time for Canadians to begin preparing. Indeed, experts suggest the best tax planning takes place
during the year – not at deadline time. Consider, for example:» A new poll from CIBC indicates 31 per cent of

The Bank of Canada, in its latest rate announcement on Dec. 3, once again held its interest rate target at one per cent. ¦ e rate has
been at that level since September 2010, which is good news if you’re in the market for a mortgage.
¦ ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers,
since it means you don’t have to wait to get � nancing approval on a home when you put in an o§ er. ¦ is is an especially good tool to have when markets are hot. Removing the “conditional on � nancing” clause could mean your o§ er is accepted � rst since you already have your � nancing in place.
So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any signi� cant movement next year.
However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders o§ er online pre-approvals to make the process faster and easier.

Demographics driving development
Canadian homebuyers are forgoing the larger lots and extra bedrooms of the ‘burbs in favour of urban conveniences close to home, according to a recent report titled Emerging Trends in Real Estate 2015 conducted by PwC and Urban Land Institute (ULI). Urbanization is no longer a growing trend, but rather the “new normal.” Hot on the heels of these city-bound homebuyers are developers who are keen to meet buyer demand and add value to their properties by exploring new mixed-use developments like condos and rental apartments which combine residential and commercial opportunities.
“In the Canadian market, the bidding on prime properties can be quite competitive. In response to this competition, the market has become very creative in finding ways to enhance value. The convergence of residential and commercial development is a way to illustrate this value,” says Frank Magliocco, national leader, Canadian Real Estate, PwC. “Residential developers have started to add retail and other services such as health care and education in a bid to attract buyers. Likewise, commercial developers are including residential components to their office and retail projects.”
Canadian real estate at a glance: The best places to be in 2015Calgary and Edmonton have been named Canada’s top real estate markets, scoring well for investment, development and housing.
Toronto came in third, with continuing migration by residents and retailers to the city core, and an already strong condo market further solidified by a lack of affordable housing.
Following closely in fourth, Vancouver is expected to lead in growth in 2015, with steady foreign investment pouring into its robust housing sector.
Montreal’s stable market is expected to remain so in 2015, with a drop in the condo market as it continues to absorb inventory. “Meanwhile, the city is keen to attract high-end retailers via Rue Ste. Catherine, where experts foresee the avenue being transformed over the next five years,” according to the report.
While in Winnipeg, a drop in home sales has raised concerns around overbuilding impacting the city’s finances.
“The real estate industry of Canada’s large urban centres continues to be an engine of stable economic growth for the country. It has proven itself to be a low-risk business environment for developers and investors,” says Richard Joy, executive director, ULI Toronto. “This is especially true in western Canada. The market shift toward urban cores and transit-supportive communities is a unique opportunity to maximize the value of new public infrastructure investment in major cities across the country.”

While at ratehub.ca we’re in the business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promo-tional rates to bring in new clients, but many of those offers come with serious restrictions and penalties.
Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:

» LOW PREPAYMENT PRIVILEGES. Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debt-free fast, this may not be the right product for you.
» COLLATER AL CHARGE. If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees).
» CLOSED MORTGAGE. While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product Investors Group offered a couple months ago didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.
Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agree-ment, don’t be scared to shop around and f ind the right mortgage for you – even if it doesn’t come with the absolute lowest rate.

“Living large” is a mantra North Americans have been far too familiar with over the past few decades. Fortunately, most of us have come to realize that it’s not just our fast food portion sizes or our behemoth SUVs that could use some slimming down. Wastefulness and excessiveness are in steady decline, with growing numbers examining where in their lives they can cut back in order to save time, money and effort. This shift in perspective has been quite apparent in today’s real estate market. As baby-boomers seek simplicity in smaller, uncluttered spaces, and young up-and-comers seek affordable living in minimalist condos and lofts, smaller spaces have become the dominant trend in new homes.
Not so long ago, the idea of a smaller home used to elicit images of being cramped and inconvenienced, with no place to entertain guests or even enjoy a bit of privacy. All that has changed over the past decade as architects and designers have devised and implemented proven techniques to maximize the functionality and flow of today’s living spaces.
Housing is typically the largest expense most people will ever assume. Miscalculating just how much home you require can cost you thousands of dollars over the life of your mortgage. Try to imagine the myriad of benefits that go along with your smaller space and even smaller mortgage and all of a sudden the idea of less being more takes on a whole new meaning.
For starters, spending less on the actual home permits the homebuyers to redirect their money towards personalizing their living spaces with finer materials and superior craftsmanship, making it distinctively charming and livable. Also keep in mind that quality flooring, finishes, fixtures and furniture are all much more affordable when dealing with a smaller space.
Another major factor driving the smaller spaces trend is a rapid rise in eco-consciousness. The ideal of an enormous house filled with specialized, rarely used rooms is purely a North American one. If you are sincere about contributing to a sustainable future and reducing your carbon footprint a smaller home can make the biggest difference. No matter how many Green materials a large home has, its sheer size, unutilized space, and sometimes dysfunctional design make for a very inefficient living space.
Proper “Green living” almost always results in substantial long term savings, which is why the positives of living in a smaller habitat continue giving for the entire lifetime of the house, as every room must be furnished, heated, cooled and so forth.
The environmental positives of a smaller living space are even greater than the financial benefits that you reap. A smaller home means a smaller footprint on the earth, in every measurable way – fewer trees cut down, less earth bulldozed, less petroleum burned, less steel mined – essentially less usage of every resource. So a smaller living space – an eco home, and using Green materials, appliances and building methods can make it even Greener.
Canadian homebuyers are realizing that a home that expresses your values and that’s a joy to live is not a function of square footage. Most of today’s larger homes are designed to overwhelm rather than welcome. Homes with cavernous spaces just aren’t as intimate and comfortable as those properly scaled down to the homeowner’s life. Think of your house as a tailored suit, just big enough to fit you perfectly.
People who are able to make smaller living spaces work, often find themselves with a surplus of time and resources to direct towards other areas of their life such as family, health, career and leisure. Perhaps a smaller home can create a more balanced and enjoyable life for you – one that will keep you connected to the things that truly matter.

Nominations are open for EnerQuality’s EQ AwardsThe home building industry is creating Greener communities across Ontario. When it comes to energy efficiency and sustainability, builders are re-thinking and changing housing in all disciplines, including planning, design, construction and marketing.
Take the adoption of Energy Star for New Homes – since the introduction of the program almost 10 years ago, more than 58,000 qualified homes have been built in Ontario. Last year alone, 29 per cent of all homes built in the province were Energy Star qualified.
Every year, select builders, energy evaluators and industry partners are honoured with a number of prestigious awards at the EQ Awards Gala, taking place this year at the Sheraton Parkway Toronto North Hotel and Suites in Richmond Hill on Feb. 19, 2015. A full day EQ Housing Innovation Forum will be followed by the EQ Awards, at which we will be celebrating the 10th Anniversary of Energy Star, the most successful Green building program in Canada.
”Energy Star is the most trusted brand for energy efficiency in Canada, and awareness is increasing that new homes can be qualified to this high standard,” says Corey McBurney, president of EnerQuality, Canada’s number one certifier of Ggreen building homes. “We must recognize those builders who are continually improving, and pushing the boundaries through innovation.”
Corey notes that the awards nomination process has begun and EnerQuality is asking for help identifying this year’s top performers.
Awards are granted in a number of categories, including the Building Innovation Award that recognizes a builder who has demonstrated technical excellence while implementing high performance building practices; and the Ontario Green Builder of the Year award that recognizes an outstanding home builder that has led the residential building industry in environmental responsibility. your mover won’t do When you hire a moving company, it is important to understand what services the firm can and cannot do.Here are 10 common issues that most movers won’t do, or are forbidden to do by law:› Move hazardous materials, containers of fuel and gas-powered items that are not emptied of fuel. This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods. › Move live plants. Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.› Move animals. This takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.› Move personal valuables. It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.› Stop the clock because there is a change on your end. We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned but will likely extend longer than indicated in the estimate.
› Move items larger than we have the ability to do. When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move any specialty items, if required.› Provide insurance coverage for items of extraordinary value. Ontario’s Conditions of Carriage requires movers to insure items at least $0.60 per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit.› Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service, at a cost.› Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.› Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.
All of the above help ensure that your possessions arrive at the other end of the move in one piece, with the safety of you, your family and the movers in mind. That’s our job!

In Southwestern Ontario, the options for location and home type are plentiful, given the variety of markets that comprise the region.
Indeed, the beauty of this area is that it’s made up of so many different locales – from Hamilton to London to Kitchener-Waterloo to Niagara. Though all combine to make up part of the “Ontario” market, which is part of the “Canadian” market, they are all very individual markets, with distinct local economies, employment pictures and other important influences.
One of the characteristic differences of SWO over the GTA, for example, is the region’s heavier reliance on a manufacturing economy. As the U.S. recovery strengthens into 2015, Southwestern Ontario is expected to be among the chief beneficiaries.
And, of course, SWO also has the benefit of lower average home prices. In Hamilton, for example, average prices are about $150,000 lower than in Toronto.

KITCHENER-WATERLOOKitchener-Waterloo may have once been best known as the home of Kitchener-
Waterloo Oktoberfest, meat processor Schneider Foods and the Ontario Hockey League’s Kitchener Rangers. But while rich in German heritage and other culture, the town of about 220,000 has more recently gained a reputation more for high technology than pork sausage and beer-inspired oompahs.
In fact, this vibrant community located in the Region of Waterloo in the heart of Southwestern Ontario, help form the three point-towns that make up “Canada’s Technology Triangle.” Kitchener-Waterloo and Cambridge today comprise one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. Today, the area boasts a thriving advanced technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors.
Complementing these strengths is a naturally advantageous location off Hwy. 401, close to major Canadian cities Toronto and Hamilton, as well as to entry points to the US at Michigan and New York.
All of this has the region poised for long-term economic health. Employment and population growth, two key factors in housing demand, are both doing well in the area, though they are not without their challenges in the short term.
The KW region has experienced a shift in the new home construction market from single-detached homes to condos, and demographic changes will support this continuing trend, according to CMHC.
“Housing demand in 2015 will be supported by in-migration and job growth. In the longer term, as baby boomers age, the trend to smaller households will support the shift to higher density housing,” says Erica McLerie, CMHC’s senior market analyst for Waterloo Region.
For prospective homebuying, KW-Cambridge is ranked as the number two investment area in Ontario between 2013 and 2018, according to the Real Estate Investment Network (REIN). In addition to the strong economy, a commitment to infrastructure improvements and transportation projects will help drive the economy and real estate market in this area, the group says.
Builders seem to agree, as all of Branthaven Homes, Dunsire Developments, Empire Communities, Eastforest Homes, Fusion Homes, Laurel View Homes, Losani Homes,
Monarch Corporation, Reid’s Heritage Homes, Terra View Homes, Kenmore Homes and Andrin Homes have developments underway in Kitchener, while Haastown Holdings and other companies are building in Cambridge.
HAMILTONHamilton may be only less than an
hour’s drive west along the Queen Elizabeth Way, but it has long lived in the shadows of its big city neighbour Toronto.
Long known as Steeltown, Hamilton has undergone a fundamental transformation that has the city poised for long-term prosperity.
For homebuyers considering purchasing in the area, there are good

reasons to consider Hamilton. The city has been cited as among Canada’s most welcoming areas, particularly for first-time buyers.
REIN, for example, has named Hamilton as the top real estate investment town in all of Ontario through to 2018. Continuing diversification of the city’s economy, coupled with increased accessibility provided by the transportation improvements, provides a strong economic base, the group says. In a few short years, Hamilton’s economy will be unrecognizable compared to past decades.
In recent years, Hamilton has seen significant expansion in sectors such as health care and post-secondary education, offsetting a historical reliance on steel manufacturing. Indeed, Hamilton’s economy today is much more diversified than the Hammer of old.
Housing demand in Hamilton is to remain stable, as improving economic conditions and higher net migration will support demand in the area. Gradual improvement in job and income growth, combined with modest price increases, should support Hamilton resale activity, CMHC says.
Developers see this potential and a number of new projects are underway from all of Losani Homes, Empire Communities, Multi-Area Developments, New Horizon Homes, Spallacci Homes and Country Green Homes, with many aimed at first-time buyers and priced accordingly.
OAKVILLE Oakville may be historically known for the famous Ford plant, oil refineries along
the lakeshore and up-market homes, shops and restaurants. These days, Oakville may still show some of those classic characteristics, but it is increasingly earning a reputation as a city on the rise with a self-sufficient, driving economy.

With a vision to become “the most livable town in Canada,” the Town of Oakville is intent on building a robust economy with potential for future growth, and the local economic development authority has a comprehensive plan to capitalize on traditional strengths.
Oakville Town Council, in fact, recently won an Economic Developers Council of Ontario (EDCO) award in the category of Redevelopment Initiatives, for its leadership in developing the Bronte Business Action Plan. The Bronte Business Action Plan, led by the town’s Economic Development department, was initiated to further Bronte’s economic development and urban revitalization. The Bronte BIA will implement the action plan from 2013 through 2016.
A strong and diversified economic base offers an excellent location for both new and expanding businesses. More than 260 national and international corporate headquarters constitute an important part of the 4,500 employers in Oakville. Oakville’s top 100 employers by industry include companies from the automotive, manufacturing, pharmaceutical, professional service and construction industries.
While manufacturing industries account for 15 per cent of employment, managerial, business and administrative categories make up 36 per cent of occupations. A number of new businesses have also made their way to Oakville, bringing more than 650 new jobs and absorbing more than 411,000 sq. ft. of commercial and industrial facilities.

BURLINGTONTen years or so ago, if you were asked to

Already well positioned with extensive access to regional, national and international transportation networks, the city is also the beneficiary of recent investments in infrastructure to improve highways and mass transit, to facilitate business growth and community development.
Currently in Burlington, a disparity exists between local jobs and the skill-set of residents, says BEDC. Residents have to commute outside the city to find work, particularly in professional services. As a result, approximately 55 per cent of Burlington residents commute to jobs in Oakville, Mississauga and Toronto. In the manufacturing industry, the opposite occurs, as Burlington imports labour from outside the city.
All of this is important news for prospective new-home buyers looking to buy in and around Burlington. These plans mean more local job opportunities, which leads to employment and average wage growth – key determining factors to support new housing and increasing real estate values.

Outstanding response to Fusion Homes’
GRAND OPENING OF THE METALWORKSFusion Homes’ recent Grand Opening for The Metalworks, Guelph’s new urban village, met with overwhelming customer response, with more than 250 people visiting on opening day. Doors opened at 8:15 a.m. to accommodate those who had camped out overnight and lined up early to get first choice of suites. The line-up continued outside the office and remained constant throughout the morning. By early afternoon, the phase one tower was 50 per cent sold. Pricing of the tower suites started from the $190’s.
The newly constructed sales office located at 5 Arthur St. S. was built with the use of salvaged materials from the site, demonstrating its historic past. Interested purchasers gathered around the seven-ft. scale model of The Metalworks development, which is situated between the Speed River with a 50-ft. wide River Walk and Arthur Street.
The development will comprise five phases, with phase one consisting of 114 suites and five penthouse units in the 10-storey tower, and 14 townhouses. Of those townhouses, six of them will be overlooking the Speed River and be known as the River Lofts. The townhouses and penthouses are expected to be released in February 2015. The move-in date for phase one is expected to be late 2016.
The Metalworks development has garnered more interest than any other development Fusion Homes has had in the past. CANADIANS MAKING SMARTER
mortgage decisionsFirst-time homebuyers on average make a 21-per-cent down payment on the purchase of their new home; since the 1990s, about 40 per cent of this has come from personal savings, suggesting Canadians wait to be financially stable before purchasing. But recently, as home prices have risen, 17 per cent of the down payment has come from family gifts or loans, a higher number than in previous years. These are just some of the facts found in the Annual State of the Residential Mortgage Market in Canada, the latest consumer survey report released recently by the Canadian Association of Accredited Mortgage Professionals (CAAMP).
The report probes into how Canadians are managing their mortgage debt. In this low interest-rate environment, they continue to aggressively pay down their mortgages even though most renewing their mortgages are going to find interest rates unchanged or lower than their current rates.
Questions related to why people do not own a home produced interesting results: the majority of people age 18 to 34 indicated they were waiting for prices to fall and savings to increase. At the other end of the age spectrum, more than two-thirds of those over age 55 said they were renting because it was a better option for them.
SURVEY SAYS…› 425,000 live in homes that they purchased during 2014. The average price was just over $400,000, for a total value of $173 billion.
› 125,000 Canadian homeowners fully repaid their mortgages during 2014. A further 50,000 to 75,000 expect to fully
repay their mortgage before the end of 2014. In combination, about 190,000 mortgages will have been fully repaid this year.
› 900,000 current mortgage holders made lump-sum payments in 2014 totaling $16 billion.
› Among the 190,000 to 200,000 Canadians who have repaid (or are expected to repay) their mortgages during 2014, lump-sum payments total about $5 billion.
› 900,000 mortgage holders voluntarily increased their regular payments in 2014, by amounts that equate to more than $3 billion per year.
› The average mortgage interest rate is 3.24 per cent, identical to the rate found in the spring survey and down from the average 3.5 per cent found in the fall 2013 survey.
› Canadian home equity amounts to 74 per cent of the value of their homes; more than 85 per cent have 25 per cent or higher.
› 11 per cent of homeowners used their home equity for debt consolidation and repayment, renovations, investments, purchases, including education, and “other.”
“Overall, the CAAMP fall report paints a picture of homeowners, whether just starting out on their ownership journey or long-time mortgage holders, as remarkably confident,” says Jim Murphy, accredited mortgage professional, and president and CEO of CAAMP. “They wait until they are financially stable before buying, and they take advantage of low interest rates to aggressively reduce their mortgage debt. Home ownership continues to be an important anchor for the Canadian economy.”

Homebuying wish list needs to match your budget
Making a list and checking it twice? If you’re looking at buying a new home in the new year, making your wish list is a priority.
If this is your first home, or even your move-up home, chances are you aren’t going to be here forever. Today, the average family’s home needs change every five to seven years. They need to downsize, move to another city, add square footage, address health problems or sell because of financial needs. Planning for today is much easier than looking into a crystal ball for five, 10 or 15 years down the… driveway.
Make your wish list and include size, location, features, housing type, bedrooms and bathrooms. If this is your starter home, the list is going to differ from growing families and those looking for their retirement haven. Determine what is a must-have and what is a should-have. Must haves are essentials. If you’re expecting a child, a two-bedroom home is a must-have. A should-have is not essential meaning a third bedroom is not a necessity, unless grandma will be moving in to help look after the new baby. A clean, functional kitchen is a must-have and may have to suffice in place of a gourmet kitchen with double ovens, granite counters and massive breakfast bar.
SIZEThree bedrooms is the ideal. But is it? Instead of a bedroom, can the office be a corner of the family room. Today, we’ve got laptops and wireless printers so much less space is required than in the desktop monitor/fax machine/printer world of a decade ago. Are you in business or is it possible to simply have a desk for bill-paying and web surfing as part of the kitchen. Can that second or third bedroom office also double as a guest room with foldout sofa? There are plenty of furniture options that work as bookshelf/desk along with drawers for bedding and overnight guests.
THE WORKS!If this is your very first home, you may be one or two home purchases and moves away from your “dream home.” If you’re looking for everything on your wish list: walk-in closet, ensuite bath, finished basement… that’s going to add
to the price. Can you live with just one bathroom, or a bathroom and powder room? Save the dream ensuite for the next home. Walk-in closets are wonderful, but they take away precious space from other bedrooms. Keep that on the wish list for the next house. An upper laundry is also convenient but doing laundry in the basement is a small price to pay until you move on in the housing market.
HOUSE OR CONDOYou may be thinking about a house, but have you considered a condo? Something with a view and great amenities could come in under budget versus a detached home. A condo or townhome is a nice compromise for a few years.
LOCATION, LOCATION, LOCATIONOnce you determine what you can afford and what you need, location will totally change that. That is, if you are looking in the trendiest part of town, it will certainly show an increase in price. You can live in a slightly less desirable neighborhood, but you can’t live in a house you can’t afford. If you can identify an up and coming area, you have the potential for some wealth building. As well as building equity, your home will increase in value as others catch on to what you already know. Their demand will cause prices to rise.
So make a list, include all your dream features, and then prioritize what you really need for today to meet your budget and your needs.

The colours, patterns, materials and textures in a space create impact and can enhance the feel of any room. To add visual interest and achieve an inviting atmosphere, consider combining these elements to achieve a well-balanced space.
When deciding on the colour palette, start with a piece of wall art you really love, or a rug or chair that has a beautiful colour, and seek inspiration from it. Find patterns and prints that embody your focal point piece, or that complement it in colour and style. This will ensure you love the space you design.
THINK IN THREES. Incorporate an odd number of patterns into a room’s design, using a minimum of three, and focus on their scale and colour when combining them.
The first pattern should be a large, dominant one. Next, select a fabric with pattern that includes similar

colours, but is smaller in print size. The third pattern needs to unite the first two, either through colour or print. Try three patterns, in a range of scales, such as a bold floral, a wide stripe, and a small geometric. The more variety of scale in your patterns, the more comfortable and welcoming the space will feel. PRINT, COLOUR, REPEAT. Try repeating colours from pattern to pattern as well as in other parts of the room. This creates continuity in the space and enhances the overall look. It is best to accentuate underplayed, shared colours in different prints. If you use one pattern, such as a geometric, repeat it somewhere else in the room, even if the colour and scale change. Choose prints that have a monochromatic design and that do not compete visually with the bold colours around it.

SIZE MATTERS. Often, a large-scale print can be too big for a pillow or for a small room, so be sure to select a print that works well with the space. Using a large print on an area rug is a great way to add pattern to any room, while not overwhelming the space. Using large, bold patterns help in visually enlarging the room. The larger the pattern, the bigger the room can appear. STYLE MATTERS. For a modern, clean look, stick to geometric patterns and straight lines. It is okay to mix different geometric patterns, as long as their sizes and colours vary. I like to add different textures to a space because it helps mix up patterns

›› Play with pattern size: offset a small-scale pattern with a large-scale one nearby
›› Repeat colours in patterns
›› Break up colours with neutral tones
›› Use texture to blend patterns together
›› Always remember: less is more
and brings life to a room. For a more traditional look, select patterns that have more curvature and floral prints. Too much of one colour, pattern or texture in a room can look overwhelmingly busy. The trick is to blend patterns well. SOLID FUNDAMENTALS. Whether designing a more contemporary or traditional space, always include solids when mixing prints, to balance out the patterns. Solids add a sense of calm to any space. Always include solids in a room with a bold colour palette or strong features. Great patterns stand out brighter in a room where the eye has a place to rest, such as a solid chair or a neutral wall. Using varying shades of chocolate brown, grays, white and beige can mix and match patterns easily because the outcome is a mixture of varying levels of impact.

Challenge yourself to unplug the TV for one full week and notice how much more you can do in all the free time you’ll have.›› Let go of the excess – you don’t have to keep decorations forever! When you are unpacking your holiday decorations, consider letting go of the items you no longer enjoy looking at. Our tastes change and styles come and go. There’s no rule that says you have to keep every decoration forever – especially that tacky plastic flower arrangement your ex-mother-in-law gave you 20 years ago! Give some away to charity, or if you have family or friends who have recently moved into their own place, ask if they’d like to have them until they accumulate their own collection.›› Gift certificate? What gift certificate? Gift certificates are easy to give and great to receive, but are often lost and forgotten until they expire. Keep your gift certificates in an envelope in your purse or your car and put a reminder on your calendar one week before the expiry date so you can use and enjoy them.›› Return items in a timely fashion to save money and space. Whether it is buyer’s remorse or dissatisfaction with
an item after we’ve brought it home, we all have things to return to the stores at some point – especially after the holidays. A problem arises when these “to be returned” items accumulate in every part of our home and we forget we have them. Most store return policies allow only seven to 14 days for a full refund. To recoup money and reclaim space, designate a small area (preferably near the exit) to place things that are on their way out. A box or basket may be helpful if you have several items. Tape the receipts to the purchases and schedule a time in your planner to take them back before it is too late.›› Pay yourself first. Block time now to give yourself a break later. Choose a day (or at least half a day) during the holidays to do what’s fun for you. You can spend it skating, relaxing at the spa, or taking in a movie. The important thing is that you feel renewed and refreshed because you gave the gift of pleasure and relaxation to yourself.

Easily create address labels on your computer for your cards using MS Word. For a special touch, use a font that resembles handwriting (such as Lucinda Calligraphy). Save the document and you can pull it up every year, make any changes and print it on adhesive mailing label sheets. Better yet, send electronic greetings and you’ll reduce clutter while saving time, money and the environment.

If you’re looking to buy a home in Southwestern Ontario or the GTA next year, know that you’re buying in some of the healthiest markets in the country. A strong economy, appreciating housing values and only minor, unlikely risks are combining to produce a bright housing outlook.
Short of an unforeseen economic shock, the outlook for housing in much of Ontario and Canada overall is pretty much full steam ahead.
“� e housing market does have a fairly bright outlook,” Bob Dugan, chief economist for Canada Mortgage and Housing Corp., told New Home & Condo Guide. “� ere are a few risks we have our eye on. One of them relates to the high level of (highrise) units that are under construction.” � ese are trending slightly above the historic average.
“We do expect that the economy is going to be fairly strong, and that’s going to generate job growth and income growth, and that with low mortgage rates, is going to continue to support housing demand.”
A� ordability and housing supply are increasingly being tested in the GTA; less so in SWO markets. Homebuyers moving out of the GTA and into neighbouring markets in Southwestern Ontario – such as Hamilton, for example – and job growth, will support homes sales, CMHC says.
When it comes to pricing issue, buyers are increasingly making their home type and location decisions based on a� ordability.
� e beauty of Southwestern Ontario includes two key features: SWO towns stand to bene� t from the expected continuing economic improvement in the U.S., due to their economies’ reliance on manufacturing; SWO comprises many di� erent areas and sub-markets, which themselves have individual characteristics that translate to excellent homebuying opportunities in a variety of housing types.
As for potential risks to the housing market, overheating and overbuilding continue to be raised as possibilities by some experts. But such concerns are largely unfounded, says Dugan.
“We don’t see overheating as being a problem in any of the markets across Canada,” he says. “Some markets are stronger than others, particularly in western Canada.”
Canadians’ average household debt is another issue some observers point to as a troublesome sign. � is concern as well, says Dugan, is overblown, as real estate accounts for a majority of assets held by Canadians.
