Getting it rightwith smoke alarms
All new homes, extensions, changes ofuse to dwellings and alterations such asloft conversions must comply with PartB of the Building Regulations. And PartB clearly demands mains,interconnected smoke and heat alarmswith back-up power. Battery-only alarmsare not permitted.For other existing homes, the currentCode of Practice for domestic fire alarmsystems, BS 5839-6: 2004, provides thebenchmark. This also recommendshard-wired smoke alarms (and heatalarms for situations where they can’t beused) in most cases. Battery-only unitscan be considered for rented bungalowsor owner-occupied houses up to 2storeys but only where ‘structural fireprecautions’ meet current BuildingRegulations. But it’s not an easy task toensure that all ceilings, partitions, doors,etc., really do comply.And battery alarms are certainly notsuitable for larger or more complexproperties that may well require a‘panel’ system according to the Code of
Practice. Therefore, specifiersconsidering using battery alarmsclaiming capability for interconnectingdozens of units should think again aboutwhether they are really appropriate fortheir project.Particularly for landlords, there is now acompelling case to fit interlinked mains-powered smoke alarms. In Scotland, thisis already a legal requirement in allrented housing, with at least one alarmon each floor, and the UK governmentis considering similar measures.Registered HMOs (Houses in MultipleOccupation) also need them to meetlocal authority rules which may wellextend with the growth of compulsorylicensing of private landlords. So,professionally installed, hard-wiredalarms are the safe answer. SPSenvirowall contributes to awardssuccess for 400-home transformation
A housing overhaul supplied by external insulation expert SPSenvirowall has scooped an award for transforming a neighbourhood of
more than 400 homes in Aberdare, south Wales.
The accolade for Best RegenerationProject was announced in front of anaudience of 300 industry specialists anddelegates at the National InsulationAssociation’s annual conference whichtook place in Stratford upon Avon at theend of last year.Picking up the prize was contractorSERS Ltd, which chose SPSenvirowallto deliver their BISF external wallinsulation system that contributedtowards achieving such a successfulresult.
Insulation was added in phases to avariety of different homes owned bothprivately and by RCT Homes, acommunity mutual landlord. It startedin December 2010 and more residentssigned up after seeing the results of theirneighbours. It was completed in April2012.Some properties required structuralrepairs before the insulation could beadded, while others needed the externalfinish removed. The treatments werefinished off with fresh and modern
pebble dash and brick slip detailing,adding character to the homes.Delighted residents benefitted fromsmarter, warmer, cheaper-to-run homesand the tenant liaison officer VanessaAdams for RCT Homes remarked: “It’sextremely positive for tenants to havethis kind of work carried out on theirhomes. The area is in fuel deprivationand for many tenants it was a choice of‘eat or heat’ each week rather thanhaving the option to do both. “But nowthe external wall insulation has beenapplied, their fuel bills have beenreduced so much that they can haveboth, meaning they don’t need to worryabout choosing; especially now it’sgetting colder again. I have hadresidents telling me about a vastdifference in fuel bills and they alsocan’t get over how the temperature in
their house stays constant now withoutrequiring further heat.” Mitch Gee,managing director at SPSenvirowall,said: “We are delighted to have beeninvolved in such a successful schemewhich was not only recognised by fellowindustry experts but, more importantly,made such a huge difference to theresidents whose homes weretransformed. “The challenges faced bySERS on this scheme were unique toeach property and involved having towork round residents, delivering anattractive finish and ensuring standardswere kept high throughout. SUDS LawNew regulations regarding Sewers forAdoption have now gone live. They havebrought significant changes to the waycontractors need to design and installunderground drainage schemes for singlehouses or small developments. New houses connecting to existing foul sewerswill have to terminate with an inspectionchamber, normally positioned in the frontgarden, close to the back of footpath. Thischamber - and the pipe downstream from itto the sewer connection in the road - will nowbe adopted by the water company and willneed to be constructed in accordance withSewers for Adoption 7 regulations. Thesechambers can be a standard 250 mm or 450mm inspection chamber (Hunter’s DS66 orDS71 for example) but may need to be fittedwith a heavier duty cover. Until theintroduction of the new Sewer BuildStandard next year (2013), when thisrequirement will be made mandatory), theexact details of this chamber may differ fromone water company to another. Hunter isrecommending that contractors check withthe water company before starting theinstallation.

A decorating centre in Wigan has helpedrefurbish a historical building on its doorstep.The Crown Decorating Centre, located onCaroline Street, provided a range of highperformance paint, applied within the LongDrawing Room at Wrightington ConferenceCentre – part of Wrightington Hospital.Crown Trade’s Steracryl Mould Inhibiting Paintwas provided for used on the ceiling within theSalon Room, along with Crown Trade Eggshellon the ornate friese, and Crown Trade AcrylicEggshell on the coving.The paints were mixed at the Crown DecoratingCentre in a sensitive palette of shades usingshades in-keeping with the building’s 18thCentury heritage, based on gentle golds, bluesand creams. Gary Wilkes is the team manager for the estatesoffice at Wrightington Hospital, part of theWrightington, Wigan and Leigh NHSFoundation Trust. He said: “The three paintshave been exactly what we needed for the LongDrawing Room. “The room is used to hostconferences and there are coffee and tea makingfacilities inside. cannot be avoided as accidents happen– but the approach to dealing with ithas for too long been one of rip out andreplace first.“If a surface such as a kitchen worktop,bath panel, cill, fascia, door or uPVCframe has been damaged, scratched,chipped, cracked or punctured - it canvery often be professionally repairedand remain in use – even when to theuntrained eye the damage may lookirreparable.“It remains a fact that every yearhundreds of thousands of items acrossUK sites that could be repaired areinstead ripped out and replacedunnecessarily – with the additionalreplacement, fitting and labour coststhat this approach brings running intomany millions of pounds that firmshave to find themselves – ultimatelyeating into their bottom lines,” said

A national survey of bathroom installers conductedby Deva, part of Methven UK, has revealed thebreadth of challenges faced by bathroom installers.Shower and brassware manufacturer, Deva, joinedforces with the UK’s largest online traderecommendation service RatedPeople.com andbathroom directory Findafitter to conduct one ofthe largest bathroom installer surveys everundertaken.The findings, taken from a survey of more than200 installers, have exposed the barriers faced byinstallers in securing work, revealed theirperception of trade associations, attitudes towardsmanufacturers and their feelings about theindustry’s wider reputation.A worrying 28% of installers felt that their rolewithin the bathroom industry never receives therecognition it deserves from the wider industry,with 67% saying they felt recognised only rarely. Included in the campaign will be the full designand build of a professional website and websitecontent; a photography portfolio of completedwork; a PR campaign in their local area; and a‘pay-per-click’ campaign, improving their positionon Google rankings so that potential customers canfind them online.

Bench heater maximises small spaces The Consilio bench radiator is muchmore than just a source of heat as itcombines functionality and aesthetics,making it a practical piece of designerfurniture. It is a stylish and practicalsolution for buildings where durable

All materials used in the construction ofConsilio have been selected for theirstrength and quality. The flat verticalsurfaces of the radiators are weldedrather than clipped on to a standardmodel giving a sturdier end result. The tappings have been positioned soall associated pipe work and valves areconcealed beneath the bench and arevery easy to install with no undersideconnections and an integratedthermostatic valve. are transferred to the floor via the legsrather than through the water-carryingparts of the radiator.The bench seat itself has a beech finishas standard with other options, ash,mahogany and oak also available at asmall surcharge. HEATING PRODUCTS FOR THE TIMES
Modern interiors are more often thannot designed to be light and airyspaces – clean lines and minimalist inconcept. Unfortunately real lifequickly intrudes on the designer’svision as the placement of potentiallydistracting objects such as radiatorsand associated pipe work need to beconsidered.This is where the architect’s ingenuityreally comes into play and designs areenvisioned that incorporate radiatorsinto fluid, unobtrusive curves alongwalls or even as an architecturalfeature such as a run of balustradesor even disguised as pillars.
“It is at this point reality strikesbecause units such as these are hardlygoing to be picked off the shelves ofa plumbers’ merchant so it is reallyimportant to find a proactivemanufacturer who can share thevision and also come up with bespokepractical solutions – withoutcompromise,” says Peter Diamant ofHudevad.“One-off projects need one-off,bespoke products so a radiatormanufacturer in this premiummarket has to be prepared to beflexible; to work with the client to findthe best solution. The worst thing amanufacturer can do is say “this iswhat we do, take it or leave it”. Theywill receive no thanks for imposingtheir limitations on the design andthe architect will swiftly take thebusiness elsewhere to somebody witha more flexible approach, says MrDiamant.”Architecture and interior design inboth the public and domestic domainhas long been influenced by theclassic Scandinavian convention andhence industrial ‘furniture’ such asradiators follows this trend, whichlooks as though it will continue. Andit is happening already – flat frontedradiators with hidden integral valvesand sensors may be seamlesslyextended from their standard 300mmwidth into a continuous run ofalmost limitless length by the use of
infill panels. These runs can besituated anywhere from floor level toceiling height. Throw into the mix amanufacturer who is willing and ableto curve these units to fit a specificfeature, such as pillars, and therereally is no limit. The versatility offlat fronted radiators lends itself tomany different projects, not just thoseon a grand scale. A recentlyconstructed student accommodationblock used them to great effect in thebedrooms where the brief was toprovide a bed and study area withseating in a very small space. Thesolution was to incorporate two flatpanel radiators as the front and backof a bench with seating on top.Because students can be a bit ‘robust’when it comes to furniture use, thevalves were encased in the panelsaway from careless feet and damage.The concept was so successful it isnow being installed in an art gallery,too. “Flat fronted radiators also lendthemselves to use in front of windowswhere they can be assembled back toback and floor mounted to present auniform appearance from eitherside,” adds Hudevad’s PeterDiamant. “Again, there are no pipesor valves on show as they are hiddenaway behind the elegant, flat façadealong with the temperature controlsensors”.www.hudevad.co.uk
