“In addition to the stairway being in very poor shape, each step of the stairway was not of proper height and falling or tripping was a common issue. Thank you to the neighbour that nominated Big Brothers Big Sisters for the

‘Neighbours Helping Neighbours’ program at Kamloops Home Hardware. Furthermore, thank you to Radio NL Broadcasting and Rick Kurzac for continuous support of the Kamloops community.”

Thank you for the repair and reconstruction of the entry stairs at Big Brothers Big Sisters of Kamloops on Seymour St.

Uniquely situated on the north side of the Thompson River, with panoramic views of Kamloops, Sun Rivers, a master planned community, is the best of both worlds — a place to call home as well as a place to get away from it all.

It all starts with award winning homes, the majority of which are built to the highest environmental standards for home building and all of which feature geoexchange and dual water systems.

The variety of homes is also unpar-alleled in this region, with everything from estate lots and adult-living townhomes to apartments.

With assistance from the helpful folks at Sun Rivers Construction and Sun Rivers Realty, you can build your dream home from the ground up.

Find the perfect lot and choose your preferred builder or step right into one of the many stunning homes already established in the commu-

nity. Of course, living at Sun Rivers year

round is the choice of most, but you can feel confident leaving your home behind for a few months if you prefer to escape to warmer climates when the chill of winter descends.

It may be the homes that bring people to Sun Rivers, but it’s the life-style that keeps them here.

An essential part of that resort-style living is the celebrated Sun Rivers Golf Course, an 18-hole Championship course nestled against the twin peaks of Mount Peter and Mount Paul.

These peaks not only provide a perfect backdrop to the course, but to the entire community, where walking trails weave in and out of the com-munity’s diverse network of neigh-bourhoods.

Strolling through the community you’re sure to see some wildlife that call Sun Rivers home too, like the majestic California big horn sheep that frequently make their way down from higher elevations to laze and graze.

If you’re lucky, you may also spot the resident bears, coyotes, chuck-ars, fox and our newest visitor — a

beaver. The connection to nature is the perfect antidote to civilization’s hustle and bustle.

A community connection is also a big part of the Sun Rivers expe-rience with events taking place throughout the year to bring resi-dents together for good causes or just good times.

The annual Community Fair brings together families and neigh-bourhoods, providing an ideal set-ting for an old-fashioned picnic, and the annual Residents Social at Christmas provides camaraderie over treats at Hoodoos restaurant, where residents bring in a gift to share to those less fortunate.

It’s these connections — com-munity and nature, body and soul — which set the community of Sun Rivers apart and help offer a slice of resort-style living in urban setting just minutes away from downtown Kamloops.

A worry-free, lock-and-leave home with the freedom and space of large courtyards and an exclusive neigh-bourhood garden — these are just a few reasons to consider a move to Belmonté Garden Homes.

The Tuscan-style townhomes are situated above the 10th fairway and are designed to capture the stunning southern exposure.

Each floor plan is uniquely appointed with space for entertaining and private enjoyment.

Belmonté is unique compared to other developments both at Sun Rivers and elsewhere, says Leslie Brochu, Vice-President of Marketing and Public Relations for Sun Rivers —“We’re developing stylish town-homes at an achievable price point.”

The Tuscan style, she says, is “more intimate and more romantic,” and at Belmonté, even the smaller units offer open living space and generous out-door living areas.

One of the features drawing buyers to Belmonté is the neighbourhood gardens with individual gardening plots.

“We have a community garden

here at Sun Rivers and it’s fully sub-scribed, so we’ve expanded on that to benefit Belmonté owners.” Brochu said.

Gardening is Canada’s No. 1 pas-time yet those who want the lock-and-leave lifestyle are often forced to give up the hobby, but not so at Belmonté.

The buyer — whether an empty nester, career professional or first time homebuyer — can still enjoy gardening while appreciating the free-dom of a planned development.

Homes range from 1,800 to 2,282 square feet of finished living space, plus an unfinished storage area.

With homes currently under con-struction and taken to drywall stage, owners have the ability of customiz-ing, however, with the only constraint being the homeowners’ budget.

There are three distinct finishing options available to homeowners, thereby taking the guesswork out of interior design.

Unique to each townhome are the two single-car garages on most units, a majority of which feature one garage up and one garage down,

thereby eliminating the common townhome conundrum of seeing a façade of garages taking away from the beauty of the architecture and design.

End units boast large courtyards and showcase patios designed to be larger than those offered in most townhome developments.

At Belmonté, no design detail has been overlooked.

Construction on the development began in fall of 2012. Phase 1 sold out in spring 2014. Phase 2, which is nes-tled again Sun Rivers Drive, has seven remaining. Phase 3 — just recently launched — announced six additional homes with the potential for seven additional homes to be announced in the coming weeks.

Belmonté Garden Homes will be

home to a total of 89 units and built out over the next five years.

Building a house from the ground up can be exhilarating, over-whelm-ing and frustrating — sometimes all at the same time.

There are so many details and so much to keep track of that it can get the better of even the most organized person. Still, there is nothing like having a house built exactly to your specifications, exactly to your taste, and for everything in that house to be new from the get-go.

But, it’s getting to that end stage that can be more than a little daunt-ing. That’s why the crew at Sun Rivers Construction puts as much effort into customer education and service as they do into building.

Over the past few years Sun Rivers Construction has reinvented its cus-tomer care program — and its efforts were rewarded with two consecutive Keystone Customer Choice Awards in 2011 and 2012, which were voted on by new homeowners in surveys sent out by the Canadian Home Builders’

Association, Central Interior. Sun Rivers Construction uses a

program called Co-Construct, a web-based communication tool and con-struction project planner that is eas-ily accessible to both the builder and the homeowner.

It keeps a running tab of the prog-

ress of a home under construction, including target dates and tasks completed, as well as the amount of money spent to date plus progress photos of the home’s construction. It helps make the process of building new as painless and seamless as pos-sible, says Rob Hall, superintendent for Sun Rivers Construction.

“I think that the tools and the service that we provide are ahead of industry standard,” said Leslie Brochu, vice president of Sun Rivers.

“Our clients can go away to Timbuktu and monitor the progress of the construction of their home. It’s an excellent tool for managing construction and keeping all parties informed.

“It’s part of trying to provide as much information as we can upfront so there are no disappointing sur-prises.”

The care doesn’t end once hom-eowners move in, either. Ryan Kunz, warranty and occupancy supervisor

for Sun Rivers Construction contacts homeowners every week for the first month after move-in to ensure all products and systems are working well.

After that, Kunz makes monthly contact for a full year. At the end of Year 1, there is a one-year walk-through and warranty check when Kunz also reminds homeowners about what’s covered in Year 2.

Stepping up the level of customer care was a no-brainer for Hall and his crew, which already has a strong presence in the community of Sun Rivers.

The Customer Care Program just adds another layer of accountability, accessibility and, in the end, great satisfaction for both parties.

“We’re not just a builder that builds all over,” Hall said.

“We’re here attending to Sun Rivers all the time. We see residents in the restaurant, we walk down the street with them.”

Opened earlier this summer, this home is one of Sun Rivers’ most dis-tinguished homes, designed to give viewers the sense of comfort and the automatic sensation of being ‘home’.

Irongate Place is an active adult community that features English Country homes.

Currently there are seven lots remaining, all two level homes, wait-ing for an owner’s special touch.

Buyers have a choice of several exterior finishing packages and can fully customize the interior finish-ing.

“With building, you get the exact house you want,” said Rob Hall, con-struction superintendent.

“This home provides concepts of how one can customize their home. Not a single home in this neighbour-hood is identical on the interior.”

“It’s exciting for us, as the builder to see a vision become a reality,” he said.

This home features a spacious master bedroom with custom closet and ensuite on the main level along with an open great room, dining room, custom kitchen, wine bar and distinguished den complete with library.

The home’s more distinctive fea-tures are the coffered great room ceiling, stairwell and raised front courtyard with pergola, perfect for your morning coffee or after-dinner drinks.

An unfinished daylight basement allows for future completion accord-ing to the purchasers needs.

With a courtyard, deck and lower level patio there is plenty of space for entertaining or alternatives to finding the perfect spot to start and

end the day.All homes built in Irongate Place

are built with Built Green standard set by Sun Rivers Construction Ltd., signifying the quality of construction and efficiency.

Not only is this home the show-case product of Irongate, it showcas-es quality product from local suppli-ers and distinctive work for trades.

There’s a lot to discover while vis-iting this home, and definitely a lot to love.

Greener choices are running rampant this day in age.

Amidst the techno-logically advanced fea-tures that are available in homes today, so are sustainable building practices and materials.

Built Green Canada is an industry-driven voluntary program that provides “green” build-ing practices to reduce the impact building has on the environment.

The program boasts benefits to buyers and builders alike, not to mention the commu-nity and the environ-ment.

The basic mandate for the program and its partners is to provide greater energy efficien-cy — reduce pollution and waste — provide healthier indoor air, reduce water usage, preserve natural resources, improve durability and reduce maintenance.

Sun Rivers Construction is a top producer of Built Green platinum rated homes constructed in B.C., reaffirming the com-pany’s commitment to environmental aware-ness.

Building on the foundation of Canada’s first geothermal com-munity, the move to Built Green Homes was a natural and respon-sible evolution for Sun Rivers.

Built Green is a national organization that works with those interested in respon-sible sustainability practices within the residential building sector, including build-ers, renovators, sup-pliers, manufacturers, community developers and municipalities.

The organization has members throughout B.C., Alberta, Ontario and recently expand-ed to Manitoba and Saskatchewan.

It has enrolled and completed over 20,500 Built Green certified homes.

“It’s a positive for the industry,” said Matt McCurrach, president of the Canadian Home Builders’ Association Central Interior.

“There are some consumers out there that that means a lot to them, much like cars, they don’t want to drive cars that burn a lot of fuel.”

Some of the areas the Built Green pro-gram focuses on are materials and methods, ventilation, water man-agement and business practices.

Third-party certifi-cation requires builders to contract Certified Energy Advisors to assess the effectiveness of the systems in the home.

The program also integrates the

Energuide label through Natural Resources Canada.

Sun Rivers adopted the program as part of their ecofriendly vision, in addition to the pro-gram which boasts many benefits for hom-eowners that choose a Built Green certified home.

It claims such resi-dences produce fewer Green House gas emis-sions because they need less energy to operate and are made with less waste.

The homes have less temperature variation from room to room, reduced drafts, fewer lingering odours and sounds reduction from exterior sources.

This is a result of a number of features of Built Green homes, such as airtight rooms, triple-panned windows and better ventilation.

Built Green homes have varying features that make them more sustainable.

Things like CFL and LED lighting operated by timers and motion sensors to whole home automation systems address electrical effi-ciency.

For more informa-tion on Sun Rivers Construction building practices including Built Green Canada visit their website at sunrivers.com/con-struction.

Idyllic, quiet and relaxed – three words that sum up life in Irongate Place, an English Country style neighbourhood at Sun Rivers.

Irongate offers everything resort-style living should — privacy and space of a detached home in the midst of a recreational playground.

Recently completed, this two bed-room home provides 1,349 square feet of main floor living space with an additional 1,328 square feet on the lower level waiting to be completed — over 2,600 square feet of available space.

What makes this home different than the others in Irongate?

It’s the slight touches that make this house a home — feature win-dows in the master bedroom, expanded master bath, French doors to the den/bedroom and a sweet charming patio off of the great room — soon to be fully landscaped pro-viding privacy for one’s own oasis.

As all floor plans for Irongate, each one features something different than the other, and each person has their favourite room to each home.

Although the master bedroom and ensuite or kitchen tends to be the default for most viewers as their favourites, we want to point out the spacious galley mud room – perfect

for tucking away jackets, shoes and laundry from the peering eyes of your guests… and for your own san-ity.

The home itself is a modified ver-sion of the Wiltshire floor plan featur-ing increased square footage on the main floor, increased garage width and an increased deck size.

Don’t worry about storage; the unfinished lower level is designed to accommodate an 18’6 x 6 stor-age room allowing plenty of space to store boxes, seasonal décor and out-door playtime equipment.

Visáo Estates, a 36 estate lot development launched back in 2012, proved to be a success with its Tuscan Mediterranean inspired architecture.

With one lot remaining to be sold, Sun Rivers has a new neighbourhood hitting the neighbourhood scene soon — Sillaro Estates.

Similar to Visáo Estates, Sillaro homes will be styled with a Mediterranean archi-tectural theme.

Phase 1 of Sillaro Estates will soon be releasing 33 single-family residential

neighbourhood lots. The property has been

in the development stages since early spring and most inquiring minds have seen the dirt being pushed and molded over the past few months.

Situated above the 13th fairway on the northeast side of the Sun Rivers prop-erty, these executive size lots range in size from approxi-mately 7,288 square feet to a grand 14,138 square feet and the lot owners can choose their builder preference.

The team at Sun Rivers

is working hard to make the final preparations of the properties available for viewing.

Once complete details are in order Sun Rivers will be

announcing the availability of these new lots.

For now, envision your dream home as the release of these pristine lots are only a few weeks away.

To register your interest with Sillaro Estates please contact the sales team at 250.377.7722 or drop by for a visit to the Sales Centre at 1701 Sun Rivers Drive.

Nearing the completion stage, this home is custom designed to this property – a two level rancher home with a light and airy interior finish.

The home boasts 1,561 square feet of main floor living space.

The open floor plan allows for connectivity between the living room, kitchen and dining room, while still providing ideal separa-tion and privacy from the spacious master suite.

Viewers will be impressed with this home’s floor plan and features right from the custom kitchen, to the den/bedroom, main bath and into the walk-in closet of the master suite.

Most will be taken by the foyer with dormer windows — a unique feature to this home.

The walk-out lower level provides the creative ability for additional bedrooms, wine room, media room and third bath.

With the potential for over 3,000 square feet of living, two storage rooms and a double garage provide plenty of space for toys and sea-sonal items.

Building in Irongate and other adult neighbourhoods in Sun Rivers is aimed to be stress free.

With the online construction software of Co-Construct used by Sun Rivers Construction Ltd., the homeowner is in the loop the entire

process. Many Irongate home build-

ers traveled during their home construction checking in online to approve purchases, track their budget, communicate changes and concerns while receiving weekly photo updates of their homes.

Irongate is a quaint neighbour-hood. With no through roads there is very little traffic.

The yards are landscaped in keeping with the style of the devel-opment — English Country — but all the landscaping is fully main-tained, no mowing, weeding or watering is required by the owner.

All that’s really left for the hom-eowner to do is enjoy life!

Many residents have already discovered the great benefits of resort living at Sun Rivers, where it’s all about lifestyle – a champi-onship golf course, walking trails, amenities, community events, views and a great location to downtown Kamloops.

From the spacious estate lots, to adult oriented homes and the convenience of townhomes and apartments – Sun Rivers has them all. But what many prospec-tive residents don’t realize is that building a new home isn’t the only way to deal with the Sun Rivers Realty team.

“You don’t have to build new at Sun Rivers. With our community growing there are a number of resale properties available, and we can help out with your purchase decision,” said Bob Gieselman, managing broker of Sun Rivers Realty.

It’s the approach that sets Sun Rivers Realty apart from other agencies selling homes in the community.

Backed by a marketing team that has been behind the research and development of the com-munity since day one, Sun Rivers Realty has an obvious advantage. Years of promoting and selling

new home construction in Sun Rivers has built data bases of pro-spective buyers, not to mention the observation and involvement of building most homes in the community.

The Sun Rivers Realty team prides themselves on their success of having intimate knowledge of the community and all of its ame-nities, it simply cannot be com-pared to other agents who also sell outside of the community.

“The team is invested in this community and are selling more than homes, they’re selling a life-style. As the key team to the devel-oper of the community, we’re not going anywhere, we invest in our residents and build relationships,” Gieselman said.

UPCOUNTRY

Clean, quiet, modern lines are a major part of the design philosophy at Upcountry and the result is stun-ning.

"For our Visao projects, my design objective was to interpret the neigh-bourhood's Tuscan themes in a mod-ern way,” said Allan Askew, principal and director of design at Upcountry.

“The result is a quiet yet respect-ful interpretation. You can expect the unexpected."

The vision for this home was to provide distinct living spac-es — inviting and nurturing in and of themselves yet connected for seam-less flow throughout and easy transi-tions between indoor and outdoor spaces.

The home provides a multitude of rooms and environments to suit one's every mood and requirement.

With three unique outdoor living spaces, this vision has been achieved indeed.

The 800 square-foot northern courtyard showcases an outdoor liv-ing room complete with a firebowl and private garden.

Connected to the space is an out-door dining area complimented and shaded by a beautiful arbour and hanging baskets.

The entire space is framed with an Architectural Concrete wall for style and privacy.

Soft indirect lighting has been used in the space and the adjacent front entry features unique diffused light boxes to light the spaces softly.

The main floor south deck extends the entire width of the home — a great spot to enjoy a sunrise, coffee, and early morning golfers.

But what really takes this home to the next level, literally, is the roof top deck offering endless, 360-degree views whether from the sectional lounger around a second outdoor firebowl or from the rooftop hot tub.

Inside the home is very modern and minimalist.

Clean, simple, quiet lines interact with soaring 15-foot ceilings and American Black Walnut millwork throughout.

Tons of natural light and stunning views truly connect this home and

residents to the natural environment beyond.

Unique features include a truly open design, frameless glass guards as to not interrupt the views and an absolutely spectacular master ensuite featuring a sculptural tub set elegantly under a chandelier and in front of a floor to ceiling walnut wall lit from below.

The kitchen features a seven-foot square stone island, induction cook-top, wall oven and butler's pantry.

With over 3000 square feet fin-ished current and over 5000 square feet available, including a suspended slab and separate shop and cart stor-age, this home is move in ready and waiting for its next dreamer to per-sonalize it and make it home.

Sun Rivers is famous for offering a master-planned lifestyle com-munity where resident well-being, social interaction and safety and security are funda-mental to the quality of life experience.

But, it is also the funnel through which the Kamloops region realizes an economic spinoff of about $50 million annually and over a half billion dol-lars since inception.

More importantly, it is via Sun Rivers that countless Kamloops organizations raise much-needed funds to keep their altruistic endeavours alive for the benefit of all.

Hundreds of thou-sands of dollars have been raised for the Kamloops community through partnerships with Sun Rivers and the United Way, Heart and Stroke Foundation, Marjorie Willoughby Hospice House to the BC Professional Firefighters Burn Fund and Kamloops Food Bank — to name but a few.

Along with stellar fundraising, staff at

Sun Rivers are deeply involved in the com-munity, with current and past member-ship in several orga-nizations, includ-ing the Real Estate Board, the Chamber of Commerce, Golf Kamloops, the United Way, Royal Inland Hospital Foundation, Venture Kamloops, Tourism Kamloops, Canadian Home Builders’ Association, First Nations Tax Commission and Communities in Bloom.

The residents of Sun Rivers also contribute generously through the Sun Rivers Resident Social, where over 130 Christmas hampers have been created and distributed to Tk’emlups Indian Band families in need over the past three years.

The hampers include gifts for the entire family and Christmas dinner.

Perched on the South Thompson River benchlands and hug-ging the south-facing slopes of Mounts Peter and Paul, the location offers unparalleled

views of the Thompson Valley.

While proximity to downtown, walking, golfing, a busy com-munity event sched-ule and enjoying an impeccable dinner at Hoodoos are reasons enough to call Sun Rivers home, an added bonus is the safety and security of the com-munity.

Experts acknowl-edge a single entrance/exit to any community limits crime.

The Sun Rivers plan adopted this strategy.

Additionally, through a community website mysunrivers.com residents are actively informed and engaged in community matters.

Activities in the community are posted online and in moments residents are fully informed.

This includes every-thing from what’s hap-pening at Hoodoos to reporting suspicious activity to the local RCMP.

Sun Rivers residents have their eyes on the street and the commu-nity takes pride in the

success of maintaining a dynamic, caring and safe community.

There are now 1,500 residents living and playing in 17 neigh-bourhoods in Sun Rivers featuring single-family homes, town-houses and condos in a variety of styles — Tuscan, Craftsman, English, Westcoast.

Sun Rivers will ulti-mately be home to 4,000 or so people in 25 neighbourhoods — all enjoying the sun and fun in a master planned Kamloops community.

Sun Rivers Resort Community is a national champion in the 2014 Communities in Bloom competi-tion. The national and international compe-tition’s various win-ners were revealed on Saturday, Sept. 20, in Charlottetown.

Sun Rivers was the national award win-ner in the 1,001-5,000 population category, besting Bruderheim, Alta., Carbonear, N.L., Harrison Hot Springs, Indian Head, Sask., and Windsor, N.S.

Judges also made a note of Sun Rivers’ edible gardening.

Sun Rivers has won several Communities in Bloom (CiB) titles. In 2012, it was recognized at the national level for its partnership with Tk’emlups te Secwepmc and in 2013 it was awarded the outstand-ing achievement award for tidiness. Sun Rivers also received special mention for water con-versation in landscape in 2013.

Prior to that Sun Rivers participated in the provincial Communities in Bloom awards receiving four blooms in 2009 and five blooms in 2010 and 2011.

Communities in

Bloom is a Canadian non-profit organization committed to fostering civic pride, environ-mental responsibil-ity and beautification through community involvement and the challenge of a national program, with focus on the enhancement of green spaces in commu-nities.

The program pro-motes responsible and respectful societal values and principles helps create healthier and safer communities in all respects, which is what we strive for at Sun Rivers.

“The sense of belong-ing within the commu-nity and participation in community events has strengthened as the community has evolved. Sun Rivers has benefitted immensely by embracing the CiB principles. Sun Rivers is all about building community,” said Leslie Brochu, VP of marketing and public relations.

Communities in Bloom held its first edi-tion in 1995 and 29 par-ticipating municipalities were honoured at the first awards ceremonies on Parliament Hill.

The program now includes hundreds of communities across the country, while an

international challenge involving communi-ties from the United States, Asia and sev-eral European countries allows participants to compete internationally.

The program consists of communities receiv-ing information and being evaluated either provincially or national-ly by a volunteer jury of trained professionals on the accomplishments of their entire community on eight key criteria: Tidiness, environmental action, heritage conser-vation, urban forestry, landscape, turf and groundcovers, floral dis-plays and community involvement.

COMMUNITY VALUESThe common interests of the residents are addressed through community structures designed to meet the needs of the community over the long term. Sun Rivers is served by the Community of Sun Rivers Owners Association (CSROA) which manages the common interests, lands and amenities for the benefit of the residents. Each neigh-bourhood has its own association in order that residents’ interests are addressed at a neighbourhood level. Each neighbourhood is represented by their president on the Board of the Community Association to ensure their interests are taken into account at a community level. The Community of Sun Rivers Owner Association puts on the annual Do the Course run/walk. The Association welcomes everyone to “Do the Course” at Sun Rivers on Sunday, Nov. 2. Choose to do either 5km or 10km of walk-ing trails and golf course paths. Proceeds benefit People in Motion, a non-profit that provides fitness, recreational and educational and social programs and services for people with disabilities. Register online at sunrivers.com.
