DIRECTIONS Leave the village of Rhayader south on the B4518. Cross the river and take the second left turn on to a minor road. Pass the Triangle Inn on the left and then follow the road round to the right. Continue along the minor road. The wood falls to the left of the road after about 1 mile. The entrance is at point A as shown on the sale plan. OS 1:50,000 Map 147 Ref SN968664. Nearest postcode LD6 5HG. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Please be aware of hazards within the woodland when viewing. DESCRIPTION Dolberthog Wood is a well established part of the vista for any traveller heading north into the town of Rhayader. The River Wye underlines the start of the woods and the predominantly Douglas fir crop draws the eye towards the ridge of the Elan Valley. Established in the 1950s and 1960s this broadly coniferous woodland is an excellent offering for those purchasers looking for a more commercial acquisition. The mature element of the wood is clearly visible from the A470 trunk road and comprises Douglas fir, Sitka spruce and western red cedar. There is a small amount of larch scattered amongst the more mainstream crops and even this has reached an impressive size due to the favourable soil conditions and rainfall. Under a now expired felling licence approximately 2.5 hectares (5.43 acres) of the wood has been felled and subsequently replanted. This planting has established well and with further management and respacing shows promise to provide another worthwhile crop. The access for harvesting and management has been proven via the county highway and a high quality internal track makes reaching even the extremities of the wood reasonably simple.

MANAGEMENT The wood is currently managed by Fountains Forestry, Blenheim Court, George Street, Banbury, Oxfordshire OX16 5BH, telephone 07876 556111. Their Mr Rob MacCurrach will be pleased to discuss future management with prospective purchasers. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are retained by a previous owner. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute. FENCING The woodland owner is responsible for maintaining the perimeter fencing in a stock proof condition.
