Temecula pays $5 million for ampm site to move forward with project that aims toend traffic snarls at Temecula Parkway exit

The City of Temecula recently purchased the ampm convenience store as part of the Ultimate Interchangeproject.
To make way for the boldly named Ultimate Interchange,
the city of Temecula this week finalized the purchase of the
ampm convenience store at the corner of Old Town Front
Street and Temecula Parkway.

project that will radically change the configuration of the
Temecula Parkway exit.
The new configuration divides the traffic into two separate
queues. The Ultimate Interchange will carry traffic from
Interstate 15 directly to the eastbound lanes of Temecula
Parkway via a loop. The existing offramp will be used to handle motorists headed west into Old
Town Temecula.
Currently, the two streams of motorists often clump together on a single offramp regulated by a
traffic signal – which combines with heavy traffic headed to southern Temecula and the Pechanga
Resort & Casino. The queue of cars waiting to go through that interchange can stretch for more
than a mile, creating a snarl that has a ripple effect on traffic on southbound Interstate 15.
Most of the money for the project is in place, a cocktail of funds that includes more than a million
in federal dollars, more than $4 million from the Indian Gaming Special Distribution Fund, more
than $1 million in county money and millions more from a regional transportation account fed by
development fees. Officials say it will take about 18 months to build and the city hopes to start
accepting bids next year.

Assistant City Manager Greg Butler said Thursday that the city will lease the station to the current
occupant until the city is ready to pull the trigger on construction of the $45 million interchange.
The city needed to pick up the parcel to accommodate the relocation of utilities in the area, such
as the water and sewer lines.
The project is labeled “ultimate” because it is expected to be the interchange’s final upgrade and
the partial cloverleaf configuration is expected to be able to handle anticipated traffic volumes
until 2030.
Last year, the city was short about $10 million to finish the project. With the addition of the am/pm
land, that funding gap now stands at $15 million, Butler said.
