LocationThe site fronts both St Andrew’s Road and Portsdown Avenue in Temple Fortune in the London Borough of Barnet, north west London. It is approximately 8km (5 miles) from the West End and 10km (6 miles) north west of the City of London. Golders Green is to the south, Hendon to the west, Finchley is to the north and Hampstead Garden Suburb to the east. Finchley Road (A598) is the main thoroughfare through the area and the surrounding roads are predominately residential with Victorian and early twentieth century building stock and attractive tree-lined streets.

There is an extensive retail offer in Temple Fortune along Finchley Road, with Waitrose and M&S supermarkets as well as a variety of convenience and specialist retailers. There is a diverse selection of national and independent local coffee shops, cafés, restaurants and bars. Brent Cross shopping centre, which has more than 120 shops along with cafés, bars, restaurants, is approximately 1.5km (0.9 miles) to the west.

South west of Temple Fortune is Hampstead Heath, one of London’s largest green spaces. Access to the northern part of the park, Hampstead Heath Extension, is approximately 750 metres (0.4 miles) from the site. There are a number of other smaller parks in the area including the popular Golders Hill Park, a formal park with a horticultural garden, ponds and a small zoo. Hampstead Golf Club is approximately 1.3 km (0.8 miles) to the east and Highgate Golf Club is 2.2 km (1.4 miles) to the east.

The site is approximately 650 metres (0.4 miles) north west of Golders Green London Underground Station which provides access to the Northern line and direct services to Hampstead (4 minutes), King’s Cross St Pancras (12 minutes), Tottenham Court Road (17 minutes) and Bank (23 minutes) (Source: TFL.gov.uk). Adjacent to the station is Golders Green coach station, where services to destinations across the country are available. Multiple bus routes operate along Finchley Road (A598), with services to local destinations including Brent Cross shopping centre, north to Finchley and south to Central London. The site has links to the A598 which in turn connects to the M1 and the north.

Description and SituationThe site extends to approximately 0.41 hectares (1.01 acres) and is roughly rectangular in shape. It is bounded by Portsdown Avenue and St Andrew’s Road to the north and south respectively. To the west and east are neighbouring residential dwellings and gardens that front those roads. PlanningThe property falls under the jurisdiction of the London Borough of Barnet. The site is not located in a Conservation Area and there are no locally or statutory listed buildings on or neighbouring the property. The property is classified as a D2 planning use class. There are no other planning designations associated to the site.

Pre-application discussions with the London Borough of Barnet planning department have been

undertaken to discuss the potential for a residential development on the site. The material presented to the LPA and their letter of response are available in the dataroom.

Two schemes were presented. Both would fill the space between the exisitng buildings along Portsdown Avenue and St Andrew’s Road. One scheme provides for a development comprising 52 apartments (c.42,500 sq ft NSA) and the other comprising 58 apartments (c.47,900 sq ft NSA).
