SUMMER HOUSE UPDATES » New flowers have recently been installed in the front entrance and

clubhouse area. » The second quarter roof cleaning has started as of Wednesday, July

25th. They will be onsite for approximately 3-5 days. After they clean the roofs we will blow off around the buildings. If debris has fallen on your patio and you would like for the Association to remove it, kindly let management know.

» The TV in the fitness center has been relocated to the right corner to better serve you while you are working, out if you choose.

» New pool chaises should arrive within the next couple of weeks. They are on order and are going to look great!

» Two new refrigerators have been installed under the cabana area of the pool. Please remember to remove your items when you leave the pool area.

While previous articles have mostly been about where to eat dinner, I thought for a change of pace I’d review a restaurant that specializes in

breakfast and lunch. There are several on the island and in Bluffton. One of our favorites is the Plantation Café and Deli. With 2 locations, one in Port Royal Plaza and the original in Heritage Plaza on Pope Avenue. Open since 1974, they, obviously, have been doing something right.

Let’s start at the beginning, namely breakfast. The café opens at 6:30am six days a week and 7:30am on Sundays. Clearly, their clientele are locals as well as tourists. Take your time perusing the menu, there are so many choices you wouldn’t want to miss anything. For the traditionalists there are egg classics – eggs with a meat (bacon, sausage, or ham), home fries or grits, and toast or a biscuit; skillet dishes, where scrambled eggs sit on top of a combination of potatoes, veggies, and/or meat and are topped with melted cheese. Benedicts are available in 5 different varieties. All omelettes are made with 3 eggs. Don’t see what you want, no problem, you can order a custom omelette.

If eggs are not your preference there’s waffles, French toast, and pancakes, with or without add-ons (fresh fruit, nuts, cinnamon apples, bacon, or sausage). I’ve saved their specials for last. My

family are big corned beef hash fans, and theirs does not disappoint. Hubby likes the green chile cheese puff, which I’d call a frittata. My

own favorite is the breakfast burrito. It is HUGE so you can 1- share, 2- take half home, or 3- eat it all if you’re starving, or this is your last meal. It is served with hash browns or grits and hot cinnamon apples or fresh fruit. I’d go with the grits and fruit. The coffee is good too.

After a breakfast like this you can easily skip lunch. However, since the Plantation Café serves both I must include their lunches. Once again, so many choices: soup, salads (all BIG portions), and sandwiches. I’m partial to their Waldorf salad or salad platter which offers a choice of chicken or tuna. There are 25 different sandwiches (I counted). Some are the usual choices: burgers, Reuben, Monte Cristo, tuna, or chicken salad. Each

is given the Plantation’s own version. The Whistle Stop BLT has friend green tomatoes in it and is REALLY good. The French dip has grilled onions as well as melted cheese. Whatever you choose I am sure that you will be pleased whether it is for breakfast or lunch.

PS all the desserts in the showcase are homemade and the variety changes frequently. They’re all winners!

HOMEOWNER RESPONSIBILITY FOR RENTERS AND GUESTS

As a homeowner at Summer House, by means of the Master Deed, you take responsibility for your guests’ actions and behaviors. This rule also applies to owners that lease their home as well as having visitors while you are away.

Please be sure to provide the rules and regulations for the community to your tenants and guests to avoid an uncomfortable situation. We will do all we can to help them be informed however this starts with you. We recommend having your residents obtain renters insurance. This is a very inexpensive way to help cover a financial obligation you might have in the event a renter damages your property or that of the Association.

TRASH DISPOSALThe trash compactor is located at the front

of the property. You may not leave garbage outside your front door for any length of time. A fee of $25.00 per bag per occurrence will be assessed for violations. Disposal of furniture, appliances, mattresses, or any large or bulky items must be arranged for separately by the homeowner and may not be left at the compactors or anywhere on the property. A fee of $500.00 per item per occurrence will be assessed for violations.

PETS AT SUMMER HOUSE

The town of Hilton Head has a law for leashing your pets – and so do we! Please always keep you pet on a leash and always keep a bag handy (green ones provided throughout the community) to pick up after your pet. Diseases are common in areas that have waste on the grounds. Please do your part to keep the community healthy and clean. Please don’t leave dogs or pets unattended on the balcony – you may not think your dog barks but it does and it can be a nuisance to your neighbors.

COMMON PROPERTY At Summer House it is against the rules

and regulations to affix anything to a common element. This includes but is not limited to roofs, siding, stucco, railings, balconies and landscaping. The porches or balconies outside your unit are common property, therefore you can not alter them in any way.

PARKING – LET’S WORK TOGETHER!

One of the biggest concerns facing Summer House residents is parking. It can be frustrating to come home from work, or an outing, only to find someone without a parking sticker parked in front of your building.

Two windshield stickers are available per residence, when the necessary paperwork is provided. When moving in, folks need to present a valid driver’s license, current vehicle registration, and insurance cards for any vehicles to be kept on the premises. Tenant parking beyond two vehicles with stickers must be in one of six designated visitor parking areas above shown in gray.

On occasion, you may need a temporary car pass. For example, if your vehicle is being serviced. A temporary pass can be obtained by visiting the Summer House property manager’s office during office hours, 9 a.m. - 5 p.m. Monday - Friday. Parking stickers are to be placed in the lower right corner of the drivers’ side rear window. Temporary parking passes should be kept on the dashboard at all times.

We are very close to beginning our project to fix construction defects in our community. Thanks to the efforts and long hours of work completed by your past Board of Directors, particularly past president Richard Schulman, our Summer House Homeowners Association was successful in obtaining settlements against the 17 companies responsible for the various building defects and/or the lack of disclosure about them to purchasers at the time of conversion. The funds we were awarded as a result of the lawsuits will be used to remedy those defects while remaining within the budget allowed by those settlement amounts. 

The first part of the project involves management of the swales (small valleys) between the buildings which direct water to the lagoon. Since the swales were first created they have become less effective, resulting in water intrusion into some of the units. This initial phase of work will be completed by May River Landscape. 

Swale maintenance work began in mid-July. This work will start with Buildings A and B and continue in order around the complex. Buildings J and K will be the final buildings to be completed. The estimated time required to maintain the swales associated with each building is approximately two weeks.  Actual repair/construction on Building A will begin as soon

as the swale maintenance work is finished on each side of the building. 

Prior to the start of their work, May River Landscape will move a temporary Conex Container supply storage building to the parking area near building H and the car wash. Shortly thereafter, a second Conex container, required by our contractor, Highsmith Construction, will be placed in the same vicinity. An excavator and a bobcat will be onsite for the swale maintenance work. There will also be construction vehicles here and vehicles belonging to the construction workers. Construction dumpsters will be placed by the buildings which are having work done. 

As a result, parking will be impacted during this project. Please park in your garage if you have one in order to maximize parking spaces. 

Plans are being finalized regarding the actual construction work. We will send out weekly updates on the progress of the work to all owners and residents and post notices on the bulletin boards at the mail kiosk.  We will also contact each resident in any building which is being worked on to inform you what to expect and any actions required by you.  Communication and cooperation will be key to a successful project which will improve our community.
