Skanska Koch, Carteret, NJ, USA Hollywood House, Woking, UK

A Powerful Business CaseReducing exposure to rising energy costs, while future-proofing the investment in premises, led Skanska Koch to install an 86,000sq. ft. (8,000sq. m) solar farm on their New Jersey manufacturing plant. Two years on, the move to renewable energy has cut the utility bill by 65% and generated almost 1GWh of electricity. The decision to move towards complete energy self-sufficiency was supported by strong financial benefits including Federal Government tax credits and the Solar Renewable Energy Credits (SREC) that apply to certain states. By taking advantage of these, we were able to sell our SRECs on the futures market, thereby hedging our USD2m (SEK13m) investment in the solar energy project; an excellent example of combining environmental responsibility with sound financial business decisions.

Changing Mind-setsInfluencing a landlord’s green thinking is always a challenge for tenants of multi-occupancy offices. With Skanska UK’s Mechanical and Electrical (M&E) division lease expiring, the landlord was approached with plans to maximize both the economic and environmental performance of Hollywood House. Radical ideas would help to dramatically improve the entire building’s energy efficiency, water use and waste performance.

Owners Prupim, one of the world’s largest real estate managers, were initially skeptical about the financial viability of our proposal. However, they realized the potential to attract new tenants and protect the future value of their asset.

Recognizing the international letting potential for the offices, the green retrofit was undertaken to LEED standard rather than the BREEAM certification which is more widely used in the UK. As a result of the USD5.4m (SEK36m) refurbishment, the previously energy inefficient vanilla 1980s office block was awarded with the highest ever LEED Commercial Interiors (CI) Platinum score for a UK fit out – 96 points. The result for the landlord is a desirable property where its green credentials are now used as the main sales message to prospective tenants. We have now signed a new 15 year lease. The estimated payback on investment is around 12 years but experience suggests that this is likely to reduce as the occupants and owner become more familiar with improvements.

City Green Court, Prague, Czech Republic

Wise Investment Pays RewardsOur Prague office is a showcase for what can be achieved when the Color Palette™ is applied to a construction project. Purchased from the original developer at the planning stage, City Green Court’s original vanilla design has been transformed into the first LEED Platinum pre-certified office building in the Czech Republic; and the first example of embodied carbon footprinting in the country. The building demonstrates our ability to construct to specifications better than local codes; 56% less energy use and projected 25% less water use than a comparable Czech building, together amounting to USD1 (SEK6.6) saved every month for every square meter. The USD1m (SEK6.6m) invested in green technologies has a projected payback of just over five years.

However, City Green Court is more than a showcase for the Journey to Deep Green™. By investing time and money, we set the market in Prague with the first LEED Platinum pre-certified building. This attracted international clients who understand the full value of green construction socially, environmentally and economically. PwC and GSK both signed leases pre-completion, making the development appealing to buyers. City Green Court was sold by Skanska in May 2012 to German investment fund, Deka. Deka chose City Green Court because of its green credentials, paying between EUR1-1.5 per sq. m per month extra in rent.

Taking the Hollywood House refurbishment towards Deep Green has provided Skanska staff with one of the UK’s greenest office environments. It’s also helped forge a relationship with the landlord, who is now considering further greening of its extensive portfolio and actively promoting improvements in building performance to selected tenants. Equally important, the project has enabled us to spread the word to an international audience, through case studies and conference presentations, of the commercial benefit of green refurbishment.

Empire State Building, New York, USA

Iconic RefurbishmentWhen we became the Empire State Building’s first LEED CI Platinum tenant in 2009, the famous address helped spread the story of green refurbishment far beyond the construction industry. (See You Tube, Wikipedia and Google). Although the owner was already planning to green the building, our work led the way for a USD500m (SEK3.3bn) refit, culminating recently in the entire building achieving LEED Platinum – the tallest LEED-certified structure in the USA. The Empire State Building fit out is a landmark project for many reasons. In a country where carbon and climate change are not high on the agenda, providing customers with hard facts about

commercial and competitive advantage is vital. The new office has saved 57% in electricity costs – USD 650,000 (SEK 4.3m) over 15 years. In the first two years of occupancy, Skanska reported a reduction of 15-18% in absenteeism. Monitoring and measuring everything from water consumption to recycling of materials and making data publicly available has ensured that the commercial and financial benefits of the Journey to Deep Green™ are more widely understood.

Österport, Malmö, Sweden

New Life for OldIn 1999 we moved into Österport 7 following extensive renovation of the commercial office building constructed 30 years earlier. Refurbishment of Österport to bring the building up to EU GreenBuilding standards and later become the first office building in Europe to achieve LEED Existing Buildings: Operations & Maintenance (EB:O&M) Platinum, started some years later and led to extensive internal improvements. Our offices now operate totally on green energy, with bikes and electric mopeds provided for employees. Existing materials were salvaged and reused during the renovation work. Any aspect of office use that could be improved, from introducing a recycling program for occupants, to encouraging suppliers and contractors who maintain the building to think green, has been considered. Taking a building that is more than 40 years old and achieving LEED Platinum shows customers what can be done, if the correct green improvements are made. In financial terms, the total cost of work to achieve LEED Platinum was USD200,000 (SEK1.5m). Resultant annual savings of USD50,000 (SEK375,000) give us a four year payback. One of the most important outcomes of this process, however, was the impact on the mind-set of our employees and the resulting sustainable behaviour that influence our day-to-day work.

Väla Gård, Helsingborg, Sweden

Zero Carbon AmbitionsOur new Helsingborg office, 60km north of Malmö, brings together 70 employees from several existing locations into 1800sq. m of purpose-built, deep green offices. Väla Gård’s roof-mounted solar Photo Voltaic energy arrays, and investment in off-site windpower, make the building net zero in terms of energy, the prime consideration when designing the project. It is classified as Deep Green for energy, hazardous materials and construction waste on the Color Palette™. Carbon footprint calculations were undertaken prior to construction. Further development will add an additional 5,200sq. m, which will be let. On-going analysis of energy use will help us to report consumption figures to tenants in the future. Surplus electricity generated during the summer will be sold, and any winter shortfall made up by the wind generator. Due to be occupied in October 2012, projections suggest that Väla Gård could achieve Sweden’s lowest energy consumption for any office.
