    To further reduce the carbon

    footprint, a three-story addition was

built on the rear to accommodate two

    separate tenants or families.

To provide for the second tenant, and

    to increase the basement headroom

from 6 ft. to 9 ft., the existing

basement slab was lowered and the

    foundation walls were underpinned.

During the exterior demolition, original wood siding was uncovered underneath stucco and vinyl

siding. The vinyl siding was removed, but some of the stucco was retained in an effort to retain as

much of the wood siding and wall framing. All vinyl windows were replaced with energy efficient

wood windows to take the home closer to its original design.

As with many old homes, heat loss is a major concern. The exterior walls and roof had both fiber

glass and spray foam insulation were used to achieve a R-26 value for the walls and R-34 for the

roof. To prevent moisture and air vapor from penetrating through the walls an extra 0.5-in. layer

of rigid insulation was added to the exterior sheathing.

The Renaissance Revival Hearst Hall was designed by New York architect Robert Gibson, and built in 1900-01.

The National Cathedral and Close (including Hearst Hall) were listed on the DC Inventory in 1968, and on the

    National Register in 1974. `

The Hearst School for Girls, later renamed the

National Cathedral School for Girls (94)

The Hearst School Building Committee hired

Robert W. Gibson of New York to design the

building in a French Chateau style. Since Gibson

could not be in Washington regularly, he wanted

Cluss to oversee all aspects of the work.

Cluss reported to Gibson, including his concerns

about the general contractor's ability to get the

work done on time. Cluss also did a study of the

best sewer connection for the school. After

consulting with the Army Corps of Engineers,

including his friend, General John A. Wilson,

Cluss sent maps to Gibson offering three

    alternatives.

The project is the culmination of

nearly a years work by the

    Environmental Awareness Group(EAG) co-presidents Christina

    Boulineaux 10 and Charlotte

    Zimmerman 11.

They proposed the installation of solar

    panels, researched contractors, and

managed to raise $20,000 with a grant

    from the William Penn Foundation

and by selling baked goods and

    reusable bags.

    Installation was by Atrum Solar.

The market, completed in 1873, was designed by Adolph Cluss, a prominent local architect in theDistrict of Columbia. The Market also symbolized the much-desired urbanization of Washington, DC

At the end of the Civil War, the city was under pressure to erase its image as a sleepy southern villageor face having the Federal Government removed.

Eastern Market became part of the attempt to reshape the city's image and became the first city-owned market to be built under the public works program of the 1870s.

    Sustainable Design Concepts

This project was conceived as a green design, an

important consideration for both Owner and

Architect. The vertical central space, which

provides natural light to the interior, also serves as

a form of solar chimney, collecting warm airfrom surrounding spaces and exhausting it

through a heat-activated roof fan to the outside.

This ventilation draws air from lower levels

toward the central space, creating constant air

movement through the house. Other elements,

such as Nanawall folding doors at the rear patio

and ceiling fans in other rooms, create cross-

ventilations and contribute to the passive solar

    qualities of the system.

The existing perimeter walls of the house were

preserved. For proper sealing of the building

envelope, new foam insulation was installed in the

roof and all exterior walls. A two-zone high-efficiency

air-handling system was installed in order to provide

flexibility between floors. A tankless hot water heater

and radiant heat under ceramic tile in bathrooms

were also utilized. New insulated energy-star windows

replaced existing single-pane windows, and UV heat-

resistant solar film was applied to the glass roof.

Sustainable, renewable materials were used throughout,

to reinforce the design conceptWarmer, darker

materials on the lower levels, and light, reflective

materials on upper levels. Concrete floors on the south

collect heat on cold winter days, emitting it to the interior

at night. Existing wood floors were salvaged where

possible, and recycled cork was installed in the kitchen for

resilience and durability. Kitchen and bathroom

countertops are composed of recycled/recyclable resin.
