Few things are better than havinga functional and beautifuloutdoor space to entertain

guests. Having a great outdoor spaceenables a person to host parties orintimate gatherings all year long.Establishing an entertaining spaceand maintaining that space areessential when planning another yearof fun in the sun. There are many things homeownerscan do to ensure their entertainingspace is safe and functional. Asthe season approaches, includesome landscaping and decoratingcomponents to your preparatory plansto make the space as comfortable andaesthetically appealing as possible. Here are a few key tips for readyingyour yard for entertaining possibilities.Expand on these basics to customizean area for your unique needs.

• Check the area for any neededrepairs. Prior to your first entertainingsession, look over the deck or patioto take note of any flaws that maypresent safety hazards. Are there anyloose railings? Are all screws and nailsflush so they do not cause tripping? Are there any cracks in concrete orloose patio blocks? Be sure to remedyall of the repairs needed to ensureguests will be safe. If you are unsureof any structural deficits, consult witha contractor.

• Hire a reputable contractor. If youare just laying the groundwork for anew patio or deck, it is important to

get the necessary permits and thenhire a person who has been properlyvetted. Check qualifications andlicensing before hiring a contractorand ask to view a portfolio of his orher previous work. Word-of-mouthrecommendations from trusted

friends and family members aregood, and you can also double-check qualifications by contacting theBetter Business Bureau to see if anycomplaints have been lodged or usea service such as Angie’s List to readreviews of his or her work.

• Think about closing in a portion ofa deck or patio. The use of a canopy, netting or even greenery to protect anentertaining space can help minimizeweather-related damage to outdoorfurniture. Netting will keep a goodnumber of biting insects at bay when

the weather is warm and humid. Havinga bit of concealment also meansyou can create a private space thatisn’t easily viewed by neighbors orpassersby.

• Plan well-defined areas. Justas rooms serve different purposesinside of the home, outdoor areascan be separated according to usage.Establish a sitting nook where guestscan gather and talk. Have a bar orserving area where refreshments aremade and served. Make sure there isa shaded area for when the sun is toouncomfortable to make sitting outsideenjoyable. Similarly, have a sunny areawhere people can soak up a few raysor dry off after a dip in the spa or pool.Don’t forget to establish a spot for thekids to converge with scaled-downamenities.

• Consider a fireplace or fire pit.For centuries man (and woman) hasgathered around fire for socializationand a means to warming up. Having abackyard fireplace, pit or chiminea is aconversation-starter, a decorative focalpoint, and a functional tool to extend

the number of seasons in which outdoorentertaining can take place. Place thefire wisely and with concern for safety. Itshould be out of the way of foot traffic, but central enough so that it can be agathering point.

• Invest in quality outdoor furniture.Today’s yards are extensions of ahome’s interior. Guests no longer wantto sit on uncomfortable metal or plasticfurniture. There are many differentoutdoor sofas and chairs that are asstylish as they are comfortable. Thesepieces can be matched to the décorinside your home for a cohesive look.

• Accessorize. Consider the creaturecomforts of indoors and mimic thatoutdoors. Don’t shy away from hangingartwork on an exterior wall or usingurns or pottery to decorate the space.Weather-resistant materials ensureeverything from clocks to televisions canbe used outdoors. Think about havingan entire set of serving dishes and otherentertaining items for the outdoors. When refurbishing outdoor entertainingareas, emphasize comfort, safety andfunctionality.

Pros and cons to including an island in a kitchen redesignApril 26, 2013 • THE HERALD-DISPATCH6

Homeowners planning a kitchenremodel are no doubt consideringwhether to include a kitchen

island in the new design. When the spaceallows, an island can be a fine way toenhance the look of a kitchen and impartan upscale appeal.Interest in kitchen islands has grown

steadily for the past several decades.Introduced in the 1970s, islands becamea popular place for guests to congregateand provided extra counter space formeal preparation and entertaining. Thesuburban migration led to bigger homeswith larger kitchens. Through the 1980sand 1990s, homes grew even larger, and islands became a popular feature ofkitchens across the country. The increase in food-based

programming on television has alsocontributed to the popularity of kitchenislands. As more people dabble withpreparing their own gourmet meals, kitchen islands have become moreconvenient.

Although there are many benefits toan island in the kitchen, there are alsosome disadvantages to kitchen islands.Weighing all the options can helphomeowners design a kitchen layout thatis functional, affordable and practical forthe space they have.

ProsArguably the most significant

advantage to having a kitchen islandis the added space it provides. Manytimes islands are built with cabinetry thatmatches the rest of the kitchen design, and those cabinets provide storage spacefor pots, pans and other kitchen tools.Islands may double the storage spaceavailable in the kitchen.Kitchen islands are also advantageous

when preparing meals. Kitchen counterspace can be easily gobbled up bytoaster ovens, rotisserie cookers, microwaves, coffee makers, andvarious other countertop appliances.

These appliances can take up valuablereal estate that’s sorely missed whenpreparing meals. An island can be usedsolely for cooking and preparation, andsome homeowners have incorporatedcutting boards and a prep sink into thedesign of the island.Islands also can be customized

according to a homeowner’s needs.Instead of simply having cabinetrybeneath the counter, some opt to havea wine cooler or even a bookshelf forkeeping cookbooks within reach. Anadditional small dishwasher or beveragerefrigerator may be tucked into the designof the island. For others, the island maybe a makeshift kitchen office space.

ConsExpense is a leading negative factor

with regard to a kitchen island. Theadditional material necessary and thelabor involved in installation may bustsome homeowners’ budgets. Stationaryislands can cost several thousand dollarsto install, and this is money a homeownermay be better off investing elsewhere. In smaller kitchens, an island may

be impractical because of the spacelimitation. Islands are typically at theheart of the kitchen and may interferewith walking space or cause clearanceissues when the refrigerator door orcabinet doors are open. For homeownerswho find space is at a premium in thekitchen, an island may not be the bestidea. However, a rolling island that can bemoved into position when needed, thenstored in a convenient, out-of-the-waylocation might be a viable option.Depending on the complexity of a

kitchen island, its installation may extendthe amount of time required to completethe kitchen renovation. This can prolong

the length of time needed to completethe work. Running a gas or electric lineand plumbing to the island may require amajor overhaul and demolition.Kitchen islands are popular

components of home designs. Beforehomeowners engage in any kitchenrenovation that may include theincorporation of an island, they shouldknow the advantages and disadvantages.

Clean patio furniture the green way

Despite a mild winter for muchof the country, many peopleare looking forward to dusting

off the patio furniture and headingoutside to enjoy the warmer weatherthat’s on its way.If only it was as easy as that. Very

often decks, patios and outdoorfurniture need a little more than aquick clean-up to get them readyfor the season. Too often peopleturn to harsh chemicals that, whenwashed away, can end up leachinginto the surrounding ground andpotentially the water supply. Thereare more environmentally friendlyoptions available to get outdoor itemsprepped for entertaining. Those who have kids and pets or

who are just interested in living aneco-friendly lifestyle, may wonder howto make patio furniture look like newwithout resorting to harsh chemicalcleansers to do the job. Although itmay take a little more elbow greaseto do it the green way, here are sometips for cleaning up.* Head into the kitchen. People

are often surprised to find they havesome of the most versatile cleaningproducts in their cabinets and possiblyeven the refrigerators. Baking soda, vinegar and lemon juice are goodcleansers to try on stubborn stains.Baking soda mixed with a little vinegarwill create a foaming action that canhelp break through stains. Vinegar onits own is a natural deodorizer andcan clean chrome and glass withoutleaving behind streaks. Baking sodamixed with a little water can be used

as a scouring paste applied with astiff-bristled brush, and it has evenbeen shown to remove rust stains onsome metal surfaces. The acidity oflemon juice can help cut through oilymesses and gummy substances.* Put some pressure behind the

cleaning. Don’t underestimate thepower of plain water -- especially ifit’s being directed at dirt at a highvelocity. Pressure washers are idealfor cleaning off mold, mildew andeven leaf and bug stains from manysurfaces, including concrete. Set thepower washer at an acceptable spraysize because, if it’s too concentrated, the spray can cause other damage.* Get steamed for cleaning. Steam

is a popular and green method ofcleaning indoor floors, countersand other surfaces. Steam canalso be tried on resin furniture orother materials to loosen debris, enabling the dirt to be wiped off withlittle elbow grease. Steam can alsodisinfect surfaces without the need forchemicals.* Look for green cleaning products.

For those who prefer the power ofa spray-bottle, select products thathave been approved for use bynotable environmental agencies. These cleaning items will be free fromdamaging ingredients. Just be sureto check the ingredient list beforemaking any purchases.* Bleach it. Diluted bleach is one

of the most effective cleaning anddisinfecting combinations around.Because bleach is an organicchemical, it can be introducedback into the environment withoutdoing much damage, provided it issubstantially diluted. Check the color-fastness of the materials that will becleaned in an inconspicuous spotprior to doing the whole surface.* Cover it. Sometimes the stains

are so set in that they are not able tobe scoured clean. In such instances, consider the use of eco-friendlyfabrics to cover patio furnitureupholstery. In addition, look for greenpaints that can be used to go overmetal and even plastic furniture for anew look.Get set for the season of

entertaining by prepping outdooritems in an environmentally friendlyway.

Many homeowners aim for a pictureperfect lawn complete with rollingacres of soft, green grass. But

Mother Nature may have other things inmind, providing homeowners with less-than-stellar growing conditions for their lawns, plants and other foliage. Frustration canmount when a yard is muddy, is especiallyshady or has soil that doesn’t seem to growa thing. In such instances, homeownersmay have to go the extra mile to get theyard they desire.

Irrigation IssuesImproper drainage or low-lying areas in

a yard may contribute to a muddy mess.Soil that is inhospitable for grass also mayend up causing muddy patches becausethe grass simply does not grow. In somecases, remedying a muddy yard is easyand inexpensive. Some homeowners findthat tilling the soil and amending it with afiber mulch helps to absorb extra waterand make the conditions better for lawnseeds to sprout. This also helps to aeratecompacted soil that can hinder grassgrowth. Adding soil fill also may help to levellow-lying areas that can be puddling. Some homeowners find that they need to

do a little more work and spend some moremoney to fix irrigation issues. Installinga draining system or having the propertysloped to draw water away can sometimesbe done by a homeowner but is often bestleft to a professional. You may need to digtrenches, and the property may need to beregraded to make a difference.

Sandy SoilGrass and other plants may not

grow well with sandy or clay soil. Again, amending the soil is one way to remedythe problem. Although it will take somework at the outset, amending the soil canimprove conditions and reduce how muchmaintenance the lawn needs. Diggingdown several inches and adding nutrient-rich filler soil will help create conditionsthat are better for growing. Those who areinterested in planting vegetables couldopt for raised garden beds above thechallenging soil.

ShadeSometimes a yard is problematic

because of the amount of sunshine itreceives. Too much sunshine can scald

certain grasses, while inadequate sunshinemay result in bare patches where grasswon’t grow. If cost is no object, removing orplanting trees to establish better growingconditions could be an option. However, today there are many grass blends that aretailored toward specific sunlight scenarios.Homeowners may find that low-light blendswill grow better in shady areas. For those who are finding no luck with

grass blends, it may just be necessary to

think creatively. Plant shade-loving plants, such as ferns or ground cover, where thegrass won’t take. Design the landscapeso it looks intentional. Flagstone and slateplaced in certain areas also may masktemperamental growing areas. There are different options for managing

various situations in the yard that can makegrowing lawn or other plants challenging. Ifprojects are difficult, it could be smart to callin a professional.

More homeowners are lookingto transform their bathroomsinto luxurious, relaxing

retreats that feature the looks andamenities of an upscale spa. Oneway to upgrade the appearance ofa bath— and to lessen the burdenof maintaining it— is to install aframeless shower enclosure withCLARVISTA® glass by PPG, ashower glass that features fused-oncoating to keep its showroom lookslonger than more traditional clearshower glass. The biggest advantage associatedwith frameless shower enclosures isthat they can add to the overall valueof your home if they’re done right. Here are some additional reasons toconsider a frameless shower for yournew or remodeled bath.

• They’re fashionable. Framelessshower enclosures open a world ofpossibilities because they perfectlycomplement durable, high-stylesurfaces used in the bath such astile, marble and granite. They alsoprovide a great way to show offdistinctive shower heads, faucetsand fixtures. Finally, because oftheir openness and transparency, frameless shower enclosures canmake your bath feel bigger than itreally is.

• They’re versatile. Framelessdoors can be designed to fit anyspace, making them ideal forbathrooms large and small. And theydon’t have to be boxy— framelessshower enclosures can be circular, oval or triangular. Even standardsquare or rectangular enclosurescan be dressed up with an artfullybowed, patterned or etched glassdoor.

• They’re durable. Framelessshower enclosures look elegant,

Modernizeyour bathroomwith a framelessglass showerenclosure

but one of their most redeemingqualities is toughness. Standardshower glasses can range inthickness from 3⁄8 inch to 1⁄2inch, which makes them sturdy, structurally sound and safe.Watertight seals prevent leakage, and because there is little to nometal used in frameless enclosures, homeowners never have to worryabout replacing corroded parts.

• They’re easy to live with. Let’sface it: we all want to live in ourhomes for as long as we can.Frameless shower enclosures area great way to let your home agewith you because the entry can beleveled with the floor to create easyaccess as you become older andless mobile. And frameless glassshower enclosures don’t becomepassé— they offer a great way tomeld timeless style with agelessaccommodation.

• They’re easy to clean. Withframeless shower enclosures, there are fewer nooks andcrannies where dirt and grime canaccumulate, making them easierto clean than other shower styles. For an added level of clarity andsparkle, homeowners shouldrequest Clarvista glass by PPG,the coating of which is fused to theglass, which makes the surfacealmost impervious to corrosion fromwater deposits, humidity, soap scumand household cleaners. Simplywipe the wet glass every few dayswith a dry towel or squeegee, andyour shower enclosure can lookas new as the first day you had itinstalled.

Myth: Carpetingcontributes to allergensconstantly circulatingthroughout the home.

Fact: Carpeting isactually better attrapping allergens anddust in its fibers thansmooth-surface floors. That means that withcarpeting there arefewer particles airborneand circulating. Regularvacuuming can removetrapped allergens.

Myth: Carpets posesignificant health risks.

Fact: Extensivetoxicological assessmentsof the components ofcarpet have been studiedthrough the years. Therehas been no conclusiveevidence that carpetspresent any healthrisk, particularly of acarcinogenic nature.

Myth: Carpet is asource of indoor airquality problems.

Fact: Regular cleaningand vacuuming of carpetreduces the numberof allergens containedwithin, which makescarpet no more likely tocontribute to air qualityissues than any othertype of flooring.

Myth: Carpet hasformaldehyde in it.

Fact: Formaldehyde wasremoved from the carpet-manufacturing process in1978. It is unlikely anyonestill has original carpetingfrom 35 years ago, andeven if that is the case, the formaldehyde wouldhave dissipated by now.

Myth: Thickercarpeting will wearlonger and better.

Fact: It is not thethickness or plushnessof the carpeting but thedensity of the fibers thatwill be a telling clue ofdurability. This means arelatively thin carpet thatis woven densely willlikely last quite a while.

Myth: Carpeting cannever be truly clean.

Fact: No surface can be100 percent free from dirt. But with proper cleaning, carpeting can be just asclean as other flooringmaterials.

Carpeting has long been a reliable flooring option to keep rooms lookinggood and feeling comfortable underfoot. There’s something to be saidabout having a plush, warm cushion on the floors of a home. Carpeting

can help buffer sounds and minimize injuries from falls. Walking around ona padded surface may minimize back and joint pain as well as feel morecomfortable when going barefoot. Despite all of the advantages to carpeting, some people continue to avoid it for a variety of reasons, many of which arerooted in myth. The following are a few of the more common myths associatedwith carpeting.

Debunkingcommon mythsabout carpeting

Many people would like to have carpeting in their homes but are deterred by a handful of enduring myths.Knowing the facts can help homeowners make more informed decisions regarding flooring materials.

Myth: Carpeting ismade from a host ofchemical products.

Fact: Carpeting is madelargely from nylon, wool, polypropylene andpolyester. These are thesame materials used inclothing, which spendshours resting up againstthe skin. Polypropyleneis one of the saferplastics that does notcontain BPA and is evenused in some babybottles.

Myth: Mold growsregularly on carpeting.

Fact: Unless you havea flood or a leak thatis keeping carpetingsaturated, mold will notgrow during regularuse. Elevated humiditylevels in a home alsomay contribute to moldgrowth. Mold is typically aresult of a moisture issue.Remove the moisture andyou remove the mold.

Safety first when grilling this summerTHE HERALD-DISPATCH • April 26, 2013 11

For many people, Memorial Daymarks the unofficial start ofsummer. That means the return

of weekend getaways to the beachand the reemergence of the backyardbarbecue.Summer grilling season is the

perfect time to gather with friendsand family in a laid back atmospherewhere formal attire is forgotten infavor of flip flops and T-shirts. Butas relaxed as a backyard barbecuecan be, it also can quickly turn into apotentially dangerous or unhealthysituation, especially when the trustedgrillmaster doesn’t take the followingsafety precautions regarding his grilland the foods he’s preparing.* Don’t let foods sit out for hours.

The United States Department ofAgriculture advises grillmasters torefrigerate or freeze meat withintwo hours of purchasing it. Leavingfood out next to the grill for a fewhours increases the risk of foodborneillness. Though it might be moreconvenient to keep foods withinspitting distance of the grill whenyou’re preparing to host a barbecue, you could be putting yourself andyour guests at risk if food is left outtoo long.* Change cooking tools and plates

when foods are cooked. Whentransporting food from the refrigeratorto the grill, make sure the plate orcontainers you use to transportuncooked food are not used againuntil they have been thoroughlywashed. Never use the same platefor preparation and serving. Thesame goes for tools like spatulasand tongs. Bacteria from uncooked

foods can attach themselves to platesand cooking utensils, so cookedfoods should always be picked upwith clean tools and placed on cleanplates before serving.* Cook foods to the correct

temperature. Undercooked foods areunhealthy and can cause significanthealth problems. hand. When grilling, you’re cookingfoods over an open flame. This istrue if your grill is a gas grill or amore traditional charcoal grill. Thepresence of open flames is a safetyrisk, so keep a fire extinguisher onhand in case a fire unexpectedlystarts.* Grill away from your house. Grills

play a role in thousands of home firesevery year. When placed too close toa home or in a poorly ventilated areaon your property, the risk of a fireincreases dramatically. When grilling, always choose a well-ventilated area, avoiding enclosed areas such asa covered patio, that’s a significantdistance away from your home. Thisreduces the risk of the home lightingon fire should a grill fire erupt.* Go easy on the lighter fluid.

Lighter fluid can be very dangerous, especially for those grillmasters witha happy trigger finger. When using acharcoal grill, look for charcoal thatalready contains lighter fluid andneeds only a lit match to light. If youmust use more traditional charcoal, use only a minimum amount of lighterfluid and never apply additional fluidonce the fire has started.Grilling season has arrived and

backyard barbecues have onceagain taken center stage. Whengrilling this summer, be sure to takecertain precautions to protect againstfoodborne illness and fire.

Who is responsible for repairs during a home sale?

Many questions arise during thehome-buying process. Buyerslooking at homes that require

a good deal of TLC may wonder whois responsible for the home’s repairs, particularly if such repairs are neededto secure a certificate of occupancy.Depending on the situation, there isno clear-cut answer. There is no perfect home, and thingsthat are acceptable to the currentowner may not be acceptable tothe buyer who is looking to becomethe next owner. The home-buyingprocess is typically a carefulcooperation between buyer and

seller to find a middle ground. Thebuyer may have to make someconcessions, as will the seller.Ultimately, it is this cooperation thatoften determines if the sale goesthrough or is terminated. Before any negotiations can beginregarding repairs, it is advisablefor a buyer to have an independentinspector come out and look over thehome and property. Most real estateagents will suggest this be done as afirst priority — even before a contractis entered on the home. An inspectionwill unveil any potential problems ina home and indicate things that the

buyer may not be aware of, includingitems that do not meet with code orcould be unsafe. An inspector alsomay point out problems that couldcause a mortgage lender to givepause. This may mean the lender willdeem problems unsafe and refuse tofund the mortgage until repairs aremade.A copy of this inspection reportshould be sent to the home seller toreview with his or her attorney andreal estate agent. The buyer workingwith his own real estate attorney andagent can petition for certain repairsto be made. Many sellers will makesuch repairs to ensure the purchasegoes through, or they will accept alower purchase price to compensatefor the needed repairs, which thebuyer will then make. Buyers mightwant to hire a good real estateattorney to write clauses into thecontract to protect their interests. This allows the buyer to forfeit thesale and walk away from the contractshould an issue arise. The rules often change when buyinga home that is a short sale or inforeclosure. A home that is in distressis typically in this situation becausethe current owners cannot afford topay their mortgage, and thusly, arenot able to afford repairs. Accordingto Think Glink, a money-managementWeb site, buyers may try to negotiaterepairs with the seller, but theyshouldn’t assume that sellers (orlenders in the event of a bank-ownedhome) are responsible for the repairs.Generally speaking, most short salesand foreclosures are sold “as is”

and may even specify that repairsand requirements for the certificateof occupancy are the buyer’sresponsibility. A buyer also can ask tohave the home price reduced to coverthe repairs. But foreclosures are oftenalready deeply discounted.

Buyers should know that, for a home that is not inforeclosure, there are somerepairs that should ultimately bethe responsibility of the seller. If these repairs are not made,a buyer should think stronglyabout walking away from the deal, according to Why6Percent.com,a real estate marketing site. Suchrepairs include:

• lender-required repairsthat could impact home safety• leaky pipes• water penetration issues, including a bad roof• unsafe decking or handrails• wet basements or crawl spaces• insecure foundationsor obvious structural damage• poorly functioning sewer linesor septic system

It is always advisable for buyersto speak with a reliable real estateattorney and a trusted real estateagent to guide them through theprocess of buying a home. Thesepeople can help buyers navigate theimportant decisions that can affectthe home they’ll be living in for thenext several years.

April 26, 2013 • THE HERALD-DISPATCH12

Home buyers may be able to negotiate that sellers repair major structuralissues, such as a leaky roof. If not, negotiate a lower sale price.

THINKTHINK SPRINGSPRINGTHINKTHINKTHINKTHINKTHINK SPRINGSPRINGSPRINGThink Gillum’s!Ahome office is a necessity

for many adults these days. While some people have

entire rooms available to house ahome office, others have to make dowith less space, and that can meanfitting an office into a tight space. The first step in establishing a smallhome office is figuring out the spaceyou have and any limitations thatmay accompany it. For example, maybe you have an unused cornerin the living room but don’t want tohave wires and equipment out inthe open. An armoire-type desk that

can be closed when not in use isa viable option in such a situation.Perhaps there is an unused closetin a bedroom. A wall-mounted desksurface, such as a piece of custom-cut countertop material, completewith foldaway mouse and keyboardtray can easily turn the space intoa compact nook. Maybe there isan entryway with a small tablethat would be large enough for alaptop. A stool or ottoman that canbe tucked under it can serve as adesk chair and extra seating forcompany.

Termites are houseguestsfew homeowners wantto experience. With their

reputation for voracity and thedamage they can inflict on ahome, termites are somethingmost people want to avoidat all costs. If termites arealready a problem or somethinghomeowners simplywant to prevent, thereare effective ways tobanish these unwelcomeguests or keep themfrom ever entering ahome. What is a termite?Termites are small

social insects that havethe capability to destroywood. Sometimes theyare mistaken for ants, but the two insectsare quite different.Termites are actuallyclose relatives to the

cockroach. Many termites appearas white or light-colored and mayseem translucent. Winged termitesare darker in color. Termites havea grub-shaped body but, unlikeants, no discernable hourglass-shaped waist. Also, their antennaeare straight and look beaded, likea string of pearls, while ants have

elbowed antennae. Another way todifferentiate ants from termites isthat termite eyes are very small ornonexistent, while ants’ eyes areclearly visible.Termites live in a nest or colony

in large numbers. Their primaryfood source is plant fiber, knownas cellulose.

Plants and gardens touching exterior walls of the homemay provide the right environment for a termite colony.

Most termites are rarely seen unlessthey are swarming or if their nest ora portion of wood has been openedrevealing the insects inside.TREATING TERMITESMany people do not even know

they have a termite problem until thatproblem has escalated. Becausethey remain hidden most of the time, termites can be difficult to detect.Incidences of soft wood or visualrecognition of swarming termitesthat occur in the spring can indicatethat termites could be residing ina structure or nearby. There aredifferent types of termites, and properidentification is necessary to find thecorrect treatment option.Unlike other pests, termites are

pests whose detection and removalis best left to a professional whocan recognize the subtle signs. Heor she will identify certain signs ofan infestation, such as mud-lookingmaterial on wooden surfaces, discarded wings from a swarm, pilesof sawdust, termite tubes runningoutdoors from the soil to a home, buckling paint, and other indications. There are different ways to prevent

or treat a termite infestation. Toprevent termites, there are applicationsof termiticides that are put into the soilsurrounding a home or structure. Also, removal of moisture in and around thehouse is key because termites needmoist conditions for survival. Poisoningof nests is also a treatment option. If termites already have infiltrated a

home, fumigation may be necessaryto remedy that problem. However, fumigation is not always effective atkilling eggs and all of the termites. Most exterminators will use acombination of treatments to rid ahome of termites. If extreme wood damage has

occurred, portions of the structure mayhave to be removed and rebuilt. Thisalso may help alleviate some of thescent trails termites use to travel toand from nests and food sources.Other termite prevention tips

There are other tactics to prevent atermite problem.• Don’t store firewood in contact withthe ground.• Use chemically treated wood for

building structures.• Disguise wood by painting it or usinga shellac or varnish.Termites may not like the taste oftreated wood.• Prevent hidden entry points wheretermites can go unseen.• Remove cardboard, newspaper, cotton materials and any othercellulose from the floor.• Vent kitchens and baths so that theywill not trap moisture.• Fix any and all water leaks.• Don’t plant gardens or put soildirectly against a home’s exteriorwalls. Some simple precautions and aroutine inspection can prevent termitesfrom becoming a problem.

Homeowners looking to prevent their homesfrom becoming a meal or nesting site forpotentially harmful insects may know tokeep watch for termites during the year. But termites aren’t the only insects that candamage a home. There are a few other peststhat can bore through the wood of homes andstructures, potentially causing considerable

These insects can harm your homedamage. People can familiarizethemselves with these otherwood-boring bugs and recognizethe signs of infestation.

• Carpenter ants: These insects get theirname because they prefer to nest aboveground in wooden structures. Unlike theirsmaller ant cousins, who make intricatecolony systems underground, larger carpenterants prefer tree stumps, lumber, subfloors, oreven roofs. They don’t use the wood for food, and can establish residence in just about any

solid housing material, including rigid foaminsulation.• Powderpost beetles: Though termitesmight have the most name recognition, according to LivingWithBugs.com, powderpostbeetles are potentially more destructive toseasoned wood. Wood boring powderpostbeetles spend most of their lives as larvae(woodworms) in wood, where they tunnelin search of starch and other nutrients theyneed. They can cause all sorts of structuralissues if they damage beams and other major

components to homes.• Carpenter bees: These large beesresemble bumblebees, except they have ashiny black abdomen instead of a furry one.Carpenter bees bore symmetrical holes inexposed wood, where they lay eggs andin which larvae grow. Although the bees’holes are superficial and rarely cause muchdamage, birds in search of larvae for food, such as woodpeckers, may peck at woodcontaining the larvae and cause moresignificant damage.

GET THE GREEN LAWN EVERYONE HAS HEARD ABOUT!

There comes a time in manyhomeowners’ lives when they’refaced with the reality that a roof

replacement is necessary. A roof canlast between 15 and 30 years, anda person who owns an older homemay find the lease has expired onthe current roof. Is there a particulartime of year that is better for having aroof installed? It depends on differentfactors, including the availability of aroofing contractor.According to the site, The Average

Cost of Things, courtesy of theHome Buying Institute, across thecountry one can expect to spend

$18,000 on averageto replace a roof withasphalt shingles.Use of other materials, like tile or metal willcost more than this. Ingeneral, those living inbig cities tend to paymore than those inrural areas. Becausea roof replacementis expensive, it issomething that somehomeowners preferto put off until it isabsolutely necessary.Others are interestedin finding the bestrate around and hiringreliable roofers for thejob. It’s important to

note that there reallyis no season whereroof replacementsare off-limits. Mostroofers can do the jobeffectively unless the

temperature is below freezing or ifthere is significant rain in the forecast. In fact, planning a roofing job for themiddle of the winter actually may workto a homeowner’s advantage. This istypically a slow time of year for someroofers, and they may be anxiousto get work this time of year and bewilling to negotiate on price. There’salso a good chance that the rooferwill not be bogged down with otherjobs, enabling the company to starton a home right away. Some roofersprefer working in the colder weather tosizzling up on a roof under the hot sunat another time of year.

Naturally the spring is a prime timeof year for roofing projects. After therainy season, the weather is generallycomfortable and homeowners arethinking about the projects they willcommence. A busy time of yearfor home improvement all around, homeowners may find that they haveto compete with others for a good dateto have a roof installed. They also maybe paying top dollar for the work andmaterials that are in high demand.Another thing to consider during thebusy season is that a project may berushed along in order to move on tothe next job or one being worked onconcurrently. This may lead to cornersbeing cut or less attention to detail.A person may be limited in their

choices of roof installation during thesummer. Extreme temperatures canmake working on the roof hazardousand uncomfortable for workers. Forthose who live in a climate where thetemperatures generally cause themercury to soar, choose a cooler timeof year.

Many homeowners opt to havea roof replacement in the autumn. The crisp weather and the decline inhome-renovation projects overall canmake this a prime time to contractwith a quality roofer. If the roof is verymuch damaged, replacing it before theharsh, winter weather sets in can beadvantageous. Some homeowners find they can

get a discount on a roof installationif they bundle different renovationstogether. A contractor may offer aspecial on siding and roofing together. For those who have the funds, thismay be the opportunity to get two jobsdone at once.A roofing project is no small

undertaking, and homeowners arewise to get several referrals andinvestigate a variety of companiesbefore settling on one. Review sites, such as Angie’s List, or simply word-of-mouth appraisals from friendsand family members can help makechoosing a roofer an easier decision.

Falls cause many injuries insidea home. Seniors are especiallysusceptible to harmful falls in the

bathroom, where slippery tiles canprove too difficult for older men andwomen to navigate.A 2011 study from the Centers

for Disease Control and Preventionfound that nearly 234,000 Americansages 15 and older were treated in anemergency department for nonfatalbathroom-related injuries in 2008. Thatadds up to roughly 640 people per day.More than 80 percent of bathroom-related injuries were caused by slipsand falls, mostly while getting in andout of the tub or shower, and about 30percent of those injuries included cuts, scrapes and bruises.Bathrooms can be more dangerous

than other rooms of the house for avariety of reasons. The bathroom isgenerally comprised of hard surfacesthat can become slippery whenwet or exposed to high humidity. Abathroom may become hotter thanother rooms because of the steamthat accompanies a hot shower. Heatmay dilate peripheral veins and lower

blood pressure in some people. Thismay lead to dizziness that can resultin falls. Furthermore, people tend torush in the bathroom as they get readyfor work or school. Rushing aroundcan lead to slips and injuries on wetsurfaces.Installing safety features in the

bathroom is a key way to reduce therisk of accidents. Many manufacturershave even designed these features sothey blend with bathroom decor. When renovating bathrooms for safety, consider the following options.• Anti-scald features: Burns can beserious business. Few people havebeen spared the momentary burst ofhot water that occurs in the shower orat the faucet when another householdmember flushes a toilet or uses a largeamount of cold water elsewhere in thehouse. Anti-scald showerheads andfaucets prevent sudden bursts of hotwater. Use in conjunction with turningdown the temperature of the hot waterheater to eliminate burns.• Nonslip mats: Bathroom injuriesoften occur when people are getting inand out of the shower. Having a non-

slip mat on the inside of the showeror tub as well as one with a grippablesurface and plush top layer on whichto step after exiting the shower canreduce falls. Don’t step out of theshower onto a flimsy towel that canslip out from underneath your feet.• Bath bench: The elderly or thoseprone to lightheadedness in theshower may want to invest in a benchor seat to put into the shower. Thisenables sitting while washing.• Safety bars: It can be tempting tograb onto towel racks or faucets to getin and out of the shower, but theseitems cannot provide the necessaryleverage to safely move in and out ofthe shower or bathtub. Safety barswith a brushed surface for traction aremore secure. Grab bars need to besecurely attached to a wood stud inthe wall and not into drywall or the tubenclosure.• Raised toilet seat: A raised toiletseat reduces the amount of squattingand the distance that has to becovered to sit on the commode. Grabbars on the raised seat itself willprovide added safety.• Telephone: The bathroom may seeman odd place to install a telephone, but having one nearby in the eventof injury can ensure help gets to theinjured party much more quickly.• Regular cleaning: Routinely riddingshowers and tubs of soap scumand mildew can reduce the slipperycoating that forms as a result of thesesubstances. Also, be sure to keepclutter in the bathroom to a minimumto stop trips and falls over errant itemsin the area.Bathrooms can present manydangers, but certain safety tools andrenovations can help reduce the risk ofinjury.

in bathrooms. The kitchen is arguably the most-

used room in the house duringwaking hours. Having a kitchen

that is laid out in an efficient mannercan improve productivity and makefor a more enjoyable experience.Designers often stress having aneffective work triangle in the kitchen. The phrase “kitchen work triangle”started with the Building ResearchCouncil (formerly the Small HomesCouncil) at the University of Illinois. The idea came from studies of spaceusage and the search for efficientkitchen designs. What the triangleessentially means is positioning threekey items of the kitchen for efficiency. The stove, sink and refrigeratorrepresent the three main points of thetriangle. Having these items spacedaccordingly can make work easier.Having them too close together cancreate a cramped, ineffective room. The placement of the triangle pointsalone does not make a successfullayout. According to the Universityof Missouri Extension, the trianglespace should also be measuredaccordingly. Put 4 to 7 feet betweenthe refrigerator and sink, 4 to 6feet between the sink and stoveand 4 to 9 feet between the stoveand refrigerator, with the ideal sizeresulting in a work triangle where thethree sides total between 15 and 22feet.

Remodeling a basement is apopular home improvementproject. A finished basement

makes the space more functionaland, when done correctly, can add aconsiderable amount of living space toa home.Finishing a basement pays

dividends in additional space in ahome that doesn’t require the samelevel of investment as putting anaddition on the house. Also, thegroundwork for a finished room isalready there, as most basements arealready set up with a poured concretefloor and some walls, usually cinderblocks. Some electrical components, plumbing and the creature comfortsof drywall and a more inviting floormight be all that’s necessary to finish abasement. The process can be labor-intensive, and many people prefer toleave it to a professional contractor.Whatever finishing method is chosen, homeowners should follow the proper

procedures when doing the work.DO start with a detailed plan. Measureout the basement and mark anyitems that cannot be moved, suchas a furnace, water heater or pipes.Create a design board that showcasesthe materials you plan to use on theproject. Think about ways you plan toarrange furniture and consider all ofthe possible uses for the room. Will itbe a home theater? Will someone besleeping down there? Each scenariowill require certain amenities andsafety requirements.DON’T plan to finish the entirebasement. Doing so will leave youwithout a storage or utility area whereyou house holiday decorations, tools, luggage and similar items.DO get the scoop on building codes.Knowing what the municipality allowsin basement remodeling will help youto customize a plan that is functional, safe and legal. No one wants to beslapped with fines for failing to followthe rules. Plus, failure to meet buildingcodes could mean the work that hasbeen done must be torn out andredone. It pays to follow the chain ofcommand and secure permits whilehaving all work inspected.DON’T overlook adequate lightingin your refinishing plan. A basementis likely one area of the house thathas limited natural light pouring in.With traditionally small windows, orno windows at all, a basement needsample lighting in its design scheme. This may include a combination ofoverhead and task lighting. Amplelighting will help the room feel like partof the house and not just a forgottenstorage area.DO take into consideration moistureissues in the basement. Manybasements are plagued by moistureissues ranging from water seepage tocondensation forming on walls. These

situations may vary depending on theweather throughout the year. Certainmaterials may need to be used tomitigate water issues before finishingcan take place. The installation ofwater-barrier systems, drainage, sumppumps, or encapsulation productscould drive up the cost of a basementrenovation. It is essential to have aprofessional assess the basementwater issues prior to starting anyfinishing work.DON’T simply cover up potentialhazards, such as mold or mildew.Have them treated instead. Otherwise, you could have a breeding groundbehind drywall that could lead tounsafe conditions in the home.DO have a radon test. Radon is ahidden killer that can cause lungcancer. Because it occurs naturally inthe soil and water surrounding a homeand is impossible to detect withouta specialized test, many people areunaware of the presence of radonuntil it is too late. Radon may bemore concentrated in the basement, where the foundation is touching thesoil. Therefore, rule out radon beforeconsidering renovation of a basement

area.DON’T limit furniture choices to onetype. You may need to be flexible inyour furniture choices, even selectingmodular pieces, like sectionals, because entryways to basements mayhave small doorways or obstructionsthat make adding furniture morechallenging.DO keep the possibility of flooding inthe back of your head. Homes that arenear waterways or at low elevationmay be at risk of flooding. Basementsare especially susceptible to flooddamage. Therefore, think about thepracticality of finishing a basementif you are prone to flooding. If youdecide to move ahead, take certainprecautionary measures, such askeeping electrical wiring up higher andusing a more water-resistant flooringmaterial, like tile or vinyl. Houseimportant electronics and items onshelves so they are not at ground-level.Finishing a basement is a job that canadd a lot of usable space to a home.Go about the project in the right way tokeep within budget and have a roomthat is safe and functional.

When purchasing a home, buyers often look at thekitchen space and how many

bedrooms there are, while largelyignoring other rooms, including thelaundry room. Oftentimes, the washerand dryer are relegated to a darkcorner of the basement or garage, and homeowners simply accept theirlaundry lot.More and more manufacturers now

produce washers and dryers thatare both functional and aestheticallyappealing. As a result, homeownersand renters need not feel they haveto hide laundry rooms like they did inthe past. Having the laundry nearbythe family action— and payingattention to laundry room design—can make the work of keeping clothestidy that much easier. Many designers would agree

that you need not sacrifice style forfunction in a laundry room. As withany other area of the house, impartdesign elements into the room andmake it a room in which you want tospend time.• First and foremost, selectappliances that offer the featuresyou need and want. Also, findappliances that fit the space youhave. Front-loading applianceshave become the latest must-have,but some units may be too big orexpensive for your space. Thosewith a limited area for laundry caninvest in a stackable set, in which thewasher and dryer are combined intoone vertical unit. For those who wantto add a pop of color, select amongthe variety of colored washers anddryers that are turning up in storeshowrooms. You’re no longer limited

to white, black and beige.• Consider cabinetry in yourlaundry space. Cabinets anddrawers are not just for the kitchen. They can hide cleaning products, detergent, dryer sheets and so muchmore. Fill drawers with stain-removalsticks and items to mend clothes thatmay be missing a button or have asmall hole that needs tending.• A laundry area also can be muchmore than just a place to washand fold clothes. Many people liketo turn this spot into a multipurposezone. By including some shelving anda refrigerator in the laundry room, you can create a food-storage pantry.A large countertop normally usedto fold clothes can also double asa gift-wrapping station. Think aboutmerging a laundry room with a craftroom where sewing or scrapbookingcan take place.• Remember to leave room for thesoiled clothing. Raising hamperbins off of the floor to be suspendedfrom a rod above the washer freesup valuable floor space. Otherwise, keep the hamper behind a curtain ortucked into a cabinet to ensure thelaundry room always looks neat, evenwhen you haven’t yet gotten to thenewest pile of dirty clothes.• Don’t be afraid of adding colorand artwork to the laundry space. In fact, embrace it. Here’s an out-of-the-way area of the home where youcan explore your creativity and havea little fun. Try an eye-opening color, such as apple green or bright yellowto add a sunny disposition to theroom.• You don’t have to spend a fortuneon a laundry room re-do. Shop in

salvage stores or antique shops forcustom pieces to add character tothe space. You can probably findcabinetry or shelving for a fractionof the cost of new items, and theseolder items may add more characterto the space.• Save space by installing acounter just above the dryer soyou will have a place to fold andstack clothing.• The bulk of dirty clothes will begenerated in the bedrooms andbathroom of the house. But whowants to carry clothes down to alaundry area on a lower level? See ifyou can tuck a laundry room into anupstairs closet or nook to make doing

laundry more practical.Although a laundry room is often anafterthought, taking time to organizeand plan the space can make it bothfunctional and inviting.

Open floor plans have evolved to be thefloor plan of choice in new homes andcurrent home renovations. Turn on a

home renovation show, and you’re likely tosee eager homeowners knocking down wallsto open the kitchen to the family room. Wallshave become anathema to homeowners. There are many supporters of the openfloor plan, particularly those who entertainfrequently or like to keep an eye on children

throughout the house. Although open floorplans are touted, there are plenty of peoplewho have never been enamored with havingall of their rooms flowing into one. There alsoare some people who prefer a different style. For those who are not fans of the open floorplan, blame the excess of the 1980s fortheir inception. In homes built in the 1960sand 1970s, rooms were compartmentalizedand isolated for specific activities. During

the 1980s, an era of “bigger is better,” whenentertaining was widely popular amonghomeowners, designers noticed that manyhomeowners preferred an open floor planin which rooms merged into one another, creating the illusion of more space. These floorplans also enable people to be in separaterooms and still interact with one anotheracross the space.A home’s floor plan largely depends on thepreference of the homeowner. There aremany advantages to having an open floor planversus one that is more compartmentalized. Here is a look at some of the pros and cons.Pro Open floor plans can be safer for parentsof young children. If the home opens upwith the living spaces branching off from thekitchen, parents can keep an eye on childrenwhile the parents prepare dinner. It alsoeliminates the number of places that kids canhide and get into mischief.Con Privacy is reduced in a home with fewwalls. Much in the way that an open floor planenables children to be seen from every angle,it also enables you to be seen — and all ofyour belongings as well. There’s also no placeto retreat to if you need a minute to collectyourself when entertaining. You’re on displayunless you retreat to the bathroom.Pro Entertaining can be easier in a homewith an open floor plan because hosts andhostesses are not separated from their guestsor holed up in the kitchen the entire time. Anopen space enables everyone to mingle and

conversations to flow.Con Those who like to host events withoutshowing guests all of their dirty dishes orsecrets of the kitchen may dislike an open floorplan.Pro Light can flow effectively through anopen space, minimizing dark rooms andreducing the need to install more windows.Light in and of itself can help a home feel morespacious.Con While light can flow easily, so cansound. Noises through the house may beamplified. A student doing homework in thedining room may be disturbed by the televisionblaring in the family room. Talking on thephone or even finding a quiet nook to read abook may be challenging.Pro Open floor plans allow for more familytime together in one space than a home with amore compartmentalized layout.Con People who are collectors or who havea lot of furniture or accent items may find thatopen floor plans do not work well with this typeof design mantra.Pro Because several rooms run into oneanother, color choices for walls and furnishingsin a home with an open floor plan can belimited and cohesive, making choices easier.Con On the flip side, those who want toincorporate different color schemes andeclectic styles may have difficulty decidingon where to “end” rooms or how to co-minglefurniture.

Homeowners should question whether a kitchen island is a practicality for their renovation projects.

Garage doors need to be inspectedfor safety and used properly toavoid injuries.

Operate garage doors safelyTHE HERALD-DISPATCH • April 26, 2013 23

Agarage door is an oft-overlooked part of a home. Some are rarely opened, while

others are used on a daily basis.Though they might be overlooked, garage doors play a role in thousandsof injuries every year.Roughly 20,000 people each yearare treated in hospital emergencyrooms for injuries related togarage doors, says the U.S.Consumer Product SafetyCommission. According to thePublic Health Agency of Canada,Canadian hospitals report thatroughly 60 percent of all garagedoor injuries are cut fingers orhands. The majority of injurieshappen at a person’s own home.Although children are more

susceptible to garage door injuries, these injuries can happen to peopleof all ages. That is why it is wisefor all members of the family tofamiliarize themselves with how toprevent garage door injuries.Crushing concernsSafety experts from many

organizations, including CPSC,estimate the average garage doorweighs more than 400 pounds. Adoor of that weight can break bonesand crush adults and children alike. There are many reasons a door canfall, including lost tension, improperinstallation or a faulty track or springs.A garage door may become faulty ifit was hit by an automobile and notmended correctly. Many different manufacturers

have created safety features thatcan be installed on garage doors tocontrol the speed of descent and

also automatically stop a garagedoor should it be involved in a freefall. There also are features thatretract the door should it meet withan obstacle on the ground when thedoor is closing.Unsafe ride-alongSome children and teenagers

think it is entertaining to ride on thegarage door when it is automaticallybeing opened. The kids let go beforethe door reaches the header of thegarage. Unfortunately, many childrenare not as lucky and can becometrapped between the garage doorand the small space at the ceilingof the garage. Others may havehands or feet become stuck betweenthe folding panel joints of the door, resulting in breaks or amputations.Children should be advised

never to ride on an opening garagedoor. Some automatic garage dooropener manufacturers have begundeveloping safety systems that shutdown the operation of the door if asensor measures extra weight on thegarage door.Sharp edgesTracks on standard garage doors

are frequently made of sharp-edgedmetal and have numerous open holesin the construction that are temptingfor little fingers. Cuts have occurredto both children and adults in andaround tracks. Look for garage doorsthat have rounded-out edges on thetrack and a closed design that doesnot enable fingers to be trappedbetween rolling mechanisms and thegarage door track.Open joints in doorMost standard garage doors

are made by fitting several panelstogether to create a solid door. This allows for the bending motionof the door when it is retracted.Gaps between these panels, calledjoints, can trap fingers or toes, resulting in anything from pinching toamputations. Shoppers may want toconsider a door that guards againstopen joints with protective featuresthat do not allow finger entry betweenjoints.Other safety precautions• Do not leave the garage doorpartially open. When it is reactivated,it first may travel downward beforeretracting back upward.• Test the auto-reversing feature ofthe garage door monthly by placinga roll of paper towels beneath thedoor. If the door does not reverse

upon contact with the towels, havethe door repaired or replaced.• Make sure that no snow or iceis blocking the door during coldweather. In addition, check for otherobstructions that could make thedoor work incorrectly.• Do not let young children play inthe garage unattended. Not only cana garage door be a hazard, but alsocarbon monoxide poisoning in thegarage is another serious concern.• Regularly clean the working partsof the garage door to ensure safeoperation.• Do not try to fix garage doorproblems on your own. Seriousinjuries can ensue when the torqueon springs and other mechanismsare adjusted improperly on high-tension parts. Hire a professional toget the job done right.• Educate children and otherfamily members of all the dangersassociated with garage doors sothey will know how to use themsafely.

Paint is one of the least expensiveand most versatile means tochanging the look of a room.

According to the experts from “This OldHouse,” 60 percent of the colors of ahome that visitors perceive come fromthe paint on the walls. Choosing a colorscheme can be challenging, which iswhy so many people stick with neutralslike beige and white. For those who areready to add a spark of color, there area few guidelines to consider.Color theory is a science and there

are rules of using color that are taughtas early as a child’s first foray into artclass. We know there are primary, secondary and complementary colorson the color wheel. Even novice homedecorators can do well with color if theyuse the color wheel as their guideline.According to HGTV, color should

flow throughout a house. Every

room need not be painted the samecolor. However, colors should becomplementary enough that theyflow into one another. Don’t paintone room in child’s basic primarycolors, while painting other roomsin jewel tones and pastels. Stickwith one theme and carry it throughthe house.Once you have decided to use

a bold color, first find your colorinspiration. Color combinations thatappear in nature are more readilyaccepted by people, so look for anitem in nature, such as a seashell or aflowering plant that you can base yourcolor choices on. Others pull inspirationfrom a particular design item. Forinstance, maybe an area rug strikesyour fancy. Use colors that appear inthe rug in the room.Keep in mind that using bold color

doesn’t mean you have to paint everywall from ceiling to floor in that color.Rather, if you’re just starting out withbold colors, select one wall to serveas an accent wall. Use that wall asyour bold canvas and paint it with yourchosen hue. Some people like to experiment with

a more flashy color in a smaller space. If you’re nervous about beginning in theliving room or kitchen, how about tryingout bold color in a smaller space, suchas a powder room? A more intimatespace might seem less overwhelmingwhen painted in a bold color. Go for adeep purple or another jeweled tone. However, try to avoid greens in thebathroom, as they may reflect off of themirror and cast a hue onto your facethat makes you look unwell. Pinks andpeaches will shed a rosy glow.If you will be incorporating

complementary colors into the room, use the paint color swatch as yourguide. Most paint manufacturersuse three or four different shades onone sample card. When selecting acomplementary shade, be sure to pickfrom the same tone on the card. Thatmeans if you’re choosing the darkest

of color #1 from a card, you’ll want tochoose the darkest from color #2.Another idea is to leave walls

neutral and use bold color on designaccents. For example, designersat marthastewart.com recommendpainting the inside of niches, shelvesor cabinets with glass doors in brighttones and the outside white to createan eye-catching space withoutgoing overboard. Put a bold color onmoulding or use an appliance or afixture in a bright color as your splashof boldness.Remember to have balance. If you

will be painting an entire room in abold color, think about having the otherdecor items in neutral colors. Sofasand rugs should be neutral colors,or consider toning down a vibrantcolor with the use of white molding orbaseboards. All it may take is a little inspiration

to get started on fun, inviting colorschemes in the home. Furniture storeRaymour & Flanigan offers a handydesign tool for incorporating differentcolors into a space. Find ideas at www.raymourflanigan.com/Design-Center/Color-Story.aspx.

Ahouse fire canengulf and destroya home in a matter

of minutes. Even with thefast-acting response offirefighters, a home thathas caught fire may beirreparably damaged byflames, soot and water.Fire is no laughing matter, and it behooves homeowners to takeprecautions to fireproof their homesas much as possible. The Centers for Disease Control

and Prevention state that althoughdeath and injuries caused byresidential fires have declinedgradually during the past severaldecades, fire-related deaths continueto pose a significant health hazard. In2010, it is estimated that someonedied in a fire every 169 minutesin the United States alone. Aperson was injured by fire every 30minutes, according to the NationalFire Protection Association, FireAnalysis and Research Division. TheCanadian Association of Fire Chiefsestimates an average of 375 peopledie every year from fires in Canada, mostly from smoke inhalation.

Most fires are largely preventable. The following are a few fireproofingmeasures for safety-conscioushomeowners.• Install smoke detectors andcheck the batteries regularly.Smoke inhalation causes many

fire-relateddeaths. A smokedetector shouldbe installedoutside of everybedroom andon every levelof the house.Don’t install asmoke detectornear a window, door or forced-airregister, wheredrafts couldinterfere with

the detector’s operation. Be sure toroutinely check that every smokedetector is working properly.• Have a fire extinguisher in aneasily accessible location. Ideally, there should be a fire extinguisher inevery room of the home, but at theleast keep one wherever fire is usedregularly, such as a kitchen or by afireplace. Ensure the fire extinguisheris charged and that you understandhow to operate it.• Remove combustible materialsfrom around the house. Do notallow old clothing, rags, newspapers,or cardboard boxes to accumulatearound the house. Discardnewspapers and magazines asquickly as possible and be carefulto avoid storing anything too closeto heaters, furnaces or electrical

equipment.• Adhere to the recommendedwattage in lamps and lightingfixtures. Do not exceed therecommended bulb wattage for lightsaround the house. There may beoverheating or shorting that can leadto fire.• Look for fireproof interior décoritems. Nowadays, carpeting andfurniture can be coated with fireproofchemicals. The added investmentmay be worth it in the long run.• Do not leave candles unattended. Many people like the look and aromathat candles provide. Candles alsoprovide emergency illumination in theevent of a power outage. Candlescan be easily knocked over andstart a fire. In fact, candles are oneof the top causes of house fires.Never leave a candle unattended, even for a short amount of time. Andcertainly never go to sleep withoutextinguishing a candle.• Keep the chimney clean. Inspect

the chimney flue regularly and haveit cleaned to prevent an abundanceof residual burnt material fromaccumulating. This creosote cancatch fire itself.• Use a fire-resistant roofingmaterial. A roof should be made frommetal, clay or asphalt tiles. Trim anyoverhanging branches or vegetationto reduce the amount of combustiblematerial nearby.• Have a fire-safe wall behind woodheaters. A brick wall or anotherfireproof material should be used onany walls that house a wood- or gas-burning appliance for added safety.• Verify electrical safety. Extensioncords and power strips should bekept to a minimum, and the outletsshould not be overloaded. Replacefuses properly and don’t be afraid tocall a certified electrician to verify youare correctly set up.By making a few tweaks in andaround the house, a homeowner candecrease the likelihood of a fire.

Homeowners know no homeis perfect. While the notionof a dream house is nice,

every home eventuallyexperiences a problem ortwo. Many problems arebound to occur sooner orlater, but there are a few thatdiligent homeowners canprevent. One of those preventable

problems is flooding. Anyhome with floor drains orplumbing fixtures belowstreet level can flood, andthis can be due to inclementweather, such as heavy rainstorms, localsewer system backup, or groundwaterswelling. Flooding can even occur inthe spring when melting occurs asthe air temperature increases. Whilehomeowners won’t be able to controlthe weather, they can take steps tofloodproof their home.* Do some preventive landscaping.

If the ground around the home’sfoundation slopes toward the house, make some grading changes so that theground slopes away from the home.* Insulate the heating ducts. Some

home heating ducts are under thebasement floor. In such homes, homeowners should make sure theseducts are properly insulated andwatertight.* Make sure the vents all lead outside

the home. The weather can causemoisture issues, but some moistureproblems can come from inside thehome as well. Clothes dryers andbathrooms are both internal moisturesources, and these sources shouldalways be vented outside the home.

* Clean gutters and downspouts.Gutters and downspouts should becleaned to ensure water is effectively

being diverted away fromthe home. Clean gutters anddownspouts in the springafter a long winter, and do soagain in the fall to keep fallenleaves from blocking the flowof water. Downspouts shouldextend four feet from theoutside wall of the house.

* Inspect the home atleast once a year. Beforebuying a home, buyers oftenhire a professional inspector

to ensure the home is safe and sound. But the inspections should not stop oncebuyers sign on the dotted line. To preventflooding, homeowners should inspecttheir home’s foundation for cracks oncea year. If the home has a chimney andfireplace, check for cracks there as well.If any cracks are discovered, consult aprofessional immediately.* Clean out basement drains.

Basement drains should be cleanedannually from the house to the street. Ifthe drains are still slow after cleaning, then clean themmore than once a year.* When leaving the home for an

extended period of time, turn the watervalve off. Homeowners worried aboutflooding can calm those fears whengoing on vacation or another long tripby turn the water valve off at the source. This ensures that, should a line breakwhile no one is home, water will notpump into the house.Floodproofing a home can save

homeowners from potentially costlyrepairs and unsightly damage to ahome’s interior.

technologies, polymer roofs havebecome the "must have" roofingproduct for homeowners investingin new roofs. Featuring impact-resistant and energy-efficiencyqualities, these man-made roofsrequire no maintenance and comein a wide variety of colors.Backed by a 50-year limited

warranty, the patented snap-fit,self-locating Bellaforte 12-inch slateroofing tiles include an integratedrain gutter, leading edge tab andrain dam. The roofing tiles use20 percent less material thantraditional synthetic and naturalslate shingles, saving resourcesand reducing the tile weight. The authentic look of a Bellaforte

tile roof, coupled with its resistanceto fire, has caused sales of thisimpressive product to soar duringthe past year. The affordableroofing tiles resist insects, rot, andhigh winds, making them idealfor every imaginable geographicweather situation."When you consider you're

investing in a roof that will lastfor five decades you get a truefeeling for the value of a polymerroof," says Mark Clement, professional contractor and hostof MyFixItUpLife.com. "When Iinstalled my DaVinci Roofscapes

roofing tiles, I had neighbors comeright up to the house and touch thetiles. They simply couldn't believethe polymer tiles could look soauthentic like real slate. Now I'veseen them replacing their own roofswith this product!"For California homeowner Dan

Baer, the selection of a polymerroof has his neighbors burningwith envy. In 2008, the Baer familywatched as a raging wildfire camewithin a half mile of their home. That was too close for comfort forBaer, who was concerned aboutthe old wooden shake shingles ontheir roof at the time."More than 50 homes burned

in our area during that one fire,"says Baer. "If the winds had beenstronger, our home would havebeen included. Our new Bellafortepolymer tiles are rated Class Afor fire retardance, which gives ustremendous peace-of-mind. Thiswas an investment I was happy tomake because the benefits are sogreat."In the middle of the country,

Oklahoma homeowner KathyBradshaw is also pleased with herselection of a polymer roof thatresists hail and storm damage."Because these tiles are fireresistant and can stand up tosevere weather conditions, we'reable to save on our homeownersinsurance," says Bradshaw. "

Dirty windows are unsightly, andthey can prevent beneficialsunlight from entering a home.

Cleaning windows need not bedone every week, but it shouldn’t beoverlooked completely, either. Whileit certainly may be a chore to cleanwindows, there are ways to make thetask much more tolerable.Curb appeal can be very important

when selling a home. Even a homewith a perfectly manicured lawn and thenewest roofing and siding can seemunappealing if the windows are dirty.Keeping windows clean requires agood deal of work. For the acrophobics, cleaning second-story windows can testthe nerves. Having the right tools onhand and a strategy in place will makethe job easier to manage.

Cleaning windowsCleaning windows won’t necessarily beeasy, but the following nine-step processcan make the task less difficult and time-consuming.1. Choose a day when it is overcastso you will not be blinded by the sun

while cleaning. This also helps preventstreaking. Begin by gathering whatyou’ll need to get the task done. Havingeverything at the ready will enable you tomove from one window to the next. Hereare the basic supplies you will need:• cleaning solution• cloth, newspaper or squeegee• towel• spray bottle• extension pole to reach high windows• vacuum• ladder or step stool• garden hose2. Take down and clean drapery orblinds when cleaning the windows.Remove the curtains so you will have anunobstructed surface with which to work.3. Start with the interior side of thewindows, as they are easier to access.Place a towel on the sill to catch anydrops so the sill or the floor will stay dry.4. Spray a lint-free cloth or the windowdirectly with the cleaning solution. Theedges and corners of the window tendto accumulate the most grime, so beginby cleaning those areas first. Once theyare clean and you will not exchange dirt

to the center of the window, work on themiddle. Wipe the windows in a horizontaldirection to help alleviate dripping.5. To create a streak-free surface, somepeople prefer to use a squeegee to dragout any pockets of moisture for moreeven drying. Be sure to wipe the rubberstrip of the squeegee after each pass onthe window. You may choose to buff outany other streaks with newspaper.6. Vacuum the window sill and frameafterward to catch any dust and debris.7. Repeat the process for all interiorwindows.8. Move outdoors and start off byspraying the window with a garden hoseto loosen any of the accumulated grime.Use your cleaning solution to dissolvethe rest of the dirt. You may want to letit sit on the window if there is stubborngrime. Repeat the cleaning processused indoors for each window.9. If exterior second-floor windows arehard to reach, consider using a ladderand extension pole to extend your reach. If the windows are simply too high up,rely on a professional window cleaner toget the job done.

Choosing a new furnace and heatingcomponents can be difficult. Thebusiness has its own terminology, andthere are scores of different equipmentmanufacturers all claiming that their

brand is the best. Buyinga new heating system isalso expensive, making theprocess more stressful. Noteveryone has an unlimitedbudget or the ability tosimply select the top-of-the-line model. Therefore, understanding whichfeatures make one furnacestand out from another can

help consumers make the best possibledecision. One factor that will come up as

you browse for furnaces is whether tochoose a single-stage furnace or a two-or dual-staged furnace. There are manyadvantages to the latter, which makesthem a favorite of HVAC contractors.Two-stage furnaces are designed

to change the way British ThermalUnits (BTUs) of heat are delivered tothe home. In a single-stage system, when the thermostat registers a drop

in home temperature that requiresthe heat to turn on, the furnace willproduce one level of heat output untilthe desired temperature is reached. Thisfurnace is designed to heat your homeon the coldest days for your climate. In a two-stage system, the furnaceprovides gradual heat production. Inthe first stage, which usually operatesat around 70 percent of the system’sheating capacity, the system will tryto warm the space. On mild winterdays or chilly autumn days, the firststage may be all that’s needed. If thehome requires additional heating, thefurnace will kick into the second stage, increasing the heating power. Sometwo-stage furnaces not only offer twoBTU offerings, but two blower speedsas well. One of the advantages to these

furnaces are that the two-stage systemeliminates drastic temperature swings, which are common among single-stagefurnaces. This can mean the home is

more comfortable over a longer periodof time.Another benefit is that because the

system starts in the lower stage andmay operate at that stage more sothan in the second stage, the furnaceis generally quieter than traditionalfurnaces. This greatly reduces the initialnoise of turning on the furnace at fullpower.Two-stage furnaces will burn fuel

more efficiently and may actually burnless fuel if they spend the majority ofthe time in the first stage of operation. Ifthey have a variable speed blower, theymay even save you money in electricitycosts.Two-stage furnaces may cost more

money initially because they tend tobe more expensive than traditionalfurnaces. But over time two-stagesystems might pay for themselves inefficiency, noise reduction and comfortin a home.

Purchasing a new heating andcooling system could be in yourfuture. Selecting the right furnace

for your home requires understandingthe various products available. A two-stage heating system is preferred bymany HVAC contractors and could bethe right fit in your renovation.
