What My Home Means To MeEvery year, the 3rd Grade students

of Helen Haller and Grey Wolf Elementary Schools in Sequim are invited to participate in an Essay and Poster Contest called, “What My Home Means To Me.”

This is held in conjunction with American Home Week and Realtor Associations all over the country spon-sor this contest.

The Sequim Association of Real-tors has participated in this event for over 35 years and we are pleased to feature the winning essays and posters for both schools this year.

Students are asked to write an essay describing what makes their “home” special to them.

The type of home they live in or who they live with are not the deciding factors on who wins the Essay portion.

Winners are selected by the ‘heart’ with which they write. They often share about siblings or favorite rooms in their home.

The Posters are also reviewed for the time and effort put into drawing their home.

Judging for these essays and posters is quite dif� cult as the students write such colorful and imaginative stories about their homes and many are gifted artists.

For each school, there is a 1st, 2nd and 3rd place Essay winner and 1 Poster winner.

The Sequim Association of Realtors sponsors prizes such as new bicycles, Razor scooters, educational board games, art cases and gift certi� cates.

Congratulations to all of the stu-dents selected as this year’s winners!

Prizes awarded per school are:

• 1st place Essay: Bicycle/helmet + $25 gift card

• 2nd place Essay: Razor Scooter/helmet + $25 gift card

• 3rd place Essay: Scrabble Jr game + $25 gift card

• Best Poster: Art case + $25 gift card

All real estate licensees are not the same. Only real estate licensees who

are members of the NATIONAL ASSO-CIATION OF REALTORS® are properly called “REALTORS®”.

REALTORS® are committed to treat all par-ties to a transaction honestly. They subscribe to a strict Code of Ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.

A REALTOR® can help determine buying power -- that is, one’s � nancial reserves, plus his or her borrowing capacity. If a client gives a REALTOR® some basic information about his or her available savings, income, and current debt, he or she might be able to refer lenders quali� ed to help.

A REALTOR® also can help consumers un-derstand different � nancing options and help identify quali� ed lenders.

A REALTOR® has many resources to assist with one’s home search, and he or she can provide objective information about each property, too.

A REALTOR® can help negotiate price, � nanc-ing, terms, date of possession, often the inclu-sion or exclusion of repairs and furnishings or equipment, and more. A purchase agreement should provide a period of time to complete appropriate inspections and investigations of a property before a consumer is bound to complete the purchase. A REALTOR® also can advise about which investigations and inspec-tions are recommended or required. A REAL-

TOR® can help evaluate a property by provid-ing information about issues of importance to many home buyers. Depending on the area and property, this could include information about inspections for termites, dry rot, asbes-tos, faulty structure, roof condition, septic tank and well tests, just to name a few.

A REALTOR® can help � nd quali� ed, responsi-ble professionals to do most of many of these inspections and written reports.

A REALTOR® can guide consumers through the closing process and make sure everything � ows smoothly.

A REALTOR® can give home sellers up-to-date information about what is happening in the market, and the prices, � nancing, terms, and conditions of competing properties. These are key factors in successfully selling a prop-erty at the best price, quickly, and with little hassle.

A REALTOR® markets properties to other real estate agents/brokers and the public and quite often, he or she can recommend repairs or cosmetic work that will signi� cantly enhance the salability and “showability” of a property.

REALTORS® disburse information about their listed properties to other real estate agents through a local multiple listing service and they use cooperative marketing networks such as those provided through open houses, etc. The REALTORS® Code of Ethics requires REAL-TORS® to use these cooperative relationships when they will bene� t their clients. In many markets across the country, over 50 percent of real estate sales are actually cooperative sales -- that is, one in which a real estate agent

other than the listing agent brings the buyer.

A REALTOR® knows when, where, and how to advertise properties. There is a misconcep-tion that advertising alone sells real estate. The NATIONAL ASSOCIATION OF REALTORS® studies show that 82 percent of real estate sales are the result of agent contacts through previous clients, referrals, friends, family, and personal contacts. When a property is mar-keted with the help of an agent who is a REAL-TOR®, a home seller adds a buffer between himself/herself and the strangers coming into his or her home. An agent who is a REAL-TOR® might pre-screen prospective purchas-ers to qualify them and generally accompanies prospects through listed properties.

A REALTOR® can help objectively evaluate every buyer’s proposal without compromis-ing the seller’s marketing position. This initial agreement is only the beginning of a process of appraisals, inspections, and � nancing. Many REALTOR® associations, together with lo-cal attorneys, have developed balanced legal forms that can be used to write legally binding, win-win agreements that more likely will make it through the process.

A REALTOR® can help close the sale of a home. During the time between when the initial sales agreement is made and closing (settlement), issues such as unexpected home repairs that are required before � nancing can be made, or discovery of a clouded title arise. The required paperwork alone is overwhelming for most sellers, and a REALTOR® is the best person to objectively help resolve these issues and move the transaction to a successful clos-ing or settlement.
