SUTHERLAND
Sutherland takes its name from the
Scottish county where the village of
Armadale is located.
This was the birthplace of James Munro
(1832-1908), a prominent businessman,
politician and 15th Premier of Victoria.
Munro emigrated to Melbourne with his
wife, Jane, and three children in 1858.
Here he established the Victoria Permanent
Property Investment Building Society, and
soon became an expert in buying land.
In 1876, he moved into his large Kooyong
Road house, Armadale, which was named
in honour of his home in Scotland.

Building on Armadale’s reputation for expansive living, exceptional
design and exclusive luxury, the Sutherland is an address of
contemporary sophistication for a new generation.
Here, the award-winning CHT Architects has envisioned a boutique
collection of 23 apartments with floorplans tailored to a variety of
lifestyles, and one penthouse spanning the entire top floor.
At the Sutherland, the design of each residence is effortless and
elegant. These stately homes reflect the character of Armadale,
with everything that makes this one of Melbourne’s most coveted
neighbourhoods close to home.
A NEW HOME OF DISTINGUISHED LIVING

With terrazzo flooring, feature lighting, exposed brick and timber elements, the foyer creates a natural
transition, from the grand façade to the crafted interiors within.
LIVE THE ARMADALE LIFESTYLE
1110
Home to the renowned shopping strips of both High Street and
Glenferrie Road, Armadale is one of Melbourne’s most coveted
locations. Surrounded by finely manicured parks, with the convenience
of multiple transport options and prestigious schools, and all only nine
kilometres from the city, this is a highly connected address.
Trams along Dandenong Road or trains from nearby Malvern Station
both provide easy and direct access to the CBD, while the green ovals,
winding paths and stately gardens of Caulfield Park are also just a
short walk from home.
Living here means enjoying breakfasts at French patisseries, window
shopping at high-end fashion boutiques, long lunches with friends
along High Street or Glenferrie Road, and evenings at a local wine bar.
At every hour, and for every pace of life, the Sutherland is ideally
positioned to enjoy Armadale to its fullest.

Inside and out, the studio of CHT Architects has been
inspired by the character of Armadale to create the
Sutherland – a collection of new residences with a
traditional quality.
For the exterior form, it was important to ensure
that the façade was a natural addition to the leafy
streetscape. “This was achieved through the natural
finishes and the vegetation,” explains the lead project
architect from CHT, Manuel Gamucio.
“The landscape is actually one of the key elements of
the design,” he adds. “Large garden areas run around
the building so that the residents are able to enjoy
natural views out over the trees.”
Within the residences, the interior design studio of
SORA has brought a similarly considered approach in
keeping with homes found in the surrounding tree-
lined streets.
DESIGNED FOR LIVING.DEFINED BY LUXURY.
“We wanted to introduce elements of mid-century design to
reflect that style of architecture of the area,” notes Jessica
Kazenwadel, the studio’s senior interior designer. “We also
wanted to include higher-end finishes, with natural stone
and timber.”
The premium features are found not only in the expansive
penthouse, but also in the selection of upgrades available for the
apartments. The classic look of chevron flooring and the timeless
style of stone benchtops in the kitchen and bathroom are just two
of the options SORA has introduced.
The feature of the kitchen is the island bench, with a signature
design element being angled design to the front. A choice of pale
oak or burned oak in the joinery adds to the natural elegance of
these spaces, alongside refined details such as gold-toned edges
to some elements.
“MODERN FORMS WITH MID-CENTURY
FINISHES”
Stepping outside, the luxury of the Sutherland is seen
in the use of space. Residents will be able to enjoy
al fresco dining on their own expansive terrace which
runs across the length of the apartments offering access
from the bedroom and living room.
“The penthouse balcony actually wraps around the
entire residence with views of the city and the bay,”
adds Jessica. “The ground floor residences feature
a courtyard which is a modern interpretation of the
classic backyard. It’s all about integrating with that
leafy character of the area.”
In every way, the architecture and interior design
brings a classic residential style to modern living.
“We’ve designed custom layouts throughout the
building to ensure there is a flexibility to each
apartment,” concludes Jessica. “For us,
the Sutherland is all about the feeling of home.”
