Our favourite room is the lounge, which is south facing with lovely sunlight bathing the room, especially in the mornings. The large bay window provides wonderful views of the garden and the hills of Bredon and Malvern beyond.”

Seller Insight We have lived in Besford and our home on the Besford Estate for nearly twenty years,” say the current owners of St. Joseph’s at 4 Besford Court, “having moved from our previous home in Surrey. Having the lovely Georgian town of Pershore nearby

was a major attraction, together with the closeness of the historic city of Worcester and also the elegant town of Cheltenham, which is great for shopping! We can remember that when we first moved to St Joseph’s, it just felt like being on holiday all the time!”

Since moving in, the owners have made various improvements to the property. “Since the house was refurbished by Prowting in 2001, we have had all three bathrooms refitted using natural stone tiling,” they say. “We are especially pleased with our en-suite bathroom: with its travertine tiling to the floor and walls, a walk-in wet room, and a free-standing roll top bath, it is a haven of peace at the end of a long day. As well as the bathrooms, we have had fitted wardrobes built into two of the bedrooms. In the lounge we have installed an elegant stone fireplace, and in the hall, kitchen and breakfast room the flooring has been replaced with an attractive stone limestone from Mandarin Stone. Other improvements include: granite work surfaces in the kitchen, the addition of patio doors from the breakfast room into the garden, and oak flooring on the first floor landing.”

The situation of the property has much to offer too, being set on the periphery of the Besford Estate’s extensive grounds, surrounded by lush greenery. “The house itself has lovely views of Bredon Hill and wonderful sunsets over the Malvern Hills,” say the owners, “and there are many walks nearby through the picturesque Worcestershire countryside. We moved into St Joseph’s when the estate was first developed by Prowting Homes, and since then very few houses have been sold on the Estate, as everyone seems to love living here. The estate is a wildlife mecca with many birds nesting in the area including Blue tits, Great Tits, Goldfinches, wrens and many others. Buzzards are often seen circling in the area. One of our neighbours, whose garden backs onto open farmland, has regular visits from deer looking for fallen apples.”

“Our own garden has been designed and landscaped by a senior lecturer from Pershore College,” continue the owners. “The rear garden is south facing with a great selection of trees and shrubs, a pergola and two patios which are ideal for summer entertaining. The front woodland garden has been planted with hundreds of spring bulbs including daffodils, snowdrops, aconites and grape hyacinths. This is an extremely pretty picture to behold in the spring, when all the flowers come into bloom. There is also a flowering cherry tree and lilac trees, as well as several magnolias.”

Besford Estate itself offers not only beauty but also a friendly sense of community. “The estate has its own community centre, St Theresa’s, which is used by residents for occasional barbecues, Bonfire night parties, as well as Christmas carols,” say the owners. “Residents also have access to a tennis court on the estate. Beyond the estate, Besford Church is less than a mile away in the village and is one of only a few timber framed churches in the country. For amenities and schooling, there are many local supermarkets including a large Waitrose on the outskirts of Worcester, and excellent local state schools in Pershore and Evesham as well as the well-respected private schools Kings School and Royal Grammar in Worcester. The ancient woodland, Tiddesley Wood, is less than two miles away and in springtime the grounds are covered in a blanket of bluebells. National Trust property Croome Court is only a five minutes’ drive away for strolls around the beautifully kept gardens.”

“We celebrated our Silver wedding anniversary here and we have had many dinner parties with friends, as well as Christmas day drinks with neighbours.”

St Josephs lies within the Besford Court Estate with approximately 35 acres of private grounds providing a delightful setting amidst the highly sought after rural landscape of South Worcestershire. The historic Croome Estate may also be found some 2.6 miles to the West, with its restored “Capability” Brown Park and palladium Mansion.
