballpark. I look forward to seeing you and yourfamilies out at the game.

At this time of year, I knowmany of you are deep into your2013 budget planning, and realizethat it can bring long hours andmany questions. Please use BOMAas a resource during this time,from networking with your peers tothe BOMA EER and of course ourAllied Professionals will help yougain good insight on next year’sbudget. I had the opportunity to attendthe BOMA International Conferencein Seattle, Washington in June.Houston was well represented –we received awards for having the most BOMA 360 designatedbuildings, as well as the highestparticipation in the EER. The high-light for everyone from Houston

came on the last night whenWaterway Plaza I & II won anInternational TOBY award for theSuburban Office Park Mid-Rise category. Congratulations to Cindy Niles and her team. You’llget to read about Cindy’s TOBYexperience in this newsletter.Houston BOMA continues to be the leader in International TOBYawards and I look forward to seeing more winners from Houston next year in San Diego

The June luncheon had anexceptional turnout for our annualBroker Panel discussion. The panelprovided great insight to today’smarket and shared their thoughtson how we as property managersand owners can make our proper-ties stand out during tours. Asalways, the discussion was lively,and I think everyone walked away with great insights on theHouston market.

Our next luncheon, onSeptember 4, will be a joint production with NAIOP. We areexcited to team up with them topresent to our members Dr. LarrySabato as he shares his predic-tions for the upcoming presidentialelection. In case you’re not awarehow significant this is – Dr. Sabatois flying in from Washington, DC, tospeak at this luncheon before he

goes to speak at the 2012Democratic National Convention in Charlotte, North Carolina. He is a very big deal.

I look forward to seeing manyof you at Blackhorse Golf Club forthis year’s golf classic on Monday,October 15th. We will be donatinga majority of the proceeds to FireFighters Foundation of Houstonagain this year. This event will also benefit the Houston BAC PAC.

I also hope to see you at thisyear’s Fire Fighters Foundation ofHouston Gala, on September 11.Houston BOMA is committed tosupporting our firefighters who puttheir lives on the line for our safe-ty, day in and day out. It should be a great night with keynotespeaker Donovan Campbell, who is a decorated military officer andbestselling author, as he shareshis inspiring story.

BOMA: What has been the feedback from your tenants and prospective tenants in regards to your new TOBY?

CN: Tenants have congratulated the management staff as well as spread the word throughout their company. There is definitely a sense of pride inbeing in an award-winning building, fromthe tenant’s perspective.

BOMA: How much time did you and your team dedicate to obtaining your TOBY?

Cindy Niles: We gave ourselves a 2 month lead-time to prepare.

BOMA: What was the hardest part about the entire process?CN: Waterway Plaza was put on the market in the 4th quarter of 2011,

so it was a bit of a juggling act to prepare for the TOBY competitionwhile also touring numerous potential buyers.

BOMA: What was the easiest part?CN: Preparing the property for the local inspection. I am privileged to have

Myra Virgadamo and Johnny Garcia as my Assistant Property Managerand Engineer as well as day staff through our janitorial provider thatwork diligently in maintaining the appearance of the property as wellas the mechanics.

BOMA: How much did you budget for the program and did you go over yourbudgeted amount?

CN: We had originally budgeted $20,000 for an extensive landscaping overhaul and other miscellaneous items such as painting. With our in-house team’s hard work as well as our vendor’s diligent efforts we came in under budget.

BOMA: Where was most of your budget spent?CN: The majority of our budget was spent on the exterior landscaping due

the shrubbery being from the original construction in 2000.

BOMA: Did you inform your tenants that you were pursuing a TOBY Award? If so, how did you inform them and have you told them about yourInternational win?

CN: Yes, our tenants were proud and excited about the International win. We’re actually planning a tenant celebration once we receive the trophy.

We had the privilege of sitting down with Cindy Niles of Daymark Realty Advisors, who manages this year’s 2012 BOMA International TOBY Winner, Waterway Plaza I & II, to see what her TOBY experience was like.

BOMA: You had some steep competition at the Internationallevel, what do you think set you apart from the others?

CN: Our written submission was very strong. Also our park-like setting and all the amenities of The Woodlandsset us apart on the International level.

BOMA: What outcomes of the awards program and processhave been most beneficial?

CN: All of the publications that have announced our win inthe market, as well as providing a great marketing toolfor our leasing brokers.

BOMA: What was your owner’s reaction after winning theInternational award?

CN: The new owner of the property, The Lionstone Group,was very pleased with our win and acknowledged the hard work of the management staff in earning the award.

BOMA: How likely are you to participate again once WaterwayPlaza I & II is eligible?

CN: This is my third time entering a building in the TOBY competition in the last four years. It is always a great team-building experience for our entire management team. I definitely think it would be beneficial to participate again.

BOMA: What words of wisdom can you part with that may helpfuture potential TOBY applicants?

CN: Do not procrastinate. You never know what is going tooccur or obstacles are going to get in the way. Mine wasa property being put on the market as well as coveringother properties while those managers were either outon vacation of maternity leave.

I would like to thank the local judges for all of their comments on our submission. We had originally turnedin a package that was previously submitted for the prop-erty and just updated and tweaked the entry. However,after receiving the comments from the local judges, wecompletely re-wrote the submission prior to submittingfor the Regional and International competition.

I would also like to thank our vendors, The BrickmanGroup, Air Performance Services, Inc., and PritchardIndustries for all of their hard work at Waterway Plaza in preparing the property for the competition. ■

After the Disaster SEMINAR RECAP

In response to concerns from keymembers, The U.S. Green Building Council(USGBC) has pushed back balloting forLEED 2012 until approximately June 1,2013. Worries that there would not beenough time to adequately review theextensive changes posed for the newLEED version were pervasive through thevarious comment periods. Due to theprocess extension into the 2013 calendaryear, LEED 2012 will now be referred toas LEEDv4.

BOMA International welcomesUSGBC’s decision and applauds them for listening to the concerns of their members and stakeholders. BOMA has been very active in all the LEEDv4comment periods as well as communicat-ing with USGBC leaders about how theproposed changes impact our members.We will continue to actively communicateour members needs to USGBC as thisprocess continues to progress. ■

What is little, red, runs around like crazy and isinvading office buildings and homes in Texas?Rasberry Crazy Ants! Ok, so that may not be thebest punch line, but Rasberry Crazy Ants (RCA’s)are no joke. Originally discovered near Pasadena,Texas, these tiny pests can now be found through-out San Antonio, Austin and Houston metropolitanareas. Places such as The Woodlands, Pearland,Pasadena, Katy and the Westchase district havebecome very familiar with these nuisance pests.Haven’t heard of them? You will.

Rasberry Crazy ants are about 1/8 – inch longand reddish-brown in color. Unlike Imported FireAnts, which have easily identifiable nests, RCA’snest just beneath the ground surface, are verysocial and prefer to work with other RCA coloniesrather than against them. RCA’s are attracted toelectricity and can cause major havoc to electricalboxes and above ground utilities. At this time, thereare very few treatment options available. RasberryCrazy Ants do not respond well to bait products.

Crazy continued from page 10Pesticidal sprays do not eliminate the entirecolony, just the ones around the building perime-ter. Pest management professionals are able tokeep these pests away from targeted areas byexpanding their typical treatment zones. Findinga good pest management professional withRasberry Crazy Ant experience is key.

Rasberry Crazy Ant season typically starts inMarch and runs through mid-late October. Due tothe lack of hard freeze in 2011, Houston areapest control service providers found RCA activityas early as late January 2012. A minorissue with Rasberry Crazy Ants canturn into a very large one in a matter of two to three weeks. ■

The 2012 Member of the Year Awards

Houston BOMA’s Nominating Committee is requesting nominations for our annualMember of the Year awards, which will be presented at the Holiday Luncheon onDecember 7th. Do you know anyone who has worked tirelessly for Houston BOMA thisyear? Do you know a member who has dedicated time, energy and hard work for HoustonBOMA? Then you must nominate them! We have three nomination categories: Principaland Additional Member of the Year, Allied and Professional Member of the Year and Young Professional Member of the Year.

These awards honor members of Houston BOMA who have contributed considerabletime and talent to the association. They have participated in local association activitiesas an officer, chair or committee member and have shown an interest in keeping up-to-date by participating in networking, education and legislative programs.

In general, award winners are exceptional people who share their talents throughoutthe association and industry, inspiring others to do the same.
