The state of the economy may have you wonder-ing if buying a home is a good idea. Whether you’re thinking about buying, or already have and just need some affirmation, you may find it comforting to know there are still plenty of good reasons for those who are financially stable to buy a house. Here are a few:

• Homeownership can help make good credit even better. If your credit is in poor shape, you’ll want to monitor it before seeking a mortgage. But if you have good credit, live within your means and consistently make good financial deci-sions, a mortgage can be the kind of “good debt” that helps your overall financial health. Making regular pay-ments on a mortgage shows potential lenders that you’re a less risky candidate for a home loan. Before you begin home shopping, it’s a good idea to check your credit.

• A mortgage can func-tion like an automatic sav-ings plan. By now, you’ve read the news reports about how little Americans save these days. Well, every year that you pay on your fixed-rate mort-gage is a year of building equity, and equity is like money in the bank. When it’s time to sell — whether you’ve stayed in your home seven years or the full 30-year term — you’ll have created equity and should be able to sell your house for more than you owe.

• Homeownership comes with plenty of financial perks, including an income tax credit for property taxes you pay on your home. Buying a home also affords you the opportunity to halt your housing costs. Rent may go up from year to year, but with a fixed-rate mortgage (avoid adjustable rates) your biggest annual expense — housing costs — will be locked-in. (Monthly mortgage payments may vary slightly from year to year, based on property taxes and homeowners insurance.)

• Mortgage interest is a good deal when stacked up against other types of interest that don’t do much for you — such as

high credit card interest rates or low rates on savings accounts and CDs. Mortgage rates are currently low, meaning you can pay less over the life of a loan than at practically any other time in recent history. Plus, it’s the only kind of interest that you can deduct from your taxes.

• Home prices are still relatively low and inventory is high. It’s been a buyer’s market for a long time, but that will eventu-ally change. Do some legwork and research to determine if now is the best time for you to buy.

Nashville has long been known for its country music scene, but these days the city is getting national attention for more than just its tunes. National publications are tak-ing note of everything Nashville, from food and fashion to music and more.

Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one fac-tor that led to the city’s inclusion on the list; other crite-ria included job growth (both past and projected for the future), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices, a “pro-busi-ness environment” and a growing infrastructure. Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in catego-ries such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth).

While some may think of Nashville as a meat-and-three kind of town, the venerable New York Times knows that Nashville has so much more up its culinary sleeve. A recent NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gour-met popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture, which in turn attracts residents from all walks of life and supports an eclectic mix of businesses.

Readers of Travel + Leisure have also noticed Nash-ville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” The city also earned a nod recently from GQ magazine, with an eight-page spread touting Music City’s influence in music, small business, food and fashion.

Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The Atlantic to dub Nashville the “Silicon Val-ley of the music business.” The publication cited Nash-ville’s transformation from “country music outpost” to a major player in the world of commercial music. And with venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared that Music City has the “Best Music Scene” in the country.

Have you ever acciden-tally left a candle burning unattended? Or left home without turning on the security system? You prob-ably made a mental note to yourself to not do it again but otherwise didn’t think much about it.

While you may have avoided one disaster, next time you might not be so lucky. A simple “uh oh” could lead to thousands of dollars in damage to your home.

“We recommend home-owners adopt a mindset of thinking about the conse-quences of things, of what could go wrong,” says Dr. Tim Reinhold, senior vice president of research and chief engineer for the Insurance Institute for Business & Home Safety.

Here are five tips to help you avoid common homeowner mistakes:

CLEAN YOUR DRYER FILTER

Why? Fire. Those wads of lint that get caught in the dryer filter can pose a major fire hazard. The U.S. Consumer Product Safety Commission estimates that dryers cause more than 15,000 fires a year.

Your strategy: Completely empty the lint trap every time you use your dryer, and make sure your dryer ducts are metal (metal is less likely to sag and allow lint to build up).

TRIM TREE BRANCHES THAT HANG CLOSE TO YOUR HOUSE

Why? Roof or other property damage. A storm or high winds could sweep through your neighborhood and knock those branches onto your roof, causing serious damage.

Your strategy: Consult an arborist or tree surgeon about any trees in your yard that might present a hazard.

DON’T PUT CARDBOARD BOXES FROM RECENT BIG-TICKET PURCHASES OUT ON THE CURB

Why? Theft. By placing boxes in a visible location, you’re

sending a signal to burglars that you have valuable items in your home.

Your strategy: Cut up boxes or break them down, then place them into the garbage or recycling bin.

MAKE YOUR HOUSE LOOK OCCUPIED WHEN YOU’RE ON VACATION

Why? Theft. An empty home can be an easy target for thieves.

Your strategy: Have your mail and newspaper deliveries suspended or have a trusted neighbor retrieve and hold them until your return. “Not only do piles of mail signal that a house is vacant, but thieves can sift through letters to steal your identity,” says Joe Vahey, vice president at Erie Insurance. “You also may want to arrange for someone to maintain your lawn if you’ll be gone for more than a few days, and consider installing central alarms, motion detectors or timed lights that will illumi-nate the area around your house at night.”

CHECK APPLIANCE WATER HOSES Why? Water damage. Hoses for washers and refrigerators

wear out and need to be replaced before they spring a leak. The water supply line to the icemaker can also be a water leak waiting to happen.

Your strategy: Replace washing machine hoses every five years. If you see the plastic line along the back of the refrigerator becoming discolored (yellow or brown), have an appliance repair expert check it out.

With one of the best high schools in the state, a new mass transit plan in the works, a growing health-care infrastructure and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville.

EDUCATION

The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin (the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportuni-ties. With more than 70 academic programs and classes offered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region.

HEALTH CARE

Sumner County is home to three medical facilities: Hendersonville Medical Center, Sumner Regional Medi-cal Center in Gallatin and Northcrest Medical Center in Springfield. Sumner Regional opened a new dedicated pediatric unit in late 2011, and Hendersonville Medical Center kicked off a $3-million expansion of its critical care unit in September of last year. HMC is also accredited to assess and treat chest pain and joint problems.

RECREATION

The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s miles of shoreline on Old Hickory Lake, as do lakefront homes. The Gallatin Civic Center has a double gym, indoor pool and racquetball courts. Dog owners can let their pets run free at Triple Creek Park in Gallatin. Hendersonville has an extensive system of greenway biking and walk-ing trails with plans to expand its bike trail system. Sev-eral golf courses dot the county, including Country Hills Golf Course and Bluegrass Yacht & Country Club (both in Hendersonville), and The Club at Fairvue Plantation and Long Hollow Golf Course (both in Gallatin).

GROWTH

The Gallatin City Council has given the green light to a first-of-its-kind community in the area: a transit-ready development. Greensboro North will be a mixed-use

community built to offer ready access to Metro Nashville’s regional transportation system, which includes plans for a northeast corridor transit line stretching from Gallatin to East Nashville. Initial plans for the community include a bus rapid transit system with a later transition to light rail.

Through careful planning and sustained economic growth, Sumner County continues to build on its existing assets, which helps it attract more workers, more resi-dents and more business. It’s easy to see why home buy-ers and builders find this an appealing place to live, work, play and do business.

Driver’s LicenseThe Sumner County Driver’s License Station is located at 855 North Bluejay Way in Gallatin. Hours are 7 a.m.-5:30 p.m. Tuesday - Friday. For information call 230-2995.

Vehicle Registration/Emissions TestingBefore a vehicle can be regis-tered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registra-tion or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. Wednesday-Friday, 7 a.m.-6 p.m. Monday-Tuesday and 8 a.m.-1 p.m. Saturday. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information website at tn.gov/environment/apc/vehicle.

Registration and TagsSumner County residents are required to register their vehicles through the County Clerk of Court. It’s officially fall, and with the comfortable outdoor temps, you’ll surely want to extend your outdoor time for as long as you can — before winter’s cold hand sets in. But the moderate temperatures of fall also bring shorter days, so you may need to modify your outdoor environment to allow for spending time outside well past sunset.

Fortunately, the right light can make evening hours safer and more enjoyable. Whether it’s for a poolside party, a romantic dinner on the patio or a barbecue with the neigh-bors, the American Lighting Association offers these tips and tricks to make your outwdoor space a more beautiful and pleasant place to spend time.

IMPROVE NAVIGATION Lighting is typically layered into a room or ouwtdoor

space in three ways: overhead, task and ambient. Even out-doors — where there are no typical boundaries and bor-ders — those three layers are necessary. Outdoor overhead lighting is important for visibility of steps, paths and walking surfaces.

“You don’t have to light a path completely, but it’s good to provide light where there’s a bend, an intersection or as you turn a corner or approach steps,” says Jeff Dross, corporate director of education and industry trends with Kichler Light-ing in Cleveland, Ohio.

ENHANCE SECURITY

To improve visibility and security, combine a motion detec-tor with a sconce to illuminate dark corners or areas near entrances, says David Kitts, a designer with Hubbardton Forge in Castleton, Vermont.

Be sure to aim lights away from the door. “Wall lanterns on either side of the door will give your home a warm, welcom-ing appearance while ensuring the safety of those that enter,” says Kim Mager, mar-keting director for Hin-kley Lighting in Avon Lake, Ohio.

CREATE OUTDOOR ROOMS

“Creating outdoor rooms is more diffi-cult, because you don’t have as many features on which to direct light to define or enhance a space — other than horizontal surfaces like a deck, patio or lawn,” says David Martin with Hubbardton Forge.

Outdoor lighting at the borders of a space is a great way to give people barriers, both vertically and horizon-tally.

“Lights in a tree cre-ate something akin to a chandelier hung in the middle of the sky, and even accent lights in the general area of the edge of a patio, deck or porch will glaze across the space and provide enough of a comfort level for people to understand where things are,” says Dross.

REDUCE GLARE

Light along paths should be cast down-ward using fixtures that are dark-sky-compliant, which are hooded and designed to cast light downward. This type of fixture also uses less energy and reduces light pollution. With a variety of lighting options you can create layers of light, allowing you to add or subtract as necessary. If appropriate, exterior-safe dimmers can also provide flexible control over the level of light, as can moveable fixtures that can be added to a patio or porch as needed.

ADD DECORATIVE ELEMENTS

Just as arbors, pergolas, patios and other outdoor elements help to enhance the style of an outdoor space, so too can lighting contribute to a well-designed landscape. “Well-done outdoor lighting should not only serve the functional pur-poses of safety and visibility, but also focus attention to the architectural and natural details of the space,” says Kitts.

For example, step lights are essential for safe passage, but can also highlight molding or trim details. For a pergola over a deck, an outdoor-com-pliant chandelier can be a wonderful accent to dinnertime and a way to spotlight the overhead structure and flowering vines. Patio lights provide ambi-ence as well as illumi-nation for cooking out-side.

ENHANCE INSIDE VIEWS

It’s often an after-thought, but enhancing the views from inside the house is a natural fit for outdoor lighting. “You are able to enjoy your home’s landscap-ing and outdoor areas from the inside, creat-ing a cohesive space from both inside and out, regardless of the season,” says Mager. To do that, layer in a variety of lights — spotlights on trees, lights dotted along pathways, accent lights on unique landscape features.

Voter RegistrationCounty residents may register at the Williamson County Election Commission office, 1320 W. Main Street, Suite 140, Franklin. Registra-tion forms are available at area post offices. Voters may also register when they get their driver’s license. For information, call 790-5711.

Driver’s License

The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. William-son County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.

Vehicle Registration, Emissions Testing

Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information Web site at tn.gov/environment/apc/vehicle.

Registration and Tags

Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. For more information about vehicle registra-tion, contact the Williamson County Clerk’s office at 790-5712.

The 2012 Parade of Homes opens on Saturday, Oct. 6, and runs through Sunday, Oct. 21. The 16-day event will offer decorating, design and homebuilding ideas from some of the top designers and builders in Middle Tennessee.

Sponsored by Franklin Synergy Bank and LP Building products, the Parade is presented by the Home Build-ers Association of Middle Tennessee. This year’s event will spotlight six homes currently under construction at Kings’ Chapel, a gated community with abundant green space set in the bucolic community of Arrington in Williamson County. Participating builders are cur-rently assembling their design teams to decorate and stage the homes according to the latest design trends.

“We are very excited to invite people to the beautiful community of Kings’ Chapel this fall to visit our Parade homes,” says David Crane, Parade of Homes chairman.

Hours for the event will be 11 a.m.-8 p.m. daily (with the last ticket sold at 7 p.m. each day.) Tickets are $12 for adults and available at the gate. Children under 12 will be admitted free. Each Tuesday during the event is being designated as Realtor Day, with Realtors gaining free admission when they present their business card.

Kings’ Chapel is located on Highway 96, just outside of Franklin. From Nashville, take Interstate 65 South to exit Highway 96 East. Travel about 7 miles to Kings’ Chapel on the left. From Murfreesboro, take State Route 840 West to exit 42. Turn right on Horton Highway and take the first left on Murfreesboro Road and travel about 2 miles to Kings Chapel on the right.

Light rail, support for local schools and a well-trained workforce are all factors that equal growth in a community. And that growth is good for the businesses and residents who call Wilson County home. Located just east of Nashville, the county also has numerous parks, job opportunities, recreational pursuits and a thriving health-care infrastructure.

EDUCATION

A good educational system is a desirable trait in any community, and Wilson County has been mak-ing strides in building and upgrading the county’s schools. The county commission recently approved a $63-million school building plan that includes a new high school in Watertown and expansions at West Wilson Middle School and West and Rutland elementary schools. The brand-new Winfree Bry-ant Middle School opened last fall, and the all-new 300,000-square-foot Lebanon High School is set to open this year. Add to that the new Mt. Juliet High School that opened in 2008, and it’s clear county leaders are focused on supporting education. That solid educational system provides county businesses with a well-trained workforce, which in turn attracts more business leaders and amenities to the community. Lebanon is also home to Cum-berland University, a private four-year liberal arts university established in 1842.

HEALTH CARE

Wilson County is an up-and-coming leader in the health-care arena. University Medical Center, a 245-bed hospital set on two campuses, completed a $26-million expansion in 2009 that included a four-story patient tower with 60 pri-vate rooms. And UMC recently announced plans to expand to Mt. Juliet; Providence West Medical Center is expected to open sometime this year. Located just off Interstate 40 across from Providence MarketPlace, the multispecialty medical facility will eventually include cardiology, general surgery and orthopedic services.

In addition to the services provided by UMC, Wilson County is also home to a pair of heart clinics (one oper-ated by Vanderbilt Medical Center and the other by Saint Thomas Hospital) and Summit Convenient Care & Imag-ing (operated by TriStar’s Summit Medical Center). Plans are also underway to construct Bel Air West Medical, a 25,000-square-foot medical office building in Mt. Juliet.

RIDING THE RAILS

Wilson County is also attractive because of its connection

to downtown Nashville via the rail service of the Music City Star. Opportunities for mass transit are at a premium in Middle Tennessee, so the convenience of rail transportation for commuters is a big plus. The line stretches from down-town Lebanon to Riverfront Park in Nashville, with stops in between at Martha, Mt. Juliet, Hermitage and Donelson. In a bold move toward supporting mass transit, builders recently broke ground in Lebanon on Middle Tennes-see’s first transit-oriented housing development, Hamilton Springs. The traditional neighborhood development will have a commuter train station at its center.

Vehicle Registration Emissions Testing

Before a vehicle can be registered in Wilson County, it must first pass an emis-sions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Wilson County test-ing center, located at 810 Tennessee Blvd. Hours are 7 a.m.-6 p.m. Monday and Tues-day, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturday. Registration and Tags

Wilson County residents are required to register their vehicles through the County Clerk of Court. Applicants must present a valid emissions test certificate, current registration or car title. Located just north of Nashville, Robertson County is filled with large family-owned farms, historic districts, affordable housing and incredible scenery. The area can meet almost any lifestyle need and offers new homes, golf course com-munities and more.

As with other Middle Tennessee counties, Robertson County is experiencing tremendous growth as more indus-tries and businesses discover the easygoing lifestyle it offers. Springfield, the county seat, is a historic community that is home to a number of businesses and manufacturers.

Electrolux Home Products is the largest employer with more than 3,000 workers producing electric and gas ranges. Unarco Materials Handling manufactures steel storage racks and is the second-largest employer in the county. If you’re looking for peaceful country living that is just a stone’s throw from the city, look at Cheatham County. With wooded hillsides, open farmland, and scenic rivers and lakes, the area offers an attractive and pastoral setting.

The communities of Kingston Springs, Pegram, Pleasant View and Ashland City provide residents with a neighborly feel despite the county’s rapid expansion. Residents of Ruth-erford County are treated to the best of both worlds: urban conveniences and the pastoral beauty of the countryside. Attracted by affordable hous-ing, good schools and job opportunities, residents can enjoy a variety of cultural, educational and rec-reational opportuni-ties here.

The county con-sists of four main cit-ies: Murfreesboro, La Vergne, Smyrna and Eagleville. Murfrees-boro, the county’s largest city, is the geo-graphic center of the state. Higher educa-tion is easily accessi-ble at Middle Tennes-see State University, the Tennessee Technology Center at Murfreesboro and Draughons Junior College. Other interesting sites include the Discovery Center at Murfree Spring, Stones River National Battlefield and the Sam Davis Home.

Located just outside of Murfreesboro is the city of Smyrna, which is exploding in population due to its affordable housing costs and extensive retail and busi-ness developments. The Colonial Town Park shopping center includes retail establishments like Ross Dress for Less, Kohl’s and a Super Target. Next door to the facility is the Malco Roxy movie theater; local restau-rants include Buffalo Wild Wings, Cheddar’s, Famous Dave’s BBQ and Logan’s Roadhouse. Smyrna even offers opportunities for higher education at Motlow State Com-munity College.

La Vergne, only minutes from Smyrna, claims the larg-est industrial park and subdivision (Lake Forest Estates) in the state. It is also headquarters to many big busi-nesses, including Ingram Books and Bridgestone/Fires-tone. Some of the local parks include Veterans Memo-rial, Mankin Park and Heritage Valley Park.

Driver’s LicenseThe Rutherford County driver’s license stations are located at 1035 Samsonite Blvd., Murfreesboro and 5227 Murfreesboro Road, Ste. 103, in La Vergne. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the sta-tion opens at 8 a.m. For information, call 898-8036.

Vehicle Registration Emissions TestingBefore a vehicle can be registered in Rutherford County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to one of two Rutherford County inspection stations:
