The New and Improved Barefoot Landing! By Al Beck
With a change in ownership, management and a new economy, tenants and visitors alike are anxious to learn of the changes being made and what's in the future for this iconic Grand Strand property. I had a chance to sit down with Shelley Setzer, the new General Manager of Barefoot Landing. SHOUTMB: What changes have been made to the property since the new management took over? SHELLEY: We have installed a music system throughout the property, purchased new common furniture, rockers and trash receptacles. We've added planters and changed the flowers and vegetation in our planters, The front parking lot has been paved and we've built screening enclosures surrounding property equipment. All the roofs have been re-painted and trim was painted wherever needed. We have spent over a million dollars in our first year of ownership. SHOUTMB: What is planned for the future? SHELLEY: We are consulting with 2 architects to help us with long term plans. We are also working with restaurant and re-tail management consultants. The plans and recommenda-tions from these professionals with allow us to form long term plans for the property. SHOUTMB: I see a bunch of new stores, what has been added?: SHELLEY: We are proud to announce the newest tenants to Barefoot Landing. It's Sugar, Crabby Jacks General Store, Silver Shack, Geneva Time Exchange, Yours and Mayan (a free trade store), Auntie Anne's Pretzels, Bud in Belle and Trickmasters (a magic shop). SHOUTMB: What about the empty stores? SHELLEY: We are looking at how to better utilize the waterway. When the stores were constructed, the waterway was not as pretty as it is now and was not leveraged as a view for patrons. The waterway was known as "The Big Ditch" long ago. Nobody thought anyone would want to live on, or look at the waterway. Until the restaurant and marina were added across the waterway from Barefoot Landing, the view was not nearly as attractive as it is now. SHOUTMB: How does Barefoot Landing differ from Broadway at the Beach and other Grand Strand Properties? SHELLEY: Broadway at the Beach is a more high energy, Disney-like property. Barefoot is more like a relaxed fishing village. One of the major differentiators is the natural aspects of the property. You will have an opportunity to see a lots of different wildlife here at Barefoot. Swans, herons, ducks, turtles, fish and the occasional alligator. You will often see baby ducks and swans walking around with the mothers in the lead. This more tranquil and comfortable environment sets Barefoot Landing apart from any other property in the area. We have lots of seating in-cluding benches, Adirondack chairs and rockers throughout the property allowing visitors to enjoy all the natural beauty around Barefoot Landing. There is no night club element here at Barefoot Landing. Other than at a few of our restaurants, most of the patrons have gone home before mid-night. Families feel comfortable walking around Barefoot after 9 o'clock. We would love to attract more locals to the property and are working on ways to make sure we welcome residents year round. The locals have a perception that Barefoot Landing is just a “tourist trap”. We are looking at ways to engage the locals. We have a great
variety of shops that would be perfect for the permanent residents of the Grand Strand.

Carolina Commercial Real Estate By Al Beck
When I sat down with Zach I already knew him as a man
with great energy, business intelligence and integrity. What I
learned during this interview was that he has so much more
to offer to our community.
What do you do at Carolina Commercial Real Estate? —
I’m starting my second year as a sales associate at CCRE. In
my first year I completed all the necessary requirements to be-
come a licensed South Carolina real estate salesman. I also
completed a nine month commercial real estate, business bro-
kerage, and marketing training program. I’ve developed many
friendships with business and commercial property owners
throughout Grand Strand. Most importantly, I’ve had the
chance to help these clients in numerous ways including: an-
swering real estate questions, walking business owners through
the valuation process, marketing properties and helping clients
sell and buy businesses and commercial properties.
How did you get into the industry? — My grandfather, who
is 86 years old, introduced me to the real estate industry when I
was in high school. He had owned a small diner in a rural Iowa
town where I was raised until he was 60 years old. After retir-
ing, he made the transition into real estate, where he continues
to work to this day. Watching him help clients, who were mak-
ing some of the biggest decisions in their life, was spectacular.
Like my grandfather, am a “people person“ and receive satis-
faction from helping clients in the business and commercial
real estate sales process.
What is a typical workday like? — While my day revolves
around one concept, serving my clients, each day is as diverse
as they come. For example, I spend two to three hours a day in
the business community introducing myself, talking to business
owners, and marketing listings. I might spend one day talking
with auto-mechanic shop owners. The next day I could be
meeting with dog-grooming business owners. A portion of my
day may be spent designing the marketing materials for list-
ings, which means creating video tours of properties, taking
and editing pictures, putting together brochures and flyers. I
also spend time utilizing social media and electronic advertis-
ing to distribute information through those mediums. I also set
aside time for showing properties, sitting down with customers
to introduce our company, and making phone calls to prospec-
tive buyers and sellers.
What do you do for fun? — I am an advocate of youth recrea-
tion, so I spend time coaching youth basketball for the City of
Myrtle Beach and helping with youth events in Horry County
with the Sand dune Archery Club. Outside of volunteer work, I
enjoy lifting weights, playing golf, and traveling. I have imme-
diate family living in Colorado, Nevada, Washington, Arizona,
Kansas, Missouri, and Iowa. My wife’s family lives in Den-
mark, so our holidays are usually filled with travel!
