At a GlanceFounded in 1989 and based in Augusta, Georgia, Southeastern Bank Financial Corporation is a one-bank holding company. TheCompany’s subsidiary, Georgia Bank & Trust Company of Augusta (GB&T), operates as a community bank with five full-servicebranches in Augusta-Richmond County, Georgia, four in Columbia County, Georgia, and three in Aiken County, South Carolina. TheBank offers Wealth Management products through retail investment advisors and operates a full service Trust Department in itsmarkets. The Bank also operates mortgage origination offices in Augusta and Savannah, Georgia and Aiken and North Augusta,South Carolina.
The corporate offices are located at 3530 Wheeler Road, Augusta, Georgia 30909, and its securities are listed on the OTC bulletinboard exchange under the symbol SBFC.
During the year ending December 31, 2013, the total assets of the Company were $1.7 billion and total deposits were $1.5 billion.

A LETTER TO OUR SHAREHOLDERS
Dear Fellow Shareholders,
For the second year in a row, we are pleased to report that Southeastern Bank Financial Corporation achieved record earnings. Netincome of $16.3 million for 2013 represents a 13.24 percent increase over 2012. Given that the industry continues to be challengedby this extended, extraordinarily low interest rate environment and economic growth remains lackluster at best, these are verypositive results for your Company. We are proud that the Company was one of the top performers for institutions our size in bothGeorgia and the Southeast with the Return on Average Equity of 12.09 percent in 2013.
The total assets of the Company grew $26.8 million, increasing to $1.7 billion. Loan growth in 2013 of $14.9 million was limitedas borrowers remain very cautious in the midst of current economic conditions. The record financial performance for 2013 was dueto continued growth in net interest income, a further reduction in the provision for loan losses, and significant reductions inexpense. This was achieved despite a significant decrease in mortgage production resulting from an increase in mortgage ratesand slow sales in the housing market overall. Our asset quality reflected continued improvement as nonperforming assets declinedto 1.58 percent of total assets, down from 2.08 percent at the end of 2012. Our loan portfolio is supported by strong loan lossreserves that represent 2.88 percent of total loans outstanding.
Georgia Bank & Trust Company of Augusta is the largest community bank in our markets. Our success reflects an unwaveringcommitment to provide the highest levels of customer service. In 2013, the Bank was voted “Best Place for Friendly Banking” forsix years in a row by Columbia County Magazine and “Best of the Best” in Home Mortgage Lending by Augusta Magazine.Supporting the communities we serve is also an important part of our commitment and in 2013 our employees continued to donatethousands of hours of their time as volunteers for community organizations.
In an effort to better serve our customers, we have expanded our footprint by adding a “deposit taking” ATM on Tobacco Road andpurchased a site in the rapidly growing Grovetown market for a branch office. For our business clients, we introduced BusinessManager, a working capital loan program that provides additional flexibility to help fund a growing business.
Looking forward in 2014, the continuation of historically low levels for interest rates presents a challenge to the net interestmargin. Hopefully, the recently announced increases in military and civilian personnel at Fort Gordon will stimulate economicactivity by increasing general loan demand necessitated by business expansion and the demand for mortgage loans to supportthose moving to our area. The Company continues to focus on operating efficiencies by managing expenses very aggressively.
Your support and confidence in the Company as a shareholder is a key ingredient in our success. In appreciation of that loyalty andsupport and our continued financial performance, the Board reinstated our quarterly dividend in the second quarter of 2013.
Our strategy of delivering value and outstanding service to our customers, shareholders, and the communities we serve willcontinue to generate profitable growth in the years ahead. We stand by our commitment to manage the Company for long termshareholder value.
