I am ready to get it kicked off to a great start. I hope you are, as well. We will be working on more editorial to keep you informed of what is going on in the community and nearby. Any suggestions you may have, are always welcome. We think of many things, however, we cannot think of everything. Your participation with articles, editorial ideas, event notices, school news, scout news, charities, and lots of pictures are what make your newsletter the best.

We really enjoyed all of the entries that came in for the Christmas Coloring Contest. There sure are a lot of talented children in Seven Oaks. Can you imagine how hard it was to pick just one? You would not want that job. If you have a child

who entered, please let them know that their drawing was viewed and we thought they did an excellent job. The winner’s picture is displayed inside, along with four runner up pictures. Again, many thanks to our young artists.

As you know, next month is already Valentine’s Day. I have a wonderful idea. Send in a “special message” for a loved one and we will post it in the February issue. 30 words or less please. There will be a page dedicated to these messages and your “special someone” will be looking to see if you included them. Events Done Bright adds lights to apalm tree at Ancient Oaks Blvd entrance

To say that holiday decorations at Seven Oaks increased in 2012 is an understatement. The CDD

Board budgeted $20,000 to increase the decorations for each entrance (i.e. Ancient Oaks Blvd., Mystic Oak Blvd., Summergate Blvd., and Eagleston Blvd) and the clubhouse as well as decorate the clock tower area for the first time. Theresa Flores, Clubhouse Manager, and Bryan Cooper, Staff Supervi-sor, embraced this project with the same zeal that they use managing the clubhouse to ensure positive results. For the outside lighting, Theresa hired Events Done Bright, a company that has done an outstanding job for other communities in Tampa Bay. They installed over 175,000 lights.

At the Ancient Oaks Blvd entrance, a menorah,a traditional symbol of Judaism, was added this year.

Inside the clubhouse, Theresa had lots of help. The clubhouse management staff worked feverishly to ensure the club-house entrance and café were decorated so all Seven Oaks residents would not only enjoy it, but be very proud to show it to anyone. Denise and Daniela, of the clubhouse staff, decorated a very large tree that was positioned in the Club-house entranceway. A smaller tree was located in the café and was decorated by Sarah and Melanie. Holiday decora-tions were also placed throughout the clubhouse by Sheila, Sue and Katie to include the gathering room. Garland strung throughout the clubhouse was done courtesy of Jeremy and Brian from the maintenance staff. Outside lighting of the clubhouse was done by Theresa and Bryan. Excluding all pre-lit garland and trees, there were over 7,000 lights installed.

Not many managers can come in “under budget and ahead of schedule”, but Theresa did just that. Of the budgeted $20,000, she spent less than $16,000. To insure she got the best value, she contacted several vendors and chose the one with the best price, but this was not the only criteria. She chose the one who proposed more lights and decora-tions than the competing companies. The installation for the lights was $13,000, and Events Done Bright agreed to install the holi-day lights for the 2013 season for $10,000, a 23 percent discount. The holiday decorations for the clubhouse were $835.04. To take advantage of the pond water fountain at the S.R. 56 and Ancient Oaks Blvd entrance, Bob Semple, Field Operations Manager, hired Fountain Design Group to install colored lenses for $450. Also positioned by the water fountain on the pond side is a menorah for the Jewish holidays. Vivicon, Seven Oaks landscaper, added 78 poinsettias for $974.10. v

When I was asked to do an article for this month’s magazine I wracked

my brain to try to come up with something clever and new. This is my attempt at a quick synopsis.

How’s the market doing?

Sales in our area are strong and there aren’t enough houses to go around, especially in some price points. Seven Oaks is still in high demand and only has about 25 houses for sale at any given time. Pricing is starting to go up. There are not as many short sales as there used to be and the banks are not foreclosing, so availability will continue to be low. This means there could be multiple offers on many properties. This is good for sellers, but makes buyers very cranky. The rental market is also experiencing the same issues and is very active, with Seven Oaks commanding the highest rental prices in the area.

How do I know what my home is worth?

In the Wesley Chapel area (and this can be applied to many areas around Tampa Bay) pricing has become very community specific. Therefore, as your neighbor’s house sells, so goes the value of your house. No question that in Wesley Chapel, Seven Oaks is the most desired community and on average a non-pool home will sell for about $100 per square foot, while a pool home can command 10-20% more.

Remember this is an average and condition, style, and lot location will still play a part in what a buyer is willing to pay. Outside of Seven Oaks, other subdivisions in our area may get anywhere from $65 to $90 per square foot for a home within the subdivision, but currently none are commanding more than Seven Oaks. Location is still the number 1 factor in home sales and purchases.

What do you think will happen next?

2013 will be another growth year for Wesley Chapel, there isn’t another area of Tampa Bay that is experiencing the type of opportunities residentially and commercially that we are here. Many new buyers want to live here. Lots of new shops and restaurants will be opening and more jobs will follow. I am very optimistic that this year will be a great time to buy in Wesley Chapel and I look forward to helping find us all great new neighbors! v

Who We areThe Suncoast Chapter of The Leukemia and Lymphoma Society (LLS) is one of 60 chapters nation-wide and in Canada, and currently provides support to 1,800 patients in the Suncoast Chapter area. LLS is the world’s largest voluntary health organization dedicated to funding blood cancer research, education and patient services. Founded in 1949, we are relentless in pursuit of our mission: Cure leukemia, lymphoma, Hodgkin’s disease and myeloma, and improve the quality of life of patients and their families.

What We are DoingLLS will be hosting fundraiser events at the Clubhouse of Seven Oaks. The first event will be a Silent Auction on Friday, March 29th, from 6:30-8:30pm.

What, exactly, is a Silent Auction? It is tables full of great, new, donated items and gift cards/certificates for goods and services. Each participant will have an opportunity to write down bids for as many items as they choose. Each table will “close” after a short warning announcement. If you are the high bidder of any items at the “close” of the table, you win all those items! Watching people trying to stay the high bidder and juggling the items they want at different tables is hilarious fun. Not to mention, winning an item at a ridiculously cheap price is terrific fun. To make this an even more enjoyable experience, you can partake of the appetizers provided by Macaroni Grill as you look over the tables, make your bids, and talk to your neighbors! We are hoping the Seven Oaks community will open their hearts (and their check books) to support this wonderful charity!

The second event will be held in conjunction with the Seven Oaks Easter Event on Saturday, March 30th from 10am-1pm, located on the Sports Field. Included will be an assortment of inflatable jumpers and slides, as well as other activities for kids of all ages. We are looking for sponsors and volunteers to help support our cause.

Reservations are strongly suggested for planning purposes, but since this is a charitable function, no last-minute attendees will be turned away. The fee for a replacement card is $15. (tax inclusive) Individuals who do not have a valid access card will be asked to leave the premises or pay the daily non-resident usage fee. Please treat your access card as a key to entering your home.

The Wesley Chapel Cowboys Pee-Wee’s (ages 8-9yrs) have won back to back Super

Bowl Chapmpionships! The 2012 Cowboys topped their 2011 12-1 Championship Season by going 13-0 to capture the FYFCA Championship. With their 12-7

victory over the Plant City Dolphins, the Cowboys completed their perfect season which included ten defensive shut-outs. The Cowboys offense was powered by Tyler Stinson and Robert Joseph who scored 26 touchdowns

collectively during the season. The Cowboys ZERO defense was led by “The Bash Brothers” twins Connor and Garrett Gurney, along with Nick Sheldon and Dominic Gooden who held opponents to just 31 total points during the season.

This is the sixth Super Bowl Championship the Cowboys have won since founded in 2002 by Coach Mike McCarn. Kudos to the head coach Thomas Stinson and his staff for a job well done!The Cowboys will be registering

Our Varsity cheerleading team won first place in the “Best of Pasco” competition. WRHS competed against all 13 high schools and were # 1. Congrats to the JV team for placing 2nd in the same competition. Our Band was ranked superior, (the highest ranking possible) our Chorus was selected to perform during the holiday events at Disney; and both our Cross Country teams made it to states again!

JLMS participated in the American Red Cross’ Holiday Mail for Heroes during the first week of December. Holiday cards were provided to the students to thank service members for their service to our country. The cards were filled with heartwarming messages from our thoughtful students. These cards will be delivered to veterans, military families and active-duty service members at hospitals and military installations around the world.

Thank you to all the students who submitted artwork in the Reflections

Program. First place in the different categories were: Ana Cristina Lopez - Visual Arts; Anapaula Rios-Rosales – Photography; Emily Leonard – Literature; Mathin Hart – Film Production.

The Hurricane Hero Coin Drive was a huge success collecting over

$1300. The money will go to the NJ Covenant House, which is currently housing many children who have been displaced by Hurricane Sandy. These four teams collected the most money and will each be awarded a trophy for being JLMS Hurricane Heroes: Dreamcatchers, Eagles, Trailblazers and Bandits.
