Master Builder, Del E. Webb, invites you to
fulfill your dream in this complete and completely
different community ... Sun City, Arizona ... where
his lifelong dream first found its realization.Itwas more than 30 years ago that Mr. Webb's firm
had its humble beginning in Phoenix with hammers,
saws and willing hands as the only tools. Since then,
it has grown co a large, internationally-respected
organization, the creator of hospitals, schools, hotels,
motels, industrial plants, military installations, office
buildings, shopping centers and high-quality homes.
During those years when his company was building
America from coast to coast, Mr. Webb had a never-
diminishing dream: to create a community exclu-
sively for America's retired citizens with attractive,
modestly-priced homes and endless facilities for theirrecreational and creative activity, the whole based
upon an entirely new perspective toward retirement
living ... A New, Active Way-of-life.
Only a builder of the magnirude of Del Webb, only
a faith and purpose as strong as his could have made
it all come true, so perfect in concept, so complete in
every detail, as he did with the January, 1960, open-
ing of Sun City here in Arizona ... and as he is con-tinuing to do with his Kern City in California and
the new Florida-located Sun City.
With the initial introduction of his new concept of
active retirement, Mr. Webb said, "Concrete, steel
and lumber can make the buildings, buePeople make
the community. Together, we can realize a Way-of-
life unprecedented in America." And what a very
special kind of People they are, these thousands of
retired Americans who have been attracted by this
new idea of Active retired living and together have
found a new pride in living ... a pride in the knowl-
edge that here is a community conceived and de-signed exclusively for them, a pride in each other
and their interesting life ... and most important, a
pride in themselves as happy, interesting people with
a purpose in living.

A warm breeze slips softly through thewindow, whispering you awake to the golden
day. You open the shade and gaze proudly
over your flower-bright yard and beyond to
the velvety fairways brushed to green brilli-
ance by the eternal Arizona Sunshine, It's
morning ... another bright, beautiful
beginning to the unending treasure of perfect
days, filled with interesting activity, which
compose your new life in Sun City.
You live in a lovely house in which you have
felt completely at home from the first mo-
ment when you turned your key in the door
and stepped into the warmth and graciousness
of its sun-lit rooms. It's constructed to keep
maintenance at a minimum and its design is
as perfectly matched to your wishes as if you

had stood beside the architect. (Actually, youdid because it was your wants and desires
that dictated every detail of the planning
and design.)
Just a step away, down the winding street on
which you live, the recreational area beckons
your leisure with archery, lawn bowling,
shuffleboard, horseshoes and croquet. Nearby,
a uniquely designed swimming pool of
riviera-size awaits your pleasure. Slopingfrom 3-foot to 5-foot depths all around, with
special 12-foot deep diving extension, it has
its own sunning terrace, covered cabana and
bathhouse. For your club meetings and every
type of social activity, there is the large Town
Hall with attractively furnished lounge, men's
and women's club rooms, an auditorium with

A sun-browned seamstress in a
bright sun dress sits at a sewing
machine hemming a luncheon cloth.
A wall away, a distinguished-looking
"carpenter" wears a smile of proud
achievement as he views the coffee
table gleaming before him. From the
kiln next door, a beaming "ceramist"
removes a gaily-colored piggy-bank,
lovingly fashioned for her visiting grandson.
In another section of the arts and crafts center,
a man in levis is busy at the lapidary bench, intent on transforming to polished "gems" the mineral
specimens he s just brought in from the treasure-laden desert.
These and others like them, like you, are the people Del Webb had 10 mind when he
incorporated this Arts & Crafts Center
into his unique retirement community.
He knew that to people with active
hands and imaginative minds, the
retirement from 9-to-5 working

schedules and chore-filled days to the uninteresting existence of purposeless activity poses an
even greater burden. But here in this community, with such facilities as the Arts & Crafts Center, is
the perfect answer. Here is an active, new "way-of-life" where men and women can do exactly
what they want in the company of contemporaries who share their interests and their dreams.

The Center has individual work rooms,
respectively equipped with the finest
wood-working power tools, complete
equipment for ceramic, mosaic and
enameling work, for jewelry making,
lapidary and leather work, forphotography, sewing, knitting and
painting ... plus instruction
and assistance by experts in each field.
An architect may be able to lay aside
his T-square and slide rule. A soldier may be
happy to file among his memories the
rigors of active duty. A salesman could

conceivably enjoy retirement from prospect lists and sales
graphs. But the Owner of the "green thumb" can find
no substitute for the perennial challenge and soul-satisfying
experience offered by a plot of earth. That's why Del Webb
incorporated the Agricultural Project into Sun City ...
where a section of ground, adjacent to the community,
is available for small-scale farming and gardening by
the residents. Here too, are located
Sun City'S private corral and riding circle.

Ione of her most inspired
and generous moods, Nature crea ted this
masterpiece of scenic beauty: Arizona. Into
this enchanted land, she tucked a bit of the
best of everything, brushed it over with an
atmosphere of crystal clarity and set the sky
with the friendliest sun and the brightest
stars she could find.
North, East, West and South, an endless
variety of adventure awaits you in the
pine-clad mountains, over horizon-deep
ranch lands, through the beautiful serenity of
desert stretches to the border of gay, fiesta-
spirited Old Mexico ... all within a few hours
of the doorstep at your new home in Arizona.
In the dramatically-beautiful north country is
the awe-inspiring Grand Canyon, the world's
most-spectacular natural wonder, and nearby:
the Petrified Forest and Painted Desert.
Further south, through the untamed beauty
of mountainous terrain, the amazing cliff
dwelling rums of Montezuma Castle and
Tuzigoot draw the sightseer to look back
into the 12th century world of the American
Indian whose descendants today still present
memorable spectacles for the white man
in many colorful and authentic
annual ceremonials.
In the late spring, Nature, too, puts
on an "annual show" as the plants
of the deserts burst forth into a
kaleidoscope of colorful blooms,
starring the magnificent wax-like

blossoms of gold which crown the giant,
fluted columns of Arizona's own cactus: the
stately Saguaro.
Paradise of the sportsman, Arizona's
mountains, skies, streams and deserts offer a
never-ending challenge. Here abound the
famous Kaibab mule deer, elk, antelope,
bighorn sheep, javelina, wild turkey, bear,
mountain lion, coyote and bobcat. The finest
wing shooting in the country sees hunters
coming from afar to bag white wing doves,
gambel quail, and migratory water fowl. And
no fisherman can find more varied and
numerous haunts than Arizona offers. Crafty
rainbow trout dare the cast of a flickering
fly with flashing leaps in countless mountain
and meadow streams.... While in dear, deep
lakes framed with steep canyon walls or
ringed with mesquite and sagebrushed
stretches (like your own neighboring lake
Pleasant - only 18 miles away), large and
A
small mouth bass are ready to resist with
fighting fury your efforts to wrest them from
their company of stripies, crappies, blue gill
and channel cat. Even deep-sea fishing is just
a "sprint" away at Rocky Point in the Gulf
of California.
There's happy hunting, too, for the adven-
turous soul among ghost towns whispering
of a violent yesterday.... Along trails marked
by the feet of early pioneers .... Visiting
abandoned mines where world-
famed fortunes oncespilled forth.
Yes, Arizona is a land that makes
you glad to be alive . . . glad to
have the best years of your life
yet ahead in which to enjoy to
its fullest this land of bright,
unending promise.

A r (he [Urn of the century, when only an occasional
crack of a buggy whip broke the stillness along the
dusty country roads, and the folks in the city lived
without a five-day work week and a guaranteed wage,
few people could announce to their friends that they
were going to stop working and retire.
Today, in modern America, it is different. Today auto
horns blare along wide paved turnpikes and freeways
that were once rutted dirt roads and corn fields.
Today, in the age of the forty-hour week and fringe
benefits and better remuneration for our efforts, thou-
sands of senior Americans can retire. And today more
Americans are retired than ever before in our history.
Today, it is possible for many men and women to sitback after long years of daily routines and business
pressures and announce that from now on, they are
JUStgoing to relax.
But toO often with the relaxation comes the feeling
that now we are out of it. The world goes on buying,
selling manufacturing, marketing, while the side-
walks are still crowded with people who have some-
place to go and are in a hurry to get there. And too
often the relaxation turns slowly into boredom while
the hours between 9 and 5 that used to be filled with
work become longer, emptier, harder to fill, and the
hands on the clock remind us that time is becoming
a problem.
As has been the tradition of progress since the begin-ning of time, a solution begins when a man recognizes
a problem. 10 this instance the man was Del E. Webb.
The problem: inactive, lonely retirement for millions
of senior Americans who, as a generation, are second
to none for their contributions to the destiny of our
country.
As a result of Mr. Webb's recognition of retirement's
problems, the Del E. Webb Corporation conducted
years of research in which hundreds of questions
regarding retirement were examined.
As the stacks of reports grew higher and file drawers
were filled with bulging folders, the answers to the
questions became clear. Every detail, every facet of
retired living was considered, discussed and verified.
Then the plans for his first retirement city: Sun Ciry,Arizona, were drawn up.
But it soon became apparent that the idea of designing
a community exclusively for retirees was unorthodox
and without precedent anywhere in America. In Mr.
Webb's plans, no provision was made for schools, the
building footage for all community facilities was
exceptionally large and there was over four times the
amount of parks and recreational area normally de-
voted to any development. Here was a brand new idea,
untested anywhere, and Me. Webb insisted that it be
complete in every detail before it opened for business.
Here was an idea Webb built on faith: faith in wha
