Selecting and installing the right fire door is usually at the top of the list whenit comes to providing critical fire protection but it’s just as vital to choose theright accompanying hardware to ensure the door functions correctly. Fire protection is paramount in anybuilding and architectural ironmongeryplays an essential role in making abuilding compliant. However problemscan occur when certain door furnitureisn’t fitted, incorrect components are

used, or lack of attention is paid toproduct certification. Fire doors that failto perform properly when required,particularly in buildings with highfootfall such as apartment blocks,offices and public buildings, all put lives

When choosing a fire door there arethree main factors to be considered: doorwidth, door weight and door location.Most door closers are graded with apower size, and once the weight andwidth of the door is selected the correctpower size needs to be used. If the dooris a fire door, the door closer must havea minimum power size of three.Depending on where the door is situated,certain considerations need to be takeninto account. For example, fire doors inpublic buildings have to adhere to theDisability Discrimination Act (DDA) andPart M of Buildings Regulations, whichstate that there has to be ease of accessthroughout the entire building. Once a fire door has been selected, oneof the most important products tospecify next is a door closer. All fire doorsshould be fitted with automatic closingdevices so the door shuts properly toprevent the spread of fire. To be effective,these must be capable of closing thedoor from any angle of opening andshould be strong enough to overcomethe resistance of the accompanying lock,latch or sealing system. As closers forfire doors have a critical safety functionthey should be CE marked to BS EN 1154including annex A.

Timloc introduces next-day deliveryservice on leaded cavity trays

This means that Timloc’s most popularleaded cavity tray systems will bedelivered the next working day fororders placed before 12.00pm, in linewith their core unleaded cavity trayranges.This is for mainland UK ordersonly – excluding Scottish Highlands.The move to improve delivery times andproduct stock levels is a result of thegrowing demand for preformed leadedcavity trays. The new, faster service willbe available on preformed cavity trayssupplied with factory-fitted leadflashing, to suit the most popular roofpitches, and un-leaded trays, suppliedwith a mortar barrier strip to assist ininstallation of post-fitted lead flashing.Timloc’s Technical Director Phil Harveysaid: “More house builders, brickworkcontractors and specifiers are switchingto preformed cavity trays after issuesthat they’ve had to resolve whenprevious DPC methods have failed in theincreasingly severe wet weatherconditions that we continue toexperience. They want to capitalise onthe benefits, convenience andreassurance of preformed cavity trays.”Leaded preformed cavity trays are oneof the most effective forms of DPC,particularly in specific vulnerable areasacross the building, such as externalcavity walls abutting with roofprojections such as extensions, attachedgarages and conservatories. Providing aneffective wall cavity DPC, particularly forpitched roof and forming cornerapplications, is extremely hard and time-consuming to form on site. However,preformed trays give the benefit of a

quicker, consistent, reliable and morestraightforward installation.

Lead flashings can be fitted after thecavity trays have been installed,however this can be hard to do to ensurethat the lead is fitted adequately andeffectively. The quality of finish andaccuracy of site cut to pitch lead is alsovery much dependent on the skill of theperson undertaking this – which canoften result in a poor quality and finish.The installation of separate leadflashings is also often undertaken by aseparate trade person, which addsadditional time and cost to the project. Morley Court Roof Garden,Plymouth is ‘highly commended’The Morley Court Roof Garden project inPlymouth, has been ‘highly commended’in the ‘Best Community Project’ categoryby judges of this year’s AbercrombieAwards. IKO PLC was responsible for thedesign and installation of the newwaterproofing system for the roof garden,after the existing one failed.Morley Court consists of a series of shopsat street level and blocks of flats built inthe 1960’s and 70’s. The complexincorporates a covered car parking areaand a much under utilised communal roofgarden. Over time the roof garden hadsuffered degradation of the waterproofinglayer. An insufficient gap between pavingslabs and substrate, and rusted rainwatergullies had lead to water penetration fromthe terrace into the car parking level.Ponding was also prevalent after heavyrain and the painted steel guarding hasbeen affixed directly through the parapetwall, leading to failures in the render dueto freeze – thaw action.

As part of a major refurbishmentscheme, SHA employed jmarchitectsand Alumasc registered installers CCG,to design and implement a series ofimprovements to 48 flats, including anexternal wall insulation (EWI) system,which was supplied by Alumasc. The 5-storey building, originally ofstandard brick construction withexposed concrete slabs and a 50mmcavity wall with no insulation, sufferedfrom a number of problems. GavinMcNab of jmarchitects, explains further: “The properties in St Andrew’s Crescentexperience considerable damp andmould problems as well as high heatingcosts, particularly on the northelevation. Previous attempts by bothtenants and building owners toeradicate the problems, throughmeasures such as ventilation, hadn’tproved successful.”Alumasc’s Swisslab external wallinsulation system was specified as it is aproven solution for overcladdingexisting properties, with a track recordnearing 30 years. The Swisslab systemeradicated the mould and dampness,whilst improving energy efficiency,boosting thermal performance andimproving the overall aesthetics of thescheme. The installation was carried out quicklyand efficiently requiring nodisplacement of residents throughoutthe works.As a result of the refurbishment,residents have benefited from warmer

and more attractive homes, with U-values now at 0.24W/m2k compared tothe previous 1.63W/m2k The project was nominated for theprestigious RICS Scotland Award in theRegeneration and Residential categoriesand for a Glasgow Institute of Architects(GIA) Design Award in the Residentialcategory. In addition, St Andrew’s Crescent wasalso nominated for a Scottish Civic Trust“My Place” Award. These awards are anational celebration of good localdesign and conservation and arenominated by local people.  The awards aim to identify projects orbuildings that have had a positiveimpact  in a local neighbourhood andhave delivered positive benefits to thecommunity.CCG installed 3,500m2 of Alumasc’sSwisslab External Wall Insulation with130mm EPS Insulation to all elevations.The scheme was finished withAlumasc’s Silkolitt silicone render, incream/off white.Alumasc EWI systems are BBAapproved, fully warranted and areavailable with a range of design andspecification options, across manybuilding types.

replace a mix of timber and early PVCwindows which were in place previously.The installation was unusual becausemany of the windows had triangulartops which had to be mechanicallyjointed as they were too intricate to bewelded. They were also fabricated withtransoms and mullions housing up to 28individual sealed glazing units withineach frame to give them a more

This process involvednumbering and labeling each window sothat it could later be reinstalled intoexactly the same position. All thewindows were taken to the workshop atMike Honour Windows and renovatedover an intensive three-month period.

Blast Enhanced Facade Completed atNottingham Station Transport HubArchitectural hardware specialist, BarrierComponents Ltd., is delighted to see thenew Nottingham Station Transport Hubrenovations completed with blast-enhanced hardware they supplied. Themain contractor for this £60 millionrefurbishment project was TaylorWoodrow. The glass façade was installedby Red Systems who appointed glazingand security consultant Crossley ConsultLimited for specialist design anddevelopment activities. Together theyselected Sadev glass systems availablefrom Barrier Components.The Sadev stainless steel bolt fixedsystem is a perfect solution for pointfixed glass facades. In this case theR1003BBR fixing was used, a swivelfitting with cylindrical head for singlelaminated glazing. The system is alsoavailable as R1039BBR for an insulatedglazing unit. Both products have beenISO EXV 25 tested at a Governmentapproved test range and achieved ahazard rating C – Minimal Hazard.

Thehardware schedule was put together inresponse to a tight brief to help keepresidents safe and secure. The HOPPEhardware was scheduled by architecturalironmongers Price and Oliver, working inclosely with architect Roger Field at localpractice FTAA. As part of the refurbishmentof the home and the construction of a newextension, HOPPE nylon pull handles, kickand finger plates plus door stops andescutcheons were fitted on more than onehundred doors. Robin Chatwin of Price andOliver explains the thinking behind thehardware schedule. “We selected adifferent colour from the HOPPE nylonhardware range for each floor of the hometo help the residents, many of whomhave dementia, to find their way aroundmore easily.”

Solar PV System for World-leading UniversityNew build student accommodation for King’s College, London, one of the world's top 20 universities, benefitted from a solarPV system designed and installed by Photon Energy, when it opened in September 2014. Although won under competitivetender, this was repeat business for Photon Energy as the contractor, Imtech North, now part of the Imtech Aqua Group, is apast customer.

The accommodation, known asChampion Hill Residence islocated in the up and comingDenmark Hill area of south eastLondon. It comprises four 4-storey blocks containing en-suite study bedrooms togetherwith residents’ shared kitchen

and dining facilities, for over700 students. The nature of the building issuch that electricity is requiredthroughout the day for lighting,computers and all the otherelectronic or electrical devicesthat students may need. This is

in addition to shared servicessuch as lighting of the corridors.As with every new build project, the solar PV work programmeinvolved phased installation tofit in with the constructionprogramme on a confined site.Work on site started in

February 2014 and wascompleted in August.Photon Energy handled theentire solar PV installation fromdesign to installation andcommissioning, along with theapplication to the distributionnetwork operator for permissionto connect the system to theelectricity grid. “Componentswere specified on the basis ofhigh performance combinedwith value for money to suit thecustomer’s budget, and thisalong with close cooperation onsite, resulted in an efficientproject, completed to budgetand on time,” said PhotonEnergy’s assistant projectengineer Rikki Baker.By selecting Upsolarpolycrystalline M-250P panelsand highly efficient Aurora Trio27.6-TL inverters frommanufacturer, Power One,Photon Energy achieved therequired power output byinstalling solar PV panels on justthree out of the four blocks. The company installed 136,

250Wp panels on each of threeflat roofs, that’s 408 panels intotal, to deliver a projected90,060kWh/year with an annualcarbon saving of 47.6 tonnes ofCO2. Inverters were installed infourth floor plant rooms andconnected to distributionboards on the second floor ofeach block.The new Hilti MSP-FR flat roofPV mounting system waschosen as minimal ballast isrequired, making it suitable forflat roofs with limited loadbearing ability. It was notnecessary to penetrate the roofmembrane with this system andthe tilt angles allow optimumuse of the roof area whileallowing for a generous flow ofair under the panels, which helpsto raise the annual poweroutput.“Working with Photon Energy,we have found their approach tobe proactive throughout allproject stages, identifyingpotential cost savings thoughFIT, a professional installationteam with a support basedoffice team able to deal withany issues swiftly,” said ChrisMcPartland, senior contractsmanager, Imtech North.

Inta’s installer survey givesmaintenance app-spirationInta has announced it will develop anapp to help installers keep on top of easymoney makers such as maintenancevisits, after finding that many areoverlooking opportunities to boost theirbusiness by failing to schedule in routinechecks with customers.A survey by the bathroom product,plumbing and heating manufacturerfound that two thirds of installers fail toregularly schedule in a returnmaintenance visit, but all of thosequestioned believed these checks couldbe of considerable financial benefit totheir business. Inta quizzed 100 installersand plumbers atPHEX Chelsea tofind out what couldbe done to supporttheir customers’growth. The surveyfound that over40% leave it up tocustomers toschedule in a check- which could resultin them opting foranother firm orfailing toreschedule altogether.The results found that although mostcurrently fail to book in maintenancevisits, 84% believed they would do so ifthey had a service that reminded themwhen checks are due.

small trailer to our ownspecifications, fitted with twoHDC 1500 Rinnai Infinitycondensing gas fired waterheaters. There is also an addedlow loss buffer vessel to copewith extra demand. The unitcan be fitted to systems with orwithout a secondary returnloop. The unit also comes fittedwith a gas leak detectionsystem; overheat protectionsystem, and system-unsafeautomatic shut off. Our smallunit can be sited just aboutanywhere. Mark Hillier-Rees continues:“CST Renewables has theability to deliver instantaneoushot water to commercialpremises with only a cold watermain supply present and theinstallation pipe work suppliedby the client. The unit can runoff its own power and gassupply or can be run off a 110v

transformer on site. This unit is one of the few heathire units in the UK that safelyruns on a 110v electrical supply,which is much safer on sitethan most other units whichtend to run on a 230v or 400vsupply. The trailer also has overpressure and under pressureshut offs fitted to the gas pipework install along with safetyrelief and discharge valves forthe potable water. There are anabundance of isolation valveswithin the trailer to isolate anypipe work be it for water or gas.There is also a key releaseoperated emergency stopbutton, which isolates all

electrical equipment and gassupply on operation. The Rinnai units are extremelyfuel efficient, says Mark Hiller-Rees. “Two bottles of LPG Gaswould cope with the unitsrunning constantly full out for48 hours but in normalcircumstances we factor in aweek before we needed toreplace them.Both Rinnai HDC1500 internaland external models turn in animpressive energy performanceof 105 per cent net efficiency.
