Sales transactions are up for 2010! As of May 15, 2010, total sales are at $11,280,000 with 40 transactions, compared to May 2009 with total sales of $9,470,000 and only 30 transactions. This could be a sign that our real estate market is at least trying to stabilize although the average price per sale declined nearly $34,000!

Year to date residential sales on Edisto Beach were $5,185,000 with 13 transactions and an average price per sale of $399,000. Year to date in 2009, there were 11 residential beach transactions with a volume of $4,387,000 and an average price per sale of $398,000. On Edisto Beach alone, the residential market has increased in sales while maintaining a fairly steady value. Year to date vacant land on the beach has a total of 8 transactions with an average price per sale of $191,000 compared to last year with 3 total transactions and an average price per sale of $248,000! This means that we are seeing more vacant lots selling but for a much lower price.
