3. BEFORE COMMENCING WORK OR PROCEEDING WITH ERECTION AND SHOP DRAWING, EACH SUB-CONTRACTOR SHALL VERIFY MEASUREMENTS, LINES, GRADES, LOCATIONS, AND DETAILS OF EXISTING FIELD CONDITIONS AND NOTIFY THE ARCHITECT OF ANY DISCREPANCIES. STARTING OF WORK BY A SUB- CONTRACTOR DENOTES THAT UNDERSURFACE HAS BEEN INSPECTED AND IS APPROVED BY THE SUB-CONTRACTOR.
4. ADEQUATELY PROTECT ALL PUBLIC AND PRIVATE PROPERTY AND IMPROVEMENTS FROM DAMAGE AND INJURY. DAMAGED AREAS SHALL BE REPLACED IN GOOD CONDITION. SUPPLY ALL BONDS NECESSARY AND REQUIRED BY THE CITY FOR WORK ON THE CITY PROPERTY.
5. THE CONTRACTOR SHALL REPLACE ANY DEFECTIVE MATERIALS AND CORRECT ANY POOR WORKMANSHIP AT NO ADDITIONAL COST TO THE OWNER, AND SHALL REMEDY ANY DEFECTS IN MATERIALS OR WORKMANSHIP WHICH APPEAR WITHIN A ONE YEAR PERIOD FROM DATE OF COMPLETION AND ACCEPTANCE OF THE JOB.
6. THE CONTRACTOR SHALL SUPPLY ALL LABOR, MATERIALS, EQUIPMENT INSURANCE AND SERVICES OF EVERY KIND NECESSARY FOR THE PROPER EXECUTION OF ALL WORK AS SHOWN, AND INDICATED ON THESE DRAWINGS. CONTRACTOR TO COORDINATE WITH THE OWNER THE USE OF EXISTING WATER, TELEPHONE, POWER AND TOILET, FOR CONSTRUCTION WORKERS AT THE SITE.
7. PLAN CHECK, BUILDING PERMIT AND MISCELLANEOUS CITY FEES WILL BE PAID FOR BY THE OWNER. THE CONTRACTOR SHALL PAY ALL LICENSES AND ROYALTIES AND SHALL DEFEND ALL SUITS OR CLAIMS FOR INFRINGEMENT OF ANY PATENT RIGHTS AND SHALL SAVE THE OWNER HARMLESS FROM LOSS ON ACCOUNT THEREOF.
8. THERE SHALL BE A COMPETENT FOREMAN FAMILIAR WITH THE DRAWINGS ON THE JOB AT ALL TIMES. ALL WORKMEN AND SUB-CONTRACTORS SHALL BE SKILLED IN THEIR TRADE.
9. THE CONTRACTOR SHALL KEEP THE PREMISES CLEAN AND FREE FROM ACCUMULATION OF WASTE MATERIALS AND DEBRIS AND AT THE END OF THE JOB SHALL REMOVE ALL RUBBISH, SURPLUS MATERIALS AND TOOLS AND LEAVE THE BUILDING BROOM CLEAN. BESIDES GENERAL CLEANING, THE FOLLOWING ITEMS SHALL BE EXECUTED MAKING THE BUILDING COMPLETE AND READY FOR OCCUPANCY: ~ A. REMOVE ALL PUTTY STAINS, PAINT SPATTERS, FROM GLASS AND MIRRORS. WASH AND
POLISH SAME, INSIDE AND OUTSIDE. EXERCISE CARE NOT TO SCRATCH GLASS. B. REMOVE MARKS, STAINS, FINGERPRINTS, OTHER SOIL DIRT FROM PAINTED, DECORATED
OR STAINED WORK. CLEAN AND POLISH HARDWARE FOR ALL TRADES. THIS SHALL INCLUDE REMOVAL OF STAINS, DUST, DIRT, PAINT AND THE LIKE. CLEAN FIXTURES AND EQUIPMENT. REMOVE STAINS, PAINT, DIRT, DUST. REMOVE TEMPORARY FLOOR PROTECTION AND CLEAN FLOORS. CLEAN EXTERIOR AND INTERIOR METAL SURFACES, INCLUDING DOORS AND WINDOWS REQUIRED TO HAVE POLISHED FINISHED, OR OIL, STAINS, DUST, DIRT, PAINT AND THE LIKE. POLISH AND LEAVE WITHOUT FINGER MARKS AND OTHER BLEMISHES. UPON COMPLETION OF THE WORK, THE CONTRACTOR SHALL ACCEPT FULL RESPONSIBILITY FOR MAKING CERTAIN THAT ALL EXPOSED FINISHED SURFACES OF THE BUILDING ARE BROUGHT TO A NEAT, CLEAN AND THOROUGHLY PRESENTABLE CONDITION, AS DETERMINED BY THE ARCHITECT, REGARDLESS OF WHETHER OR NOT ANY SUB-CONTRACTOR MAY HAVE BEEN REQUIRED BY THE SPECIFICATIONS TO CLEAN THAT SUB-CONTRACTORS OWN PORTION OF THE WORK WHILE HE WAS STILL ON THE JOB.
10. THESE OUTLINE SPECIFICATIONS ARE DIVIDED BY THE ARCHITECT FOR CONVENIENCE ONLY. IT IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR TO DETERMINE TRADE IS RESPONSIBLE FOR EACH ITEM, AND TO COMPLETE THE JOB IN ITS ENTIRETY. THE FOLLOWING OUTLINE SPECIFICATIONS INCLUDE ONLY MAJOR INFORMATION. IN THE ABSENCE OF MORE DETAILED SPECIFICATIONS, ALL MATERIALS AND EQUIPMENT SHALL BE APPROVED BY THE ARCHITECT. THE CONTRACTOR AND HIS SUB-CONTRACTORS ARE ASSUMED TO BE SKILLED IN THE USE AND INTERPRETATION OF PLANS AND HAVE EITHER NOTIFIED THE ARCHITECT PRIOR TO SUBMITTING A BID, OR HAVE FOUND THESE PLANS FREE OF AMBIGUITIES SUFFICIENT FOR BID AND CONSTRUCTION PURPOSES.
11. ALL MATERIALS SHALL BE NEW MATERIALS AND OF THE HIGHEST QUALITY AND ALL SUBSTITUTIONS SHALL BE SUBMITTED FOR APPROVAL BY THE CONTRACTOR TO THE ARCHITECT. SAMPLES OF ITEMS TO BE SUBMITTED SHALL BE MARKED AND LEFT FOR EXAMINATION. MATERIAL AND PRODUCTS SHALL BE DELIVERED TO THE BUILDING SITE IN ORIGINAL PACKAGES. MATERIALS AND PRODUCTS SHALL BE STORED OFF THE GROUND ON WOOD BLOCKING IN AN UPRIGHT POSITION PROTECTED FROM THE ELEMENTS AND IN A MANNER TO PREVENT MARRING OF FINISHES.
12. CHANGES: THE OWNER RESERVES THE RIGHT TO MAKE CHANGES, ADDITIONS, OR OMISSIONS IN THE PLANS AND SPECIFICATIONS. THE COST OF SUCH WORK TO BE ADDED TO OR DEDUCTED FROM THE CONTRACT. IN CASE OF INCREASE, OVERHEAD AND PROFIT WILL BE ALLOWED PER CONTRACT.
13. THE DESIGN, ADEQUACY AND SAFETY OF ERECTION BRACING, SHORING, TEMPORARY SUPPORTS, ETC., IS THE SOLE RESPONSIBILITY OF THE CONTRACTOR, AND HAS NOT BEEN CONSIDERED BY THE ARCHITECT OR STRUCTURAL ENGINEER. THE CONTRACTOR IS RESPONSIBLE FOR THE STABILITY OF THE STRUCTURE PRIOR TO THE APPLICATION OF ALL SHEAR WALL, ROOF AND FLOOR DIAPHRAGMS AND FINISH MATERIALS. HE SHALL PROVIDE THE NECESSARY BRACING TO PROVIDE STABILITY PRIOR TO THE APPLICATION OF THE AFOREMENTIONED MATERIALS. OBSERVATION VISITS TO THE SITE BY THE STRUCTURAL ENGINEER SHALL NOT INCLUDE INSPECTION OF THE ABOVE ITEMS.
14. FRAMING CONDITIONS NOT SPECIFICALLY SHOWN SHALL BE FRAMED SIMILAR TO TYPICAL DETAILS SHOWN FOR PERSPECTIVE MATERIALS AND SIMILAR CONDITIONS.
15. VERIFY WITH MECHANICAL, PLUMBING AND ELECTRICAL SUB-CONTRACTORS, THE SIZE AND LOCATION OF ALL OPENINGS REQUIRED FOR DUCTS, PIPES, AND FOR ALL PIPE SLEEVES, ELECTRICAL CONDUITS AND OTHER ITEMS TO BE EMBEDDED IN CONCRETE OR OTHERWISE INCORPORATED IN STRUCTURAL WORK.
16. ALL WORKMANSHIP, SCHEDULING AND PHASING SHALL CONFORM TO THE REQUIREMENTS OF THE BUILDING OWNER.
17. THE CONTRACTOR SHALL INVESTIGATE, VERIFY EXISTING CONDITIONS AND BE RESPONSIBLE FOR ALL DIMENSIONS AND ELEVATIONS, AND CONDITIONS OF THE PROJECT AND SHALL NOTIFY THE ARCHITECT REGARDING ANY CONDITION REQUIRING CHANGE OR MODIFICATION BEFORE PROCEEDING WITH THE WORK.
18. THE CONTRACTOR SHALL BE RESPONSIBLE FOR REMOVING, RELOCATING, AND / OR RE-INSTALLING MISCELLANEOUS ITEMS THAT MAY BE AFFECTED BY NEW CABINETRY, WHICH SHALL INCLUDE, BUT NOT BE LIMITED TO SOAP DISPENSERS, PAPER TOWEL HOLDERS, RECEPTACLES, ETC.
19. DO NOT SCALE DRAWINGS. DIMENSIONS SHALL TAKE PRECEDENCE OVER SCALE. DETAIL DRAWINGS SHALL TAKE PRECEDENCE OVER SMALL SCALE DRAWINGS.
20. PROVIDE AND INSTALL ANY NECESSARY BLOCKING, BACKING, FURRING AND FRAMING FOR ELECTRICAL, PLUMBING, CABINETS, SHOWERS, EQUIPMENT, FIXTURES, AND OTHER MISCELLANEOUS ITEMS REQUIRING SAME.
21. ALL GYPSUM WALLBOARD AND PLASTER CONSTRUCTION SHALL CONFORM TO CURRENT EDITION OF THE CBC AND UL LISTINGS FOR FIRE ASSEMBLIES.
22. CONTRACTOR MUST ERECT DUST BARRIERS, SOUND BARRIERS, USE DROP CLOTHES AND/OR APPROVED MEANS TO PROTECT EQUIPMENT FINISHES AND BUILDING OCCUPANTS IN THE IMMEDIATE VICINITY OF WORK.
23. CONTRACTOR MUST CONFORM AND COORDINATE TO FACILITY REQUIREMENTS AS TO EXACT TIME WHEN UTILITIES/SERVICES WILL BE INTERRUPTED DURING CONSTRUCTION; SUCH INTERRUPTION TO OPERATIONS SHALL BE MINIMIZED TO EXTENT POSSIBLE.
24. THESE CONTRACT DRAWINGS AND SPECIFICATIONS REPRESENT THE FINISHED STRUCTURE. UNLESS OTHERWISE SHOWN, THEY DO NOT INDICATE THE METHOD OF CONSTRUCTION. THE CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK AND SHALL BE SOLELY RESPONSIBLE FOR ALL CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES. OBSERVATION VISITS TO THE SITE BY FIELD REPRESENTATIVES OF THE ARCHITECT AND HIS ENGINEERS SHALL NOT INCLUDE INSPECTIONS OF THE PROTECTIVE MEASURES OR THE CONSTRUCTION PROCEDURES REQUIRED FOR SAME, WHICH ARE THE SOLE RESPONSIBILITY OF THE CONTRACTOR. ANY SUPPORT SERVICES PERFORMED BY THE ARCHITECT AND HIS ENGINEERS DURING THE CONSTRUCTION SHALL BE DISTINGUISHED FROM CONTINUOS AND DETAILED INSPECTION SERVICES WHICH ARE FURNISHED BY OTHERS. THOSE SUPPORT SERVICES PERFORMED BY THE ARCHITECT AND HIS ENGINEERS, WHETHER OF MATERIAL OR WORK, AND WHETHER PERFORMED PRIOR TO, DURING OR AFTER COMPLETION OF CONSTRUCTION ARE PERFORMED SOLELY FOR THE PURPOSE OF ASSISTING IN QUALITY CONTROL AND IN ACHIEVING CONFORMANCE WITH THE CONTRACT DRAWINGS AND SPECIFICATIONS, BUT THEY DO NOT GUARANTEE THE CONTRACTOR'S PERFORMANCE AND SHALL NOT BE CONSTRUED AS SUPERVISION OF CONSTRUCTION.

THE INSPECTOR OF RECORD (IOR) SHALL ASSURE THAT THE ABOVE REQUIREMENTS ARE ENFORCED.
3. WHEN INSTALLING DRILLED-IN ANCHORS AND,/ OR POWER DRIVEN PINS IN EXISTING NON-PRESTRESSED REINFORCED CONCRETE, USE CARE AND CAUTION TO AVOID CUTTING OR DAMAGING THE EXISTING REINFORCING BARS. WHEN INSTALLING THEM INTO EXISTING PRESTRESSED CONCRETE (PRE- OR POST-TENSIONED), LOCATE THE PRESTRESSED TENDONS BY USING A NON-DESTRUCTIVE METHOD PRIOR TO INSTALLATION. EXERCISE EXTREME CARE AND CAUTION TO AVOID CUTTING OR DAMAGING THE TENDONS DURING INSTALLATION. MAINTAIN A MINIMUM CLEARANCE OF ONE-INCH BETWEEN THE REINFORCEMENT AND THE DRILLED-IN ANCHOR AND/ OR PIN.
4. OWNER AND/ OR CONTRACTOR TO VERIFY AND DO AN ASBESTOS INVESTIGATION OF EXISTING MATERIALS AS REQUIRED. IF ASBESTOS IS PRESENT IN MATERIALS BEING REMOVED, ALL ASBESTOS TO BE CONTAINED AND REMOVED FROM JOB SITE BY A LICENSED ASBESTOS ABATEMENT CONTRACTOR. EXEMPTIONS FROM PERMIT REQUIREMENTS OF THE CODE SHALL NOT BE DEEMED TO GRANT AUTHORIZATION FOR ANY WORK TO BE DONE IN ANY MANNER IN VIOLATION OF THE PROVISIONS OF THIS CODE OR ANY LAWS OR ORDINANCES OF THIS JURISDICTION. 5. ALL EQUIPMENT, PIPING, VALVES, ETC. MUST BE PERMANENTLY LABELED FOR EASE OF
IDENTIFICATION. EQUIPMENT LABELS MUST BE BAKELITE WITH TWO INCH HIGH LETTERING.
VALVE IDENTIFICATION MAY BE STRAPPED ON TO EACH VALVE. PIPING MST BE COLOR
CODED AND INDICATE DIRECTION OF FLOW ON EACH PIPE EVERY TWENTY FEET. ALL
LABELS MUST BE IN A READILY VISIBLE LOCATION.
6. PRIOR TO CLOSE OF THE PROJECT, THE CONTRACTOR MUST PROVIDE A COMPLETE
WATER BALANCE REPORT EXECUTED BY AN INDEPENDENT TEST AND BALANCE AGENCY.

WITH CONFLICT RESOLUTION.
3. THE CONTRACTOR MUST SUBMIT ALL SCHEDULED EQUIPMENT AND OTHER MATERIALS
AS REQUIRED BY DRAWING TO THE ARCHITECT FOR APPROVAL PERFORMANCE OF
INSTALLED EQUIPMENT OR MATERIAL SUBSTITUTIONS WHICH DEVIATE FROM EQUIPMENT
OR MATERIALS SPECIFIED IN THIS DESIGN WILL BE THE SOLE RESPONSIBILITY OF THE
CONTRACTOR.
4. INSULATION APPLIED TO PIPING IN THE ATTIC OR WALL CAVITIES MUST BE 1-1/2" THICK
WHIT VAPOR BARRIER. INSULATION MUST BE ONE POUND PER CUBIC FOOT DENSITY AND
SHALL NOT EXCEED A FLAME SPREAD OF 25 AND SMOKE DEVELOP RATING OF 50 WHEN
TESTED AS A COMPOSITE SYSTEM INCLUDING INSULATION, FACING MATERIALS, TAPES
AND ADHESIVES AS NORMALLY APPLIED.
5. ALL EQUIPMENT, PIPING, VALVES, ETC. MUST BE PERMANENTLY LABELED FOR EASE OF
IDENTIFICATION. EQUIPMENT LABELS MUST BE BAKEL1TE WITH TWO INCH HIGH LETTERING.
VALVE IDENTIFICATION MAY BE STRAPPED ON TO EACH VALVE. PIPING MST BE COLOR
CODED AND INDICATE DIRECTION OF FLOW ON EACH PIPE EVERY TWENTY FEET. ALL
LABELS MUST BE IN A READILY VISIBLE LOCATION.
6. PRIOR TO CLOSE OF THE PROJECT, THE CONTRACTOR MUST PROVIDE A COMPLETE
WATER BALANCE REPORT EXECUTED BY AN INDEPENDENT TEST AND BALANCE AGENCY.
THE INDEPENDENT AGENCY MUST BE A CURRENT MEMBER OF AABC, NEBB, OR TABB.
7. ALL NEW PIPES SHALL BE PRESSURE TESTED PER 2016 CMC.
8. ALL WORK MUST COMPLY WITH THE MOST RESTRICTIVE CODES OF THE GOVERNING
PERMITTING AGENCY. APPLICABLE CODES ENFORCED ON THIS PROJECT INCLUDE, BUT

GENERAL NOTES
1. PROVIDE ALL MATERIALS AND LABOR AS REQUIRED TO ACHIEVE A COMPLETE AND OPERATIONAL SYSTEM.
2. ALL NEW WIRINGS SHALL BE COPPER TYPE "THHN/THWN", U.O.N.
3. ALL FIXTURE,DEVICE, ETC., LOCATIONS SHALL BE VERIFIED WITH ARCH. DRAWINGS AS WELL AS EQUIPMENT SUPPLIER REQUIREMENTS PRIOR TO ANY ROUGH-IN WORK.
4.. THESE DRAWINGS ARE DIAGRAMMATIC AND REPRESENT THE INTENT OF EQUIPMENT, DEVICES, ETC...TO BE CONNECTED AND THE CIRCUITS TO WHICH THEY ARE TO BE CONNECTED TO. CONTRACTOR SHALL INSTALL ALL CONDUIT, J-BOXES, ETC...AS REQUIRED FOR A COMPLETE AND OPERATIONAL SYSTEM.
