SituationSandbanks is highly regarded as one of the mostexclusive addresses for coastal property in theUK. A stunning stretch of blue flag beach,abundance of water sports and wealth of superbrestaurants make this small sandy Dorsetpeninsula a much revered retreat for sailingenthusiasts and celebrities alike.

The west facingposition of the house allows for year roundenjoyment of spectacular 'Turner-esque' sunsets.

Canford Cliffs village is host to a small parade ofuseful shops, cafes, bars and restaurants. Ofparticular note are the Café Shore restaurant onSandbanks and the acclaimed Haven Hotel. The

Royal Motor Yacht Club, located further alongPanorama Road from Starboard Lights, has itsown haven and private moorings as well asaccommodation and a restaurant. A number ofother well known yacht clubs can be found inPoole Harbour. There are many public and privategolf courses in the vicinity, including theprestigious Parkstone Golf Course and MeyrickPark. There are a number of excellent tennisclubs including the East Dorset Tennis andCroquet Club and the West Hants Club inBournemouth.

Poole Harbour is the second largest naturalharbour in the world and provides private andcommercial ferry services to France and theChannel Islands. There are car ferries fromSandbanks to the popular ‘blue flag’ beaches ofStudland, Swanage and the Isle of Purbeck.

South Dorset has a number of popular private,primary and secondary schools. These include,Canford School, Dumpton, Yarrells, Castle Court,Uplands, Talbot Heath and the Bournemouth andPoole Grammar Schools.

DescriptionStarboard Lights is a striking house, which wasbuilt by the current owners in 1995. The westerlyorientation of the building and unique multi-faceted design, a partially grey brick, partiallyrendered structure, which features a principallyglass frontage and two sizeable balconies, hasbeen carefully considered to take advantage ofthe property’s enviable views. Throughout theproperty the windows are double glazed withtoughened glass. The balconies are made ofAfrican hard wood, which is amongst the mostdurable of woods and provides a superb area foroutdoor entertaining during the warmer months.

The layout of the house has been organisedaround a generous entrance hall, housing animpressive pine staircase. The hall is attractivelyfinished with complimentary pine skirting boards,door frames and rope style cornicing and providesaccess to all of the reception rooms. Glazed pinedoors lead through to the drawing room, which iswonderfully light on account of the large baywindow with a far reaching aspect across theharbour to Brownsea Island. This room hasaccess onto the balcony at the back of the houseand leads through internally to the dining area,which has floor to ceiling glass doors providing asecond access to the balcony. Thekitchen/breakfast room can be accessed viaeither the dining area or entrance hall. Thekitchen has a range of cabinets and fitted pineunits with tiled surfaces. At the back of the room,a door leads through to the utility room, which hasa large area for hanging coats, a separate accessto the garden, laundry area and internal access to

the garage. Adjacent to the kitchen is a storageroom. Also accessed from the entrance hall is astudy, cloakroom and the staircase that leadsdown to the lower ground floor studio.

The staircase to the lower ground floor has beenspecially designed in width and fitted with anelectric point at the base to cater for a potentialstair lift. A hallway housing a substantial storagecupboard leads through to thereception/studio/living room, which has a smallkitchen area and an ensuite bathroom with a bath,shower cubicle and loo. This room has excellentstorage in the form of two fitted cupboards. Glassdouble doors lead out onto the patio.

On the first floor there is a spacious landing withattractive rope style cornice, spotlights, a storagecupboard, airing cupboard housing the boiler, awindow with pretty aspect out towards the driveand access to the bedrooms and bathroom. Themaster bedroom gives an impressive feeling ofspace due to its large baywindow and vaultedceiling. Double glass doors lead onto an externalbalcony, which is also shared by two furtherdouble bedrooms. Twin fitted wardrobes withhanging and shelving space flank the ‘mockwardrobe’ doors, which lead through to anensuite housing a bath, separate shower cubicle,three further cupboards and cloakroom.

The second and third guest bedrooms share abathroom and separate cloakroom on the oppositeside of the landing. Both bedrooms have fittedstorage space and access to the shared externalbalcony. Bedroom 2 has access to the insulated loft.
